As homebuyers we looked at many homes built by various builders. We choose Pulte because the quality shown in the models homes was beautiful. Our sales person promised the same quality to be in our new home. Pulte fell short. They build homes very fast and the quality and workmanship is not there. Our home was not perfect and beautiful the day of closing, in fact that day the drywall trimmers and painters were still trying to fix issues from the walk thru. Pulte does not have quality professional drywall trim and painters. Their work is terrible from ceilings bubbling and repaired numerous times, excessive spackel left on trim, to paint drips, to unpainted areas, to paint on hardwood floors. Throughout the home there are other issues, some which wouldn’t have happened if supervision and attention to detail was there. The lack of quality is upsetting to say the least. As buyers you did expect a punch list of minor issues at closing and if that was all we had it would be fine. That is not the case for our home. New home buyer please be cautious. The beautiful model home you see is not always the home you see when you open your front door for the first time. We wish ours was, it would eliminated our frustration and stress as Pulte workers try to make it as beautiful as a model home weeks later. ... More

Not responding to issue. Did poor job on grading lawn

I wish the craftsmanship and attention to detail was more on point. For how expensive it is everything should look perfect to the human eye. It’s not. The team is awesome and very responsive.

For the price paid, I expected a lot more from the builder but they counted penny's on everything. Not including the lawn is one thing. But, that maybe is a perk that some builders provide but, the kitchen cabinets do not come with handles, the bedroom doors do not have locks etc. Also, we were not told most of the options during the initial discussions so we really missed out on somethings that we may have considered if got mentioned.

I wouldn't call Pulte the worst builder or the best builder. I wish there attention to detail was better. Small things got overlooked mostly finish work and now I'm stuck asking them to be fixed or fixing them myself. 1. Cabinets were installed but some how they were not level and counter top took a 1/2 inch shim.... 2. Cabinets were installed but never properly adjusted. Over 1/4 inch gap between all doors and crooked doors. 3. Trim through out the house has nails that were not punched and covered, the nail holes that were covered were smeared on and painted over and I can see the filler roughness everywhere. 4. Door strips that prevent air from coming in are covered in paint. 5. Shower creaks when standing in it, use some spray foam under it when installing and it would never be an issue. 6. Stove wasn't level when moving in. 7. The paint the house is all flat paint that constantly gets a mark if you rub up against it. Use a Semi gloss and it would be 100 times better to clean. 8. When doing finish work around light sockets and switches , the were not removed and now have paint/mud on many light switches. They also have a line where you can see the painted against them and didn't remove. I could go on and on about finish work. On the other hand the super was always willing to answer his phone and take care of issues. He was great during the building process. He listened and explained the process well. It's really hard to notice all the little issues prior to moving in, but when you have time to really look at all the finish work it leaves a lot to be desired. House still have very high humidity because of poor paint, and constructions. Very low quality sprinkler heads. Stones that they installed is not up to the expectations. Granite's are not sealed at all. Light switches in wrong places in the room. cheap plants for this luxury neighborhood homes, poor land grading, never cleaned the yard after roof installs and having lots of nails in the yard, crown molding joints are visible. Low end HVAC units and the A/C failed within a week. Very bad experience with closing. The management don't want to work with us during the Covid19 issue. Warranty team is doing great job and they are taking care of the issues quickly. These houses supposed to be like John Weiland quality. My daugter bought a home from Lennar at low end and she didn't see any issues with the construction. ... More

Check everything

Kitchen cabinet for the waterfall island was misplaced. When i asked why, i was told that's the way the vendor made it..which didn't make sense. A week after moving in, i noticed the island wasn't done properly. I reached out to the field manager. Was told that's the way they did it. This wasn't true as that wasn't the case for another home i saw. Till date the issue has not be fixed. I gave a 3 star overall cos other aspect of the home was average.

The quality of work is extremely poor, the finishingwork such as the trim, paint is very disappointing for being a pulte home. In Charlotte NC, Pulte had a reputation for Excellence but i havnt found it hear in the Johns island Arbor community which i bought in. I spent over $500,00 buying and adding items to my home. Im still waiting on my punch list to be completed and I closed on march 13th 2020, I understand about the corona19 ut had no contact after being g told it would be taken care of.

Overall our home is great, however there are noticeable instances where you can tell the construction was done just good enough. The floors are all sloping, the stairs creaking and the paint job that they did was rushed at best.

Ever since I have moved into my new home, all I seem to do is clean up some kind of sticky goo off the non carpeted floors. My windows are filthy. The pre move in cleaning was just not up to par.

I was expecting more in the finished product with Pulte. Maybe it is related to the subcontractors in our community, maybe the process. We still have unfinished punch out work that is yet to be completed after 90 days post closing. Moreover, I have 2 cabbage/Sabal palm trees that have died and was told that Pulte does not warranty landscape trees/scrubs nor does the company that installed them. The trees should have lasted more than 90 days. Very disappointed in their answer to a defective tree.

