Before buying my Pulte home, I had been researching other homes with little satisfaction. When I saw the Pulte homes, I was ecstatic; they had everything I wanted in a new home. I wanted a single level, a patio, and a pantry which according to the advertisement came with these homes. I made contact with the sales office, selected a model, began the qualifying process and provided my $15k deposit. It was afterwards that I was told the homes in this development did not come with patios. I discovered later, that I was not given the opportunity to make structural choices. Then the process of submitting qualifying documents began. The process was tumultuous to say the least. It seemed as if the entities involved (the sales team, the construction company, the loan company, and title company) were never on the same page., It was the classic story of the left hand not knowing what the right hand was doing. Pulte Homes has good service. Like others builder, they have sister companies that will offer you Title service, Loan and Insurance for incentive. We didn't get any of other services, except the Loan (Pulte Mortgage) and Pulte Mortgage's loan officers we were assigned to was HORRIBLE, didn't answers questions and slow to response. Pulte Homes itself provide great service from the sales person to the construction manager and customer care people after closing. The mediocre workmanship come from all the contractors and sub-contractors they hired. They are not detail oriented and miss few things here and there. If you are OCD, you gonna have issues. Overall, Pulte Homes quality is pretty standard. Again, we only bought home from Pulte Homes once, and the market we are in right now is sort of weird, supply chain issues with building material and labor shortage which is maybe the reason why the contractors and sub-contractors aren't that good. ... We weren't real pleased with our sales person, wasn't thorough with pre-construction options, and lacked follow up. Luckily we were already in the area and could follow construction, otherwise we would have had no idea. We had two constructions managers, Jordan and Justin, who were both terrific, responsive and stayed on top of the construction, communicated well, hit all their time lines with updates, meetings and closing. After closing your handed off for punch list items, big disappointment at this point with communication and follow through.

We contracted in April 2021, and while there were some supply delays, the lack of communication and timing by the construction team caused us to wait 14 months to close. They were still working in the house the day of closing and had to be let in throughout the next two weeks to finish items. It has been 5 weeks from closing and we are still waiting for some work to be completed. The sales team is great but the workmanship and all around delays are horrible.

Our sales agent, Zorinel, was great. We should have taken more time looking at all the options for lots and size of homes. But, at the end of the day we are happy with the floor plan we chose but we could have chosen a bigger lot. The construction process was very difficult not only because of the lack of people to work and lack of supplies but we had a very bad experience with the back sliding doors. Somebody screwed up big time with these. The doors were bigger that the frame of concrete and therefore they had to break the concrete to fit the doors. It took maybe 6 months for the doors to be installed. The end result is not what we expected. There are hollow areas where critters can come through. There is still a lot of stucco to be applied to the framing and it's been 2 months since we closed and it has not been taken care of. Our field manager during the entire construction process, Adam, did everything he could to deliver the house in the best condition. Very hard working person. Make sure the future homebuyers know up front that they will be responsible for the sprinkler system water and get it in writing . Also give the homeowners more time than an hour to inspect the outside/inside of property during celebration tour. Both myself/spouse and pulte manager missed a lot of flaws. Basically this tour was rushed. Even the closing day too!!

We ended up with two contractors during this home-buying process. Our first contractor was Kyle and he tried to update us on a regular basis. Daniel jumped in at the six-month mark when Kyle left. He provided weekly updates and tried to address any issues we saw when we visited the property.

Build manager and finishing manager we’re good. Subs needed to be better managed and blatant issues could have been fixed without me stating them. Door frame, island, cabinets, and deck were clearly not up to par and the ground out back wasn’t graded correctly to disburse water. I understand you need to make money cause this isn’t non profit and I would just ask to do the right thing and not see if I as the homeowner would catch it so it would need to be fixed. I had to escalate things cause boots on the ground were not empowered or motivated. Mortgage process was a challenge due to lack of knowledge by the processor. I would build with Pulte again but my recommendation is when you see something not up to par just get it fixed and not see if the consumer catches the problem. Didn’t exactly exude confidence with. I understand there are some shortages for material but it doesn't mean work hss to de done sloppy!! Since very begging to end was not a good experience !!

I like The workmanship and layout of the condo. My complaints are minimal . Only 2 TV outlets, not even one in room you call the den. The trash room is locked. So you carry out trash , have to put it down on carpet, unlick the door, pick up trash bag then put it down because you need two hands to open the chute. Locked? Ridiculous! What is anyone going to steal? Halls and garage are overly cold with the air conditioning.

