Be watchful that items selected at design phase translate to a change order. If it’s not put on the change order it is not installed!! I trusted the process (between design and sales) as never built a house before and found that under cabinet lighting was selected in design but sales never put on change order so not installed. Shampoo niche in baths are not feasible (I asked) due to skill set of tile setters! For the cost of the home I would have thought that a niche and a soap dish would be standard. Nope! Pulte Mortgage gives you hard time each email sent you have to start from the beginning and explain everything from Starting. From my experience I prefer to look to search for more professional Mortgage Co.

Both the salesman and the Engineer did a fine job but Pulte Management sold me a property and is now trying to take a portion of this land. Not only I paid for the lot, they want me to take on liability for a section of this property to be used for the benfit of the community.

Good relationship and interaction with the builders specifically Mark/Vitor.

Ask for the most recent HOA Bylaws and rules regarding Architectural Changes prior to making purchase. Inquire as to what the common charges cover and the amenities included, i.e. number of pools, tennis courts, playgrounds, etc. and the ratio compared to the number of homeowners in the community.

Many details having to constantly follow up on. Quite exhausting for the price I paid I expected more.

Material not as expensive

I love the area, and I love my house but the finishing is not at my expectations especially the price we paid. Closing was bad. Document was not ready because the salesperson Daniel had an error on our doc which we called them and he was not happy with our call on his day off. Also wiring the money didn't get the instructions until tell last minute…. Was very stressful

Our guest room shower has two cracks in the wall, our bathroom master vanity has a crack in the sink, our master shower has a black stain on the ground.

Had no luck whatsoever with the Construction Manager. As far as the house goes - pain dealing with Developer Controlled Architectural Committee for simple approval. Paid extra for a tiled shower and Pulte didn't even include a soap/shampoo alcove.

Overall it was a bad experience. The quality of workmanship is not up to the mark as I see several issues including the hot water which was not coming after I moved in and later found out that the coils are completely burnt out. How come this is possible for a new house and I strongly believe that it is a sheer negligence. They must have run the heater without water. The pre drywall and final inspection revealed some issues and not all of them fixed. The most disappointing was the wooden flooring sheets on the second floor started to lift out since it is just a month showing the poor quality of workman ship. There are couple sheets on the first and second floor with chips. Another one which made us to lose the trust is that before final inspection, we marked several places on all there floors where painting and smoothing needs to be done and we marked those spots in presence of the construction manager using the blue tape. There was more than a week time but to our surprise, all the blue tapes were removed but nothing has been done including the cleaning. I don’t know what to call this……. How can we trust as the blue tapes were removed and nothing (not even a single point) was done (either painting and smoothing) causing us the home openers to lose the trust on the workmanship. I would say 70 % of the issues were fixed after repeated requests. I am disappointed that the some of the important issues raised during final inspections were not yet fixed. I have already raised my issues to Pulte customer care and someone is coming to inspect this Wednesday the 11th of September and let’s see how Pulte is going to deal and fix the issues. We actually thought of very high about Pulte but the quality of construction and workmanship is not up to the mark. The process was very stressful from having to deal with Pulte Mortgage to the details of construction. I feel exhausted having to explain the stress we went through. It was not a good experience until the last day when we finally closed on the house 11.5 months after going under contract. Just to give you an idea of the chaos we experienced, our house wasn't even cleaned (literally, it's still looked like a construction site with dust everywhere and plastic still on the carpets) and most things that we identified (major things like missing hardware, paint, front door getting stuck, many cabinet issues, exterior issues) were not finished 24 hours before our closing appointment. We showed up for the "celebration" to a fill-in construction manager saying our manager, Patrick, had called in for a "family emergency" and many things had not been done. There was also a crew of like 10 Mexican women that arrived soon after us that started frantically cleaning. I was so upset and deeply disappointed that things went this way until the very end. They didn't know what to do because there was no way these things were getting done before our closing at 8 am the next day. The title company already had our received wire of over $350k. I refused to push it out and they called Chris, the district construction manager to come to the house to see what had transpired. I let him know of our ongoing frustrations and poor communication and follow through by our current construction manager and the frustration of having 4 different construction managers over the build process where communications fell through and important items not getting done right or there being delays. Chris agreed to complete as much as possible that one afternoon and then roll everything else over to warranty to fix. We now have a bunch of trades coming in to fix things that were identified to be fixed on the first walkthrough. In addition, the day we closed, the office didn't have our keys to release and acted confused about us picking up the keys that day. Apparently our construction manager, Patrick, had them and they had to rekey the whole house for us at the last minute after we had already closed. This process was a pile of poor communication the whole way. I never want to go through something like this again. The house is lovely and feels like a quality build. I absolutely love the home and the functionality of the floor plan. I recognize the attention to detail and livability that Pulte keeps in mind when developing these floor plans. I truly feel like I'm in luxury all day. It's an amazing product but the process of going through getting to this point was just way too stressful. ... More

Finished product is liveable, but not what we expected for the price. Selections were VERY limited. Communication with the construction crew was limited and at times nonresponsive. Post-closing communication has been much better - seems like the builder is very anxious to deliver what was promised.

Not great for the price point! You would be paying 500k or even above but wont get the quality befitting the money.

