Some standard items not that much great, I suggest go for upgrades

Response from warranty representative is very poor

Everything is still broken Kitchen is flooded with no response Boxes and bags of loose drywall compound left on floors and in closet has caused sickness and hundreds of dollars of cleanup Still missing basic things like door knobs Ridiculous

Didn’t meet our standards

Field manager ignored buyer’s concerns throughout the build process. Due to supply delays, Pulte took shortcuts to keep production moving. This meant drywall, floors, cabinets, and appliances were all installed before windows and exterior door were installed. No effort was made to cover windows from the elements. Issues that were not corrected prior to closing, were promised to be corrected within 30 days. It’s now over 2 months passed closing and issues have not been resolved. Pulte has stopped responding to correspondences. Overall quality and craftsmanship of the house is appalling. Hardwood stairs have cracked steps, cabinet doors coming apart, noticeable draft coming from behind the cabinets to an exterior wall, paint touch-ups give two-tone effect, outlet has no power supply, uneven patched drywall, and exterior doors have gaps. ... And any concerns after we moved in were promptly handled by the warranty department.

I've purchased new homes before and this was my first time with Pulte. It was not that great of an experience. They have major communication lagging between their own internal teams. Their Mortgage Group was descent and easy to work with. Construction was always behind which is expected but they were not even ready for initial walk through date. Had to set up a second walk through. Be on top of your stuff as you get close to the closing date cause no one else will be doing that for you.

I believe, given the state of the housing market, and the supply chain issues, it weakened Pulte’s ability to provide the product and quality home that we were expecting. It has been and still is a challenge to get a good quality finished, and completed home.

1. seller associate is understaffed. It took some time to hear back from my question. 2. some small cosmetic issue during final walkthrough. 3. After move in, met a few issue like air conditioner stops working, severe separation for the drywall.

Working with the sales and manager was always a good experience. Overall a great experience but Covid and weather delay contributed to a loong build time. Drainage of the lot is an issue and hopefully our crawl space will not be a problem, We still have some issues to be worked out.

Pulte reps were always responsive and helpful, easy to reach, friendly, respectful of our concerns, great to deal with.

Working with the sales team was excellent, great communication and response time, and hence why I chose to build with Pulte. The build started great and promised excellent communication throughout the build. (Did not appreciate that they assumed/always sent a translator; I was born and raised in the US so unnecessary). I visited nearly every week and was able to have major issues addressed during the build (ie cailing tray not installed or wrong accent tile). However, when it came to the celebration walk through, I was promised all details we agreed upon/labeled to have fixed would be addressed before the actual walkthrough/closing and they were not. I was told at the official walk through to go to closing and that items would be fixed and came back and they were not. I was promised that submitting to warranty I would get a response in 24 hours particularly right after build (obviously would take time the further out from closing) and it has not. The tile cuts are uneven on tiles, scratches and glue left on bathroom and floor tiles, the serial numbers on the bathroom tiles show past the grout, light switch panels left crooked, holes in the stucco and drywall, the HVAC unit was even a basic model when the top of the line unit was agreed on... Having paid quite a generous amount in upgrades, I expected top notch workmanship and attention to details. So very poorly managed and rushed so that we could close and promised the world it would be near perfect at closing but a lot left to be desired. Also, they have you make selections early on and penalize you if you change your mind later so know exactly what you want quickly and early on as per their deadline. Additionally, I was not told until closing that I could only use a hairdryer/flat iron/iron in the main bed/bathroom due to "code" and wattage maximums but I wish I would have been told that earlier since what happens when I have guests over and now have to have them move to the master bed/bathroom instead of their guest room? Very uninviting. My extended family is also building with Pulte since we started off great with Pulte but now they know to not close until all items are addressed as promised. So, overall, I would recommend their build, I would just highly recommend making sure it all looks to your order requests before closing. Obviously small details will remain after closing and warranty will work with you, at their ability, but the amount of gross deficits before closing is something you should look out for since they are difficult to get attention to later on. ... They do not respond to issues with the home . A lot of promises not kept. Communication is poor. I would advise to look for another home builder.

