We had a great experience with our salesperson Marissa. The house is ok but we are not impressed with the materials and built quality. Responses to issues have not been so great after closing day, we still have pending issues that we are waiting to get solved for a month.

The home-buying process was average overall. While the transaction went through, there were several cleanup issues that required more attention. There are nails sticking out under the bar that need to removed immediately. The gate was falling down after a few days of moving in. We still need the directions on how to set up the thermostat to our phones. Additionally, the lack of a thank-you gift or gesture from the Pulte realtor felt impersonal and left a lukewarm impression. This could have been handled with more care and attention to detail. We wouldnt recd Pulte as a builder. Numerous things had to be redone before move in due to shoddy workmanship first time or two. Wrong replacement door sent 2x. Still waiting on replacement. Pulte-provided refrig missing shelf we've ssked for 5x. Poor floor plan wastes a lot of space ( have the architects ever lived in a house?). Very short time alotted to make decisions with little recourse to modify unless Pulte needed to change. MAJOR months long hoopla to get ADA shower grab bars approved (even though we were paying). Millions of Americans from disabled vets to folks with knee and hip injuries need grab bars. Get into the 20th century Pulte (yes 20th C). Floors very dirty for "move in ready" and construction mgr could hardly compel cleaners to return. Sales office response was to one-up us on how filty their own Pulte home was for move in. Why would sales person brag about Pulte inability to turn over clean home at closing? We're the 3rd home we know that had to have garage door repaied within week of move in. Yes, they did respind quickly. Overall would not recd Pulte as builder. We will say eventually our construction mgr worked hard to get things right for us once he knew we would not stop advocating for ourselves. And wait until the rains, alot of the subdivision is not properly graded for runoff. Does Pulte know about civil engineers who specialize in drainage? We only bought here in Broadmoor Heights to be close to several family members already here. Upon moving in, we had outlets without power. Within one month after moving in, the air conditioner stopped working and needed parts replaced. The online service portal where service requests are made has a slow response time so I just ended up calling customer care to escalate these repairs. The customer care personnel is pleasant and helpful.

I had very bad experience with Pulte mortgage and my landscaping needs attention and I called many times and nothing.

All went as planned from Day1. Some minor issues with lot pricing in the starting stage .. otherwise it's very good experience.

Pulte built my home with an excellent workmanship, however, they charged too much for the upgrade as compared to market price, hence for me, it was not a good value for the price.

We chose Pulte sue to their reputation of high quality construction and building practices. In that regard l, they lived up to my expectations. Our construction manager, Matt Wallace, was the best we could hope for. He was knowledgeable, available, and fought to make sure we got the home of our dreams. The issues arose around the financial aspect of the sale. Pulte ordered an appraisal 3 months prior to completion, before doors, flooring or countertops were installed, yet the appraiser valued the home exactly at list price - to the dollar! We chose to use our mortgage company, one we trust and have a long-standing working relationship; they ordered an appraisal once the home was nearly complete. Lo and behold there was a discrepancy between the two, a $48,0000 discrepancy. Pulte refused to budge, because they “have an appraisal value.” in the end Pulte submitted some extra comps to our appraiser (all of which were sold and appraised by their syndicate group of companies) which brought the discrepancy to $24,000 lower than list price. We ended up agreeing to split that difference, putting us in a position of negative equity from the get go. I still would recommend Pulte to anyone looking to purchase a new home, but do not let them control the entire process and narrative! Door handles came off for several doors within few days itself , several doors don’t shut fully unless pushed manually.

Did not value the buyer concern and lacks of communication. Overall didn't have a great experience.

When we purchased the home , wife and I were put a very slow , non- communicative, treadmill, moved in with no information or instructions or any normal helpful tips.

:) Matt is awesome :( buying process with PGP title was bad, with errors. We dont trust them, with lack of integrity. HOA increased way more than inflation. We were rushed to buy quick as sr management wanted $$ for quarter ending

The builder Pulte did not consulting me about The closing date then I had many problemas with that.

Dennis, the sale person did not do good job. Although, I have requested the closing date to be before the September 15th. I communicated with him via email, text but the closing date was set as 9/18. I was very unhappy how Dennis and his boss(Susie) handled the issue.

Lack of training for consultants that are selling the homes. Post build cleaning is not adequate for move in. Dusty , countertops dirty and windows dirty. Company pushes for a 10/10 in order to close on home. Comes back to fix or correct things afterwards.

