It feels like the house was rushed to be built and the quality of the work is not on par with the price paid for the house

After closing on the house during move in, we realized the floors upstairs were not level in several places. The builder sent in people to repair while we were trying to move in. The builder in charge of the repairs has been great in trying to resolve the issues. Ultimately, they waited to work after we left. When we went back after the repairs, the floors still have some irregularities. They say they will continue to level them. What is concerning, is the house should have never passed their inspection in the first place. It’s hard to believe that they never noticed the issues. I realize it’s cookie cutter, but Pulte should do better. There’s obviously not enough supervision with checking the work being done. I was considering building another home in their new development. Love my house and although a good journey, there bumps, unsettling surprises, delays, headaches and things that could have gone and could have been done better.

If asked "Would you recommend Pulte to a friend?" my answer would be "No." While many of the individuals I've interacted with while purchasing from Pulte have been helpful and pleasant, the overall process was neither enjoyable nor satisfying. Sales Process: 3/5 Build Process: 2/5 Warranty Process: 4/5 SALES: The sales rep was generally helpful and nice. I did find that it became much harder to get a hold of her AFTER we signed the initial contract. Overall, though, a decent experience. BUILDING: Though when we entered the contract we were told that closing should be able to happen within a couple of weeks. Instead, it was over a month. There was poor communication throughout that process and the opportunities to walk-through and blue tape the home were rushed. One of the major delays involved completely re-framing three windows in the main living area because the original framing was so bowed as to be unsafe. WARRANTY: Thankfully, our warranty rep has been very responsive and helpful. Which is EXCELLENT because there is a LOT on this house that needs warranty work. Almost every room has needed/will need warranty work, as well as the yard – we've had floor tiles replaced, grout refinished, counter enamel repaired, yard re-graded, and door frames adjusted – and that's not mentioning the work that has yet to be submitted: door latches not functioning, exterior doors not sealing, wall-paint flaking, nail-pops (and other settling issues), and on and on the list goes. Again, thankfully our warranty rep has been great to work with. BUT... if they had built the house right the first time through, most of these would not have been necessary and our buying process would have been much smoother. Pulte overall was ok but they did not work as a team between sales, builder and mortgage, and title. I was hoping that but having everything in one place the experience would be smoother but many times the staff would respite d that’s not my job .., it’s the other department job… while I understand each plays a different role the responses and willingness to help resolve or transfer calls within the organization should have been done with the customer in mind. I was purchasing my home from a distance and hopped by having everything under one company would have provided for a smoother transition in the process. In addition my home insurance, which I ordered through Pulte, was canceled for non-payment even though their title company sent them a check through escrow. Overall I was expecting better service from a company as experienced as Pulte. They are vertically integrated for sales but not service! ... More

Without these 2 men, the experience would continue to be a mess. Pulte is not a trustworthy company to be honest and you have to be on top of them at all times. These 2 men who are our construction team have been the buffer and the silver lining to the rest of what has happened. We were not given a pre foundation meeting we should have had due to yet another firing of a construction manager which seems to be rampant (our neighbor had 4!!) and without that meeting we had NO idea our home was going to A) be on a ski slope and B) be set so far back we lose have our yard. NONE of this was explained during that crucial meeting we were not given. Yet the Vice President of construction (we think that’s his title) who came out here literally was condescending and a real jerk to us when we were so upset about this. He just kept giving us the company line. The city of Westfield is also another story. They gave us a song and dance how they were “concerned” about our happiness and then talked out of 2 sides of their mouth when it really came down to it. We had heard prior the city was not “pro-homeowner” but this sealed the deal. Not the welcome we expected to a new city either. The house itself is too new to know what will and won’t happen. So far we have had some minor issues that the two men i mentioned have gone above and beyond to make sure they’re done right. But as far as Pulte itself? We’ve experienced both a production builder and a custom in the past we would not go this route again. Barely any choices except for shades gray or white on everything with one choice for cream or a weird unfinished brown. No choice on exterior doors or windows. No changes. Not any. So it’s not the dream home for the price we paid but things we can change. The Lot we cannot. If we recommended building to someone, it would not be this type of building as they have become too rote and rigid as “production” builders. But the attitude of what we believe was the VP if construction towards us has completely soured us during a brief meeting and his attitude towards us after. Could not recommend Pulte solely based on the experience of his take it or leave behavior. I’ve been in customer service for 27 years and I pay close attention to how I’m treated. These 2 men gave the BEST customer service and continue to. Pulte should be fully aware how amazing they are to their clients and their attention to detail. Sales consultant is zero helpful, any ways long story short, I had a bad experience with him..

Meh on workmanship, lots of fixing or corrections needed after close. Communication is lacking and they are inflexible throughout the process. Most likely my one and only purchase from Pulte.

Just submitted a list of items that need attention, will know better in a couple of weeks how to rate the build quality.