When I first saw this condo, I wasn't as observant as I might have been. When I moved in, I was so pleasantly surprised. The intelligent layout (for storage, etc), the high quality appliances, the large bright windows, kitchen layout/handsome cabinets, etc. The agent Matt, with whom I originally dealt, was professional & sympathetic to the supply chain resultant delays & very helpful on move-in day.

You have to supervise construction to detect mistakes early.

The quality and workmanship of our home is very disappointing. We spent over $200K in premium overpriced options and the final finish quality was not what were told by Pulte at time of purchase. We should have never accepted our home on December 31st until it was 100% completed. We’ve now been in our home for almost six weeks and other then Pulte repairing all of the electrical outlets that did not work in the café and owner suite bedroom, they have yet to complete any the other repairs from our initial walkthrough, nor will they acknowledge or respond to our follow up emails.

This is our second Pulte home. Our previous one, built two years ago, showed a much higher quality of finish. At first glance during our walkthrough, the home seemed striking. Of course, your heart is racing at the reveal, and there is so much to see, that it is difficult to see everything. Once we furnish and accessorize the home it will look beautiful. However, being our second Pulte home, we are disappointed at the use of MDF (like cardboard with a nice plastic finish) as a trim material. It is difficult to repair should it get dinged or gauged. We noted several of these dings and gouges during our walkthrough, and the painter had a very difficult time repairing those so they did not show. Also, we closed at the end of December. Though we expressed no hurry to do so, Pulte Management appeared to put tremendous pressure on every Pulte employee from "Sales to Closing" to finish the home by the end of the year (for Pulte's benefit). We found several issues after the walkthrough. The drywall is kind of "wavy". If you place a two foot level on it to hang a picture, the level often rocks back and forth. The "wavy-ness" also shows up in the baseboards. As you sight down the baseboard you can see it dip in and out pretty severely in a few places. You can clearly feel dips/rises in the floor at certain places as you walk through the home. Most of what we did catch during the walkthrough was taken care of quickly. We still have some nail heads that show around the kitchen cabinet area, and you can see light leaking under the center of the front door. The (gray) wall paint is either a cheap grade of Sherwin Williams paint, or only one coat, but just the slightest contact with it seems to leave a mark. There is a large paved patio included with the home, but we are disappointed that the neighbor's AC Compressor is literally right at the end of the patio. Of course, this an architectural/design issue, not a build issue. (We cannot imagine sitting next to the AC unit during the warm summer months.) We are pleased with the efficiency of the home. It seems to be well sealed and insulated. There is a full unfinished basement below the living area that is trimmed out very cleanly. Winter weather did not allow for the outside trim to get a final coat of stain. Landscaping will be completed as weather permits. We are hoping to resolve as many of the above issues as possible before our one year warranty terminates. ... More

This is the fifth new home we have purchased in our lifetimes. This has been, and continues to be, the worst customer experience. Pulte appears to have made bottom line decisions which have severely impacted the quality of their home build and the outcome of the customer experience. They do not provide an adequate number of construction supervisors for the number of homes they are building. This is why we will not recommend Pulte to family or friends.

Our construction manager was AMAZING. Our house is wonderful, which is a real testament to the subcontractors. Our sales person was pretty awful, her manager was a joke. Neither of them delivered on the expectations that they set. We went under contract at the right time, prices are outlandish now. I suppose that’s more of a condition of the over all housing market though.

Everyone was great ! All Pulte staff associated with this sale and build - great job!

I love my condo, it was well worth the wait the builder some some time, I had to wait to close but so happy but I’m very happy.

Long delay in permitting, in part due to COVID but also due to wrong paperwork being filed. Closed on 12/30 and on 2/10 found out wrong paperwork was filed for recording, delaying homestead paperwork. When we closed, no welcome or congrats from sales rep. In general appeared Pulte staff have been too busy.

overall experience is good and nice support for fixing things for the house
