Happy but could be better

Let me start by saying we love our house. From the inside it is great. For the price paid the outside drainage issues are unexpected and frustrating. Haveing to dig out all the ditches filled with rock and put the gutter run off underground should have been standard. Rock ditches running through the lawn is pathetic. It wouldn't have cost much more to just do it right especially when people are playing 3/4 of a million dollars.

Our home itself is a nice home and we got it for a great value. Everyone I have worked with at Pulte has been pleasant and usually helpful. There have been issues though: The sliding back door was stiff as can be upon move in, and we had to realign it ourselves. The door to the airlock/laundry room does not fully close unless you give it a good push into position. There's a gap in the grout of our shower. The doorbell rang a couple of times when we first moved in then stopped working completely within a week. Despite reporting it as an issue multiple times, no one has been by to fix it in ...

The quality of the home is great. The process was smooth from start to finish. Pulte prides themselves on warranty, in which they have yet to deliver. Everyone that I have chatted with that built with Pulte has the same experience. If you have items that need addressed before you close, do it then or beware it may not get fixed!

The Field Manager Rodney Dimapiles did a fantastic job on the house, overall we like it a lot. However, the house still has some small issues and still waiting for someone to come over to repair. The tesla solar system didn't install well. After a long waiting period for the city inspection, they find out the system has issues and have to fix the issue and run over again the same process. Not sure how long this will take but it's a little bit disappointing because we already wait for over 3month but still can't tell when we will able to use the solar system. Quality seems great on the house itself. Seems like they cut corners with the way they grade the yards. Have had a flooding issue in the backyard since I moved in and I keep getting told every week that it will be fixed “next week”. The trees are put in with short little flimsy wooden stakes that do not hold up to Texas wind. Finally got them to restake the front yard tree with rebar which seems to have done the trick. As far as customer service they have been severely lacking in that department. I do love the home itself and do not regret my decision.

We reported a dying tree 2 weeks after we closed and the Pulte Customer Service manager refused to address the issue first saying it was recovering from its cigar cut ( it was not) and then said it was our problem and the HoAs problem. He basically told me he would no longer answer any email regarding this issue. The landscaping company found out about the issue, and their manager came out the same day, looked at the tree and agreed it was bad, and had it replaced a few days later.

When contacting customer care manager or office I’m always left feeling that I’m not important to them. Too much reliance on email communication and cell phone contacts should be mandatory. The basic tone is we’re here to help with issues but you’ll just have to wait until we get back with you and not how you would like (call) but how we like (email) especially when explicitly asking for a phone call when email is ineffective due to needing to discuss issue further.

Pulte committed to the date of closure but last minute fixes were real sloppy and they punted those to warranty where the homeowner needs to chase and get this down. Quality of the work until the last month was good but bad planning and negligence during closure needs to be addressed. Well prices might seem little high but can say its worth only after 5 years seeing how well the house has settled.

We’ve had a few issues since moving in and have not heard back on any of them. At first, the help was great, then after submitting the requested positive survey, Nathan S. stopped responding to us. Overall, we are happy but surprised at how much we need to correct from construction on our own

The RDU warranty are slow to act as it's been approaching a month and no word on timeframe to schedule and complete. The HOA mgmt company are equally poor in their response; simple straightforward requests get no response for weeks. Also, their communication and coordination of the paving was awful.

I had a great construction manager during the construction of my home, but once his survey was done and initial issues were remedied, I was given a second manager who took over. He did my 30 day inspection and took down all of our issues and havent seen or heard from him since. I will be reaching out to the old manager if i dont hear from this one soon.

No one responds to my work order emails!

I have put in several work order emails. Tino has come out and was helpful but I’m still waiting for several other emails to be answered. For example work order about drywall tape, a hole in my slider where you can see thru the top of the door.

We were rushed into a quick closing and we do not presently live nearby. So far, we are simply dissatisfied with the warranty department and their inability to resolve urgent issues quickly. We had a flood of water come through the front door May 6, in a rainstorm. It’s rain season and this isn’t fixed yet. This issue has not been taken seriously as we thought it should have been resolved by the end of that week the latest. We would say that we have some lack of trust with Pulte Homes. As well, it’s difficult to speak to anyone without a message machine. That’s not working too well either. ...

Please do better in constructing multi million dollar homes

As one of the big builders you guys are, please understand that for you its just another customer, but for the customer its their first home, one of the biggest purchase they can make, they are going to work for this for the next x amount of years. Don't make poor quality homes and rush the procedure cause you focus on quantity rather than quality. Your construction managers badger on getting all 10 ratings the next day you close the house , this can be verified with other neighbors too. They message you till the time you don't get it done.
