My family felt that home vibe the first time we step inside the house. The initial entry got the best impression how open the place was especially having multiple walk in closet in the room was a plus for my two kids.

We gave Pulte some slack because of pandemic many items was not up to standard. We were reassured by the warranty would take care of it after closing. . It's been 3 months and many of the issues is still unresolved. Our wooden floors is not flat. One of the gas range doesn't work. Missing panel door. closet incomplete. Bathroom Sink stopper doesn't work. We receive polite response but things just don't get fixed.

When we were buying no issues. as the build process occurred they were a lot a gaps and The field manager did his best to work with our concerns. Pulte upper management is messed up they rushed the home build just so they can try to close the house before the year end and made cuts in proper build by rushing the field team. The field manager was able to resolve a lot of thing after the closing but still not up to par as he has other builds to worry about as well. Pulte keeps talking about how they pride themself on quality sounds more like hurry up and grab the money and not about the buyers benefit. when we received the house after closing this was not the new house that we paid for., it was just setup to be acceptable and rushed through the inspection so we wouldn't noticed and halt the closing. The more we look through the house we keep find place and items which were rushed and not done properly. I might have well bought a 30 year old home because that's what it looks like . Wood trough out the home not properly sanded or finished or painted. home sealing not done properly. Areas throughout the house with paint and blemishes. Floors with nicks scratches even not installed properly at many locations. trims thought-out the whole house not properly installed. This will be the last time i will ever deal with this company as paying a high premium for the property to only get stuck with half finished not new home made to pass a inspection. Pulte as a company deliberately jacked up prices to create a demand in the area. even in the early VIP appointments. Prices were different for the first batch of meetings within the same weekend. lot prices provided were different for the first group then the second group on the same weekend. This is our second Pulte home purchase (the first in California) so we were excited since we knew what to expect with the build process and the overall builder quality. Needless to say, we where disappointed with the substandard delivery of the home. We realize that there have been many issues with supply chain in the last year and we accept delays and substitutions but when the overall quality is bad, there is not much to blame but the builder and subcontractors. We have doors that do not shut correctly(interior and exterior), breakers that trip when running built-in appliances, over 20 exterior stucco fractures in various sizes, and cabinets that have significant cracks in the wood frames. (Just to mention the most critical issues - there were many smaller ones) Not exactly what a person expects when they purchase a new home from a well-respected National builder. The issues were reported to Customer Service and here is the current status: The doors were corrected/replaced. The electrician could not find anything wrong with the circuits and the appliance repair person replace a fan. It works sporadically for a few weeks then we have to reset the breaker. The cabinets repair crew have yet to show up (2 months). A few stucco cracks were identified about 2 months ago and they were not large enough to repair. Over the weekend, we walked the entire exterior: the number has grown significantly (as has the width and length) and we sent a note to Customer Service. Response pending. Overall, we had the expectation of owning a new, well-built home but Pulte failed to deliver on that expectation. The Customer Service staff have been good to work with as have many of the subs. We chose Pulte Mortgage since they offered to match our bank and offered some incentives and are satisfied. ... More

This is the worst experience I have ever had with a builder, an yes I have built previously. Project managers were horrible (Zach, Chris (replaced Zach) and Mike the Project Manager over them, unreceptive and did not provide updates as promised Mike Bahr was the worst individual to deal with, he was even more useless than the others. Mike swore he would get all the issues would be completed and forced me in to closing, even though the house was clearly not ready. All the project managers are no longer with the company. 3 months into the home since closing I have a sagging garage ceiling, a torn out master bath shower, a toilet replacement and threats to remove another from the spare bath and other issues I can not just name at this time. I have a warranty man (James) stuck in the middle of this mess because Pulte has hired less than worthy contractors. So to be honest, this is not at all the experience I expected from what I an alleged reputable company Pulte was. I honestly would not recommend Pulte to anyone. ... More

We had a great experience with Pulte. We realize the building industry is struggling due to supply issues and labor shortages so we were happy being patient (it was out of Pulte's hands). Overall, it was a great experience and we'd do it again when it's time to scale back and build a new home. Everyone was great and we love the home and neighborhood!

Beware and make sure that you are paying attention to all details from the time of signing to the day of closing. Do not let them talk to you into their overpriced options.

All in all the experience was positive. There was a delay on the build which we attribute to COVID-19. We are happy to be home.

the Builder completes the house in time with very minimum issues.

