Not Very happy with the quality of work

Overall, house is great. The house has minor issues we have to fix ourselves like tightening bathtub faucets, paint that was missed. Bigger items were fixed via warranty. communication was clear for things that were progressing but issues that arose were not communicated unless you hassled them. When you invest a large amount of money into a house, you’d expect it to be flawless to which it was not.

Poor post move in follow up and completion of issues

While working through the loan process it was difficult connecting with some of the processors. Mike Ho was an excellent person to work with and responded quickly and was very influential for us making decisions. We were disappointed after picking our plan to hear that certain things we were assured wouldn’t get to be done (sliding barn doors for downstairs room rather than French doors). The production and finishing touches of the house took a couple trips but Cam was incredibly responsive to those concerns and quick to make the fixes. We love our first home and are excited to be in this development but the road map to this destination had a few bumps and potholes that could have been avoided with more professionalism and responsiveness. ... Overall, home buying experience was not terrible. But unfortunately it’s the really bad parts that sticks out. Pulte was not responsive to any requests made after home inspection. They left backyard landscaping in very poor condition with big black tubes sticking out of my yard and area around tubes with no grass just dirt/mud (very poor eye sight). And when asked if they could bury it underground and out to very close (less than 10 ft) nearby creek/ditch, they told me I could pay someone to get it done on my own… they left some circle stickers on some areas that they needed to brush paint on not done. (Poor attention to detail). And various areas just not cleaned up (dirt all around and in basement sliding door). The shower glass in master bathroom was all scratched up (still waiting on someone to come fix that if they will ever). They also left the stove not connected but someone from Pulte actually came and fixed that right away. ... More

Leo was our construction manager and he was fantastic during the whole building experience. Adrienne was our sales person and she was also of great help and an amazing resource. The process was really smooth however, there are many things that I wish the builder would really focus on..the small things. Many of the interior walls are not straight and there are areas on the exterior walls that are not smooth and flaws. That being said, when I notice items that need to be corrected, I can always contact the construction manager, and these things will be taken care of.

Overall, I was happy with service as they were professional and efficient. However, the tile installation was poor, with uneven tiles and high lippage. This issue spoiled an otherwise good experience.

First time building with Pulte Homes. It was a very long process with many bumps and delays along the way. Be prepared for a long wait with limited information along the way. Make sure you ask a lot of questions from the sales team and get it in writing. We were not made aware of several options available with our model and they do not allow any changes once you sign the contract. Build took 16 months to complete and communication was poor during this time until we finally were assigned a project manager during the final 3 months who helped us immensely to keep informed about timelines and progress. Sales team makes promises which are impossible for build team to deliver. We also have had multiple items needing repair since moving in which takes months to correct. Some repair items have had multiple requests to repair but haven’t been done properly such as entry pavers falling out, door frames not built properly with alignment issues, plumbing issues, paint issues, pool heater issues, cabinet doors broken, driveway pavers not done properly, drainage issues with entire neighborhood, sod issues with our lawn, and other minor details as well. After waiting so long to have the house built, it would’ve been nice to have it built with better attention to detail so that we could enjoy the house right away. We have had numerous workers in our home since moving in to repair multiple items. It does get frustrating because you have to be home for hours at a time waiting for them to show up. Overall, our home is a beautiful and spacious home that we are now loving. The process was extremely stressful and long, but the end result is turning out to be the dream home that we wanted. We would highly recommend doing your research and asking many questions about the process and the options available before signing. Get names and contact information upfront so you know who to contact when you need answers. Be prepared as much as possible so that you know what to expect and how to remedy situations. ... More

Focus on Finishings could have been better. Old model water system. Included fans were just worthless. Overall dissatisfied for the worth it was charged.

I was expecting a better quality and upgrades for the price. What happens in sales center does not always translate to the design center. I love my house but process was rough. Contractor Justinwas easy to work with.

First of all, I am happy with working with Jennifer and Ali when an issue occurs. Both of them are really helpful and responsive. But the problem is that the issues are too much. Since closing, don't want to mention the small stuff, I have had basement concrete leaking, A/C unit vibration, tub leaking, floor squeak, stone falling from the fireplace; and most ridiculous, they forgot to do the ductwork for the vent (it was blowing to my basement directly). Though Ali and his team fixed the most of them right away with great responsiveness, I'm still disappointed on the overall quality and the lack of attention to details, especially for the price we paid. ... I love the home, but the purchase and move-in was torture. Many things were a problem. It's been a month and most are fixed but some are still pending. Even so, I hear that other builders are worse. So, in comparison they might still be one of the top builders.

Good home, and Great support from the financial team specially Wendy Hendrick, however no response from the warranty team since closing two months ago. There are 5 issues identified during the closing on March 22nd and there is no commitment or timing from the warranty team to close issues agreed during closing.

