It has been a rocky experience this first couple of months in our home. We don't feel like we've been taken care of as new homeowners. We are also questioning the craftsmanship on our new home. We're hoping that working with the warranty team, we will get the results we are looking for.

Pulte was 100% communicative and responsive during the home buying process. AFTER I moved into the home, there were a few issues that needed to be taken care of - one of which that was promised during the final walk thru - that still has yet to be delivered. Constant calls to the community customer representatives for repairs on items is turning out to be a nightmare and quite frankly is a huge disappointment. I've had to request several service request on the SAME issue. The assigned customer service representative does not follow up nor returns calls nor emails. I've made a huge monetary investment in purchasing this home and I'm sad to see such a quality builder be represented by employees that don't abide by the Pulte Guarantee. ... More

Working with the sales team was excellent, great communication and response time, and hence why I chose to build with Pulte. The build started great and promised excellent communication throughout the build. (Did not appreciate that they assumed/always sent a translator; I was born and raised in the US so unnecessary). I visited nearly every week and was able to have major issues addressed during the build (ie cailing tray not installed or wrong accent tile). However, when it came to the celebration walk through, I was promised all details we agreed upon/labeled to have fixed would be addressed before the actual walkthrough/closing and they were not. I was told at the official walk through to go to closing and that items would be fixed and came back and they were not. I was promised that submitting to warranty I would get a response in 24 hours particularly right after build (obviously would take time the further out from closing) and it has not. The tile cuts are uneven on tiles, scratches and glue left on bathroom and floor tiles, the serial numbers on the bathroom tiles show past the grout, light switch panels left crooked, holes in the stucco and drywall, the HVAC unit was even a basic model when the top of the line unit was agreed on... Having paid quite a generous amount in upgrades, I expected top notch workmanship and attention to details. So very poorly managed and rushed so that we could close and promised the world it would be near perfect at closing but a lot left to be desired. Also, they have you make selections early on and penalize you if you change your mind later so know exactly what you want quickly and early on as per their deadline. Additionally, I was not told until closing that I could only use a hairdryer/flat iron/iron in the main bed/bathroom due to "code" and wattage maximums but I wish I would have been told that earlier since what happens when I have guests over and now have to have them move to the master bed/bathroom instead of their guest room? Very uninviting. My extended family is also building with Pulte since we started off great with Pulte but now they know to not close until all items are addressed as promised. So, overall, I would recommend their build, I would just highly recommend making sure it all looks to your order requests before closing. Obviously small details will remain after closing and warranty will work with you, at their ability, but the amount of gross deficits before closing is something you should look out for since they are difficult to get attention to later on. ... Not a bad experience. Two things we have learned from this experience. 1. Check all options during de building process. Make sure the selection and material a correct, you have to see them in person. We chose to upgrade a zero-VOC paint. The field manager told us the paint is what we choose during the building process, but on the closing day, we found out that it is not the case, they used a different paint with the same color. You have to see the material in person to be sure, do not trust what they say in the email. 2. Make sure all issues are fixed before closing. We were told they will fix exterior issues we found in the inspection after 1 week of closing. But no one showed up after 1 month and the response becomes extremely slow. You can definitely tell there is a labor shortage, as some of the work completed on our home could have been done better by us. We closed with some issues identified and documented for resolution, and over a month later, they are not resolved. With some of the materials and craftsmanship, we just can’t believe that’s what you get for the price paid.

Everything was great during the sales process. Some quality issues in the workmanship were noticed as soon as we moved in and the responsiveness of Pulte has not been the best.

Pulte has great floor plans and beautiful model homes, however, the workmanship in our home is lacking. If you build with Pulte, stay on top of your build.

The sales is great. The salesman is willing to help all the time and all the ways. If there are ten stars, I will give ten. The contract didn’t update correctly after the interior design. Some items’ name are different between contract and design brochure. It caused the wrong items are installed and can’t be changed. Lessons to learn here, please sure all the items on the contract are same as what you want. If you find differences from the brochure, just ask. Some construction issues weren’t solved until moved in. Complained many times about the remaining roof issue. But the bad quality roof still can be observed until today. Sounds like once the house is closed, you paid, this is it. Their job is done. They don’t care about you anymore. entire bricks, big rocks, and lots of gravel are left underneath the sod. the paint is the cheapest they can get. they are inflexible the exterior caulking looks like a 5 year old did it the concrete entrance way to the front door is an embarrassment have never bought a house with not one towel bar in it

Many issues that we brought to Steve’s attention (field manager) during final walk through are not addressed even after moving to new home and it’s been 2 months. Field manager doesn’t pick the call from the time you get the keys and won’t handle issues in timely fashion. We had great experience with Toll Brothers home we bought back in 2017, Pulte has to catch up!!! Poor in responding to issues in timely manner. Have to wait a month atleast to get something working!!!

We closed on our new home on 1/28/2021. Entered on 1st Feb,2021. We reported our dishwasher was not working and pulte seems to have know there was an issue with our dishwasher but they hid from us during closing because the red horse that supplies water to dishwasher was shut off. When we turned it on the water flooded on floor under the kitchen cabinet. We requested it to be fixed on Feb 2nd and they pronised to send a tech on Feb 23 which they later cancel on Feb 21. It is very frustrating that We have not been able to use the dishwasher since we closed on our home. We don't know when it will be fixed since they canceled the appointment. It has been more than a month now. I am very mad and disappointed at pulte right now. ... More

Buyer beware - production building means you give up your rights for a quality built house!! Sub contractors used are at the bottom of the barrel because Pulte pays them so poorly so they can make more profits. Do your research before buying from Pulte.