Luckily we had a great supervisor that listened to all of our asks, but the work that came never fulfilled our level of quality we were expecting. Everything seemed extremely rushed all the way to closing. In the end we do have a beautiful home that I’m sure most people visiting will not notice the imperfections. I however will notice them until I can go back and fix them. Just not what I was hoping for on a house over $1M.

We are having issues from the day signing the contract as not much information shared on lot grading. We have to dig in and research rather depend on pulte. And also they gave outdated appliances which is not worth for the price.

Pulte builds a good home but they rigidly control their building techniques and do not look favorably upon changes. It’s, “The Pulte Way” or no way. I was surprised by this.

Quality seems ok but issues take weeks to resolve. During the build hard to get a response as well. Home was overpriced based on the quality but we knew that would be the case for the area but still would prefer standard items just be included in the price vs charging triple for options

My overall buying experience was great. Brigitte from the Sales Office was very helpful and responsive. Bobby the Construction Manager was also great and helpful. However, the Mortgage team was not as pleasant in dealing with, particularly the loan processor. I was reminded about the need to show a lease agreement for my other property two days before closing, which created a lot of stress to find a renter on short notice. It was not clear how the 20k incentive was applied. Plus, the loan estimate from Pulte Mortgage looked very different from the loan estimate from PGP Title, which created a bit of confusion as what was covered by the 20k or if indeed I got a 20k credit at all from Pulte. ... For a brand new home I expected very little issue to see like small cracks. But there are so many issues that show there was no pride nor quality from electrical, installation of cabinets, to painting. Walls have holes made by a drill bit, scraping during installation in walls, base boards not painted, I can feel nails and bumps on my feet when walking bare foot on carpet. There has been tile glue throughout the house, door threshold has a hole, bathroom sink bottom part is broken, trash cabniet is not installed correctly its hard to open and closed. Kitchen and master bedroom breaker has popped once already, where they installed wire for camera is a bad position because light is in the way, nails sticking out on baseboard, bathroom tubs are rusted, flooring wasn't sealed correctly etc. ... Overall the process was relatively smooth. The buying process, and closing went smoothly. The close date pushed quite a few times and there was a miscommunication on when the house would actually be ready. It was advertised as being completed in July, and a week after I signed the date pushed to end of August. We didn’t end up closing until September which ended up costing me quite a bit extra in fees. The house overall was decent quality. The cleaners never showed up to clean construction debris and there was a layer of dust when we took ownership. No major issues identified that are due to poor craftsmanship that weren’t addressed prior to closing. ... More

Pulte mortgage is manipulating people right and left giving 7 higher interest rate where market rate is below 6 and then give $10,000 which they use to buy down the rate.

For the most part, the experience was pretty good but there are some issues that were glaring and really has made it hard to give pulte a good rating. I’ll start with the good and move to the bad. The Good: The price of the home was really good in my opinion and the process leading up to closing was a good experience. Pulte made every effort to make sure we closed on time and was really professional about how they do business. Alex our Superintendent was very responsive during this time and made every effort to keep us informed about what was happening. The best part of our experience so far has been the warranty team which is led by Raad. He is awesome and has tried to clean up every issue we’ve had so far in a timely manner. The Bad: After we closed, we have had so many issues that were promised to be taken care of by Alex our superintendent but he is very unresponsive now. After 3 months of living in this community, we finally have all issues that he promised to fix complete except for one. The issue is a big one too because it’s completely his fault. We purchased premium paint from the design center for our home and paid $5,600 for this paint and Alex mistakenly ordered pure white paint to paint our home which is standard paint. He asked us to let him handle this situation and we only asked to be repaid our money for the mistake. He offered to repaint the home the color we paid for but we were already moved in and didn’t want to deal with the trouble. He said he would make it happen but never did. Now he won’t return our calls and we have not been repaid. Lastly, our Air conditioner compressor blew after 3 months and we have been without AC downstairs for 2 weeks. All in all, we have had a mixed experience and would like someone to contact us about being repaid for the premium paint that we never received. ... More

They try to finish the work as fast as they can and close the house. After framing is completed, they give all of the remaining work to contracting companies. And they finsih their work with poor quality and the finishing look of the work do not look good and fine. The problem is they either donot have control over the contractors or they are lazy to properly coordinate with them. In the end, the construction team overshadows the issues and try to convince you that the item/product/structure itself look like this and there is no scope for improvement.
