Our sales rep was wonderful! Our project manager was great. Everything else is average at best. Paid a premium but don't feel like we got what we paid for. Pulte also goes for the cheapest things possible to keep their profit margins high. Would not recommend as my #1 choice

Where to start? The home design and location is amazing. Quality has suffered and I keep getting the excuse that getting good people is difficult. No it is Not!! If you reward good workmanship and quality and likewise punish and reject poor quality and workmanship you will get positive results. You also harbor a sence of not my fault, where is ownership and a sence of pride in your community? I came into the community with high expectations. The home is very nice from a design and estphetic perspective. There are still paint and stain drips all over. The floor in the bathroom, upstairs and down. They had to replace a cement patio that somehow was broken and I had to insist and beg for an obvios issue. This was before I closed on the home. My foundation was so bad esthetically, I can say that now, I seriously thought the house would fall.over. Only after engineers and the Mason company assured me it was safe and just esthetically appalling. I could go on and on. The property is small in comparison but I new that before I purchased. It just gets me that a Company like Pulte would even offer homes with these issues not addressed before hand is sobering. Pretty house but no hot watee upon movein. Rob blocked my calls. I moved in on a Friday and I could not get anyone to address my issues until Monday. Its not an EMERGENCY?? Pulte Mortgage wonderful to work with. Sales office, nice agents over there, but workmanship, I am not happy. Even if buying new construction, my advice is always pay for a third party inspection.

There are some lows, overall an average satisfaction experience

Pulte did provide what was contracted and overall we are satisfied with the finished product, even though it was over 2 months late., However some , "fit and finish" and punch list items remain unresolved after over 30days. Text, emails, person-to-person contact with the "Construction Sup" have resolved only some minor issues. But remaining issues : Missing expansion joints on Concrete garage floor, excessive gaps and leaks shower door are still remain unresolved .

Closing was not on time . Quality of material is not good

They really could follow up on the small fixes agreed upon MUCH better. I pretty much had to close when I did but if you have flex, do NOT close with items in your home still needing to be handled. You become a ghost.

Overall the experience was good. The end and closing was not ideal. We have several outstanding issues that still need addressed. The craftmanship of work is just ok. Mostly minor things, but when you build a brand new home, you should expect perfection. Most things are being made right, but to have this happen at the end, it less than ideal. We do love our home and are getting settled in, we just wish these things were attended to better.

we moved in in dec22 and we were very excited to move into our first new home. after some back and forth with the site manager john/lori they said they couldn’t finish our house prior to closing. thus we had an agreement that all pending work would be completed after we came back from our vacation prior to christmas. needless to say it is now feb and we still have things that need repair / replacing. it seems the builder team was spread too thin at the end of the year and we were at the losing end of it. i am currently working with the site manager at hidden oaks to fix our issues but we are not pleased with the results. also our neighbor had a sewer clog and backup into his 1st floor. shoddy work most likely because they had to rush during the holiday season. it’s too bad because we heard pulte was a good company but now we have some regrets. i’m trying hard not to be angry in this post but i feel we have been more than patient with the builder team. we have photos to prove the work was incomplete. be careful. ... Expected better workmanship from Pulte.

Our sales rep, Ryan, was a pleasure to work with and very responsive. However, it was clear that Pulte is stretching its staff too far based on the lack of responsiveness from the building crew. We have also had numerous issues crop up after move in and it has been very difficult to get a hold of the proper party to place a ticket for these issues. Also, our loan processor, Lorre, was a nightmare to work with as far as her organization and responsiveness to common questions. Our loan consultant, Ann, was awesome though! You have to keep on top of your build.Our original PM was an Apple salesman. Not experienced with his job. NOW working with the Warranty PM. You have 30 days to report problems. For a Publicly traded company they SHOULD be concerned with the BAD reviews on Pultie .com on Facebook. Should be more responsive.

