The house is nice but in certain finishes you can tell they went cheap.

For the most part, everything went well. The back and forth with finishing dates was stressful. And then when we finally closed there are many things in our home that were done sloppy and need to be fixed.

large disconnect between builder and HOA. Still no-one can tell me who is responsible for providing the HOA with a listing of new residents so we can make sure we receive latest info, i.e. gate closures, operation of access cards, guests requirements when gates are closed, names of residents in the access directory, etc. Initially Jonah was spot on with responsiveness to our questions and problem solving. currently he has been non-responsive.

I want to ensure I rate this correctly. It may be due to the Construction Manager specifically at our location, the experience was not at all pleasant. First of all the sales agent was very pleasant till we signed and offered the initial.offer but then at later dates was not helpful at all. The construction manager was over committing and not delivering. The higher ups in Pulte were really good, very responsive, communicative, jumped right into our problem and resolved it. The closing title people were great. Like I said, it may be specific to our location..

The top 4 got good review but the last one which it was customer service did not customer service service were not reliable they have to get their act together thank you

I did not like the bidding process to buying a home.

Very poor response to many issues. Hot water issues appliance issues. We need for somebody to follow up now

Issue with low quality staircase rails and broken ones . No lights on any of the bedrooms

I believe the overall quality of the home that I have bought is not great compared to the town home built by Pulte that I moved from. I am extremely disappointed particularly with the way the rain water drainage system has been designed and implemented in my home and in the community. It is clearly a cost cutting measure and it is certainly the worst that I have seen in any property I have lived so far.

Overall the build quality is just ok. For the price point of this property, the expectation was much higher on fit and finish. We do have a warranty claim in to fix all issues but disappointed with how the home was delivered to us. Also the parking is and will continue to be a real problem.

So far so good, but be sure to thoroughly walk through the home before and after closing. This is a second home for us and we're only in Florida once every few months, so we were a bit rushed during the pre-closing walk-thru and didn't have much time to have a second look post closing. We'll take 90% of the responsibility for that, but we did continue to find things during our subsequent flights down, such as chipped tiles, shelving not aligned in the island, peeling of cabinets in areas tough to notice at first. To date, we've scheduled appointments and have had no issues with the builder repairing the problems, but keep in mind that they use dozens of subs, so one person may fix the tile but then you need to wait for the grout guy to come back weeks later to complete the repair. Yes, they get THAT specific with subcontractors and their roles. All in all though, we do love the place, the atmosphere, and the culture of the community. All things considered - just have been a month in The house. So far without any big issue. Most of issues are cosmetic due to sloppy/job in a hurry work. Pulte employees are polite, mean well, but unfortunately at times unhelpful. Overpromise and underdeliver. Quality of materials seem good. Problem is sloppy work due to how fast they build and little attention to detail. Or quick fixes that don’t solve the problem. Overall good materials, good houses, little attention to detail.

The closing went smooth. There was things still needed to be done in the house after closing. I will say the project manager was good at keeping us informed on the process.

I loved the walk through of the model home we chose. Pulte tried their best to answer all my questions and payment options based on our income. I moved in and there are still many fixes needed. It is taking longer then necessary for anyone to finish.

In the end, forced for taking the closing on the same day when city inspection happened. Even the sales team put a fine; not sure why. Minor issues were not resolved despite my reminders. Pulte should improve the process for Closing day after the home completion. Third party home inspector was not given an exact home completion day; he came thrice. Pulte internal Quality process - BTQ- not sure when they did after completion.

We had a good experience with the construction manager, Joe, and are overall very happy with our home. There were certain details that were missed (e.g. lots of wood shavings and sharp nails sticking out inside kitchen cabinets, drywall wasn't repaired in the garage as promised) and hearing back from the warranty team has been a challenge. They have many projects they're trying to catch up with but we wish they'd prioritize a bit differently.

Rushed into closing when construction manager was not even aware. Very disappointing.

The home turned out pretty good. There are still issues that I am waiting for a response from Pulte to take care of.

The house was good overall. Hardware are not that great since they are install by third party. Door handles are super loose, cabinet paint has some flaws where part of the cabinet didn't have paint. Also kitchen island was installed out of line where it is not perpendicular with the house or the tile. Some of the soft close function feel off when some door has good resistance to closing force when other doesn't have any.

The experience as a whole seemed fine up until the end. My wife and I felt the closing process was rushed. There were many items that weren’t resolved at closing and the warranty department has not been very responsive. We were told over and over that we wouldn’t be forgotten about but that’s not the way things have played out. Our construction manager was great but unfortunately, he wasn’t the one performing the work on our home. The quality of the workmanship isn’t to the level that we expected it to be. It’s very clear the contractors did not pay close attention to the details. Lots of uneven walls and wavy corners. I was not happy with the fact that Pulte used drywall clips. We found several instances where things were covered up by the contractors. Examples: crack in window track which caused water damage to the drywall, broken kitchen cabinet installed underneath quartz countertop that can’t be replaced or repaired. Home is beautiful but the quality and workmanship is low. If they would take the time to actually take pride in their work and not rush. Warranty issues wouldn't be needed so much. Supervisors should be looking for work errors and actually care.

It was good but could have done better

we are please so far with the home but it os taking too long for some small punch list items to be completed

Home layout is great. However, during walkthru I highly recommend to have ALL of your issues addressed (and you yourself confirm) before you actually sign and close. Don't let them force you to close without addressing your concerns. Once you sign, their "warranty" process is extremely slow and all of the promises of being attentive and responsiveness to warranty claims are almost non-existent. You will constantly have to reach out however you can to get them to address your claim.

The workmanship of the home could've been better, some of the walls weren't straight, they had a curve in a few of the walls, the sheet rock was stood up instead of laying flat on the ground when the house was being built. So our closing date was delayed almost 2 weeks to fix the problem. And we asked for a tray ceiling in our dinner room but it wasn't built, they claim that they didn't hear us ask for tray ceilings, I was really upset about that, but we created something better instead, it looks good.