My wife and I were very excited to build our first home in AZ. We had only lived in AZ for about 1 year prior to contracting to build. First of all the initial experience is pretty painless. A lot of decisions to make immediately for your build but all in all pretty easy. The upgrades are extremely expensive for what you get. To upgrade to a floor I could have purchased from a flooring store installed for about $15000 total was a $23000 upgrade over the flooring that comes with the home (just one example) The process to build was quite efficient but where we ran into issues was with the details on the finish of our new home. Our kitchen cabinets were a mess along with some other issues. Everyone seemed concerned enough to try to get a good review but not concerned enough to try to make things right in our new home. At well over $500k for a new 2300sqft home, i dont expect to get the response of "well, these arent custom homes) Build quality and attention to detail has nothing to do with whether its custom or not. All I asked is for people to treat our new home like they would their new home and that doesnt seem to be of importance to Pulte Homes. Some of our issues have been taken care of and some still remain unresolved. Overall I wouldnt tell someone to not build with Pulte Homes but I would advise them to stay highly involved in the build process. If your issues arent resolved fully prior to closing, dont close. Overall everything is fine. We love the house plan but a lot of things were missed on the house that we had to go back and address. Towel racks not level, holes in flooring under the carpet, sloppy drywall and painting, stairs creak when you walk on them, shower rods don't fit properly, kitchen cabinet missing a knob, a circuit in the kitchen had a short that was tripping the breaker....and on and on. Maybe this is the way it goes now days but disappointed that Pulte doesn't put more effort in delivering the final product. I've been trying to get a couple settlement holes in my yard for two months now. I had a weather letter at closing for them to finish the final grade of my yard after closing. Very disappointed but not really surprised.

Our construction manager, Connor, was great. There were a few issues upon moving in that we are still trying to get resolved, but it’s as expected with new construction.

My experience was good in terms of home buying, and but since we closed, we have been identifying the issues pretty much in a lot of things, which made me lose trust on how the builder has handled the construction, and why within just first 3 months we've been experiencing all these issues.. I would recommend exercising caution if anyone is buying from them.. but to their credit, so far the responsiveness has been great, and they are resolving issues (although there shouldn't have been any in the first place)

While the house is nice, the lack of the multiple construction groups do now watch what they are doing. Ensure you have set up an inspection of the home. We did and received 80 pages of discrepancies that need to be fixed or repair. While I can understand the missed paint area, I can not fathom why the team would install roof trusses that are split or have broken connectors, why they install the drawers in the shelving backwards so they could not slide out, stone that is obviously cracked or split in pieces and tile that is not properly installed that will crack when pressure is put on it. . Our construction manger has been responsive to fix these issues but a month into it we are still waiting on some key things to get fixed. If you are able to supervise the build yourself it may make your final purchase a better exeprience. ... More

Greats sales person , Not good construction manager

I have good experience with Pulte. But where they can do better quality checks than waiting for customer to provide feedback. I seen many mid range builders like Pulte have these issues but when I check other builders for example highland homes, first Texas and Taylor Morrison they don’t have these issues.

When first looking at the home, I liked it. The salesperson was very helpful and answered all questions. The process of buying the home had some hiccups but were taken care of in a timely manner. However, one of the major factors that influenced my decision to purchase the townhome was that the HOA covered the structural insurance on the home (I needed insurance only on contents). Unfortunately, 3 weeks after closing I received a letter stating that the HOA would not be renewing the structural insurance and I would now have to cover that on my existing insurance (at a significant cost). To make matters worse, the monthly HOA dues would not decrease with the cancelation of the structural insurance. Potential buyers should inquire about this potential if buying a townhome or condo from Pulte. Workmanship on the home was decent but sloppy in some areas. Even after two walkthroughs and moving in, I am still finding things that should have been caught during routine quality inspections. That being said, the construction manager, Matt, and community care rep, Melody, were quick to respond to these issue and get them resolved. On the whole I still like the home and enjoy the neighborhood. While I am extremely dissatisfied with the insurance cancelation, I would still suggest looking at Pulte homes for potential home buyers. ... More

One coat of paint on all of the walls is hardly even the minimum and several spots were completely missed, leaving bare drywall. One supply duct per room and the zoned system not being fully realized is unfortunate to see as I am a DDC specialist. There was no pull string for the ISP to pull their wire to the Low Voltage panel in the basement through the chase pipe even though the plan states that there would be. The speaker wires were done incorrectly along with other cost cutting measures by Procom. Rushing to close even though the outdoor work wasn't done yet was a red flag indicating that Pulte cared more about finances than the homeowner's ease of moving in (the FAQ provided stated that in most cases the driveway should be done upon closing). The gas and 120V outlet in the garage were installed IN THE CEILING 10 feet away from where we discussed installing them IN THE WALL with Anthony, the original construction manager. This is most likely due to our construction manager changing between three different people within the course of 6 months. ... More

Over all a poor experience. It started with the sales consultant who is less than forthcoming in regards to the contract we got to point where we were going over everything and she said I’ll just email the rest. It’s a standard contract included in the contract without any discussion appliances and window coverings what we should’ve done, sat there until it was done, and everything was clear. Construction manager was very attentive and helpful. However, the final product had that fell off within a week and was missing a plug in the kitchen required carrying out the brand new tile which is still not replaced and we closed on 3/1 The closing people wanted to rush the closing and my wife had medical issue that we had to postpone it for week and it was like the end of the walk we’re not showing up for walk-through. Did they bend over and change it to customer service for me I would not recommend or buy another Pulte home. ... More

Communcation throughout the process poor. Issues with workmanship quality. HOA poorly run and slow.
