Great living experience in my new home thank you

Pulte Homes made our American Dream come true. Eric H. was great with assisting us viewing Pulte Homes at Amber. He was thorough with explaining the buying process, he is highly knowledgeable with sales of real estate. Eric is a great person to meet. Made us feel welcomed to the Family City of Manteca. Love this neighborhood. It' s a great Investment. Denhem also assisted us with the walk through/orientation which he did a great job overall, explained the how to's of the home made sure our home was delivered perfectly complete. Sergio G. turned in our keys and gave us the great welcoming making sure our home was clean in detail. They are all a great team. ... More

Very poor craftsmanship overall. The house was not cleaned before closing and there were countless issues, they rushed to complete what they could in the one-hour window while we were at our closing appointment. One-hour was obviously not enough time to do the work that was needed to be done, then they wrote us off once we signed the papers. Countertops were cracked in several places at closing and they won't replace them, they just glued two of the pieces back together but cracks still exist and they will not respond to emails about it. Also there are holes in the drywall, gouges in stairs, etc. And they won't fix any of them. Finishes especially a lot of the trim is damaged in so many places - poorly installed. Terrible with warranty issues. Sinkholes throughout entire Pulte subdivision. Admission that land was not prepped appropriately. Rather than reach out transparently to homeowners affected, everyone has had to track down people to talk to. Warranty windows set by Pulte and confirmed by homeowner result in trades not showing up as scheduled causing missed work and worse, no repairs being made unless homeowner reschedules. LVP popping up everywhere. Warranty sends one guy with no pics of which boards to replace despite the person who assessed the need for repair taking pictures and advising there was no need to keep boards marked in home. Trade showed up two hours beyond the 4 hour window scheduled. No call made to homeowner throughout the day informing of tardiness. Supervisor of floor warranty repair supposed to circle back a week later… did not. Says in text he’s sick. I will never buy Pulte again…. Beautiful floorplans… but dropping ball on craftmanship, ownership of mistakes, and customer service. ... More

I had a great experience with Pulte for my new construction home from the initial sales office meeting to the final home walkthrough.

1. The walls are thin - no privacy . 2. Built in trash tray tilts. 3. Gap between kitchen cabinets. 4. Marsh beside house after every drizzle or rain. Entry into the backyard from outside is not possible/accessible. 5. Debris sticks to kitchen sink - will not flow toward the drain. 6. Garage door is extremely loud. 7. Six Lights/lightbulbs designed for longevity have gone out within 30 days. 8. Secondary master shower door drips when open 9. Garage niche looks like an error in design. 10. Utility closet has no shelves nor hanging rod. What am I supposed to do? Stack to the ceiling? 11. Guidance with setting up doorbell and front door lock would have been helpful. 12. Door to secondary master bath opens awardly. 13. For the price, a light in both pantries would have been helpful. 14. Why were towel bars placed above the toilets? 15. For the price, no ceiling fans? This is Texas! 16. When one exits a vehicle in the driveway, he/she steps right onto grass. 17. Drafty windows. 18. During rainfall, I have TWO waterfalls at my entryway. ... More

We’re very happy with our new Pulte home. The build quality is solid, the layout is well thought out, and the finishes feel modern and durable. The construction process was smooth, and the team was responsive and professional throughout. Overall, it’s a comfortable, well-built home that met our expectations.

From my Sales Consultant (Ben), to my Construction Manager (Jake), to my Customer Care Manager (Junior) I truly feel like this team genuinely cares and wants the best for my home. They have all been so easy to communicate with, timely in their responses, and are consistently working towards achieving the highest quality home build and home buying experience. I can’t sing enough praise towards the people that Pulte has put in place. Throughout my entire journey with the Pulte Team I have encouraged my family to strongly consider buying with Pulte for their next home.

The sales office personnel (Yelena and Mary) were tremendous throughout the entire process! It was truly a pleasure working with them. They were extremely courteous and helpful the entire way! Enjoyed working with them. Chad was sensational as well as my QT rep!

No complaints at all.

Everyone we worked with was aamzing: Nick Pishitelli(Construction Manager), Sam Boehen (Sales), and Raymond Suiter(Customer Service). They were always available to chat and help us with any questions or requests we had. We just wanted the design studio appointment to allow us some flexbility with out choices. The 2 hr window for even cosmetic choices like Paint seemed a bit too early in the process without the option to change. Otherwise, all aspects of our home buying process were amazing.

The mortgage application process went smoothly. The house was available to move in when promised. The white glove service to integrate the electronics in the house was exceptionally well done once an Internet connection was made. Had some minor glitches ( for example the garage door failed to close sometimes) that were repaired promptly. Don’t hesitate to call for service.

