We like our new home now that we are finally in it, 5 months later than planned. There was an issue digging a basement on our original lot, and we had to move lots and start the whole process over again. The issue was really on the developer who didn’t disclose the gravel issue to Pulte, but it still cost us over $50K in the selling price of our previous home due to the market going down over the 5 month delay.

Multiple issues, cabinets,cracks tiles, corners dents, poor paint in the house.

overall, i had a good experience but not great.

You really need to slow down the building process and look more to the details more accurately. There are a lot of loose ends and repairs on going for this home. The warranty department process is not very efficient. The warranty issues are taking way too long to get resolved. The repair guys are a joke!

Not wnough communication and after 45 days we are seeing many subpar efforts on the details. Caulking is cracking light fixtures are wired incorrectly, drawers dont close properly and air vents are clearly crooked. The attention to detail is just not there

Overall I’m happy with the house but for sure the quality didn’t worth what I paid . After I move in for the first week , there is Squeak from the floor of the master bedroom , which is very annoying , the paint quality is bad . My project manager bob uphouse is very great and helpful .

The contractors and subs used to build $1.5 mil and up homes are the same that build the $400K homes. there is no attention to detail for spending this high price tag. It's very frustrating working with warranty and construction mgrs. after closing as they are not interested anymore in getting the small items not handled before closing completed. We are 9 weeks from closing and still have NO working refrigerator. We've had 2 and both stop cooling within 2 days of being installed. Seems like refurbished appliances are being installed rather than brand new. We had to expense the purchase of a refrigerator and surprisingly, we haven't had any issues with it. No one seems to care that we don't have a working refrigerator in a $1.586 mil home! Roof was missing a 6x6 sq ft area of tile upon moving in that we found several days later, we have glass that was scratched that was to be replaced within 4 weeks that hasn't been mentioned since. The backsplash in our kitchen is not level which has been addressed with the warranty guy with no results. ...and the list goes on. I recently purchased a home from Pulte Homes and my overall experience, while not terrible, was a mixed bag. I would rate it 3 out of 5 stars, with my satisfaction primarily stemming from the financing aspect. The financing process with Pulte Homes was smooth and efficient, earning them a crucial star in my review. However, the construction phase left much to be desired. The overall impression I got was that the construction was rushed, falling short of my expectations for a home in this price range. One of the main issues I encountered was the lack of thoroughness during the final walkthrough. I opted to hire an independent home inspector, and while they did identify several issues, the quick and seemingly cursory final walkthrough with Pulte Homes did not cover all the bases. I wished for a more detailed inspection that would have highlighted and addressed concerns before the finalization of the purchase. I guess it's my fault for not taking a more proactive approach. Within the first week of moving in, I had to submit five service requests for various issues. This was a disappointing and unexpected aspect of the experience, as I had anticipated a more seamless transition into my new home. Additionally, I filed a complaint about the construction workers who, inappropriately, hooked up their water and power lines to use their tools to work on the neighboring homes. Unfortunately, my complaint received no response, leaving me feeling unheard and dissatisfied with the lack of attention to such a significant concern. While the financing process earned Pulte Homes a saving grace in my rating, the rushed construction and subsequent service issues have left a lasting impression. I hope that my feedback, along with that of other homeowners, prompts Pulte Homes to address these concerns and improve their construction and customer service processes for a more positive home-buying experience in the future. ... overall fair experience. unfortunately the finishes are sub par. no cabinet pulls on cabinets, no shower door on stand up shower, no backsplash, no screen on slider so i had to screen in porch to prevent bugs infestation. lots of bugs and spiders here. no mail box so who knows where mail is. response to issues is rapid and the crew is exceptional. after spending $400,000, i still need to finish my own home with necessary fixes.

So I would like to give my opinion on the whole pulte process, initially given a day in October to close, they wanted it done by September so I agreed and went ahead with it, Steve did a good job finishing things up and house looked good at closure, a couple of issues existed which he was prompt with, even though he got sick he still responded, I do appreciate that, still one more issue we are waiting on but I am not sure if its due to health issues so I of course will be patient, now the mortgage side was not very well done, I think they wanted to close so they could quickly turn around and sell the mortgage off, which they did in 11 days, before the first payment was done, I was told by pulte mortgage that they gave the new loan holder my current mailing address which never happened, never got a letter stating the change in loan holder, after multiple calls to pulte, the letter was resent, also was told they had a breach with their system, which explains why I could never get set up in it, finally after getting multiple tries I was able to get a real person who did not have our current mailing address , why I should have to spend hours doing this is ridiculous, anyway, thats my story, thanks ... Took 8 months to build which was longer that was told. Cost was high plus interest rate increase made it go up even more. It's a great house and we like it a lot, but it took a lot of sacrifice to purchase.

Conflicting information received & cost more time to correct later.