Follow up is slow. During our walk through almost 1/2 the windows came off the track. Waited four weeks to have a dedicated GFI for the refrigerator install. Still waiting on pantry door to be replaced and cabinet door to be replaced.

The Builder was as professional as ypu can be every step of the way.

The project manager was very professional, kept me inform at all times of the progress on the construction site in a weekly basis, he was always available, very committed and patient with my endless questions and most importantly he took the time to reviewed the third-party inspection reports that I hired and took actions from the suggestions. Thank you Dustin for all your work, I really appreciate it!

Need to be on top of the work all the time, the workers don't care for peoples homes and how much u spend to make it nice , the paint is bad, I can go on . Keep ur eyes open.

Understanding that life as we know it took a major turn the day we received our keys to our new home (March 17, 2020). I wish the frustrations with of that timeframe were all that we experienced, unfortunately, they are not. Our walk-thru (key day) was less than stellar. They were still putting up our block wall, pouring the bedroom stoop, planting trees and shrubs, pouring the rocks and putting in the gate. The cleaning people went to the wrong house (as told to us). We left to allow them to do some work - they did not. I cleaned our new home from the dirt of construction. Dirt e v e r y w h e r e. I still have glue or silicone in my sinks. Plaster in the shower head, shower head pointed to ceiling. Paint on the tile, unfinished work throughout. To say it has been disappointing is well beyond an understatement. We believe we have been placed into a situation that of 'make us find it' or it isn't a problem. We are not builders nor are we versed in all things that should be finished to a specific code. We provided our 30 day warranty to Pulte on April 20, 2020. I worry greatly at what it is that we HAVEN'T seen that will be our burden to fix that is not on that list. Didn't anyone do some sort of quality walk-thru? We have yet to hear from the Warranty Center either (aside from the email acknowledgement). During the building phase we noticed open beer containers that we eventually shared when asked to provide feedback - never in my wildest dream would I have expected the workmanship and quality to be this poor. Extra holes in walls, glue/silicone in sinks, paint on tile, doors that don't close (or you can see light through them). There is a film I cannot clean off my tile, no matter how hard we try. Loose cabinets, dents and dings in cabinets (revealing the wood). Dead plants in the front yard (advised Pulte at time of planting) - now the HOA is coming after us for the lack of attention to detail. And still we wait. ... More

Lack of timeliness in completing work Lack of integrity from management

We had major flooding on the day after moving in to our new home. It has been four months and our backyard is till torn up by construction. There are also electrical wires that run along the front of our yard to the neighbor's house. We are not sure why.

I had a couple issues not fixed when asked to. I didnt really make a big deal out of it since it was mostly cosmetic issues but either i feel like it should have been resolved.

My advise is make sure the entire home is ready prior to moving in. We had multiple things which were not correct and moved on believing they would be fixed quickly, but we are still waiting for some things to be corrected on the house. We have had electrical issues HVAC issues. They have corrected what is wrong, but in my opinion don't move in until everything is complete. Also be comfortable living in a construction zone.

I’m am not happy with this builder this is my first new build house and I had higher expectations than this. I first want to start first with the HOA dollar amount they gave me was a lie. It was double that when I got my first bill a month later after closing I feel lied to and I reached out to the HOA company and they confirmed that Pulte knew about the price raise about 5 months before I even stepped foot into their office. First week in the home there was water leak in my meter which I do give it to them they were quick to fix. But poor quality on painters and cabinet vendors. I had a ton of over spray around the tiles paint spots in the exterior of the home. My vanity had so face support so they were really squeaky cabinets. Their project manager isn’t so good on catching these quality issues as they weren’t hard to see. Made it feel as if they just wanted to leave it as is and just hope no one complains. But for being a NEW build I had higher expectations for sure. I wouldn’t recommend this builder to friends or families. ... More

The handover of the house was very confusing as there were several changes in dates. And after the move, a leak appeared in the bathroom from the master suite to the bedroom downstairs and it has been 20 days without a solution, asking for a deadline for the tiles to arrive.

The quality of work is poor. I have been waiting for a month the get cabinets doors replaced that were miss drilled when the handles were installed and they tried to fill the holes with caulk. One pantry door also broke the first day we moved in and we are still waiting on the to be replaced as well. We also had to have our main sewer line replaced due to a brick being dropped into it. The quality of work from the trades is poor at best.

We've bought his house based on its location and the fact that it is a new construction. Design of house is fine, used every inches of the space to be useful and functional. We have problems with workmanship and quality control of the builder after their contractors finished the work. We've had so many electrical problems and still finding out more each week. Most of all, our house is literally next to the road. The noise we have in bedrooms are terrible. When we've met with project managers, he was showing how the noises are greatly reduced in their homes with special windows in model homes. They failed to mention that our home "didn't qualify" to have those windows until we've moved in and noticed the such. Pulte informs me that those windows were only for the few homes on Brock road. The road next us "doesn't have much traffic or high speed limit". It is so loud and feels like sleeping on the sidewalk at times. You've thought that over .1.3 million dollar home would get you a quiet home. We have a middle and high school children and we are worried that they can't focus or get restful sleep due to the noise from the street. It will definitely affect on their academic and athletic performances. We've spoken to other home owners in the neighborhood and they all have similar issues as well. Also I am still waiting on a simple part for my AC unit to reduce the noise. Pulte home warranty service provides pretty good job with responding to the issues. But why does't Pulte build a better quality homes in the beginning and do the less warranty services? ... More