These homes could be improved a lot if the workers preforming their tasks cared about the quality of their work and not so much about rushing to complete their task. With just a bit of effort they could make so much better a product and without adding a lot of cost. An example is to have a 4 plug electrical outlet at the bathroom vanity instead of the 2 outlet. Offer (at additional cost) a whole house vacuuming system (Bean is a popular manufacturer). The electricians had to replace the 220 volt cable for the clothes dryer. They used a saws-all that thru bits of grease onto the wall. Nobody cleaned the grease up and when I pointed it out to the painters all he did was paint over the grease. Now I have all these spots on the wall where the grease is bleeding thru the paint. ... More

After closing the pending issues are not getting addressed quickly.

ceiling needs repairs bad and they have still not corrected it. Been 3 months now.

We love our home, but we quickly found out that some things were looked over by Pulte. Our counters, which were suppose to be sealed, did not get sealed and we found out the hard way with stains sinking into our granite and unable to come out. Also they covered up our water softner drain, so when someone came to install, we couldnt finish because the drain is no where to be found. We've reached out, and we know due to covid we were on a waitlist, but its now into June and we have had no call back to get an appointment set up to fix these issues. Pulte is a volume builder/developer. Consequently, the sales and build departments don't always have time to communicate fully the realities of the delivered product verses the promised product. The end product can come close to your expectations if you help manage and track the process.

The Pulte salesperson separated from Pulte just after I signed the purchase agreement in January. I was not able to do a walk-through to view the construction progress. I did a walk through the morning of the closing in mid-March and everything looked okay except for a few missing upgrades that the sales rep had verbally promised. The governor issued a Covid 19 "stay-at-home" order so no repairs can be addressed at this time. The essentials are working fine... HVAC, electricity, plumbing, water... My repair list is long but does not include any major concerns. I've purchased and added weather stripping for the drafty doors that will just need some adjustment. I fixed the door bell by moving the wires so now it has just the one chime... it goes just "ding", but not "ding -dong". Thanks to YouTube I have fixed the balance shoes and pins on the windows. In some cases the pins are completely missing so the windows cannot stay open. I've taped down where the wood floor has raised splinters so it doesn't injure my stocking feet. Unfortunately the Pulte Warranty Manager, like the sales representative, was released from employment. He had kept a list of all my needed repairs and had planned to address them as soon as Covid would allow workers to resume employment. I was not pleased with my Pulte home. Upon my moving in the air conditioning unit completely malfunction and I had to air for many hours on my move in date, not to mention water dripping from my master closet. I also experience electrical issues, where my main line was cut and I was without power for over 5 days. This has not been a great experience at all!

Construction of my 4th new home just happened to be slightly ahead of the pandemic. The mandated downtime made me look closer at workmanship and materials. I noticed several issues that I’ve requested action on, to no avail. Employees come and go, each promise timely service and then disappear. I resolve some issues myself without the hassle of trying to arouse the interest of the come-and-go Pulte workers.

Pulte will pressure you to buy a home with ALL of their products - their home insurance, their mortgage company, etc. They will not stop pursuing you until after your closing. Remember, you need to put your own interests first, and Pulte will put their own interests first. Carefully review your options and don't let them bully you into buying their products. Consult with people you trust to make the best choice. Their home product is great, but they need to work on not being so aggressive. Their mortgage lender was so ruthless that he lied to me via e-mail to get a reaction out of me. This was after he had attempted to contact me numerous times to change my mind about the lender we had chosen. Personally, I would buy a Pulte house again (they do a beautiful job) but would never get involved with their other business units unless I was absolutely sure I was getting a better deal (don't take their word for it - do your research). ... Model home was three years old when it was sold and we moved in on March 25th during Covid lock down. Hot water system had not been properly maintained and did not work in master bath. Response was 'you bought it as is' and we were brushed off by main office in Phoenix. We found our own plumber and had repairs done at our own expense. Other items on the final move in check list have still not been done as of May 28, 2020.

Make sure the project has everything working and complete before you close. They promise and extend and are difficult to pin down a time to complete even though they use those workers to do their own homes rather than repair the items that were wrong on your home. We were luck to have a very good foreman to work with.

I was told this was the best built home in my area. I was disappointed with workmanship not up to the level I expected.

Covid 19 impacted our walk thru and moving in process. There's been no work or follow up in the 2+ months we've been in the house. No 7 day check in, no 30 day follow up and there are 3-4 issues that need addressing. We were told 2 months ago that things will be addressed when Pulte resumes that program. Still waiting-no communication/updates. Frustrating.