Walls are very delicate. My Kitchen Grantee joints already started gaps.

Attention to detail was poor. Landscape horrible.

Construction manager communication was awesome and prompt response. Expected more from the community and base on the price tag of the houses they can do better on the gardens and the entire community look. Big mistake not having a community pool and club house, high price tag houses that doesn’t reflect their value, looks like another regular group of houses

The overall home building / buying experience was not what we expected. Our construction manager Aaron was great he delivered a complete home ready to move in with all the systems working and everything done to standard. I felt he supervised the construction of the home as it was his. He kept us informed every step of the way and was a great asset in this process. Our sales consultant was awesome. Kristina is the reason why we chose our neighborhood and she helped up with everything and was our point of contact and eyes on the ground as we lived four hours away. Our disappointment was with the design center and with PULTE chose of design options and decisions. Some of the upgrades and design options we did not want and Donna would tell us that is what it is. No explanation of why things were a certain way. We paid a lot of money for a home and some responses from Donna just were not what we expected. Some of the things that PULTE design team came up with just do not nake any design sense. And no one at the design center could explain the why. She did not explain many thing and when we saw the finished product we were surprised. All in all Aaron and Kristina ensured we had a beautiful and well built home. They are the reason we went through with the closing and and now living in our home. We give them both a 10 out of ten star review. ... More

We went through multiple construction managers in our time building our home and it seems to really make a difference in the quality. One manager was more than happy to make sure the home was to our liking while the other provided resistance on almost every request we made. Things that you'd assume were standard.

Pulte Homes should provide high-quality wood for the backyard fence, as the current wood used is very low and cheap in quality. Additionally, pre-plumbing requests should be addressed before construction begins, as it will be difficult to set up an outdoor kitchen later on. It is also important to include a cloth rack or shoe rack in the owner's suite closet during construction. Furthermore, there have been air cracks appearing in the bricks within one month after closing

Pulte offers some unique upgrades not available by builders like Lennar. There are some things that seem odd to not be able to upgrade. Interior doors are about as cheap as they come with no option to upgrade to a nice solid core door (we would pay). No option for interior wall insulation to dampen noise from room to room (we would pay). No option to upgrade the LVP flooring to a thicker plank (4.5mm was the only option - again, we would pay). We optioned for a ‘Media Room’ over the garage. A nice way to add space for family to come stay. There is a large walk-in closet AND a very large ‘unfinished storage’ (closet) that is not available to option as an extra bathroom. This storage room shares a common wall with the upstairs bathroom and would have been a simple upgrade (we would have paid 2x for this option). We have a quarter acre of lawn, with no option for irrigation and no shade cover to ‘maybe’ help in keeping the lawn alive. The HOA will fine us if we let the lawn die, so we have a sloppy mess of makeshift sprinklers everywhere to somewhat keep things green until we can hire a company to install irrigation. When building the house, our construction manager would tell us ‘this is how it has to be’ with a number of things we questioned with the build (sub-floor vs slab, wood deck vs concrete, mantel height, exterior shutters vs no shutters, painted interior garage vs no paint, etc.). We walk through all the new Pulte homes going in that were the complete opposite of what was shared. The lack of transparency, false statements, skipping corners, etc. we’re very frustrating and not something anyone should expect with a ‘premium’ build. ... More

I am unable to sit on my deck most nights because the stench from the septic system is overwhelming. It is disgusting and Pulte needs to fix it once and for all. Whatever temporary fixes they have tried are not working. It also makes it difficult to take a walk around the property. I find some of the workmanship to be below what I expected. From poor painting to floors that make cracking sounds in spots when I walk on them. I was told this building was well insulated. Well I hear almost everything my upstairs neighbor does. My oven wasn’t working when I moved in. It seems that Pulte has cut corners wherever possible to save money. Unacceptable! On a positive note, Derrick from the warranty department is fantastic. Construction quality as to standards is questionable. Cabinet install sucks!! Title processor (first one) was so nasty they had to chand agents. Communication. This is 2nd pulte home probably last

Jay was a great salesperson. We wanted a home in the Haven series, but no lots were available for them anymore. We ended up getting the Caden from the Ember series. Andy was okay as a construction manager. He started off strong by emailing us at the beginning of the building process, but then he ceased to email us weekly or biweekly with pictures of the updated construction. Andy then gave us a closing date, but the night before we were to close, we found out that the Certificate of Occupancy was never completed. When we tried to reach Andy, he went on a week-long cruise. Andy never filed for Certificate of Occupancy or checked if it was completed. We were given two closing dates, and each time, the Certificate of Occupancy still wasn't completed. We finally closed on our home on the third closing date. Once we moved on, we then experienced a theft from the construction workers who were still building the house next to us. The construction workers STOLE our garden hose that was connected to our outside faucet. All Everbe/Pulte gave us was a sign that said private residence after we called them about the incident. A few weeks later, our other next-door neighbor had their home broken into. The burglar kicked the door open and went directly to their attic to perhaps grab some items left behind during the construction of their house. How pathetic. So many constructions happening in the neighborhood and the construction workers are committing petty crimes, making us feel unsafe in this new neighborhood at times. ... More
