Too many construction issues to list

The homes are built so fast that there is limited quality assurance: heat pump not wired correctly, sewer line blocked by construction debris, lawn sprinkler control faulty, paint and drywall residue on floor tile, seal around front door has a gap that sunshine can be seen through and the list goes on.

Warranty and fixes are slow to non-existent

Once they have your money they are very unresponsive and do not stand behind even their stated timeframes. As an example when you enter a ticket they will “get back to you within 24-48 hours”. Often it is weeks and sometimes not at all. As this is my second Pulte build I thought the first was “COVID related”. It is not. They don’t respect your time, or your property. Very disappointed with customer service and lack of care once the property is sold.

Felt very pressured to sign towards the end of the building process, along with a threat from management to seizure our home. Overall, process started very smoothly but turned very contentious when the end of the year approached and our home was rushed to be completed before December 31.

Susan was great in showing us all the community has to offer and would highly recommend her to anyone. We have always been a fan of Pulte and have been following their progression in the area for the last 10 years, so I am a bit disappointed to finally have a Pulte home and immediately have to address many albeit minor but many issues through the warranty process despite having the builder promise to address most of the issues prior to closing. I had initially worked with a hardworking Pulte team from the start to closing. They were very attentive and did what they could to get me to through my closing. Then closing happened and the quality of service began to taper off. The warranty team and the lack of customer attentiveness and professionalism specifically from my customer care manager has completely tainted my experience from great to terrible. Post Closing issues unresolved, and zero call back

Our initial buying experience was great. The sales process was organized and simple. Due to turnover of the sales team, we fell through the cracks on many fronts. Our project manager Kristopher was great up to closing, however with issues that were not fixed prior to closing they have yet to be addressed, and now I am getting crickets. Very concerning, in not receiving any insight etc.

Lack of flexibility and communication

Though it is a good value for the price I paid, I had numerous challenges throughout the home buying process. The biggest issue is lack of communication and flexibility. I purchased the home which was backed out by another buyer and decided on few upgrades. Pulte is not at all flexible to make any changes to the structural upgrades though the construction has not even started. The second issue I faced is lack of communication and workmanship. Promises Made But Not Delivered

We started the process very excited and optimistic, but after closing there were a lot of disappointments. The "upgrade"s we paid for, feel more like cheap downgrades due to poor material and workmanship. We paid extra for a recirculating pump on the water heater to have instant hot water; it was never delivered. We were promised a number of repairs and touch-ups will be made just prior to closing; after closing we found out many of those were never done... We were also given false information about various things like irrigation system, etc. only to find out it was all wrong.

This is our second Pulte build the first one was great. The second one left us least impressed between water issues and drywall splitting and the lack of care when finishing the home. We spent a lot of money to have a beautiful home and as we walk through the home everyday it just feels like everything was rushed and issues were overlooked.

The quality we were expecting from Pulte and this price point for this home just was not there. We should not be having all these issues. Future home buyers definitely spend the money to get your own inspector. That was our big mistake. You want to be excited about purchasing a new home. It’s stressful enough just moving, but add on the back and forth process trying to get major things fixed on your new home is another level of stress. We started the process to buy the house at the end of January, the Salesperson was very knowledgeable and helpful, but she left before we closed on the house, we were approved very quickly. Then we went to a design studio on another office appointment, plus a third one for electric, lighting, outside kitchen and many other things to add to the house. I loved working with my sales agent. He was and continues to be supportive through the process. This is my second Pulte home. I also work well with my construction manager who is responsive to any issues I have. My disappointment is in some of the fine details and some of the issues I'm having post close. This will be my last time buying or referring to buy a Pulte home. This is my third home and the most expensive one. Quality is down, mostly the finishes of the house. All the hardwood work in the house, door frames, ceileing molding, door finished is so bad that I will need to hire my own carpenter. I don’t see Pulte fixing all the issues

Material used vs price of home was disappointing. But seems to be the Pulte way. I never got the opportunity to interact with the builder until I closed on the house. List of defective items was ignored after walkthrough. Scheduled repairs are finally being made on their 8 hour windows convenience only. Nothing was done while house was empty and easily accessible, regardless of the promises made.

The finish work is pretty horrendous, even after the last two walk arounds. Dents, scratches, holes, cracks, paint drippings, mud drippings (not sanded yet painted over) in all the walls throughout the home, trim pieces damaged, sprinkler system damage, entry doors paint chipped, nails and debris left on roof, caulk grout cracking in bathrooms and window edges and kitchen, and more. Basically zero attention to detail. One can only hope that the rest of the work inside the walls during rough/plumbing/electrical was done by workers which take a lot more pride in the work they do.

The process of buying a home directly from Pulte and their subsidiaries is siloed process that creates headaches for buyers and finger pointing amongst the Pulte group. The only bright spot in their operation was our construction manager Adam. We started off our process with Steve the salesman. He showed us the model and multiple properties which was pleasant.