From the moment we walked into the office, Todd our salesperson was terrific. Understood exactly what we wanted and when we would need to be able to move-in. Had our dream house right there. Made the process very easy. Big thanks to Gage, out construction foreman - kept us informed every step of the way, sent & answered emails in a timely manner :) This level of detail and personalization is amazing. As for our new home..it literally is our dream home - the workmanship is beautiful, attention was paid to details, they delivered above on the quality, and we are definitely in love with our home. Builders are great , Pulte mortgage was terrible and almost made us lose our new home, had switch lenders and they were able to close us in one week, while Pulte mortgage had us in underwriting for over a month with no updates .

Everyone was polite, had a sense of humor and was very knowledgeable.

A number of issues came up after I closed. At first the construction manager took care of the immediate corrections. i.e breaker replacements, electrical door panel, switches malfunctioning among other numerous items. Then on the weekend following my move, I was left with no outlets working in the kitchen and the gas stove not operating because it had no power to ignite the burners. The construction manager turned me over to customer service on a Thursday only to be told that an electrician would not be available until Monday. I told the agent that was not acceptable but I was totally ignored by the cavalier customer service agent (that would not give her name). The electrician showed on Monday morning and fixed the problem. Defective breakers again. I contacted customer service again about my garage door opener via the service form and email, It did not match the manual that was left. 4 days later a customer service person called to tell me that the garage opener is correct and my house does not match the model home because the model is upgraded. There is no garage in the model since it is the office. She said she would check further and let me know. i never heard from anyone. I basically feel that Pulte left me the minute I close. Customer service will give boiler plate answers according to their schedule. Bottom line, inspect your house carefully before you sign off. ... More

I closed on my new home on October 28, and I have yet to enjoy it. For a new construction, the number and severity of issues is absolutely unbelievable. The water heater has failed twice since closing. Because of this, my family and I have had to pay out of pocket to stay in a hotel for nearly two weeks, while waiting for repairs. I am now scheduled for a technician to come out on Friday, which will make it a full two weeks without hot water. No new homeowner—especially in a brand-new home—should ever experience this. Getting help has been extremely difficult. I had to chase the warranty department for responses and ultimately involve PWSC mediation just to receive assistance and proper communication with Pulte. During renovations, we discovered a bottle containing urine sealed behind the drywall, something I never imagined finding in a new home. We also found moldy, rotten lumber under the stairs. These issues were not visible during walkthroughs and were only discovered because we were able to get behind the drywall and see the actual workmanship. This has completely destroyed any sense of trust. If this is what was found where we could see, it raises serious concerns about what else may be hidden behind the walls. I am deeply concerned about my family’s health and safety, including the risk of breathing in mold and mildew circulating through the home. There are also electrical issues—every time I vacuum, the lights flicker, which strongly suggests faulty wiring and substandard construction. Overall, this home feels rushed and poorly built, with little regard for quality or safety. I was informed this was the construction manager’s last home before leaving for another company, and unfortunately, it shows. Based on my experience, I would strongly advise others not to purchase a home with Pulte. A new construction should provide peace of mind—not hotel bills, health concerns, and constant battles just to get basic living conditions restored. ... More

Great construction manager but weak point of sale experience.

Home has a nice layout and the decor is great. Quality does not quite match the price.

Bradley was awesome! Everyone we dealt with answered all questions and made the entire home buying process simple.

Great experience start to finish and Pulte people made it easy. People like Hannah, Anjelika, and Anne-Mishoe treat their customers like kings. All the Pulte people we encountered were first class and pros at what they do. After we moved in , we can say we truly have a quality home. There is nothing about the entire Pulte process that I would change.

I purchased this house because when I came to see the model home, it was elegantly on display without a single defect, so I expected the final home that they will sell me would also be without defects. But the home I walked into has cabinets that are chipped, kitchen island that is not aligned with the center of the kitchen, and molding in the kitchen that is not even painted. The window frames in the kitchen are dented and uneven. The entire house has walls that have not been painted properly and most of the doors of the house don't align and cannot be closed/locked without extra effort/force. The carpet is shedding in multiple places where the transition from carpet to flooring occurs. Prior to closing, I had two different walkthroughs where all of these (and other) defects were made evident to the builder who promised that these defects would be fixed in a timely manner, even after the closing. But they have not been fixed. To summarize, after spending so much money, there is a certain level of quality that you expect in your home, which this house comes absolutely nowhere close to meeting. I had trusted the Pulte name and brand, but I am very saddened and disappointed in what they stand for. ... More
