Now that we have moved in we found a number of items that have not been built properly. Items that were damaged such as the front of my bathtub and then it was fixed and it was an obvious fix. Thanks we were told what happened such as cleaning the paint off of my patio never happen

Floor plans are locked with little flexibility to changes other than what is already presented on the option sheet. You also may be asked to close on a house that is not 100% finished with a promise that it will be finished.

We love our home now but we still have a punch list that hasn’t been resolved. Communication during the process was terrible. Went through three different project managers. Constant delays and days with out any progress on home during the building stages.

Build process was fine and Pulte Build Supervisor was very responsive. Basic house construction is good. Detail work not as good. Sub come backs required to fix poor quality initial workmanship. Pulte warranty representative is also very responsive to work through the sub schedule. Overall, even with the finish issues, house is very nice. Landscaping was really nice.

There was great communication between the sales office and me but their seemed to be a lack of communication elsewhere. There were a few instances where I was told one thing and it was wrong or for some reason it had to be changed. I wished I was aware of those changes before they were put in place. For instance in the design center, I was showed the cabinet garbage holder and was told that’s the one I would get and I got a cheaper version instead. Check in great detail the finishes. I have been in the home for almost a month and are still finding issues with sheetrock, paint, and caulking. There are also some details in the way it was designed that are questionable. Overall the home is nice, probably would of enjoyed the home more if we were not constantly having issues. Our warranty rep is quite responsive and has been a great help and resolving issues.

Jake the contractor representative was good however between sales and some quality issues, out of 7 houses I bought newly constructed, this was by far the least pleasant.

As compared to other home builders, I felt like a number and the building process while understandable felt like I moving more into an apartment versus and expensive home I bought. Their mortgage officer assigned had an attitude which caused me to move to another institution for partial financing of the property.

I feel Pulte is pushing homes out at a rate that affects the buyers over experience. From walkthroughs that never happen and poor communication between builder and contractors that the buyer is left to deal with. This was our forever and we imagined the process being smoother with much less need in my involvement post closing to complete.

So we closed on Aug 30th. At that time there were still many unresolved issues with our home. The outside need to be completed, the grading needed to be completed, our actual final appliances were not installed, a window needed fixing or replacing, etc. When we did our walk through on Thursday Aug 26th we were assured all of these issues, excluding the appliances, would be resolved prior to closing. My sales representative and field manager were wonderful. However, after we moved into our home we noticed more and more issues, mostly cosmetic, with our home. The overall structure seems well done, but paint and drywall especially are poorly done. Recommend very close and thorough inspection before closing.

The sales and home design process was great. Our Pulte salesperson and design consultant were both wonderful and I can't say enough good things about Bob. Our experience with the rest of the process (construction and mortage teams) was a mixed bag. As an organization Pulte has great processes and procedures, but they struggled where the rubber actually meets the road in many areas. We are happy with our home, but had to advocate for ourselves far more than we expected to receive what we we expected. Let me just start by saying we love our Pulte home. It’s beautiful, the layout makes sense, and it’s ours! However, not all parts of the process were ideal. The buying and material selection process were great. Our agent, Wayne, was so helpful and answered our million questions. My main concern is the quality of the workmanship of my home. There were so many issues during our walkthroughs where messy mistakes were made and not corrected. We absolutely love our home and would do it all over again. However, Pulte really needs to work on their customer service and communication skills. Since getting in our home, it has taken months to resolve minor issues throughout the house that should’ve been taken care of right away. Representatives stopped responding to us and we had to hound them in order to get the work completed. When you speak with them in person they are very personable and helpful, but they often lack follow through.

Materials seem to be quality but finishing workmanship is not very good. Lots of issues with drywall, baseboards that need to be replaced, tub drains missing or not installed, chipped marble in the bathroom, window frames/screen frames bent, etc I have several warranty tickets outstanding and no drywall has been addressed. Also baseboard in the master bedroom was supposed to be replaced pre closing. As of today (nearly 8 weeks later) it still hasn't been replaced.

We love our home and we know there is a staffing crisis but we’ve had lots of issues. Our PM Josh did a good job but we discovered some things our first month in the home. Here’s a list of our outstanding work orders: Electrical team didn’t properly install exterior light plug, cat 5 wires or high surge protected outlet for tv mount. Still waiting on tv outlet. Garage door makes a “popping” sound-awaiting repair. 2 Blue exterior light boxes exposed awaiting mortar. Outdoor light “sagging” Caulk around bathroom window. They didn’t provide a copy of the rules and regs of the HOA, nor did they provide some blank forms for HOA approvals on upgrades.

They rush through the construction, which leads to a lot of waiting for them to fix mistakes or damages. Project managers pressure you to complete your first survey. They want you to say all is well, even though it isn’t, promising all will be fixed in a timely manner. Pulte charges full HOA dues even though all amenities are not yet available. Two months after closing they’re still fixing things because they didn’t do it right the first time.
