Pros: Overall, I'm pleased with my new home. The fact that it is a new build gives me features not found otherwise in this area like an open floor plan and tall ceilings. The quality of the build seems great. No real issues with Pulte construction. Cons: Any upgrades they charge you tremendously over market value. As an example, I had wood flooring put in. The same flooring through Pulte would have cost over $60k as an upgrade charge. Having a third party come in after closing and demolish all the flooring Pulte put in and put in quality wood cost $20k. If you extrapolate that upcharge margin to all the upgrades, it feels way too expensive. Have had several warranty issues, mostly with electrical gremlins. The responsiveness of warranty repairs is pretty lacking. Sometimes I just would like to talk through something I don't understand about the house, and getting in touch with someone just to talk is a several day/weeks process. ... More

If you have any knowledge on building a home do it yourself if you can noone else's work looks better than your own.

Paying a million and chasing for every walk in inspection item has been a pain. On top of that management didn’t pay attention to have the home ready with internet fiber cable. Takes 2 weeks to put things in order. I am asked to close home with all items open otherwise it will create a lot of other issues (like a threat) then asked to sign off on walk in inspection checklist to mark everything is closed. After chasing construction manager for 6 weeks now , I am told go and raise service request and he only managed production lines. Few like a fool with sweet talks on signing the documents when items on checklist wasn’t closed. Dishwasher starts leaking and I discover it only when my handyman removes baseboard for doing a paint job , 5 days to action and appliance company comes and fixes it instead of replacing the appliance when complaint was raised within 22 days of buying. I wouldn’t trust the builder and home buying from Pulte ever for ruining my dream home experience ... More

The work is very rough, and one door does not close after 2 months of use. A beam is skewed a bit as well. Kind rough for the work to be done here

This was our second build with Pulte. There were issues from the very beginning, starting with the Project Manager who was totally clueless. Quality and workmanship from the subs was drastically different from only 3 years ago. We had to stay on top of things daily and supplied pics and letters to PM. Had to get his boss involved to get things done . Almost a year of nightmares but happy to finally be in and hopefully nothing major arises. Responsiveness to issues is so poor. Quality of homes is poor and customer service is horrible.

i am satisfied with most of the aspects but i do have few things that i dont like. for example, unless we go for an upgrade option, i dont see a quality in the things you install in bathrooms. like shower-head or the plastic wall (in guest bedroom) are kind off fragile is what i feel.

The buying process went very well. Shout to Reem our sales consultant and Caroline with from the mortgage company. It was a pleasure working with both ladies. Construction and warranty has not been a good experience. Pending items from final walk was not completed and warranty items submitted over a month are not completed but interior and exterior. I would not recommend purchasing a Pulte home based on quality and workmanship from construction.

So Pulte left me hangign when Sunpower went bankrupt. I paid for the system. During Sunpower bankruptcy, Pulte advised Solaria is taking over the solar systems asset dibision and all the terms and vonditions stays the same. It turned out that was not true. I've been trying to the system connected for a while now and get tossed from one department to the other. This was not what I signed up for and I told the sales rep with this whole Sunpower bankruptcy, Pulte is going to leave their chstomers to bear the cost. Exactly what I predicted is what is happening. I think if ad customer we are not able to get the silar system activated, Pulte should refund the cost for the system. Also, the power outlet in the bathroom does not work. The flooring in the kitchen seem not prpperly installed. The wood seems to be coming off. ... More

We purchased a build that already had its custom features selected by someone who was going to purchase but chose not to. There were a lot of things that were told to us about the home that turned out not to be exactly correct. Which we did not learn until after we moved in. The materials used inside the home are not top of the line as we were told. The cabinetry is mass produced and cheaply made. The LVP flooring that was raved about is Shaws cheaper LVP that scratches and scuffs very easily. The service was subpar as well the items that were suppose to be completed before closing were not and 2 months have passed and still we are waiting. We closed within a few weeks to help Pulte Homes meet a deadline to get house sold before new year, but we do not feel we have been taken care of. The home is not wired as a smart home it can be but was not and the vender we were given as a contact did not want to help us AT ALL with any upgrades or even share what had been done in the home! There is no blocking in the walls to hang the TVs. ... More

