Some Pulte representatives were very helpful

Although our salesman was new with Pulte he was fantastic!! He always made himself available and he is the sole reason my husband and I stuck it out with Pulte when things became rocky. Our first construction site manager refuse to ever meet with us then out of the blue he quit. The second site manager was 100% better and communicated with us weekly. There was a 60-day delay in the construction of our house. Delays happen with construction; however Pulte did an extremely poor job at communicating these delays. When there is a lack of communication, problems will surely arise! All delays were discovered solely because we were proactive in requesting updates. Pulte provided us feedback regarding the delays: 1). The first site manager quite and he did not do some of the things he was supposed to do. Well the customer is not responsible for the actions of Pulte’s employees. 2). Pulte’s second reason for the delay was their construction worker were getting sick from COVID-19. I completely understood Pulte’s second reason for the delays. Where Pulte failed was in the communication department. Had we not inquired about not seeing any movement at the house site, we would have been in the dark. Supposedly, the delays had an effect on multiple houses been built. If this was a mass problem Pulte should have communicated these issues in writing (email/letter). When we would visit the construction worksite we often found beer cans throughout the house and yard (yes, we have pictures). We were extremely concerned and provided a Pulte representative the pictures and mention this matter in a survey. No one from Pulte contacted us regarding this matter. We found a water bottle find with urine placed in one of our tubs and yes we reported it and have pictures. Just as we reported food wrappers throughout the house site (in and out) to include yogurt, some type of meat bone, and fountain drinks. Then one day we notice what appeared to be raccoon footprints and once again I took photos. We did hire an independent home inspector, especially after a couple driving by in the neighborhood yelled out “Make sure you get a home inspector.” I have never experienced anything from neighbors before. We decided to go with Pulte’s financing due to their incentives. The young lady who served as a loan manager for my loan was very pleasant. I noticed she was asking for paperwork that was originally generated from Pulte. What I discovered is Pulte business processes need to be improved!! An example is a request for a receipt. We made a payment to the Pulte’s sales office using our debt card however Pulte’s financial department request a copy of the receipt from us the customer when Pulte already had a copy of the receipt on file. This is at no fault of my loan manger as she was just following Pulte’s processes. There should be a benefit to doing everything related to your house with one company. As with any new house defects will be discovered and we are slowly discovering them. We discovered one major defects (front door lock not working) and multiple minor defect. It took roughly 30-days for our front door to be replaced (completed yesterday). We are waiting the other items we discovered to be fixed and some replaced. Its been 6 weeks since we closed and no action has been taken on the list of repairs we submitted.

This house was built during the COVID-19 pandemic and we were pleased that there weren’t many delays. There was however a lack of communication between us the customer and the builder.

The home was delivered to me 6 weeks later than original closing date with so many problems. It is 8 weeks and I am still getting things fixed in the home. To give an example the door knows were placed on backwards and I was stuck in the bathroom for over 1 hour. I finally got the refrigerator and it is also broken . The floors were full of paint (fixed and cleaned they look great now). So many other issues who puts in a bath tub without sealing around it. The AC was broken. Among so many other issues. They are fixing everything but taking time from work is not conducive anymore

Quality of the build was not what it should have been.

I wish we had asked more questions. We would have made slightly different moving arrangements. There were too many issues after closing.

Overall Pulte is a great homebuilder. The superintendent addresses issues fast. I think the salesperson I had needs to be more attentive . Once the down payment was paid in full... never heard from her again and ignoring of communication from my realtor and myself was frustrating. The mortgage/close process went great! The only other issue I had was design center, this has yet to be fixed with the bath accessories vs faucet package color error

Pulte has the “commodity building experience” down pretty. They don’t stand out in quality but you can trust them to get the job done within the estimated timeline/cost. The communication was average as is the build quality. If you don’t expect too much, you will be happy with the results

Pulte quality and finish is very lacking . Internal finishes not great . Brickwork on driveways and porches are like armature brick layers . Painting & drywall could really use a more neat finishers . Overall I will rate the home @6out of 10 .

Overall, the house structure and quality is better than other builders.

Dean was great to work with. We had an issue with kitchen tile and he was Johnny on the spot

Good experience for a first time buyer

there is no such thing as craftsmanship in todays home construction all builders throw up the home and move on

I think some of the work was rushed but overall good.

Pulte's responses are really superb! Very prompt and attentive! And people are very kind!

Offered different models and options we can chose from.

Nice looking house but quality was very disapppointing. We built with Centex in Bridgetown when they were independent and there was no comparison in quality. . Some of the stuff we experienced was really poor quality and should have been caught before we moved in. Doors were unsafe, window frame was damaged and cheaply fixed. Panel doors didn’t close. Etc,etc.

In general the quality is ok, it could’ve be better. Response to solve quality issues very slow. Pulte QC need to improve.

My 'holistic' experience was excellent from start to finish. I'd recommend Pulte to anyone looking to build in a new builder community environment. My home is lovely and as close to perfect as one can be in these days of 'fast' build. My critique of the process was the inability to 'personalize' certain elements, e.g., punch a hole in a wall during the construction process (as opposed to having to wait until post finish) and to manage the installation of height-driven items, e.g., shelving placement. For example, the standard height for their clothing shelves are quite high for a short person to reach. Also, the paint selection was quite limited; it should be broadened to accommodate a wider selection of color hues. ... More

Overall, Pulte builds a good to very good home. Attention to details by the homeowner as the home is under construction is important. Workmanship needed to be followed up on during the process and addressed. Most items should have been identified, and corrected, by the builder not the home owner.

Pulte subcontracts its work. Some of the craftsmanship is of great quality, others I wouldn’t mind gutting and starting over. Remember Pulte mass produces these homes - some of the work is rushed and it is evident. Once work is complete, they will not remove and start over. They will simply put a bandaid on it. Recommend buyer stopping by the home frequently. Highly recommend making two design appointments. We felt rushed through that portion of the process. Staff is kind and provides timely responses. Ask questions especially at the design appointment.

Loved working with Adam our Sales Rep. Never had an issue contacting him. Getting issues fixed very slow. If this team operated like your sales team no one could beat the Pulte.