Buying a home with Pulte was a bit of a challenge. I think the product is nice and a good value, but they definitely oversell what they provide. For instance, we got the smart home package which on their website claims to include a video doorbell. We only found out this apparently no longer includes that feature weeks before our closing? Even though the website still states the smart home package includes a video doorbell...? Also, our builder Garrison was pretty arrogant and insecure during many occasions. For instance, he assured us the baseboards that were installed 1 week before closing were correct only to find out after our closing all baseboards had to be re-installed because he was actually wrong...? Also, we had a family friend come with us for a pre-drywall walkthrough since my wife and I are not aware of what to look for in these situations only to be told that we COULD NOT bring anyway with us at our final walkthrough. This seems odd since we are paying a lot of money for a house but we can't bring in any counsel to help us keep Garrison and his team accountable and to give us peace of mind? We also know of other homes in our development where there is constantly trash littered within the home, some shotty worksmanship, and even things such as hot plates with ground beef scattered all about the home. Pulte really tries to sell their quality and first class product and service which just did not measure up to reality. However, all in all, the house does look great and after a couple of weeks in, my wife and I are happy so far. So little situations or annoyances aside, we do believe that Garrison and his team did build a nice house that we are looking forward to making our home for years to come. ... More

The microwave had stopped working 2 days after closing. I waited 4 weeks for it to be repaired. That's poor customer service.

Still awaiting an answer related to a structural issue.

Many times false hopes and promises were given about construction issues and closing dates. Weeks went by with very little work on issues that were well known to all. Chosen siding was discontinued by the manufacturer but was never discovered leading us over a month behind on exterior finishes.

As far as an overall experience, the actual purchase part before the build was problematic. We were sold a spec house that we could customize which we did however, after all the selections were made, etc, and submitted, weeks later we were required to select a different elevation due to limitations within our selections. We were basically forced to select a different elevation that was not our first, or second choice however, still nice. This pushed out our close date even further than the initial close pushing us into the new school year which was not desirable. The build process was very good. We worked with our building managers who realized our need to expedite the build as quickly as possible without sacrificing quality. Fast forward to the close and living in the home, the quality of materials and workmanship is not quite what I would have expected from a home in this price range. Doors are quite thin, cement work is questionable. The fit of the windows, specifically with the screens is very poor on every window. The screens are so ill fitting, they leave gaps open to the outside allowing insects to enter. The finish of any painted wood is very rough as if it was spray painted without being sanded at all. Door hinges were loose in some situations. As I stated, working with the building managers, Tom and Rob was great. With the initial sale, planning, materials that were used and general workmanship and quality, especially with the cost of our home one would have expected the better quality. ... More

Pulte was quick to build the house and was on the early side of the projections. Program manager Davor is very responsive and knowledgeable. However number of identified issues within the first week of move in was surprising. Thankful we were not one of the last houses to be built in the sub as trades being on site helped with overcoming the issues. Drywall used within the house also seems to be on the cheaper side. Doesn’t take much for holes / dents to appear. We have been impressed with the thoughtfulness behind the HVAC efficiency and consistent heat/cooling air flow as well as the internet connectivity proactively designed into the house (pre-wiring and access point locations). ... IMPORTANT: Above ratings are distorted (lower) because of 1 group. 1) Pulte HQ communication was excellent 2) Customer Service once moved in was/ is outstanding. MIke and Chandler understand and truly exhibit the meaning of customer centric. .A few things they did made such a positive impact and we appreciate them. 3) Sales after P&S was fine for very minor things but several key and critical aspects , so important to us, were a challenge after challenge and frustration. They lacked an understanding of how to communicate, work with, exhibit even some flexibility and how to value customers. Although we are very happy with the house and floor plan, however, during the building process we feel the contractors did not pay attention to detail, and many jobs were completed in a sloppy manner. As a result, we needed to do a lot of clean-up upon moving in, which we didn't expect with a brand new home.

The quality of the material is not as good as what we paid for. I'm not satisfied with the work done on the exterior. However, I had a good experience working with Tim, the construction contractor.

A few members of the team are not good at their job, made the sales process/process for waiting for the home painful. Construction manager was great

although 99% is as expected there are lingering issues not resolved since closing about 40 days ago. There is an gas odor coming from the sinks especially bathroom sinks that a plumber was supposed to come and fix but the construction site manager told us they should have contacted us we have not heard a word. The HOA was to approve putting gutters and storm doors so we could add these and again no word after sending in the information. Pulte Mortgage was a total insane disaster and luckily we were able to scramble at the end and pay with cash for closing. Pulte Mortgage put us through living hell for weeks and would have caused us to lose all our warranties because they could not close in the name and just told us to change the title after we purchased. The best term you could use for Pulte Mortgage is a group of complete morons and incompetent buffoons. I have had 4 major issues to communicate with Pulte customer service and they completely side stepped 3 of the 4 by telling me i had to deal with it myself (items affecting the entire community not just us). Pulte Sales persons won’t allow any customization like adding window or removing unwanted features. Frankly I had a very high expectation from pulte in quality and craftsmanship. But I am disappointed with craftsmanship as I saw various abnormalities in finishing process. Literally u need to check everything for your house. I don’t know if pulte has a quality team to verify after finishing. Why a customer need to go wall by wall, room by room to check abnormality. We are paying premium price. They don’t even cleaned the heating vents and not pressure washed my house after construction and doors has uneven gaps at the bottom. need to ask everything for them to do their job. ... More