We had a great experience with the sales team. Buying was an easy process. There were a lot of delays and hiccups during the build but we expected that and completely understood. Unfortunately, the communication from our field manager was very poor. He rarely gave us updates, was difficult to get a hold of, and sometimes wouldn’t respond to our calls, texts, or emails for weeks. We finally closed 6 months after our expected closing date. It’s been almost 2 months since then and we are still waiting on cabinet hardware and mirrors in our bathrooms. There is trim missing throughout the house, trim falling off, large gaps between flooring and trim, cabinets scratched/dented, etc. Still waiting on getting our issues resolved. We have many issues with our home including serious electrical issues. Lights are flickering and dimming in all rooms of the house. Pulte took 4 weeks to get the electrician back to our house and all they did was look in the breaker box and test a couple light switches. Then threw there hands up and said I don’t know. Our home also appraised below asking price $19,000. Here is the open list of issues that still need to be resolved: Screens in bedroom 2 & 3 bent. Sliding door track issues. Drywall bullnose between living kitchen area(sand and paint touch up). Wall between houses is damaged. Verify operation of irrigation system. Doesn’t seem to work. Insulation above pot light fix in kitchen needs to be replaced. There is none there. Flickering lights in house. Randomly happens. Sometimes with AC compressor turn on sometimes without. Loud click/clunk from AC when Turing on. Can not feel AC in fourth bedroom, no air flow. Some worker in the neighborhood used our front water spigot and washed concrete or paint and stained our rocks and wall. Tiles on roof lifting. ... More

None of Pulte sales or construction people knew when I would close. Offered my neighbor upgrades to compensate for delays but didn't offer me nothing. I was discriminated against. My home was vandalized after I signed. A day later notified Construction Manager Joed and sales Susan and NO took responsibility for the damages done to my home. They verbally/written told me the house was in there possession. So admittedly they knew they were at fault for damages they caused intentional. Pulte lacks in many areas from inspection of constructors workmanship to training employees sales and construction managers. I had to pay cash to the Construction Manager to clean up the vandalism. Joed yelled at me in front of my young child with the Warranty Manager and Construction Supervisor present like I did anything wrong but point out their negligence. Pulte has sloppy construction and contractors who do the minimum to get a house built than Im forced to work with one Warranty person to correct several issues with all different contractor who may not be well educated in correcting problems in one visit. For example my thermostat is not working properly and it takes 5 times for anyone to correct the issue by replacing a faulty thermostat. When asked to speak to a supervisor no one ever calls back but Im sure they all get paid for not responding. Pulte is definitely not worth wasting time and money in! ... More

The house looks like they house cheap materials and tiling to get it done. I am still waiting for issues to be taking care of. So far, I have a terrible experience with the so call new house.

From building the house to the moving day Pulte disappointed in every step. First house was delayed by 6 months from original closing month. Second during construction we requested many corrections - all were ignored Third when we moved in house looked like it was 20 years old not a brand new building. So many incomplete areas, dirty, not professional done touch up. The quality of all materials and the work is very cheap and bad done. Within first week we’re getting cracks and chips on all materials. Very disappointed with Pulte - if we could get full refund we’ll leave this house immediately. ... More

I have bought 3 homes from different builders and this one has been by far the worst experience regarding finance a nightmare literally, and the closing was even worst both Pulte Mortgage and Pulte title company. They treated me like a 3rd class person even though my Credit is 800+ and my income is well above average and I did 20% downpayment. The closing incentives are a gimmick the say they give you 8k for closing costs but the charge you 10k more on any kind of junk fee. I'm so sorry because no one should deserve to be treated like that.

Bring your own real estate agent. Negotiate for the builder to pay for solar and possibly buy down the interest rate. Many builders around the area are giving solar.