I must start off by staying my home had over a year worth of delays which significantly changed how much this home will cost me over the life of the loan due to interest rate changes during that time. The required deposit was $60k which made it very hard to back out of the deal. The contracted painters were the worst. My 7 and 10 year old nephews could have done a better job. The painters caused a lot of my repairs needed. I had the wrong colors on the walls, work was so sloppy it required 5 revisions of painting the main walls over. Black stain on my white oak hardwood which cause new floors to be ordered. I still have banisters that need black stain and poly. I have owned my house now a month. I still have paint spray over on my navy cabinets that are needing to be cleaned. I had cabinets replaced due to paint on them. Oh the worst is when the white brick on the front of my home had brown paint splashed on the front as if someone chucked brown paint out the top windows. Took 4 weeks after closing to get bricks replaced. Construction managers Van and later CJ are great communicators and tried their best to do the right thing and keep my meltdowns to a minimum. CJ went above and beyond trying to ensure Pulte reputation stayed in tact. I do not have fiber unground yet, no ability to get any internet so I cannot move in yet due to me working from home. So I am paying for a place I cannot live in yet. My 4floor AC stop working before closing and no one told me. Ben the Warrenty manager talked me off the ledge and really came to the rescue on that. I think a series of an awful lot of small issues that took weeks of followup, crying, meltdowns and time out of my life has me second guessing whatever I might find in the future. The closing process was a disaster closing was delayed 5 times and I understand things happen and get delayed but my big issue was no one kept updated I would be notified the day before my closing was delayed. The communication was terrible. I was also promised 2 years of no hoa which they couldn’t honor and that was a mess on the day of closing no one knew anything. I was compensated for the one year they couldn’t honor which was nice but that also took a month for them to figure out. The day of closing they scheduled a time then told me I had to come back 2 hours later bc none of the paper work was done. When I closed the proper paper work was not given to me to take home I was not given the gate remotes or the pool key. Things in the home I asked to have fixed were not fixed. Also my garage door opener unit on the was stopped working after 3 weeks of living there. Marilyn, Travis, and Dylan were very helpful trying to figure things out everyone did their best. ... More

The house was delayed for months. It took 1 year a two months to complete. It sat in framing with mechanicals in for 9 months. Pulte is simply a company relying on its founders good name and reputation. The regional construction executives have no idea that the day to day operations and execution is being completed by unskilled day laborers with one English speaking leader whose idea of excellence in construction is based on their home country’s standards which is mostly sub par. I will not build with Pulte again. The aggravation of waiting so long and finally having a product delivered that you can not sign off on for closing has spoiled the building experience for me. We purchased a spec home so we will Half to upgrade appliances as we go, they were the low end KitchenAid. The final closing could’ve been a lot more organized as far as utility hook ups ,trash containers delivered ,code for the gate. All this took time, and I feel it should have taken place at the time of closing and receiving your keys. Steve. and Jose, the two foreman communicated well with us.They’re very best to get the punchlist taken care of before Taking possession. Some items did not get done due to parts availability, etc., it will be taken care through the warranty department. I'll start with the positives: The sales manager was the most positive aspect of this experience. He was kind, helpful, and consistent. The price of the home was also fair...but the low price was also paired with low quality. The negatives: Squeaky floors Uneven, lumpy carpet throughout the upstairs Cabinetry installed crooked Cabinet trim cut incorrectly Screw holes in drywall not covered up Paint drippings throughout downstairs floor Deep scratches on the glass on office doors Many of these issues were brought up in the walk-through and pointed out to the construction manager. He failed to address almost all of them and then pressured us to go ahead and close on our home and use our one-time warranty to cover the issues. This is our second home purchase, the first was with a different builder. That home was half the price and double the quality of this one. The inexperienced construction manager paired with the poor quality construction made this home buying experience very disappointing. It took more time to build the house than I expected. Circumstances were a lot different than when I started the process. The house is well-built. I am appreciative now that I'm in my new house.

My experience wasn’t horrible but it wasn’t great either for the amount of money spent on the home. I think the construction manager was spread too thin, did not have reliable contractors, seemed to jump from one project to another. Closing dates kept being pushed out and still had some issues that need to be resolved. In all fairness, I did have an in person visit from the Customer Care Manager who submitted a work order for the outstanding items. In conclusion, I believe Pulte can make for a great experience if they could recruit and retain enough top talent.

We had an okay experience with the home buying process. The sales office and project manager were great to work with. We had a very upsetting experience with the Pulte Mortgage lender who preapproved us at 1.5% lower than their actual rate. We used another lender who was more than 1.5% lower than the mortgage company and Pulte came fighting for our business. We lost trust in them. The building of the homes is okay. There is poor craftsmanship throughout the home. I will say that they were addressed but a new counter top should not have a nick in it or the floors have repaired scratches. There was a lot of paint droppings on the floor and carpet that needed cleaned off. A few knobs are cross threaded. Overall, being a new build more attention should have been put in the workmanship and quality. ... More

Overall experience was not great.

Just make sure you get clarification on everything

The compartment for the fridge is smaller than standard size at 35 inches instead of 39 inches. Several of the home buyers have had to remove baseboard to make it fit. Pulte does not seem to care. The drywall taping and texture are horrible. You can see joints in the drywall and texture patterns vary throughout the house. Some texture looks like poorly done patches. Skilled trades are extinct these days. Other neighbors have it much worse.

Overall the experience has been fine. I was set on the lot so I built with Pulte. Our sales representative, Jessica was misinformed on a number of items so we had to push hard to try to get what was promised. Dustin was excellent during the entire build. Quality of material and some crews need to be improved at this price point.
