Half of my backyard has made preservation, as it backs up to wetland. Thus means I cannot do anything to it, not even weed it. I wasn’t told this when I choose the lot, otherwise I probably would not have chose the lot. Feel like it has devalued the property. Just over a month after move in, quality and workmanship on the home is average, but no major faults found. Bought connected home pkg, which still isn’t completely connected. New community so still alot of construction and growing pains with noise and dirt.

Had I not been onsite there would have been so many things that would have had to be addressed at closing or under warranty because of poor workmanship and not being noticed by management onsite. Raylan did the best he could to follow though with the issues but he was trying to oversee contractors that didn’t care about their work. When Josh took over things changed. He was able to address the issues and get them corrected the first time I pointed it our not after I had to stay after him several times. In the end I am happy with my home I just know that some of the other neighbors who were not here to oversee their homes construction will have many issues that Pulte will have to deal with. ... I purchased a Pulte home because of their reputation for quality. I also feel like I received a great value for the price paid. For that, service quality was not satisfactory, the buying process was not coordinated and the builder was inflexible to accommodate my requested move in date. The property was listed as "move in ready." Hopefully, they will be responsive when I need warranty items fixed.

The builder identified several defects that needed to be corrected. About 6 weeks after the passing, those defects still need to be corrected. Detail siding work had several defects. I am still trying to get them corrected.

Both David’s were very helpful and rock stars. Rachel was not truthful and shared a lot of bad information making this process very difficult. The quality of the house if not worth the price. The yards could be more presentable at the time of sale. The floors are already squeaking and we have only been in the house a few months. There are a lot of craftsmanship items that Pulte still needs to fix.

Disappointed in final home ready state. Talking with several new owners in Pioneer Crossing all seem to share the same frustrations. 1. Quality workmanship by some sub contractors 2 unfinished landscape, trees, grass and general high level of construction debris left on site after closing.

Good workmanship quality builders.

Stay on top of your team and expect things to be subpar. If it weren't for the construction foreman, community sales manager, and warranty rep, this would've be a 1-2 star review.

As the title states, quality of workmanship is below average for a $600,000 house. Drywall and paint leading the way for some of the worst quality the minute you walk through the door. $30000.00 worth of flooring that buckles and cracks when you walk on it and the electrical lighting system that consistently flickers on one side of the house. This is the fifth NEW house that we have purchased and the first and last from Pulte. We started with a DR Horton home which had higher quality control standards than this house. Followed by Rylan homes, Collins Brothers and finally Pulte. To set a clear understanding we are not extremely picky customers. So much so I haven’t put one repair ticket in because I don’t have the faith in their subcontractors to do a better job a second time around. Some might ask if all of the other builders did a better job. Why didn’t we stick with them? Because location and timelines narrowed the path with the timeframe we were looking to be completed. In the end, there were some concessions with pricing that were made based on the final product, which was agreed-upon on both sides, which will cover the cost of some of these repairs. But overall with the constant upsell tactics from all the other Pulte sister companies from the mortgage lender to the insurance provider to the design studio really don’t help the Pulte brand name. ... We moved in 2 months ago and still do not have a sidewalk, back stoop, driveway, final grading or sod. Pulte was in a hurray to get us closed in March but not to complete their outside work except where required to get an occupancy permit for later closings. The Pulte personnel we deal with are helpful but I think their hands are tied by the ridged policies of Pulte. As to quality of workmanship, I don't think they do a better job than any other builder. A buyer has to pay a lot for extras just to get good, but not great, quality finishes. $1,313 for a basic laundry tub. $1,330 for a couple cabinets in the laundry room. $183 for a single ceiling light and another $120 for the switch to turn it on! Bathroom faucets spill water on the back of the sink. The upgraded paint they use rubs off easily. Drywall imperfections are obvious. Garage is dry walled and taped but not mudded or painted. Front stoop roughly finished and loaded with stains. Trim around front door roughly finished. Perhaps this is to be expected for any new construction, but it doesn't make a buyer of a half million dollar house feel special. We have a generally well built home but I would not say it is exceptionally good quality. If possible for a buyer, he or she would be better off using an outside contractor for painting and closet cabinetry. Finally, Pulte continues its nickel and diming at closing by requiring the buyer to reimburse it for transfer taxes that are by law customarily a seller's obligation. ... More

