At Trails of Woods Creek in Algonquin, homebuyers are passed along from sales rep Kristen or Christine, to Celeste at the design center, to construction manager Anthony, to Brandon for pre-drywall review, to Alex for pre-closing review, to Kerie for after-sale support. It would be helpful to have a single advocate homebuyers could turn to at any stage for support or to have their questions answered. It is difficult to find out what is included in the base price, because the models include so many options. This is especially true for lighting and electrical outlets. Be persistent and keep asking. Ask to see the base plans. You may be surprised to find that there are no overhead lights in the bedrooms, or that no mirrors are included in the master bathroom. While the base price might be competitive, options are often significantly overpriced. For example, for $734, Pulte will not install the two standard toilets included in the base price of the home, which can be bought for $114.80 each, and instead install tall height toilets which can be bought for $167.30 each. No additional labor and $105 additional parts costs, and for this they charge $734. It is best to avoid options which can be easily changed out after closing at less cost. ... More

I didn't appreciated not being told up front that Pulte was waiting on a lawsuit to be over between the developer and another builder. We should have been in our home in September of 2021, but they didn't start until October 2021. the first building manger we had was a nice a person but, he gave me the feeling that he either know what was going on with my floor plan or just didn't care. When you asked him a question, sometimes he acted like you were getting on his nerves or shouldn't be asking, but with the amount of money I am paying for this home I have every right to ask any question I like that is within reason, and respectful. I was told that I would get an update weekly. Most of the time had to call them. When we got our new building manager, I felt bad to Jose because he walked into a giant mess. When he got here he got more done from April 14th to May 26th, and the first guy had been working on the house since Oct 2021. As far as the people you contract to do the jobs, you might want to do a little more background on them. A lot of them don't care how things are done, because its not their house. They will attempt to close with issues / defects / cover up. Aggressive Closing / Title Dept. Have the 'Gift of Gap', ccome across as sincere.

The home buying experience was good. The design center experience was great. Once construction of the home started, communication was sketchy. We had four different project managers (PM) and I believe the communication between each PM during the transition from one to other was lacking. The quality of the workmanship could be better for the price of the home.

I think the owners should have more options in selections - ex. if the owner wants handicap cabinets bottoms or not - this is not for everyone - some examples in model home choices don't always appear to be the same when installed - owners should be allowed more custom options of the condo - big tubs a waste in master bath - keep a larger shower and linen closet. add more kitchen cabinets

We were excited to move in but Pulte had fallen short of expectations. We closed 2 months ago. We still have broken cabinets, mix matched paint, missing light fixtures and NOT A SINGLE HANDLE ON ANY CABINET OR DRAWER IN THE ENTIRE HOISE. There were too many misses to cover. The entire experience had been MEH.

Builder uses COVID excuses for 95% of issues that arise during the whole process. In-house financing also does not communicate well or work to make a decent homebuying value. Foundation and framing are good quality work. Finishers are rushed and have poor quality of work.

Get your issues resolved prior to closing

I did not have the best buying experience with Pulte from the mortgage issues to some of the details in the workmanship. I know the mortgage company is "separate" from the builder, however this is not my first new build and from past experiences with other builders, this one by far not the best experience. I had several issues upon moving in. The construction manager was great to work with but some of the other contacts did not live up to my expectations.

Tyler, the sales rep was wonderful. He helped us figure out the home options we would like and is very good at his job. The home was completed in a timely manner, and the overall workmanship was very good. Everything was going well until the end of the build. There were SEVERAL issues at our final walkthrough, and this was addressed with the project manager BUT nothing was fixed or corrected. We were assured by the project manager that everything would be taken care of, but when we moved in, the garage door opener didn’t work, the garbage disposal didn’t work, the ice maker did not work, the oven and microwave didn’t work, the painters did a terrible job( painting over switch plates, floors, tile, clumps of paint in places,etc), tile still needs to be acid washed, and framing in some rooms needs to be corrected. We didn’t expect things to be perfect, but we didn’t realize it would be this bad. Angel, a Pulte representative, is helping us now with all the corrections necessary. ... More

Our garage door is broken 2nd week into a new construction home because the J bar was not installed into the wall at all. When it came undone, it caused damage to the garage door, and would have caused serious injury to anyone walking into the garage , or damage to our vehicles. Most of the window latches don't close correctly in the house either. We also do not have the property line marked correctly to setup a fence in the backyard.

Not too bad but typical trac home construction.

Seller rush to get closing. But there are so many thinks are not ready for the walk through. After moving in, many stuff were not working.