We were building our first home with Pulte. Some of the experiences we encountered during the construction phase was below par. For example, they replaced the appliances to which we paid extra for with a standard ones. A huge let down was the replacement of the brick (I was told that they searched high and low and came with only ONE) I repeat "ONLY ONE" substitution was given as a choice (despite pulte being such a "big" builder). Didn’t not have a good experience with pulte mortgage, sales, design center, or the builder. We ended up using our own mortgage company because there were so many issues with pulte mortgage. We had a few didn’t issues during the building process. Once the home was completed it turn out very nice but only because we stay on the builder throughout the process. If had not been for the area and the community we probably would have cancelled our contract early in the process.

The experience of buying this home was okay. Yes beautiful house and location BUT they were extremely late. They kept pushing the closing date back and back and at the same time the interest rates were going up and up. That of course did not benefit us at all. The people that showed us the final result, Mark was awesome, very nice guy. he was very helpful.

There were several small items that needed to be fixed and it took over 1 month of being in my new home before these issues were addressed. They need more than one Customer service manager for a location as large as Potomac Shores.

We struggled with turning on some essential utilities such as Internet, Gas, problem with dish washer. We still have major issues with sprinkler system leaks that wasted thousand of gallons of water, a front window does not shut, no hot water to our laundry machine. It is difficult to contact Pulte home warranty team. However, the house itself is pretty solid against IAn storm, just 2 of our roof ridges were blown and a few minor items outside the house.

We had a great construction manager…at the end of the build. The first one we had was not do great. We did not feel he was aware of what was going on during construction, rarely emailed updates and when we did get them we got one sentence. After he left and we were assigned someone who actually cared about the process, things looked much better but we were at the end when this happened. Nate is top notch as a construction manager. Pulte is lucky to have him

disappointed but overall nice house

We have been closed and in our home for almost 50 days and have yet to receive shower glass and missing a grate in our room housing our AHU. We were originally told it will take 25 days to receive the glass and have received no real update. We have no idea when we will receive this glass. We were under the assumption when buying a new build home, that home would be complete.

Satisfied with overall process. Unfortunately, the closing was rescheduled twice due to completion issues. Difficulty with follow up requests.

45 days after closing the quality issues are still “in progress…”

I expected a bit more quality to begin with, there are chipped tiles (4) hard wired network don't work (2) and the failed to wire electricity to both, garage doors had issues -now fixed, garbage disposal trips breaker if used, door frames trim lacks quality in some areas, patio door would not slide properly-now fixed, Landscaping slapped together/rushed and no input from homeowner allowed on choices, interior lights (2) work sometimes, sometimes not, rushed to closing on the house was not necessary. Front door had gaps, homeowner corrected this, bugs for weeks were in the home due to not being sealed up properly for so long, many appliance books missing, closet shelving was missing and took two weeks to be added was no fun. In time, and with the work orders submitted these items should be resolved. A MAJOR issue is the soggy wet side on the left side when facing the house. In better than 30 days that we have been here it is too wet to even walk on. It has been reported, nothing done yet. Its more than 48 hours with no rain and still very wet. Having a new home built can be exciting and stressful. Future home owners need to separate the supply chain and work force factors from the team who is on site building a new home. During construction we had changes in subcontractors, as well as, Pulte representatives. The ONE constant Pulte representative for us was Gina. She was there when we signed our papers and supported us when days were uncertain. She was always honest with us and painted a realistic picture of what to expect during the building process. Gina was also there after we closed to celebrate with us. Things go right and things go wrong during the construction of a new home. We had crews that were very professional and some crews that rushed their work. We had a site manager who promised more than he could deliver and then we had unbelievable Pulte representatives that cleaned up the mess that others created.. In the end we had a team that rallied behind us and got us in our home so we could start the next chapter of our lives. We are buying new things for our home and creating a new neighborhood with our new neighbors. I believe that Pulte wants to build a great home for every family that comes to them. When things went wrong eventually a top notch rep stepped in to get the standard of our Pulte home to where it is supposed to be. Those reps were always honest and hard working. I feel like I got a great deal for my house and generally things are fine. However my house was NOT complete when I moved in, my construction manager ghosted me, leaving me to work with the warranty department. Very unprofessional.
