Susan was great in showing us all the community has to offer and would highly recommend her to anyone. We have always been a fan of Pulte and have been following their progression in the area for the last 10 years, so I am a bit disappointed to finally have a Pulte home and immediately have to address many albeit minor but many issues through the warranty process despite having the builder promise to address most of the issues prior to closing. The warranty process can be great if you can get someone to message or call you back. It takes longer for customer service to acknowledge your issue directly than it did to close. However when you do get ahold of customer service they have been responsive. There are no regrets with buying a Pulte home but wish the quality inspection they claim to do when the home is ready was actually a quality inspection as opposed to a check the box and sign. This inspection is done by the subcontractor that takes no pride or ownership in their work and signs off to get paid which is unfortunate. ... More

I had initially worked with a hardworking Pulte team from the start to closing. They were very attentive and did what they could to get me to through my closing. Then closing happened and the quality of service began to taper off. The warranty team and the lack of customer attentiveness and professionalism specifically from my customer care manager has completely tainted my experience from great to terrible. I closed on Dec 1, 2023. It is January 25th and I have not been able to unpack my dishes, some major household furnitures, and quite frankly I have not enjoyed my new home because of the items open. Who would if the place still have blue tape everywhere! My experience with my Customer Care Manager has been a terrible one. I have asked to have someone else work on my warranty requests. I had put this requests on an email that included his manager. I have not received a response from the manager since. I do not want to deal with a Pulte employee that does not want to help with my home issues. I do not want a Customer Care Manager to come into my home ever again and be met with hostility! I have escalated and have asked who I can escalate to but no one from Pulte has responded. I, as a new Pulte homeowner, am very dissatisfied and felt deceived. My voice has not been heard and I truly feel like the Warranty team is now sitting on my issues on purpose because I have been very vocal about my requests for the reasons I noted above, I will think twice before recommending Pulte to my friends and family! ... Our initial buying experience was great. The sales process was organized and simple. Due to turnover of the sales team, we fell through the cracks on many fronts. Our project manager Kristopher was great up to closing, however with issues that were not fixed prior to closing they have yet to be addressed, and now I am getting crickets. Very concerning, in not receiving any insight etc.

Though it is a good value for the price I paid, I had numerous challenges throughout the home buying process. The biggest issue is lack of communication and flexibility. I purchased the home which was backed out by another buyer and decided on few upgrades. Pulte is not at all flexible to make any changes to the structural upgrades though the construction has not even started. The second issue I faced is lack of communication and workmanship. I am ok to push the closing by pushing few weeks if Pulte needs extra time to deliver a quality product. But we need to be informed. In the end, we neither got the home on time nor the quality we were looking for. Now I need to be behind the warranty team to get the quality issues fixed which is very disappointing. ... More

We started the process very excited and optimistic, but after closing there were a lot of disappointments. The "upgrade"s we paid for, feel more like cheap downgrades due to poor material and workmanship. We paid extra for a recirculating pump on the water heater to have instant hot water; it was never delivered. We were promised a number of repairs and touch-ups will be made just prior to closing; after closing we found out many of those were never done... We were also given false information about various things like irrigation system, etc. only to find out it was all wrong.

This is our second Pulte build the first one was great. The second one left us least impressed between water issues and drywall splitting and the lack of care when finishing the home. We spent a lot of money to have a beautiful home and as we walk through the home everyday it just feels like everything was rushed and issues were overlooked.

Quality of materials is so cheap and workmanship is so poor.Lacking on so much on Quality construction.And contractor dosnt do anything until you tell them 3 to 4 times and still stuff to be done is left to do.

The quality we were expecting from Pulte and this price point for this home just was not there. We should not be having all these issues. Future home buyers definitely spend the money to get your own inspector. That was our big mistake. You want to be excited about purchasing a new home. It’s stressful enough just moving, but add on the back and forth process trying to get major things fixed on your new home is another level of stress. The sense of urgency is lacking and the builder should have caught these problems during the build process. At this time we are filled with regrets towards this purchase. We started the process to buy the house at the end of January, the Salesperson was very knowledgeable and helpful, but she left before we closed on the house, we were approved very quickly. Then we went to a design studio on another office appointment, plus a third one for electric, lighting, outside kitchen and many other things to add to the house. The appointment was too overwhelming, not enough time, not many nice choices and lot of extra money. In March, they call us because they made a mistake and canceled the contract, it was suspicious. We started the process again that lead them to start construction between June 1st to the 4th. I was there every week to take pictures of the construction, very messy inside and outside the house, debris everywhere. We met our Construction Manager, and he was very nice the entire time. All the inspections were on time and went well, except the week before closing, it was late, there was no light and we couldn't see all the imperfections around the house. It has been month and a half since we moved and many things still without fixing. I believe they hurry at the end because of a due dateand did not care for my house. ... More

