Pulte sales team is top notch and design center is well organized and easy to pick out things. The design and some of the craftsmanship is well done. The finish needs some work. Spackling, Nail pops, lines in ceiling, spaces in flooring Give the home an unfinished look. I’ve had a difficult time scheduling to fix some of these items. As a professional I expect E-mails at least be answered within 48 to 72 hours. You get a generalized email (automated) but nothing of a dressing concerns or scheduling to fix concerns.My best advice would be is to not close until everything in your house is fixed and to your liking. Do not believe that they will come out within the first 30 days and fix any items that need to be corrected. We are over the 30 days and I’m still waiting for a scheduling date. Having had a Pulte home built 21 years ago, we decided to purchase another Pulte home.

Its been 6 weeks since we closed and no action has been taken on the list of repairs we submitted.

Dean was great to work with. We had an issue with kitchen tile and he was Johnny on the spot

In general the quality is ok, it could’ve be better. Response to solve quality issues very slow. Pulte QC need to improve.

Pulte subcontracts its work. Some of the craftsmanship is of great quality, others I wouldn’t mind gutting and starting over. Remember Pulte mass produces these homes - some of the work is rushed and it is evident. Once work is complete, they will not remove and start over. They will simply put a bandaid on it. Recommend buyer stopping by the home frequently. Highly recommend making two design appointments. We felt rushed through that portion of the process. Staff is kind and provides timely responses. Ask questions especially at the design appointment.

Loved working with Adam our Sales Rep. Never had an issue contacting him. Getting issues fixed very slow. If this team operated like your sales team no one could beat the Pulte.

The timing of the home building was great

I wish they would not rush closing and complete homes on time fully. Many items left unfinished and rushed through

The virtual purchasing experience was quick and painless. It helped that the home consultant actually lives in the neighborhood and can give honest feedback about Pulte and the ins-and-outs of the new community. We liked the virtual design center appointment too as it was easier for us to narrow down on our picks and not spend on other things we would have seen if at the center in person. The build process was fast however even though we were told the house would be done by mid-November, this doesn’t mean the whole house, just that it was structurally sound. The house was still being worked on even post-closing. Warranty has been responsive but we definitely recommend that home buyers do not close until even the aesthetically flawed items are fixed if time isn’t an issue. The exterior of the house is nice however the workmanship could improve in the interior. We found the inside of one of our linen closets with an incomplete paint job - as if they were hastily painting to just get it done. I just so happened to notice that the walls facing inward were haphazardly painted with lots of exposed drywall still. A painter was sent quickly after I let the field manager know. We paid extra for hardware in our kitchen and almost all the doors and hardware were misaligned. This took over a month to fix and oddly enough, the cabinet technician that was sent to align our cabinetry did not have a level or a ladder. Luckily, we had these items and just let him use ours. There was a crack on our entranceway tile and we were scheduled a month out for the repair. Once the tile technician came out, he looked at the leftover tile Pulte left for us and informed us that Pulte failed to provide the 17x17 tile so now a box has to be ordered for us and we are going to be scheduled out yet another month. Our front and back yard had nails and trash on it when we moved in after closing. Brown sod was delivered and installed. We noticed afterwards that other houses on our block had their front yards raked and pretty much debris/trash free before sod install and the sod that was delivered to them was still green. FYI warranty doesn’t cover sod. There was a gap under our front door that let bugs in and messed with our insulation -which also took about a month to fix. Overall, the field manager was responsive 30 days post-closing and the warranty officer has also been responsive and easy to communicate with. We’re also glad that we only pre-plumbed for a water softener and then got our water softener system directly from the vendor because it was considerably cheaper than going through Pulte. Same with our security system. We opted to have them put in a panel for us near our Pulte Planning Center for fiber internet and stuff (total waste of money) however it was frustrating that the panel is useless and both our security and AT&T fiber had to drill elsewhere to be able to work. Be prepared to go around with a hammer to hammer down the nails in the carpet as all of us, including our toddler got our feet stubbed plenty of times. Also vacuum as soon as you can so that you can get all the staples, dust, dirt, and other stuff from the build. Having a home inspector is a regular part of any home buying process (regardless of existing or new construction) and ordinary. It would have been great for the Pulte field manager to work with our third party inspector directly. However, Pulte told us they do not interact with our third party inspector so we had to be the go-between. Considering on top of this, this is COVID times, Pulte should consider coordinating (as they strive for excellent customer service) and not leaving it to the homebuyer especially those like us coming from out of state. ... I love pulte. This is my second home with them and plan on buying in the future. I do wish some of the trades people were evaluated as some rookie mistakes were made. In saying that, other vendors did remarkable work ( tile guy) I also stopped getting responses from my pm with open ended issues. (Plumbing and damage caused by Plumber) Other then that, I plan on building again. Your process is the golden standard and enjoy your product.

Build process was good, however several items were installed wrong by tile company and painters had a lot of paint overspray on items throughout house. Had to have Pulte replace all the carpets after we closed because of paint overspray on carpets. Have several other small issues but are currently 7 weeks after closing and cant get anyone to come to repair them.

Overall very happy however some options were not made clear what the impact would be on the final design and once the purchase agreement is signed the level of customer service declines. Make sure to do all your negotiations prior to signing.

Work list was not completed before closing. Calls to realtor and title company were not returned after closing.

It’s average. About what you’d expect from building a home from a large company. Less choices, takes a minute to respond, but they do respond on everything.

