Overall, we are happy with the buying experience but with one exception. One of the cabinets is about to fall off with part of the upper trim falling down on my daughter as she cooked breakfast. I sent an email to the warranty email address. The claim is that they will respond quickly. So far(one week later), no response to my call or email. I'm hopeful that the delay is only due to the Covid 19 problem. All of the other small paint scratches/chips etc.. are minor and certainly not serious. But I would still like to get a small amount of touch up paint so that I can do this myself. I have asked twice. No response..... ... More

Yes, you get a brand new home; however, these homes are not custom built. You do get to choose some products, but pretty much everything is an upgrade which drives the price up. The men building these homes are hard working, but they are not craftsmen they are laborers.

I would give more stars but waiting for Response on warranty issues after this virus goes away.

The process leading up to the build was fantastic. The Pulte team really knows how to make you feel like you are the center of the "universe" when it comes to your build. First, the positives: 1. Responsive to questions 2. Fast build 3. Pulte Mortgage was a good team and was very easy to work with 4. Very few issues along the way 5. Great people to work with Cons: 1. The choices in the design process can be a sham. You get two cabinet choices, both of which are not great. I called Aristocraft cabinetry out of curiosity to see what the cost difference is for different colors. Surprise, there wasn't for 4 other colors. Pulte gives you the worst two colors and if you want more, you pay the premium. This is not a good practice. 2. We chose the radiant barrier for the attic. However, Pulte does not install radiant barrier on the gable wall. I thought this strange so I called the manufacturer of the radiant barrier. They recommend that for complete effectiveness, it be installed at all outer facing walls and the roof. I relayed this message to our site manager and was told Pulte does not do this. 3. The follow up. Several things were missed in terms of touch up and stains and what not on carpet and other small issues. No biggie, it happens and is expected on a new build. After the close of the house, crickets. It has not been a month now since my last communication on issues that were supposed to be resolved on the day of closing. I will say one final thing, the process for the most part was great and we do have a lovely home. However, Pulte claims that they are a step above the rest, but at the end of the day they are just like your Mungo homes or Lennar, nothing special and limited choices on cost comparison. The people we have dealt with are what have made this a good process but they do have a few things they need to change to make it an excellent company, not just another home builder. ... More

Quality of workmanship is mediocre. I had a contractor come to repaint the walls to my colors. At that time they found that some of the walls were not straight and had a slight bow in them. There were some other issues that were pulled out by independent survey team that found various other issues as well, most of these were addressed by the Pulte team and fixed very quickly.

Very nicely built house. Layout and accessories are well thought out. For the most part there were no major issues with build quality or materials. Unfortunately getting little things fixed is a chore. Nothing gets done unless I am on top of the project manager all the time. Even then there were several occasions where promised work was not performed. Very frustrating. Pricing of the house is more reflective of the market and not necessarily features, materials and craftsmanship. Same houses in the neighborhood sold for far less than others as the developer was finishing up the neighborhood. I guess early buyers had to put up with construction all around them for many months, justifying lesser price. ... More

Overall, we are pleased with our new home from Pulte Homes. We had communication issues with our project manager during the build process. The house wasn’t cleaned to our expectation prior to closing. There were several items on our punch list that weren’t fixed prior to closing - our project manager stopped communicating about a month after closing, so we submitted service requests via Pulte’s website. Jason has been overseeing those service requests, and he’s been great. He called me immediately, came out a few days later to walk the house and look at the items which needed to be fixed, and scheduled the contractors shortly afterwards. We love our new home, but as first time buyers we know now what to look for in our next purchase. Things like vanities having no drawers that pull out, walls that are not straight or humps in the flooring. Overall it’s a sound structure and we got what we paid for.

Overall process was smooth and organized. Lack of skilled trades is the real issue. Construction quality seems high, the finish work was rushed and very average. Once taking possession responsiveness has declined. Issues aren't large ones but once signing off we certainly don't seem quite as important to Pulte

Wood Hollow is a great community to live in. It is in a great location.

Even though we like the quality of workmanship in our home, the closeness to the airport should have been taken into consideration. Indoor airplane noise is bad for one's health. I believe simple things should have be done in the home to minimize/reduce this noise. I would like to know what can be done to this end. You don't want to be in bed and hear loud plane noiwe landing or taking off. How does one enjoy the courtyard? In addition, it does take a while for a technician to respond to issues and when scheduled, some do not show up.

Our new home has many minor quality details that have required and continue to require attention. We have a great warranty representative that stays on top of our issues and keeps us informed. It seems as though the home was finished quickly by subcontractors without the attention to detail that I am accustomed to. In comparison, when we finished our new primary home in another state the contractor walked us through the finished product and pointed out the quality of fit and finish. In this home it seems like the attitude was "it's finished, now you go and find the problems". Pulte is generally a good builder. The rating for quality of the materials and workmanship should be separated in my opinion. The quality of the materials is generally great. The workmanship is average or on occasion, less. The warranties they offer are excellent and are the reason I gave 4 stars for the "value for the price paid." We experienced a variety of problems both during the building process and after moving in. I think it is hard to rate the entire company lumped together, because some of the people we worked with went above and beyond, while others struggled to communicate well.

Overall I think I have a beautiful home and I'm happy with my purchase, but I feel the push at the end compromised the work. I don't even fault the project manager, I fault the company. Many details at the end were missed and in turn, I am now stuck with trying to fix everything. That is frustrating when you spend $650k on a home to have to go in right away and fix things. I also have to say I never understood why so many people parked in there driveways. I know understand. The garages are so small that most vehicles (in the Pacific NW) don't fit. I pretty much have to touch the wall to get my vehicle into the garage. That is a major design flaw and renders my garage almost useless. Rob and Sandy are great to deal with and made the experience better. I just wish the company gave them more breathing room to really execute without feeling the pinch. Elevator, Trash Chute & Garbage has been such a problem I really hope these issues are not recurrences I suggested Dartmouth to have security be omovein furnitures. The Garage vent is broken, all happened in Building 5. The next building that is being done can, I would like to suggest Pulte to have 1 unit that is WHEELCHAIR ACCESSIBLE (which means) lower kitchen sink, stove, cabinets & bathroom vanity the shower is perfect. I have search for so many condos, this was the best place I found because it has a garage. There are many disabled people looking for an accessible place to live who will be able to afford to move to a Pulte complex ... More

I get it, Pulte is not a custom home builder but you are building new and the process of picking options was not smooth. Should use same checklist for everyone regardless of budget. Go over what’s included and what’s not. The materials for building the home were quality but the final fit and finish and what needed fixed was a hassle. Need to be more proactive to make sure everything is complete and up to standard without having the homeowner bring it to Pultes attention.

Shannon our home counselor was wonderful. Field manager, Lloyd, did not respond to multiple requests to repairs items we discovered after moving in.

Make sure to review the options list thoroughly at the beginning of signing the purchase agreement. You don’t have long to Add or delete options. Be aware you can’t make changes throughout the build process.