Things that were talked about at walk through have not been fixed. Field Manager is unresponsive or promises that someone will be out to fix it but never comes. I have contacted the national office who told me the local office needed to take care of it and I was just circled back to the same Field Manager. Terrible, no non-existent customer care.

Awful communication and service, lack of inspection of sub-contractors poor work, and lack of urgency to manage & complete a long punch list of items after closing that should have been completed before closing.

If we only knew what we hear all night long in the walls before we purchased our retirement home, we would have bought somewhere else. It wakes us up in the middle of every night and when we sent an email to Pulte about our concern, we were told that it this type of issue that comes along with purchasing a first floor corner unit. Loud suction water flushing that shakes the walls, the loud sound of the water gushing behind our bedroom walls. It is so loud that at times you feel like the water is going to come right through the walls with the force of that suction sound, plus the water gushing. We were told that Pulte stood by their GREAT insulation and that very little noise is heard throughout each unit, I think they forgot to mention to us that it only meant if you did not purchase a corner unit. Very disappointed. Also, upon our first walk through, our master bath shower doors were broken. It was reported and 8 weeks later, we are still waiting to hear back from them on when it will be fixed. Trustworthy?? Below review is based on my personal experience and this does not mean that everyone will face same issues. I know the builder cannot keep everyone happy but at least they should be looking/addressing some genuine concerns. Pulte Homes is a very reputed brand and that's why I choose Pulte Homes to buy my first home. But I had very bad experience with Pulte Homes, which I had never expected. Negative aspects: Some of their team members are very unprofessional and do not handle the issues properly. I am facing water clogging issue with my lot and I am highlighting this to the construction and warranty team since before I closed my house. Whenever my neighbors run their sprinklers or it rains, the water flows to my backyard & settles there. Due to this my backyard is of no use. I am kept on requesting a fix for this issue but no success yet. I am sensing an ignorance. I have highlighted this issue to the construction team, warranty team and Pulte Homes escalation customer support team but no resolution yet. Due to this clogged water my backyard grass is dying and now some algae started developing in the clogged water area with some rotten smell. When I told this to the concerned team, their manager told me to hire a professional landscaper and let him grow the grass. I hired a landscaper, and he is speechless by looking at the backyard situation. Builder’s team also told me not to run the sprinklers and use pipe hose to water the grass on backyard (if I have to use water hose then why do we have sprinklers?). Before closing everyone was responding but as soon as the closing is done no one wants to fix this issue. Some of their team members told me why I closed my house if I was not happy with the backyard grading. One of their managers also telling me that this is what I have signed for. It is very frustrating and very unprofessional disappointing responses. I am not sure by behaving like this what kind of message is being sent to the market. I asked the senior manager to visit the site with me and hear out/visualize my concern, but none visited the site with me. There are many more construction/quality related issues which are now being fixed by the warranty team. The project manager was in a rush to change his job and in a rush lot of things were overlooked and I feel, I did not get what I have paid for. Positive aspect: Despite of all these, there are very nice team members too. I always dealt with only one salesperson (Khandan) and she is very nice and helpful. Two new construction managers (Ryan and Travis), Brandy from the warranty team is very nice and helping homeowners as much as they can. All these persons I mentioned in my review are awesome. ... No prewarning about building process style. Lack of room for negotiation. Everything is a one way decision by builder. Limited material selection. Everything is an expensive upgrade. Customer service after moved in is slow. If I had more warning up front, might have approached building differently

The model home is lovely and once you're in you are in. What you actually end up with as a finished product is a generally nice home, but for the money you pay, the lack of quality control and the level of workmanship is appalling. Doors that don't close, incorrectly installed kitchen appliances, cheap broken trim of kitchen units sold as 'premium'. The marketing around warranty care and receiving support is professional, but the experience in reality is anything but. Since taking ownership I've logged 12 service requests and still counting, 100 days on and only one has been addressed. The pandemic card is thrown around, lack of supplier, lack of trades - doesn't account for poor communication, quality control and ownership. Sales experience was very poor, sucked into a $10K timed discount offer, then hard sell started. Was offered virtually no options in terms of frontage color, style or finish in a development 40% sold at that time. Did not disclose key information about the plot we had chosen - left a very poor taste in the mouth. We like the design and development, we're dismayed by the experience and lack of quality that we're now fighting to address.
