The team was very responsive to any questions we had. If there were any changes because of supply disruption, we were notified right away.

Not a great experience

I would never build with pulte again. From rushing to get things done, to even the trades doing terrible jobs just to get it done. The home buying process in supposed to be exciting and fun, and building with pulte was nothing but miserable. Put my down payment in may 2020 closed end of December 2021 on an unfinished home. (If people are coming in your house often, that is not finished, liveable or enjoyable) You Always have to check up on them, and even when you find things wrong they still don’t fix them or if you do find something wrong they will say it is fine it’s supposed to be like that and then you bring in your own inspector to say the same thing you did and only then will they fix it. Bring in your own inspector, because I brought in my own and the house supposedly passed a plumbing final on Pulte’s end but my toilets and showers were backed up and it ended up being something with the sewer out on the street. The paint, dry wall, and baseboards all look terrible. I had to close with things not done on my house and someone is here every week to fix something. It’s far from enjoyable and the people who come to fix things then leave it a total mess for you to clean up and sometimes even cause more problems. While living in the home they hooked up my neighbors sprinklers to my meter and it was only caught because I asked why all these people kept coming into my yard all the time and what they were doing. It’s like you have to be a babysitter. People just show up unannounced and don’t call before hand or schedule something. There is literally an excuse for everything and they make you feel like you’re the problem instead of taking full accountability for everything. I could write a book on everything that went wrong and how miserable the process was and still is. If I could go back I would have never bought with Pulte. Overall the place is built alright and I can’t complain about most of it. Even though I upgraded to get the nicer package stuff the faucets, light fixtures, carpet padding, tile work were all cheap. Nice tiles but there’s not a single flat tile in the master shower. They clearly rushed the closing because there’s specks of wall paint all over the floor, trim, and cabinets. They didn’t even leave me any extra so that I could do touch ups. After closing we realized of a few smaller things were wrong and they were pretty quick to fix it. My home buying experience with Pulte, from initial inquiry through settlement and beyond, has been amazing! Relocating from out of state was easy thanks to the community sales team and construction manager. Even after my move in, the service manager helped me with all my questions about the homes features and best practices for maintaining the homes condition over the years to come. If I ever move again, Pulte will be my builder of choice!

Great and easy to work with

I know things are tough with supplies and getting qualified workers, but communication is very poor. Many things still need touched up/fixed after closing and the response is very slow. We were informed our home would take 6-8 months and it took 12. We were delighted when we knew Pulte was the builder for our new home, but ended up being disappointed

Our process with Pulte home was pretty seamless. Everyone we interacted with wanted to help make the move as stress free as possible. Patrick updated us daily and made sure we understood what each step of the move entailed. We are very appreciative for him

It was a pleasure to work with Pulte. Excellent communication from the building manager. He kept us informed throughout the entire process.

Surprised by the upgrades during the process.

The closing dept / title company were incredibly unresponsive to our communications. They gave us 12/30/2021 closing date and did not communicate or respond to any of our communications during the week prior to that date. Nothing - no notice that closing would be delayed. Then on 12/31 they email us and expected us to close immediately. We were very happy with Nathan the project manager who oversaw the construction of our home.

Unfortunately we moved it without things being complete. If we didn’t close we could have been pushed out of our home buying due to the equity in the new build that was so high due to the 13 month build time. We are left with appliances that were not selected, tile that is way uneven, no cabinet door, no screen doors, no grout in the pantry, grout in the kitchen that was stained during build by trades, carpet not secure, door hardware not complete or installed incorrectly, windows that were not cleaned and covered in materials, and the list continues. Waiting on a Michelle to call to start setting up times and dates to get it all corrected at this point. ... More

Buying process was a cinch. There were delays but nothing out of the ordinary. The construction aspect of the home left much to be desired. We have encountered numerous issues already (although Rich and the team are wonderful in their responsiveness and willingness to help) and have been disappointed that we've had to deal with these things in a new home.

Good experience through the building process. We love our new home!!

If you are a person who cares about attention to details then pulte is not your builder. Stay away from pulte unless you get good price deal

The entire process from start to end was a horrible experience. The only reason we continued with the initial purchase was because the original sales rep was fired so we assumed everything else would start to fall in place (along with loving the model home). Pulte sells a fake reality, our home has so many unnecessary issues and is not comparable to what they are selling; quantity vs quality homes. Construction was fine until then the last few months and our closing experience was horrendous (pulte made every excuse, blamed others, couldn't find keys, had incomplete final walkthroughs, etc, etc,). ... Things went much smoother when Wes took over as construction manager

As one of the top-rated real estate brokers in Sarasota-Manatee, I have worked with most builders in the area. Pulte used to be my favorite national builder, but I can definitively say I will NEVER build with or sell a Pulte home again. I just built with Pulte in Sapphire Point in Lakewood Ranch, and it has been the worst experience imaginable. I closed over two months ago and am just now moving in because it has taken them that long to attempt to fix many of the seemingly countless problems with this house. It will probably be six months or more of fighting with Pulte just to get them to do things that should have been done before I was ever asked to close. The biggest thing that stands out, above even the horrible quality, is the indifference of almost everyone in the organization. No understanding of the concept of empathy whatsoever, and they seem to think they're doing you a favor by letting you purchase a home from them. They are completely out of touch with reality, and I have yet to meet anyone in the community that is actually happy with their home. This has disrupted my family and our business in such profound ways that I am already thinking about building elsewhere with one of our more reliable builder partners and selling this house. I truly wish I chose to build elsewhere, rather than waiting eight months for Sapphire Point to open and then another 11 months to close on this slapped together, poor excuse for a house. ... More

Very easy to work with from the purchase, design, construction and closing. I'm also finding the home is very energy efficient compared to my previous home. The also delivered on schedule despite all of the delays caused by the pandemic.

My entire experience was bad from day one, I had 2 conversations with my sales rep and never met her. Was told I would get updates from construction Manager as the home progressed through phases, never got an update, luckily I was smart enough to include a realtor in my transaction. The only progress reports I received was her picture messages through windows when she was in the area. Materials and craftsmanship of the home are of the lowest quality, not a single wall in my home is straight, windows are the lowest grade available, opening your curtains will change the temperature of home almost immediately. My exterior doors have such large gaps I can see the street when locked. They sell you on "Energy Efficiency" but do absolutely nothing the deliver on that promise, my home is so poorly insulated I hear foot steps from accross the street in my living room. They are cashing in on this ridiculous real-estate market and are selling their 400k home for 700k with absolutely no intention of improving the quality, my home is no way indicative of a home valued at almost 3 quarter of a million dollars. The stucco used on the exterior is already discolored and cracking my home was completed late November 2021. I am very disappointed with my purchase and at times feel taken advantage of, but the worst part is the lack of customer service and accountability. If you are going to build a low quality home and charge top dollar, your customer service better be stellar to make up for the short comings. Poor services from warranty department

We were very disappointed with the stone veneer on the front of the house; it doesn't go all the way to the ground I haven't seen any other homes in this development with the stone veneer. All the homes with brick or siding go all the way to the ground. We were told something about water seepage but that was incorrect. We were told it was a code thing but the inspector came out, he said it had nothing to do with the code. And then we were told that that's just the way Pulte does it. It looks absolutely horrible! I can't imagine that Pulte would be proud of this. No one from Pulte has offered to fix it or make it look better. Do not choose the stone veneer! ... More
