Great location. The townhome finished with my requested upgrades perfectly, and was “on time”. Since moving in, there have been fit and finish issues with the construction that need work (missing caulking in kitchen leading to bugs in the house). And the continued construction outside the house each morning at 7 limits any opportunity for sleep. I knew the latter though going into the purchase. Dimensions of the hallway/stairs make your furniture choices very limited. Something I didn’t consider pre purchase. Otherwise a great place. I receive many compliments on how nice the place is. Looks great from the outside, and neighbors are quiet. I’m happy with the purchase given the location and what the townhome has to offer, but it falls short from a solid 4 or 5 stars because of initial build issues, noise from construction, and narrow hallways ... We love our house, the builder was very attentive to us during the entire process , only concern/complain is that there were a lot of small details inside the house, i know its very hard for the builder to keep everything perfect having several workers in and out but lot of details on the painting, on the base boards, on the walls, ceiling , tiles , etc , for the price , all of that should not be present. One thing worth to mention, is that the responsiveness when submitting a service request is very fast!

Pulte BPC/Mudroom is very functional and serves as a second office on the first floor. The doorways upstairs are narrow and the air return vents above the bedrooms do not allow for privacy. Expected better workmanship overall for the price.

Lot price was very reasonable compares to other builders. Our sales person was wonderful and communicated with us through out the 7 month building process. We moved in mid June, found 12 problems in the house after living there for over a month. Warranty group is great and responsive, but these issues should be avoid if the work were done it right at first place. My advice to new buyers is that they need to hire their own inspector before closing.

Quality of Home is not as good as like some Home Builder in Dublin and Columbus area,like MI Homes & Rock ford Homes.One thing I would like to Mention that Super wiser Mr.Dale helped us lot address our concern and if we have some questions.He addresses them promptly.Good Luck Dale and stay Blessed

We knew what we were looking for so the the contract process went well. The sales office and builder performed well. Two problems existed with the experience. 1) Financing through Pulte Mortgage was extremely frustrating. Also, the extra financing incentives offered proved more costly than beneficial. 2) An after closing upgrade we agreed to pay for, out of pocket, did not occur after many calls to the contractor and reaching out to the sales office for assistance with the outstanding matter.

Beautiful homes and we are very happy but there are definitely things they don’t have as sharp as Toll Brothers.

They closed the house on time and overall, it looks good and met my expectation. Quality could be better though.

Buying a home is overwhelming what more if it’s a new construction. The realtor who assisted us was very helpful. She didn’t mentioned that the price of the lot went up from the first consultation to the time that we signed up which is a week apart. Just a week!!! I tried to appeal but to no avail. They just made more money out of me. The house is just okay. It seems that they rushed the construction. It took them less than 5 months to build on a winter time. Pulte needs to reconsider their general contractors. There’s a lot of hard dried paint on the carpet. The carpet edges were not smooth. The grout in the bathroom tiles are not smooth. The thing on the edge of the tiles are peeling off. The floor has a lot of crack. I have the pictures saved on my phone I’ve been finding things since day 1 and I am still finding things that needs to be repair until now. There are some great things that I consider selling points, and some disappointments. On the negative side: Window openings are not square which made blind placement a challenge, and I really hate not having better access to my front door. Receiving delivery is a challenge. Hoping that will change soon with a walkway from Kimberly Ridge road. I like the walk in shower, stove, natural gas, and general use of space. If I had it to do all over, I think that I would be happier choosing another option, but I didn’t want to over invest in what may be a bubble.

All went as planned from Day1. Some minor issues with lot pricing in the starting stage .. otherwise it's very good experience.

We chose Pulte sue to their reputation of high quality construction and building practices. In that regard l, they lived up to my expectations. Our construction manager, Matt Wallace, was the best we could hope for. He was knowledgeable, available, and fought to make sure we got the home of our dreams. The issues arose around the financial aspect of the sale. Pulte ordered an appraisal 3 months prior to completion, before doors, flooring or countertops were installed, yet the appraiser valued the home exactly at list price - to the dollar! We chose to use our mortgage company, one we trust and have a long-standing working relationship; they ordered an appraisal once the home was nearly complete. Lo and behold there was a discrepancy between the two, a $48,0000 discrepancy. Pulte refused to budge, because they “have an appraisal value.” in the end Pulte submitted some extra comps to our appraiser (all of which were sold and appraised by their syndicate group of companies) which brought the discrepancy to $24,000 lower than list price. We ended up agreeing to split that difference, putting us in a position of negative equity from the get go. I still would recommend Pulte to anyone looking to purchase a new home, but do not let them control the entire process and narrative! Trust their builders, find a mortgage company you can trust; do not trust Pulte financial or insurance groups. ... More

:) Matt is awesome :( buying process with PGP title was bad, with errors. We dont trust them, with lack of integrity. HOA increased way more than inflation. We were rushed to buy quick as sr management wanted $$ for quarter ending

