These town homes are thrown together pretty fast. The garage walls do not get full dry wall coverage. We noticed water damage when we were conducting a walk through which was minor at the time turned out to be a leak in one of the walls which was causing water to pool under the downstairs flooring causing damage to about all of our lower cabinets and trim we are well within our warranty so they are going to replace everything. Idk these are not forever homes so I guess I should have lower expectations. We will be moving once we get it together.

This is my 3rd and final Pulte home purchase. My first house in 2003 was amazing built. The quality was remarkable. My second house in 2019 was aweful quality. The cheapest possible to get buy. The 3rd and final was the worst yet. Anything to save .10 somewhere. Las Vegas has the worst quality of water due to hardness and they did not include a water loop which is very expensive to install later. Unacceptable. Beautiful Home on the Surface but Basement Flooded Twice within 1 Month of Moving In

We were in love with the model and bought the floor plan. We still think the floor plan is great. The issue we experienced is that our move in was delayed because the basement flooded right before we were supposed to close. Then it was repaired and flooded again within a month of moving in. Decent build but lacking attention to detail

We closed on a Pulte home in June of '24 and most of the home needed a greater attention to detail than what the home received. over two-thirds of the floor tile has too much grout, not enough grout, not leveled, damaged or has sharp corners. After the Warranty Manager confirmed the condition of tile three weeks, we have yet to be contacted about the status of our claim. We like how they draw the room and space but their own loan company no good. The member working so lazy and in professional. Don’t really helping and blaming. We had recorded everything they said while they working. When we closing, construction manager promised to fix stuff, but they take so long and the end they didn’t finished. So make sure you don’t closed until they fix all stuff first l. We didn’t get all fixed even we moved in more than 2 months already. They hiring careless people to build the home. They need to fix a lot small stuff.

Our builder would often promise to get back to us and never would. Before closing, he stated that items on our punch list would be fixed. One issue was fixed very poorly and I’ve reached out the warranty rep many, many times to be addressed and it still has not been corrected. Another issue he stated was fixed very clearly never was. The quality of work overall is mid level.

Slow to make walkthrough punch-list and home warrantee repairs

Several items were identified in the new home walk through. Pulte never directly addressed some of them and never made the requested repairs. Buckling Hardy board siding that was installed incorrectly was screwed down tighter, rather than repaired with the recommended gaps for expansion. The dead turf in the lawn was never replaced or fixed. After closing in and move in, we continued to request repairs they had agreed to make. Some were addressed, others never were. We are not happy with how they respond to issues. We did not know trenches were going to be dug looks like the neighborhood is ready to go to war in some areas. Also they ran our HVAC though consecution and been over a month no response to anything, I am now going to have to get an attorney involved in the issue as they won't even get back to us. All 3 units need a pull and clean and one is not even working properly in the back. So all 4 units have issues. SO far a horrible experience as I thought we were just going to be a number for them. once the home is sold the charm goes away.

The materials and chosen vendors are sub standard. My inspection report came with a concrete issue which the build manager refused to fix and just got a letter from the vendor which is no good. The dry wall and sound proofing is so horrible.

I had a very positive impression going with pulte homes but as it came near to the completetion of house, the type and amount of quality issues we came across is just frustrating and aggravating. This is one of the most basic home I have seen and bought. The only and biggest reason to buy is because of the school district. The workmanship and quality of the home is below-par. Coming from a Toll Bothers house, and the luxuries offered, quality, workmanship and flexibility with the floor plan, Pulte is on the opposite spectrum of this. Most recently your contractors were plugged into my electric to use it as they worked on the new build next to me. I discovered that in 7/5 when I was outside. You pay Peter to pay Paul and you expect brand new condition items and quality work. You don't get that. Left with dinged up and chipped visible work. Put lipstick over mistakes rather than actually replacing the part they damaged. Tub faucet isn't secured to the tub and turns like a lazy Susan. 1, Spectrum drilled holes in my siding with out using them. I was told by Pulte to take care of it by myself. So I paid an outside contractor and was reimbursed by Spectrum. 2. For the price, would have expected light fixtures vs. bare bulbs as an example. It's inexcusable to purchase a home that's 3/4 of a million dollars that isn't "turnkey." There are nice features, but alot of corners were cut. Most troubling though is a leak that we had that is now trying to be explained away.