Closing was stressful. Underwriter was still asking for documents the day before scheduled close. Lots of issues on the initial inspection that weren’t addressed. Still lots of issues to take care of on the 30 day inspection. Not great quality of workmanship. Lots of paint splatter from walls to ceiling

We have built several homes, but never from a distance. Initial contact and questions were handled. Decisions made by Pulte during construction were questionable and we were never consulted. Now decisions and construction quality are "our problems". We understand getting the best price, and Pulte did good with that, however the cost in attention to detail is higher than we would have liked. Still happy with the design, but we will be "fixing" our NEW home for some time to come.

Overall, Pulte was fine. We are one of the first homes on our street, and the contractors and trades working on the other houses do not respect our property line, and play their radio (music) way too loud!

I would make sure that all issues with the construction of your house be resolved before closing on your house.

With any new build, there are going to be issues and naturally the construction crew is going to be understaffed and overworked. The quality of the materials are just OK, especially the cabinets. The wood is soft and the paint scratches off so easily. Ours weren't installed correctly so we had to go through and re-install a lot of them. And there are always going to be little things that just weren't done correctly. Switches that weren't installed correctly, or one switch for 7 different lights. It took the entire length of the build, from framework until 6 weeks after we moved in for them to finally install a window in our guest shower area that didn't show the entire neighborhood the person showering there. I asked and asked and asked. So if you can overlook little things like that and the standard crazy upcharges for everything, then this was overall a good home. Our purchase experience was just OK, we just wish more things had been explained to us at the get go. But overall we are happy with the home. It was just an exhausting experience to go through. ... I've read a lot of reviews about Pulte. And I've seen a lot of complaints, most seem like the people just weren't paying attention but a few are valid. Communication, build quality, etc. We rarely got updates on anything with the house at first. If we didn't bug and email and text and call constantly we had no clue what was going on. We always wanted to see what the inspection reports were but we never did. That's how involved we were. We wanted to know every piece that went into this house. We drove over 9 hours several times just to get an idea about what was going on. With things like the roof impact rating, the builder and seller had no idea what we were talking about. We had very little control over small details that felt odd. If you buy a Pulte house you're getting the specific build with very little deviation. Post buying, a lot of the issues were fixed in the first month and they made sure to get the right people out to us more than once if something wasn't right which i appreciate. We somehow got a hold of the area manager (who's awesome) and things moved much faster. 2 months in and we have a few issues left, some minor, at least three major. The unfinished basement is great but I spent several days actually sweeping out the sawdust, nails, cigarette butts, and gas station cups. So that's nice. Things like the door stopper weren't' even aligned with door it was stopping but they fixed it. Our garage door is jerry-rigged because (and its assumed) someone put a nail through the electrical cables. No idea what the resell value of that will be. We have a list and almost every week one thing gets fixed. We understand we're not the only house and there's only so much people can do during the pandemic. And it hasn't been so bad an experience that I'd say I'd never buy a Pulte home again. I'm in the military, the next potential place we may go, we looked up if Pulte builds this model out there. But it should be said, if you buy a Pulte home, stay on their butts. GET A THIRD PARTY INSPECTOR A WEEK BEFORE CLOSING PEOPLE! He found a few things we never would've noticed. Yes, i had to deal with a lot of paper work for the mortgage. ITS A MORTGAGE IT SHOULD HAVE PAPER WORK! But the pulte mortgage people were always available and yes they're going to bundle and sell your loan, that's standard practice. But they were great too. Look, you're buying a house, it's a big deal. Don't just ignore it till it's done and trust that it'll be perfect. Annoy, bug, threaten and cajole because if you don't there's no telling what will happen. And once it's bought, stay on them anyway. I think most people just go silent or get frustrated easily and they don't want to deal with it. We still have major issues with the master bath, the grading of the land under the deck, the actual deck is very wobbly. We'll keep on them. But overall it's a fairly good house. We had great success working with Ellen in sales and Peter as the PM. We are very happy with them and their attention to our concerns and questions. We continue to be frustrated with the paint, texture, tile, door, electrical, appliance, etc.. work the subcontractors completed too quickly and with poor effort and attention to simple detail.

Overall, it’s the housing and development is amazing. However, now that we have closed and moved in and noticed some damages that we wouldn’t have seen during the walk through, there has been very little responsiveness to issues and not a lot of help addressing concerns.

I purchased a Home from Pulte at the Cuneo Mansion in December 2019. The whole process took 7 months ,pandemic period included. There were issues from the beginning, the sales department team lacked the skills, they changed the sales contact person right after we signed, the blame passing started after that stage ,sales manager would get in touch only when I was ready to contact headquarters which I felt it was very unprofessional , he’s there to help I had a minor issue caused by the previous sales person that I needed addressed, acting like an unreachable CEO didn’t help the image of Pulte (I hear this from other residents as well, so it’s a regular business practice of his apparently) .The design department shows no interest in helping you choose anything or in selling you quality materials without triple the price , i can honestly say it wasn’t an amazing home buying experience , absolutely not , not for the price, but they build decent homes,the home plans are very modern and beautiful, the location is amazing , close to everything you could possibly need , they use lower price and quality materials , but you can tell that right away. Location beats any disadvantages, price-wise be ready to pay more for what is worth , quality speaking. The workmanship is good, they are not very responsive to issues once you do the closing survey I heard from the community . Construction engineer, Ryan was cooperant and professional , he saved the company image for us. So far after one month living in the new home I am pretty satisfied with the house. Minor issues that I hope they will address, nothing major so far! I recommend this subdivision for any age group, there’s a great mix of all ages , very beautiful surroundings. Advice for Pulte , you can improve the sales experience definitely starting from management , im absolutely sure they could use more training! ... More

The Pulte houses are well designed thought through houses with sub-par subcontractors. Many walls and tiles are not straight and level, missing small sections of paint, and poor final cleaning prior to closing (construction marks left on some windows and doors). Pulte did respond quickly to any immediate issues.
