Nice, end product, but follow-up to fix build issues, not so much.

Pulte in Indiana builds some nice homes and we had a good experience with sales and Mortgage folks. Due to the skyrocketing home prices and Pulte trying to sell as much as humanly possible to get money, their workmanship went down quite a bit. Along with high turnover rates in their own employees on the construction side, it’s becoming a bit of a nightmare. If your planning to buy a pulte home, I would still recommend but understand you need a high level of due diligence and its best to get all their work double checked by outside parties.

Building process went well, however the workmanship when the home was closed was unacceptable. There was a cut out on the wall, caulking missing in places, areas not painted.

Great at first. Closing rushed and bad finishing and cleaning of home. In 6 weeks we have submitted over 30 work orders for warranty repairs.

With Pulte you get a mixed bag. Overall the people we’ve worked with directly were conscientious and well intentioned and responsive to our questions and requests. The finish workmanship detail has been very poor, especially with regard to painting (front door entry, spiral staircase, front exterior) and front brick work. Very sloppy on detail. I’m thinking, “I just paid what I paid and this is what I got?”. Uggghhh! I heard about Pulte Build Quality, but I guess it didn’t include these things. It’s not like anyone from Pulte has come to me and said, “we agree this is sloppy and we can do better. we’re going to make this right”. Jimmy did a great job communicating. Kept me informed. My main issue is the the cost of upgrades. I know there is a mark up but the prices are 10x.

The price/value of the home does not equal the price. We felt rushed to go to design before we were even sure about getting a mortgage. As the building process progressed, it would have been nice to change a few things. Design should go through options better. Products used are definitely lower quality and pride of workmanship lacking.

don't expect any communication after closing for warranty issues.

I expected a more quality build. The floor looks like the material was left over from a store. One of the doors didn't latch properly and the bedroom window is leaking quite a bit of air causing the room to be cooler than the rest of the rooms. It is only a one bedroom home so I expect the heat to be very consistent.

Overall have been happy with my new home. However, I did have an issue where I needed to file a warranty claim due to a pipe leak, and it has nearly bred 2 months without resolution. I am still waiting for repairs to finish and have not been given a timeline for when to expect them to be done. Very unhappy with how this issue has been handled.

Biggest disappointment was in the very shoddy workmanship, with painting of doors. There are dried paint runs and finger prints on the doors. It was brought up but they never addressed it, pretty muy new us off. Garage floor lines are crooked or not square and cracked floor. Molding already coming off the walls in less than six weeks. Address plate was poorly painted as well, was supposed to be fixed and they never did. Overall very disappointed in the quality, especially when you pay as much as we did got this home. I DON’T recommend PULTE homes.

Finishes are sloppy, vent fans are noisy they keep us awake at night because flappers in duct are banging on the metal case

Pulte Mortgage requires a lot of disclosures when you purchase from them. And at the end, they sell your loan. I’m still waiting on a 30 day walkthrough after 6 weeks of living in my home. It’s time consuming to get your issues looked at and discussed with the builder. Pulte does build a beautiful home though.

As a first time home buyer a lot of things were missed in the upgrading options. HOA going up with not even being in the home for 2 months with no notice. Just the whole buying experience and process was not great. Lack of communication.

I was pleased with the price but the workmanship was left to be desired. There is still painting that needs to be done we need new carpets because the worked got paint on them.

Poor quality materials used quality of work done

The overall build process was good, but we were severely rushed through the close process. We were asked to sign off on items that weren’t fixed in order to not delay our close. We were promised multiple times that the remaining items would be fixed immediately. But we’re over a month post close and most of these items remain open. Multiple times we’re been told they were coming by to fix then nobody shows up.

It's difficult to thoughtfully rate our home buying experience in such a brief summarization. By far there are more positives than negatives. Building a home is a huge undertaking, and no matter how hard you plan, there will be things that go wrong. Unfortunately those are the things that stand out when asked in a rating like this. My advice, it's really important to be very detailed oriented and go over each step with a fine-tooth comb, and then go over it again. And no matter how much you think you have costs covered, it's going to cost more. We knew that was how it would be, and we planned for it. Overall they’re ok

Our sales rep., Gita Adib, was lovely and very helpful. Our field manager, Shawn Turner, was very nice and responsive to our concerns. We have to say that after closing, responsiveness is NOT good. We were given 30 days from closing to email a list with cosmetic concerns that we wanted addressed. Most, if not all, of our concerns were noted at our "Celebration" walk through and not taken care of. A representative from Pulte, Brad, was sent to take a look at our requests and he set up two appointments with us. He seemed very nice and understanding about the things we wanted taken care of, going so far as to say that he and his wife wouldn't accept the things that were of concern to us. On the day of the first appointment, no one showed up to do the work. When we called, we were told by the person who answered the phone, Sadie, that there were no appointments scheduled for us but she would have Brad call us back. That was six days ago. We have phoned every business day since and the first two days we followed up we were told that Brad was busy and he would call us back when he can. The last two days, our calls have been sent directly to voicemail, with no call back from Sadie or Brad. Very disappointing. Someone we know built a Pulte home in another development and had the same problem. She finally wrote to the corporate office and finally got someone to call her back. Appliamce s are look like the lowest price ones and cqbinet drawrrs are falling out because they used wrong size od screws used. Third time and seems like it will keep happening until all replaced by longer screw sized.

We just built a home through Pulte in Estero Florida. We went with Pulte because it was either them or Lenar in our HOA. I think the process went very well but certain things that we have experienced recently are the reasons for the mixed review. So let me start here: Positives- Our PM that over saw the build was fantastic. Very knowledgeable and very helpful. Our sales rep, was fantastic. Always giving us updates and keeping us in the loop as we didn’t Lu e in the area during the build. Negatives: Closing Manager. Walked in within about 4 minutes of arriving for our appointment. Our assigned person waited for the manager to step in to introduce herself. When the manager entered she introduced herself very quickly and the stated “do you have my closing check”? As she held out her hand. Just not professional. Customer Service for after build issues: had an issue with our air conditioner a week after we moved in. Called the company that installed the unit. They came out pretty quick. BUT the guy acted like he knew what he was doing. Claimed he fixed it and left. A short time later we still noticed that it was not cooling. Called company again. They then sent a different person who definitely knew more BUT still didn’t have what he needed to resolve the issue. I then emailed the customer service email asking for them to make sure it got resolved since it would have been the third time we called. That was several days ago and I still am hearing crickets regarding the email that was sent. Ceiling light plates: so we ordered some lights not affiliated with Pulte. When the one light was being installed we learned that someone used a junction box that was installed upside down. SMH Pulte you are a big enough company that should really make sure your staff is representing the company the way it should. You NEED to Do better. ... More

The construction process was smooth. The house is well-built but the finishes are very poorly made (i.e., cheap), despite their high cost.

I bought a new brand new house for $800K and in less than 2 weeks of receiving and haven't even moved there and I found a significant water leak in one of the bathroom, haven't the entire wall to be damaged and full of mold, cousin me a big disruption on my plans to move in.

While we are mostly happy with our purchase, there are a couple of things that prevent us from giving a glowing review. The plumbing fixtures that were used seem to be low end items. While we expect that there will be some issues with new construction, Pulte's customer service team has been unable to respond quickly or give us a time frame for their team to address the issues.