I loved working with my sales agent. He was and continues to be supportive through the process. This is my second Pulte home. I also work well with my construction manager who is responsive to any issues I have. My disappointment is in some of the fine details and some of the issues I'm having post close. There is a reason why I bought a new home and it was so I wouldn't have to fix anything. Turn-key. While there is an expectation for some minor issues, I find mine rather unsettling. 1) Three-way lighting switches wired incorrectly 2) Clothes rack in master closet came clear out of the wall when clothes were hung 3) Roof leaking evidenced by water spots on celling in upstairs bedroom 4) concrete walkway to front door cracked clear across slab (poured in Oct), closed end of November and 3 weeks later concrete issues (to which I'm told it happens and not under warranty). I've been in the home for under a month and third person to move in on the street. I shouldn't be responsible to fix anything related to poor construction or poor product used. While I expect there will be some issues, I would not expect the issues I'm experiencing within the first month of ownership. The construction manager has been great at responding but again turnaround to actually fix issues (electrical, leaking roof) should be faster. Concrete should be replaced. It's unacceptable for this repair to be my responsibility after I was only in the home 2/3 weeks before the crack appeared and while two other homes are being build on either side of me by Pulte and with workers accessing my property. ... Pulte is just ok- not exceptional

This will be my last time buying or referring to buy a Pulte home. This is my third home and the most expensive one. Quality is down, mostly the finishes of the house. All the hardwood work in the house, door frames, ceileing molding, door finished is so bad that I will need to hire my own carpenter. I don’t see Pulte fixing all the issues

Every builder tries to cut corners…stay on top of them. Overall we are happy with our house but the customer service in the last month was terrible especially the title agency.

Many small small issues are there, but customer care is not great and supportive. They never pick the calls at all.

Material used vs price of home was disappointing. But seems to be the Pulte way. I never got the opportunity to interact with the builder until I closed on the house. I submitted a "punch list" over two weeks ago and only one item has been addressed. My last Pulte home. Sell 1st, customer service 2nd.

List of defective items was ignored after walkthrough. Scheduled repairs are finally being made on their 8 hour windows convenience only. Nothing was done while house was empty and easily accessible, regardless of the promises made.

The finish work is pretty horrendous, even after the last two walk arounds. Dents, scratches, holes, cracks, paint drippings, mud drippings (not sanded yet painted over) in all the walls throughout the home, trim pieces damaged, sprinkler system damage, entry doors paint chipped, nails and debris left on roof, caulk grout cracking in bathrooms and window edges and kitchen, and more. Basically zero attention to detail. One can only hope that the rest of the work inside the walls during rough/plumbing/electrical was done by workers which take a lot more pride in the work they do.

The process of buying a home directly from Pulte and their subsidiaries is siloed process that creates headaches for buyers and finger pointing amongst the Pulte group. The only bright spot in their operation was our construction manager Adam. We started off our process with Steve the salesman. He showed us the model and multiple properties which was pleasant. As we walked thru the home that we eventually purchased there were some issues that Steve acknowledged and assured us would be corrected before our next visit. As time went on it was clear that Steve was not going to address the issues and we would have to work directly with Adam to solve the issues. Steve also failed to disclose the closing date to us and passed the buck to Pulte mortgage. Be prepared to jump through multiple hoops when you work with Pulte mortgage. After our financial information was uploaded into their database, it was not vetted prior to being passed over to under writing so the database did not have the correct information for underwriting to review. We explained numerous times to our point person that this should be corrected and instead of working with us they passed us over to a new person. After multiple uploads of information, it became clear that the Pulte mortgage process had numerous gaps that had to be closed by the customer instead of the mortgage group. Also, the closing documents had to be sent to us numerous times due to typos and incorrect information. We were passed to different point people throughout the process and struggled to get correct information. Often, we felt like they were not disclosing information to us, and we were not allowed to speak with the people making the decisions. A silo within the silo of Pulte group. After navigating our way through the most confusing process of our lives we finally found a bright spot inside the Pulte group when we met Adam our construction manager. He was the first person who told us are actual closing date, Pulte mortgage and Steve would not provide us that information and pointed fingers at each other. Also, he walked us though the process and we finally felt like we could trust someone within Pulte. This was a pleasant surprise because going into that meeting, we did not have any faith in Pulte and expected more of the same type of customer service we had with other members. Unhappy with the process and home price. The price of the last 5 available homes went down 20K in a week after we signed the contract for our home, which was totally unfair. I was negotiating with Sales Consultant and management to reduce the price of my home for almost a month and i don't understand why they did not consider my request if they have a plan to reduce the price. Also they say we go by contract but they wont follow the contract, only buyer need to follow the contract.