The reason for the frustration and disappointment is because the final product was not worth the price charged. If the cost of the house was $100K less this experience would have been great, as we would have had lower expectations. For the price paid our expectations of quality of workmanship and quality of materials was much higher than what was delivered. The Pulte staff were pleasant, easy to work with and overall good with communication. However despite multiple attempts to bring back contractors over and over again to correct many workmanship issues in the build process it's still sloppy (careless, lazy, poor quality) work and we feel that they failed to deliver a quality home for the price paid. The two weeks leading up to closing and now the weeks following closing have not been good. Communication has lacked, follow through has been non existent. Punch list items from final walk through are still not done and we’ve been in the new how over a month now.

Beautiful home. The process took 18 months, misinformation and poor communication during this process. In the end we gsve a lovely home!

Warranty work and follow up is poor.

Lack of trades work being checked for quality. It seems the area lacks the labor force to meet deadlines. I would reconsider if I could. Get sod in back because the other option is all weeds. The area was strewn with garbage and nails and old wood throughout process. They try but to much going on.

Pulte home buying process took much longer than expected beyond what was communicated. After the lumber shortage ended, delays were CONSTANT. Much of the contractors in this community were unreliable, slow and didn’t provide as quality of a product as Pulte was charging.

Built a townhome with Pulte and the process was pretty average across what to expect for a home buying/building experience. It looks great at first but be prepared to notice issues shortly after. Only 2 months into living in a new space and already have a list formed for warranty items. I couldn't imagine living here for ore than 10 years without things starting to fall apart but it is great for a short term home idea.

The process of purchasing a Pulte home was fairly easy. The process outlined in the Pulte videos was not followed at all. The walk final through went great, but the amount of re-work required is unacceptable. Pulte needs to do it right the first time.

Mike had a concrete sealer applied to my garage floor the beginning of March without notifying me first. During my 3/10 blue tape walk through, the smile was very strong to the point I couldn't be in the garage. The celebration was on 3/23 that I didn't attend but my cousin that was there said it still smelled really strong. I moved in on 4/15. The smell was still very strong to the point that it was in the house and triggering my asthma. I opened a ticket with warranty to have it address. When I asked Mike to stop by, he said he was busy with walks so he couldn't. He never did reach out again. Poor quality Very Bad experience with Pulte Home, if you decide to buy the house with Pulte Homes make sure before you close the house everything looks good and function properly and once you close the house no one cares, we are still waiting for the repairs over 2 months since we close the house. Poor Quality There is a lot of glue everywhere, wood part covered with the paint to cover the chips and chunks of concrete in the garage, bad finishings thru out the house, Pulte house also design houses so poorly, Windows are facing straight into to Neighbours house no privacy, We still can't reach out anyone no matter how many times we call or text, they take their sweet time to fix. I even hired cleaning company and paid them $300 to clean glue and some part of bathroom area they couldn't. Pulte builders are rushing to build houses. When I moved in, I found many places were incomplete, some were damaged, and some places had not even been painted. All window curtains were not installed. The bathroom glass door can not be closed very well, and there is a massive space for water leaking; every wardrobe door was incomplete(Not securing every closet door)

John was great. Wished he had a little more information to share when I had questions. Wished the builder would anticipate what buyers would want and do it rather it was requested or not. For example, prepare for a sink in the laundry room although it may not be requested. You are putting in plumbing regardless. For the stove, put gas if it is available although you as the builder put in electric. Buyer may come later and want to do gas. Just saying. You put in wiring for ceiling fans it is the same same if you ask me. Just saying.

Probably the worst sales associates I’ve ever dealt with. They are horrible at responding after a contract is signed, did not assist with the closing process in the least, and just not good to work with. Even when referring other buyers to the community, same song and dance, both Sabrina and Gisabel drop the ball.

Edward has been absolutely outstanding. That guy really cares and it shows. Hope he is promoted. Grading on the house was done incorrectly and I am working with warranty department To correct. Water drains toward house in numerous spots. Garage doors need to be replaced with wood doors like all the others in neighborhood. Membership to club was honored. Thank you.