I have mixed feelings about the entire experience buying a Pulte home in Alva Florida. At the very beginning a year from the time we moved in, everything seemed pretty smooth and we selected a lot that would work very well for us. We understood we had to wait a while to actually get our final product. Our foreman was very good about keeping us abreast of the progress as a home was being built. Many photos, etc. That was all fine. When we finally got a phone call telling us that our home was ready to close, we were excited. We flew out to Florida anticipating that we would be in a home that was in perfect condition for move-in on the closing date. We were unhappily presented with a home that had not been put together and ready for move-in. We had no vanity mirror in the master bathroom, The small refrigerator had not been placed in our kitchen for wine. The landscaping wasn’t even done yet to completion. There was no door in the second bathroom shower so that shower could not be used. The floors throughout the house had to be touched up with new grout and sealed because The quality of workmanship was substandard. There were many paint issues throughout the house. Sloppy workmanship. We were overwhelmed with literally hundreds of things that had to be done. It was so bad that we had to extend the closing date by one week. And even after we close, we still did not have a mirror in the master bathroom. We also did not have a thick glass divider between the bathroom and master bathroom shower. Now we understand that there are issues right now getting building materials but we should not have been informed that the home was ready for us to come and live in. Thankfully, pulte did a wonderful job trying to correct all these deficiencies. I really felt, we really felt, that a concerted effort was made to remedy all these problems and satisfy us. Pulte was prompt to take care of caulking issues, sloppy paint, grout problems, broken tiles on the driveway etc. in an expedited manner. The final product, our new home, is beautiful and we are very happy with it. We love it! But we had to push really hard to get it where we want it. This is the second owner of the home speaking now. I felt very disrespected by the Tile crew. I felt that because I was a woman I was not taken seriously with my complaints. I was a dentist for 30 years and I ran my own business and to be treated like this was not acceptable to me. I basically had to walk out of the room because three men verbally ganged up on me telling me that I was wrong about the tile. The deficiency in the grout level in the master bathroom shower and floor still is not right. But I had to leave the room and let my husband handle it because I was not getting any respect. The fact that we could not take a shower in the master bathroom Which resulted in us having to stay in a hotel for an extra week really upset me. I thought for sure Pulte would cover that charge because it was their fault for calling us in a week early from a vacation to come to our new home that was completely not ready. When we brought this up to our construction manager, he said that we could have moved in a week earlier and that Pulte would not cover the charge of our hotel. I guess Pulte expects us to not take a shower? We had to pay for a weeks extra stay in a hotel plus, since we were not able to use our kitchen as promised, we had to eat out every single meal for a week. This was not acceptable to me. But the Pulte people said “ too bad “essentially. also, when we pointed out all of the errors in the painting of our home we were told “what do you expect, it’s a production house“. Considering that Pulte claimed excellence and quality of the highest caliber in its construction, this was a shock. Were we buying some sort of low quality home? What exactly did “production home” mean? It took at least 10 days to get the home up to our standards. There were so many errors in painting and caulking. Many many broken tiles on the front pavers. Even our dishwasher and refrigerator were counted at a strange level. There was metal sticking out of the floor where the sliding doors are that really presented a problem. That could easily had caused damage to a person. The fact that I even had to point this out, was especially surprising. When big things like this are not caught by the construction crews, it makes me insecure as to the rest of the construction. It made us really go through the house with a fine tooth comb. The workers just did not seem like they were skilled enough to be working on a Pulte home. Our entire floor had to be re-grouted because the people who do the sealing on the floor said it was a terrible job. That took another two days to fix. After our diligent inspection and complaining, we finally got the house that we were happy with it. It took a lot of effort however. Excellent builders!! If you are going with their own mortgage loan, make sure you have every document available- that was the stressful part, the building process was fast and my home is beautiful!!

Pulte originally offered lots first come first serve. When we looked to buy property we were informed that we would need to bid on the property. We learned that we were bidding against ourselves so we didn’t want to lose the opportunity to live in the community. Pulte has since dropped this practice. Regardless we love the home and community

The quality of the builders, Eric and Gus, is fantastic. I could not say anything better about them and their responsiveness to issues. On the opposite spectrum, I would never recommend using Pulte Mortgage. The loan process was the worst I have ever dealt with and took the fun out of watching the house being built.

Home is Beautiful, Builder very attentive, Financing in Dallas Office wonderful helpful and attentive BUT, home financing office in Colorado never picked up their phones, took an act of Congress to get a response via email or phone! We started our Journey in July 2020 and didn’t close till March 2021! Our credit scores were 600’s-700’s, so experience may be different if you have 700 & Above.