Honestly i wasn’t too happy with the process. Started off with a sales consultant who didn’t follow up with the process of the bidding. Then because of lack of communication, we had to change the model of the house we wanted and the colors for the exterior. We were told dates of work to be done and no calls or emails to inform us of delays. We understand labor shortages and supply shortage but a simple email or call would help the buyer know estimated times. Then upon closing the title rep gave us the run around. The lawyer that represented us was even frustrated and he’s been doing this for many years and dealt with many new builds. The construction on the home is great the only issue is they didn’t clean up the leftover materials and scraps. I’ve been finding wood boards and small metal gutter pieces that are dangerous in the yard. The front door was dented when being painted and that wasn’t repaired and now I would need to file a claim for the door because we didn’t notice it sooner. We were told we would have something down in the yard for our dogs because the sod cannot be installed until a later date and that hasn’t been done either. We have nothing but a dirt pile and mud. ... More

The house was rushed so I’m not totally pleased

This is my 5th new property that I buy and the have really bad quality I didn’t like the quality of the townhome in general and they give me the townhome with a lot incomplete areas and poor warranty service

Construction Mangers are the stars of the company and are great to work with. The sales staff were unresponsive and did not provide accurate information. Very frustrating at times.

Site construction team was excellent. We were rushed to closing while many issues kept popping up. Design and construction of the house seems well done, however some building materials were questionable.

The entire procedure was boilerplate for me. I really didn't have too much contact with builders. Maybe there should be an N/A category?

There are a lot of cosmetic touch up needed, microwave not working properly, masters shower drain clogged, some cracked roof tiles, and dying landscape plants,

The quality of our home did not appear consistent with other homes done by Pulte. We were the last home in the neighborhood so we felt like our home was rushed and did not get the attention it should have. We are still waiting on several repairs and items to be finished nearly 2 months after move in. We do love the floor plan that we selected.

My experience with the sales office was absolutely phenomenal. They were amazing. Pulte Mortgage, on the other hand, almost made me lose the house with their lack of information and incorrect information. I had to seek out my loan officer with questions and was given wrong information, making the process incredibly stressful and tainting the whole buying experience. The building manager is very kind and works very hard but the responsiveness of the crew workers when it was time to fix things, they didn’t show up when they said they would. Still 6 weeks after closing, I’m still waiting for a fix that was discussed during our final walkthrough but it isn’t at the fault of the building manager as he has reached out to the crew several times without response or them not showing up at the time they said they would be by. ... Lot of things were not completed by the time of closing. Still lot of issues exists and slow updates/follow-up on them. On the 2nd day post closing, a little wind blew the roof of covered porch. Not a good quality work. We can understand delay in closing date/home completion due to Covid/supply chain issues but workmanship/quality control is somewhat lacking

We purchased a home already under construction. The sales person was exceptional. However, the build process was not. We viewed the house about 3 weeks before completion and there were many issues that were not done. We provided a list and then had our build quality meeting about 1 week before close of escrow and virtually none of the items were corrected. After the meeting there was blue tape all over the house and even 1 wall was out of plumb and still remains that way. We were told that 100% of these items would be corrected and a final walk through was scheduled for the morning or our close. While they made a decent effort to correct the issues many still remained and some are not corrected today. On the day we moved in were were inundated by ants which destroyed most of the food we had purchased and ruined most of our cleaning supplies which we had to re-purchase. Paint was splattered on the floors, some walls were thin on paint, cabinets were damaged and also much of the sod was damaged or dead as well as planted trees which were also dead. Pulte has tried to fix most of these issues but should have not set up close of escrow until they were all complete so that we are not dealing with these issues while we are already in the home. ... 1st week after closing the master bath floor started leaking. A big puddle in the kitchen from ceiling . I am not sure what kind of quality check happens before handing over the House.

Good experience working with our sales consultant, construction manager.

We chose Pulte because they're one of the top 3 home builders in the US, and with the trust that they'd do a great job building the house with all the years of experience they had building homes. The reality was a stark contrast. They're outsourcing literally every piece of the build, which isn't necessarily bad, but they're not spending any time in quality control. Contractors come in, do their thing and leave, and it is Pulte's job to verify things after every step and get the necessary corrections done, which I don't beleive they're doing. I literally had 20 items that I could visibly see and had to raise maintenance requests for, post closing, despite identifying them in the build walk through. Now at that rate I can't even imagine what all could be wrong underneath the drywall. The build manager was unresponsive for the most part during the build, and he's almost totally unresponsive post closing. If anything, I appreciate the sales team, as our consultant kept us posted and helped us follow up with the build manager when he was unresponsive. ... More

Had a very good sales experience and buying was smooth. Had a bad experience on closing day - keys wouldn’t work and AC was not working - they got it fixed in a few days. Service tickets promised to be fixed after closing took a long time - couple of months to complete. More empathy and responsiveness from construction managers will really help. They are rushed to close.
