The start was fantastic with Robb. I wish there was a little more time for the overall selection process of the structure of the home as that was very "rushed". wouldnt be so bad if you were allowed to submit a change order. Once the construction started the Project Manager didn't do a dang thing!! Brought up many issues and they were brushed aside. Once Chuck, his boss, got involved things started to actually be corrected. PULTE mortgage is a TRAIN WRECK. If you have any possible other option do that!! Pulte's finishes are weak at best. Their finishing work is suspect and truly they use low-grade products and market them as high-end finishes. If you love the neighborhood and location, just get a bottom-end house from them and have a contractor come in and do the upgrades. You'll pay less and actually get some qualified contractors to do solid work.

Pulte was a very desirable choice for us because we could customize a lot and the home choices had the space we need for our large family. Our experience started out absolutely wonderful, about 2 months into construction is where we started feeling skeptical about the quality of product we were buying. We went through the house a few times as we were allowed to and saw a million cosmetic issues that we just thought “ oh they will fix that before the walk through”… they never did. We have had a number of issues including water pooling in our side yard and this is still going on after multiple attempts to get it resolved. The landscaping service is not keeping up with mowing grass and removing dead grass except for the model. Look around this neighborhood and you will see.

Financed through Pulte. Lived on property approximately 2 months. Construction still going on in the rest of the development. Dealing with attitude and disrespect from construction workers who seem to forget that I paid A LOT of money to live in the home they built. Home quality- walls are paper thin. Pulte really didnt care if I bought the house or had concerns I wanted addressed/changed. They threathened to cancel my sales agreements if I didnt like the way things were dictated. There attiutude was take it or leave it and they were not very accomodating and didnt seem willing to negotiate....

The home buying process was smooth with the exception of the "Profiling" we encountered with the Sales representative for the community we live in. Overall we are not happy with Pulte. They delayed the delivery of the property for 6 months, they changed the delivery date twice. They made us spend a lot of money waiting. We do not receive any incentive for delays and additional expenses. Low quality materials and finishes. I recommend Lennar without a doubt.

Rescheduled Date of Closing Costs

There was an issue with our date of closing and it had to be rescheduled because appliances were not installed before receiving a Certificate of Occupancy. Therefore, our hotel stay was extended, and the moving company charged us a storage fee and a re-delivery fee. This cost us an extra couple thousand dollars. We were not happy to say the least.

Could use more pride in their work

Craftsmanship could definitely use more pride, there have been multiple issues we have experienced finish wise on our new home that I wish builders would have taken more care and personal pride in. Getting issues resolved includes a lot of emails back and fourth and is time consuming, which is understandable since they have to fix everyone else’s issues. Overall happy with our new home and the space is perfect for us and our growing family.

Our sales rep was absolutely wonderful so we were very disappointed when there were numerous issues with the home that the warranty team did not address in a prompt matter. We sent multiple emails without any response for several days and it took many more days to get just a few minor things resolved. The other things that need to be corrected still have not been addressed and we will have been in the home for almost 2 months now. We would never choose Pulte again as they seem to stop caring once you close.

The quality of workmanship is low and it takes forever for them to come and fix the issues. The materials are very good but it is the opposite when it comes to workmanship and after sale support.

Horrible painter vendor

Pulte’s painter vendor did a horrible job. It’s obvious that the painter vendor only used 1 coat of paint on the walls, doors, and trim. At this price point, Pulte needs to provide more oversight of its painter vendor.

Several items were not completed before moving in. Several delays in finishing house. We spent thousands in rental fees while waiting for Pulte to finish our house. When my wife went to get an entrance key for the gym, the person to give those out to her told her she would need to provide a warranty deed before she would be allowed to use the facility. Overpriced and average quality of products - don't use PULTE MORTGAGE

Don't use Pulte Mortgage and read the contract before you sign. Once you submit your conditional approval you forfeit your right to get your earnest money back, lets say in the event a big life change occurred, such as losing your job. (didn't happen with me, but just want to make you aware). Separately, Pulte Mortgage will always give you a conditional approval regardless if you qualify or not, just to lock you in the contract, what happens at Final Approval doesn't matter to them since they will tell you last minute you don't qualify and bam you lost your money. The overall home is very nice. The market is high right now so I believe we paid more than what it is worth, but it is comparable to others in the area. The hardest part we have had with this builder is getting things corrected when they aren't right the first time. Getting the crews to come back after you have closed on the house is horrible. It takes a very long time. I would highly recommend if you can to visit your house often before closing and have everything fixed PRIOR.

Our buying experience was less than ideal. The communication was far less than what we thought it should be and the financing with Pulte Mortgage was very frustrating and complex. We ultimately financed through another lender. The construction manager (Nate) was very helpful in giving updates and helping with our request, so that was much appreciated.

This is potentially a pre-emptive review, but since we were prompted by Pulte Homes to submit a review, here's where we are now: - The home is beautiful and we love our lot and community - We have water intrusion on multiple floors of the home: > The living/gathering room windows (plural) are leaking water into the window sill when it rains. Contractor has been out twice to resolve - issue persists. > The basement foundation has a 1/16" crack (extends ~4'), and this is resulting in water in the basement of our brand new home

Pulte started out with a bang but began to fizzle out after our commitment to buy was signed. Our sales representative, Hanna, was excellent and had a firm grip on steering us through the buy/build process step by step, with weekly updates & pictures of the how things were progressing, but then was moved to another Pulte location and we were passed off to others within Pulte at our location. Things went downhill rapidly from there. Several weeks at a time would pass without contact from anyone at Pulte, "just the sound of crickets," before we had to reach out to them for any progress updates. ...

I wish the quality of homes Pulte built was better. It isn't terrible but it could definitely be better. They have had issues with subcontractors, getting people to do the work in a timely manner, contractors messing up previously completed work that needs to be redone, etc. We experienced many delays and believe much of it could have been mitigated if we had better CMs. They padded the timeframe they told us to complete our home when we signed yet they still weren't able to meet those timeframes.