Our loan officer, Christina's communication experience was terrible. She only emailed us, or answered incoming questions she never gave us knowledge of the market or programs that might best suit our needs or goals, pre empted any sort of financial goals and I will never refer a buyer to Pulte Mortgage for that alone. When Pulte's appraiser produced what your Regional Manager said "was a lazy" appraisal our Loan Officer delivered that 28k news via email and did not call and explain how funds would then come from us. Your Regional Manager made a call, put in for a recert which was denied. That appraiser should be removed from your rotation after using a 16yr old comparable and ONLY used NMLS homes and 0 of the recent homes sold. Without the Regional lowering the purchase price, we would have walked and been happy to lose our earnest money. Our processor Kelly was wonderful and she too agreed that the communication from our LO was not what anyone as a buyer should experience. We were told by Bobby only 5 homes in the neighborhood were aloud to have balconies, which we learned was a lie after he was promoted and was moved out of the community. We were told our microwave was on backorder for no time frame so we were forced to take an unmatched appliance. I was told it was a happy choice by my building manager without her concern of how I would view this choice. I have never seen more emails in my life. Too many emails and not enough verbal communication is confusing the buyer. Without OUR OWN realtor involved we would have spent 28k extra dollars and went in under water in value. I am grateful to our realtor and Kelly, our processor for their help. I would never encourage a buyer to use a builder mortgage company without appraisal knowledge and the ability to walk away. As Pulte is a very large company, the quality and professionalism differ per department. The sales department did a great job of showcasing and promising services, but as soon as the contract was signed, they let us hanging. The builders did a good job and we had great relationships with the construction managers. The worst experience we had was with Pulte Mortgage. Extremely unprofessional, not communicative, not helpful or supportive at all. We had to switch to another lender because it got so bad. The servicing is run at minimal effort. Things do get attended to but you have to wait, sometimes for weeks. ... More

The house closing was scheduled even though I was out of the country and unable to do a walk-through with the builders. Pulte was not flexible on the closing schedule. Once I returned and had the walk-through, closing, financial portion had already been completed and now finishing the punchlist on problems With the home remain on resolved after several weeks. Unable to have the Furnace people address issues that should’ve been addressed before closing. Difficulty just having a lightbulb put in the garage door opener, it is unfortunate at these smaller items remain unresolved. I’m hoping that we can resolve these issues to a mutual satisfaction ... The home we moved into has a lot of issues that could be avoided with some extra care during construction of the home. We found several floor tiles cracked or chipped. We also found, after being in the house for a month, that good workmanship was lacking in many cases: painting spills and misses, door weathstripping ripped, cracked pavers with a lack of paver sand and lanaii that should have been cleaned. There was also a cracked window glass and a shingle has already blown off with only wind below 50 mph. What would happen in a hurricane is a question mark. We have contacted Pulte warranty to address these issues and have waited a week without even acknowledgement of our call. This is clearly not acceptable. We feel taken advantage of at this point. ... We have purchased four tract homes in the past 25 years. This purchase and closing process went well but the finished product is not what we expected or were assured We were unable to have the house inspected by an independent inspector prior to closing for several reasons. In any event, our post-closing inspection revealed issues of sloppy quality control. We have an extensive punch list. We are disappointed and would not buy a Pulte home again (this is our second). We will not recommend Pulte to others.

Build quality is poor. Team just looks to deliver the house as per the schedule and were not concentrating on the quality at all. Very poor in reviewing the work done and correcting the issues intime.