Our Pulte sales lead was a breath of fresh air. Her business and new home acumen exceeded all expectations. Marissa followed up on all sales, design and new home questions. A very kind and professional approach. This was our 8th new home and ranked as one of the lowest in home construction. We bought multiple upgrades on just about all materials. The product was what we had hoped for, unfortunately the the finish installation was poor and second rate in some instances. Among the worst was paint, drywall and electrical. Too many items to list and comment on. Since our move in, we have had several warranty calls and follow up on multiple issues. Mike and his warranty team have done a great job following up with timely responses and service calls to address some of the issues. We love our home, floor plan and neighborhood. We love it here. So grateful and lucky we landed with an outstanding sales person. Just wish your fit and finish was up to the standards and quality stated in all your brochures and advertisements. At a first excited glance, everything looks okay, but with time, you start to see the imperfections. The base boards are some of the worst I’ve seen. A lot of unpainted uncaulked areas. The stairs as well, paint drips, uncaulked seams, exposed areas. Some unpainted areas In ceiling. It was a rushed job and I get that they’re building in bulk, but for the amount of money paid, you’d expect a little more care.

Covid delayed material deliveries extended our build and closing date Consequently our rate increased 1.5 points The materials were acceptable, but installation ruined some of the cabinet doors Painting was poor to average even though we opted for higher level 2 tone paint scheme Kitchen backsplash marble looks bad Garage door won’t go down, keeps reversing Pulte has scheduled trades to address all punch list items and we shall see if fixes are made to our satisfaction

It’s been just over a month that I closed my first home, and I have seen a few issues with overall build quality. Even though Pulte uses good materials, overall workmanship can be only given 3 stars. I raised my hand on a few issues, and the site manager responded that they are working on it; however no response or actions were shared with me after that correspondence. This is not the service I am expecting for the price paid. I understand that a home is built by a human and there will be some errors, however I expect quick response to issues for the premium home price paid from my hard earned dollars. ... More

The challenge of the supply chains I realize and have built many other homes but it doesn’t excuse the fact of how dirty my house was during construction and especially after the finishes started going in the cabinets had some white dust all over them that has never been totally cleaned and the cabinets need a lot of repair and look terrible in some places a person worked on them the day after I closed and now have heard nothing four weeks later. My floors were not protected and there are many stains on my new laminate floors. The carpet was dirty or damaged and never taken care of I have lights that don’t work the Courtyard has dented gutters a sadly finished gate and paint and construction materials on the entry door. Everywhere I look I find new things cracked laundry sink scratches on the bathtub and a leaking window when it rains. I was told at closing don’t worry I will take care of you by the person at the walk thru and have never heard from anyone again. I turned a lot of these items in on line a week ago and I am waiting to see if I hear from anyone. ... More

I guess like all of these construction companies they bend over backwards for you until closing. Once you close they are not as responsive. They have left the landscaping in front of my unit with dead plants and looking like crap. To make matters worse they claim is the HOA responsibility and they have not yet surrendered their responsibility to the HOA in fact they haven’t even finished a walkway that goes by a green area next to my unit. Disappointed that they don’t keep their word… They also claimed that they would replaced a refrigerator door that was dinged and never got back to me. They said they were going to replace it to appease me. They are a disappointment… if you deal with them do not close on the property until everything is to your satisfaction. It’s not like they didn’t make a pretty penny as all properties are in the 600’s !!! ... More

Our journey with Pulte to build our first home was good if not great. From the first step the Sales consultant was a huge help in getting us to know about the community and the house. There were a couple of instance where he did not notified us about a couple of things which may have been better if we would have known about it. The design center appointment also went. There were a few hiccups during our closing and after few calls we were able to solve it with Pulte's team. Pulte's loan team was also nice and helped us in every possible steps. Once we moved in, construction manager was also very helpful with all the questions we had. The landscaping and driveway works seems to be taking longer than expected and we hope it will be done sooner rather than later. ... More

The communication has been a major issue before and after closing. It been like a hit or miss. Somedays it feels like no one is listening to our feedback. there has been issue with work quality, major items. I am not going into minor defects which are multiple. Overall I am still feel happy in this crazy market but i don't think the expectation that come with Pulte 'brand' have been met

Great experience with the on-site sales rep. The construction team was great until we closed. The walk through provided very little information regarding maintenance and features of the home. Some items were not finished by closing and the follow through with those items has been disappointing. Warranty has been dismal. I submitted a request early to take care of a leak as well as a few other items. Thankfully, due to my own persistence, the leak was repaired. There is now holes in the drywall that needs to be repaired and I still have not heard from the warranty rep for my area. It’s been nearly two months since my initial request! I cannot politely express how frustrated I am with the warranty side of things. ... More

Sales and construction managers were great overall, responsive and engaging. Major issues related to subcontractors timelinesses and attention to detail. 6 weeks after closing, still a number of unresolved issues which are taking unnecessarily too long to effectively address. This is simply unacceptable for a home in this price range!

If Pulte would take just a few extra weeks to finish a home it would make a world of difference. Pulte wants their money without regard to the large amount of money buyers are putting down for their homes. Unfortunately everything is driven by closing a certain number of homes every month so the last two weeks are crazy time as they rush to complete jobs. The trades are under pressure to get their respective jobs done so they rush to complete at the expense of quality.

Not the greatest experience, build quality and finishes were lacking due to limited construction quality control of contractors. Pulte quality assurance relied on new homeowner to find faults to include damaged cabinetry, electrical code violations and poor workmanship.
