Pulte built our home quickly (but not too quickly) and the frame quality was above standard. The final finishing touches required lots of re-work and they were correcting them until our closing day but they were able to get everything done. There were some small things we did not catch but overall, our home is excellent and we are happy with it. There were inconsistencies between what we were told pre-build and then during the building process but you just have to keep checking in and making sure that everyone is on the same page.

The process was very organized up to the purchasing process. Coordination of items that needed to be repaired or fixed could have been prevented if reviewed with sub contractors. Scheduling for warranty issues could have been more organized

The loan office individuals were very helpful and quick to respond. Our project manager Rich did a good Job in keep us updated on the process. Some repairs items could have been prevented if the project manager/customer services manager were given more time to review and walkthrough property prior to pre close walkthrough. The customer services manager has been responsive. The warranty issue process of getting things scheduled or vendors showing up unannounced was a little frustrating and I think could have been improved with coordination or systems on the back end. Pulte has beautiful floor plans that are well thought through to meet the practical needs of every customer. They also have nice exterior elevation options for each home model. As a first time home buyer, I did not do a good job of planning my structural options since it needs to be locked in within 24 hours, I would have appreciated some leniency from Pulte in that regard. Definitely rushed it at the end and you do not get what you paid for here. Poor craftsmanship from the beginning and will require a lot of work to fix on the latter end. Pay attention to all the details before closing and if you can, pick better material. Otherwise, the builder will use cheap material. Glad there is a warranty to get these addressed. Will have to see how far it goes in the repairs post installation/closing.

I wanted a less stressed home buying experience, that's why I went with new build. But it seemed I had to put in more work on quality control work because the builder didn't. They need to work on their contractors. Lots of obvious misses. The build manager is responsive and easy to work with, but I shouldn't have to bother him too much.

Pulte homes are beautiful, our was put together wayyyy to fast and the craftsmanship is definitely not upto par. Lots of issues after closing on the home. Yes they fix it but it is still an issue having people in and out of our home. You have to double and triple check all of the work.

House still have very high humidity because of poor paint, and constructions. Very low quality sprinkler heads. Stones that they installed is not up to the expectations. Granite's are not sealed at all. Light switches in wrong places in the room. cheap plants for this luxury neighborhood homes, poor land grading, never cleaned the yard after roof installs and having lots of nails in the yard, crown molding joints are visible. Rigid Build Process, Even When Builder Can Save Money.

In an overt effort to mass produce moderate-quality homes, the builder is absolutely rigid in making changes that would save them costs of materials yet they are overtly willing to guide you toward upgrades with 600% markup margins. The only smart move with builders such as this is to purchase the home at near base price, do diligent homework on acquiring upgrade estimates outside of closing and then decide how to proceed with the builder. Had two mayor issues within the 1st month. 1. Howling through the windows. If there is any wind outside, you hear a howling sound coming from the windows. Improper installation or manufacturing problems. Unknown. But windows will probably need to be replaced which is a mayor inconvenience. 2. AC has not worked properly since I moved in about month and half ago. AC tech's have been by the house twice and problem still present. Did not expect mayor issues like this from a new house. Maybe minor issues yes but not like this. Somewhat disappointed.

It is a well built home. The appliances, especially the refrigerator and cooktop are terrible! No ice or water on outside of frig. Cooktop scratched after one use. Fingerprints everywhere! Frig to all bathroom faucets. They don’t tell you the pool does NOT come with a heater! $4,000 wrapped into a 30 year mtg would not be a big deal but huge expense when moving in. Construction manager promised to fix issues after signing on closing date. Blinds to be repaired, Never done. construction team was in a rush to close out house and never completed some work promised to us that would be done after we signed. To find out the last 2 construction managers quit and left Pulte. Never should have signed until work was complete. "WE LEARN FROM OUR MISTAKES'

All comes down to details. Trades hired are either going way too fast or don't care. If the sub-contracted companies bring their own installers, same thing. Either go too fast or don't care. Either way, the customer perception is the subcontractor work is poor. This has to be corrected for future builds. Items customer notice the most: Flooring, drywall, paint, trim, light fixtures. One solution would be to bring in a 3rd party audit before final walk-thru with customer. This would help ensure a smooth transition to the buyer.

My neighbors have two story homes, and one of my neighbors has the ability to look into my shower from their second story windows. This is a privacy issue. The garage floor has several cracks in it, even though the house is new. The home warranty covered the repairs, though. Regarding security, the front patio and driveway lights were on a 30 minute timer vs. allowing the lights to stay on all night. Small details that matter like painting job done in the doors, the installation of the material in the bathrooms, the refrigerator door dented, the finishes in the balcony (terrace) demonstrate lack of detail orientation or care for final output and are not aligned with the price paid for the upgrades. Overall a good (B) experience and friendly people. Disappointed in the workmanship though. Some of the things seem like they were done by an immature and not a professional. Pulte need to re-evaluate their contractors (HVAC, Electrical, Drywall and landscaping to be exact)