My overall buying experience was great. Brigitte from the Sales Office was very helpful and responsive. Bobby the Construction Manager was also great and helpful. However, the Mortgage team was not as pleasant in dealing with, particularly the loan processor. I was reminded about the need to show a lease agreement for my other property two days before closing, which created a lot of stress to find a renter on short notice. It was not clear how the 20k incentive was applied. Plus, the loan estimate from Pulte Mortgage looked very different from the loan estimate from PGP Title, which created a bit of confusion as what was covered by the 20k or if indeed I got a 20k credit at all from Pulte. ... Overall the process was relatively smooth. The buying process, and closing went smoothly. The close date pushed quite a few times and there was a miscommunication on when the house would actually be ready. It was advertised as being completed in July, and a week after I signed the date pushed to end of August. We didn’t end up closing until September which ended up costing me quite a bit extra in fees. The house overall was decent quality. The cleaners never showed up to clean construction debris and there was a layer of dust when we took ownership. No major issues identified that are due to poor craftsmanship that weren’t addressed prior to closing. ... More

For the most part, the experience was pretty good but there are some issues that were glaring and really has made it hard to give pulte a good rating. I’ll start with the good and move to the bad. The Good: The price of the home was really good in my opinion and the process leading up to closing was a good experience. Pulte made every effort to make sure we closed on time and was really professional about how they do business. Alex our Superintendent was very responsive during this time and made every effort to keep us informed about what was happening. The best part of our experience so far has been the warranty team which is led by Raad. He is awesome and has tried to clean up every issue we’ve had so far in a timely manner. The Bad: After we closed, we have had so many issues that were promised to be taken care of by Alex our superintendent but he is very unresponsive now. After 3 months of living in this community, we finally have all issues that he promised to fix complete except for one. The issue is a big one too because it’s completely his fault. We purchased premium paint from the design center for our home and paid $5,600 for this paint and Alex mistakenly ordered pure white paint to paint our home which is standard paint. He asked us to let him handle this situation and we only asked to be repaid our money for the mistake. He offered to repaint the home the color we paid for but we were already moved in and didn’t want to deal with the trouble. He said he would make it happen but never did. Now he won’t return our calls and we have not been repaid. Lastly, our Air conditioner compressor blew after 3 months and we have been without AC downstairs for 2 weeks. All in all, we have had a mixed experience and would like someone to contact us about being repaid for the premium paint that we never received. ... More

Had no luck whatsoever with the Construction Manager. As far as the house goes - pain dealing with Developer Controlled Architectural Committee for simple approval. Paid extra for a tiled shower and Pulte didn't even include a soap/shampoo alcove.

Less than 24 hour notice closing was canceled because of sod issue Have yet to be reimbursed for costs associated with cancellation

Construction manager communication was awesome and prompt response. Expected more from the community and base on the price tag of the houses they can do better on the gardens and the entire community look. Big mistake not having a community pool and club house, high price tag houses that doesn’t reflect their value, looks like another regular group of houses

Pulte Homes should provide high-quality wood for the backyard fence, as the current wood used is very low and cheap in quality. Additionally, pre-plumbing requests should be addressed before construction begins, as it will be difficult to set up an outdoor kitchen later on. It is also important to include a cloth rack or shoe rack in the owner's suite closet during construction. Furthermore, there have been air cracks appearing in the bricks within one month after closing

Construction quality as to standards is questionable. Cabinet install sucks!! Title processor (first one) was so nasty they had to chand agents. Communication. This is 2nd pulte home probably last

Leo was our construction manager and he was fantastic during the whole building experience. Adrienne was our sales person and she was also of great help and an amazing resource. The process was really smooth however, there are many things that I wish the builder would really focus on..the small things. Many of the interior walls are not straight and there are areas on the exterior walls that are not smooth and flaws. That being said, when I notice items that need to be corrected, I can always contact the construction manager, and these things will be taken care of.

Overall, I was happy with service as they were professional and efficient. However, the tile installation was poor, with uneven tiles and high lippage. This issue spoiled an otherwise good experience.

When first looking at the home, I liked it. The salesperson was very helpful and answered all questions. The process of buying the home had some hiccups but were taken care of in a timely manner. However, one of the major factors that influenced my decision to purchase the townhome was that the HOA covered the structural insurance on the home (I needed insurance only on contents). Unfortunately, 3 weeks after closing I received a letter stating that the HOA would not be renewing the structural insurance and I would now have to cover that on my existing insurance (at a significant cost). To make matters worse, the monthly HOA dues would not decrease with the cancelation of the structural insurance. Potential buyers should inquire about this potential if buying a townhome or condo from Pulte. Workmanship on the home was decent but sloppy in some areas. Even after two walkthroughs and moving in, I am still finding things that should have been caught during routine quality inspections. That being said, the construction manager, Matt, and community care rep, Melody, were quick to respond to these issue and get them resolved. On the whole I still like the home and enjoy the neighborhood. While I am extremely dissatisfied with the insurance cancelation, I would still suggest looking at Pulte homes for potential home buyers. ... More

Over all a poor experience. It started with the sales consultant who is less than forthcoming in regards to the contract we got to point where we were going over everything and she said I’ll just email the rest. It’s a standard contract included in the contract without any discussion appliances and window coverings what we should’ve done, sat there until it was done, and everything was clear. Construction manager was very attentive and helpful. However, the final product had that fell off within a week and was missing a plug in the kitchen required carrying out the brand new tile which is still not replaced and we closed on 3/1 The closing people wanted to rush the closing and my wife had medical issue that we had to postpone it for week and it was like the end of the walk we’re not showing up for walk-through. Did they bend over and change it to customer service for me I would not recommend or buy another Pulte home. ... More
