Pulte built our home quickly (but not too quickly) and the frame quality was above standard. The final finishing touches required lots of re-work and they were correcting them until our closing day but they were able to get everything done. There were some small things we did not catch but overall, our home is excellent and we are happy with it. There were inconsistencies between what we were told pre-build and then during the building process but you just have to keep checking in and making sure that everyone is on the same page.

The loan office individuals were very helpful and quick to respond. Our project manager Rich did a good Job in keep us updated on the process. Some repairs items could have been prevented if the project manager/customer services manager were given more time to review and walkthrough property prior to pre close walkthrough. The customer services manager has been responsive. The warranty issue process of getting things scheduled or vendors showing up unannounced was a little frustrating and I think could have been improved with coordination or systems on the back end. This is not the Fault of the customer services manager but maybe process that could be improved. Some instances was easier to communicate with the Contractors to get items fixed. Overall experience was not bad. would recommend Pulte but make sure people are aware that you will have to track items after closing and in some cases have people come out multiple times to fix the same issue due to not be able to get another person to come out and fix it same day. Reason for the overall rating of 3 and rating of 3 for Quality of Workmanship & materials is because the sub contractors work should be reviewed more my the project manager and they should be given more time to review the work of the sub contractors for simple craftmanship items. ... Seems like they do a good job all around

Pulte has beautiful floor plans that are well thought through to meet the practical needs of every customer. They also have nice exterior elevation options for each home model. As a first time home buyer, I did not do a good job of planning my structural options since it needs to be locked in within 24 hours, I would have appreciated some leniency from Pulte in that regard. However, nothing major to complain. When it came to getting a good deal, it totally depends on how interested you are in the first meet, some room for bargaining is definitely possible (especially on the lot premium). Pulte did have a good selection of interior material, the best part is they used quality products from reputed brands for every single item. Since they are extremely quick (considering they are a high volume production builder), the area they lack is quality of workmanship. As a customer, I had to follow up constantly to ensure the work was done the right way. I would appreciate more internal quality control from Pulte. Lastly, Pulte mortgage is extremely aggressive to gain your business. I was a bit disappointed with my experience with them at the time of rate lock, they simply would not give you the best deal unless you gave them a valid loan estimate from a competitor. I understand it is business, but I would have appreciated if the was process for more straightforward. Otherwise, Pulte mortgage was extremely efficient to help me close my house on time. ... More

My Microwave vent was not set right(I have outer vent). Sent somebody later to fix it but was not a good technician. Not that good painting.

Definitely rushed it at the end and you do not get what you paid for here. Poor craftsmanship from the beginning and will require a lot of work to fix on the latter end. Pay attention to all the details before closing and if you can, pick better material. Otherwise, the builder will use cheap material. Glad there is a warranty to get these addressed. Will have to see how far it goes in the repairs post installation/closing.

Pretty good value and generally responsive to our needs. Big company offers advantages of scale but also suffers from to many moving parts.

I wanted a less stressed home buying experience, that's why I went with new build. But it seemed I had to put in more work on quality control work because the builder didn't. They need to work on their contractors. Lots of obvious misses. The build manager is responsive and easy to work with, but I shouldn't have to bother him too much.

Pulte homes are beautiful, our was put together wayyyy to fast and the craftsmanship is definitely not upto par. Lots of issues after closing on the home. Yes they fix it but it is still an issue having people in and out of our home. You have to double and triple check all of the work.

The Pulte staffers are excellent however the workmanship is way below par.

House still have very high humidity because of poor paint, and constructions. Very low quality sprinkler heads. Stones that they installed is not up to the expectations. Granite's are not sealed at all. Light switches in wrong places in the room. cheap plants for this luxury neighborhood homes, poor land grading, never cleaned the yard after roof installs and having lots of nails in the yard, crown molding joints are visible. Low end HVAC units and the A/C failed within a week. Very bad experience with closing. The management don't want to work with us during the Covid19 issue. Warranty team is doing great job and they are taking care of the issues quickly. These houses supposed to be like John Weiland quality. My daugter bought a home from Lennar at low end and she didn't see any issues with the construction. ... More

In an overt effort to mass produce moderate-quality homes, the builder is absolutely rigid in making changes that would save them costs of materials yet they are overtly willing to guide you toward upgrades with 600% markup margins. The only smart move with builders such as this is to purchase the home at near base price, do diligent homework on acquiring upgrade estimates outside of closing and then decide how to proceed with the builder. For us, those moves were an as-build base kitchen, base carpet, base tiles, base paints and no structural wire upgrades. Builder wanted nearly $200k for a home we desired but we were able to achieve that after close for $45k and a little extra dust. Pulte rushed to finish to close the house. Took shortcuts, not the most professional

Had two mayor issues within the 1st month. 1. Howling through the windows. If there is any wind outside, you hear a howling sound coming from the windows. Improper installation or manufacturing problems. Unknown. But windows will probably need to be replaced which is a mayor inconvenience. 2. AC has not worked properly since I moved in about month and half ago. AC tech's have been by the house twice and problem still present. Did not expect mayor issues like this from a new house. Maybe minor issues yes but not like this. Somewhat disappointed.

Need to improve repressiveness on issues that are still outstanding from the final walk thru. They were marked but never were completed our fixed.

Overall house looks good and build quality is okay, but the upgrade options looks way cheaper than the price charged

There was a lot of little issues where there was splash paint in the floor or tiles. It seemed to have been rushed out, hence not a thoughtful process.

It is a well built home. The appliances, especially the refrigerator and cooktop are terrible! No ice or water on outside of frig. Cooktop scratched after one use. Fingerprints everywhere! Frig to all bathroom faucets. They don’t tell you the pool does NOT come with a heater! $4,000 wrapped into a 30 year mtg would not be a big deal but huge expense when moving in. Doors are cheap,not solid

Construction manager promised to fix issues after signing on closing date. Blinds to be repaired, Never done. construction team was in a rush to close out house and never completed some work promised to us that would be done after we signed. To find out the last 2 construction managers quit and left Pulte. Never should have signed until work was complete. "WE LEARN FROM OUR MISTAKES'

All comes down to details. Trades hired are either going way too fast or don't care. If the sub-contracted companies bring their own installers, same thing. Either go too fast or don't care. Either way, the customer perception is the subcontractor work is poor. This has to be corrected for future builds. Items customer notice the most: Flooring, drywall, paint, trim, light fixtures. One solution would be to bring in a 3rd party audit before final walk-thru with customer. This would help ensure a smooth transition to the buyer.

My neighbors have two story homes, and one of my neighbors has the ability to look into my shower from their second story windows. This is a privacy issue. The garage floor has several cracks in it, even though the house is new. The home warranty covered the repairs, though. Regarding security, the front patio and driveway lights were on a 30 minute timer vs. allowing the lights to stay on all night. I had to file a service request to get the lights fixed, when this issue should've been addressed before the close. A Maytag dryer purchased from Lowe's in 2016 was brought into the home, and the house's dryer outlet couldn't accommodate the 2016 Maytag commonly found at home improvement and department stores. As the buyer, I had to hire an electrician to fix the outlet. Pulte would not change the dryer outlet, when they should've asked me what type of dryer I was bringing into the home before the close and installed the appropriate outlet. The inside of my garage door has a hole in it. Pulte ordered the wrong part to fix the issue, so the repair of my garage door is delayed but will be completed soon. When I moved into the home, the toilets had a weak flush. A toilet brush had to be used to push the toilet paper into the water, so the toilet paper would go down the toilet. ... More

Surprise. No drawers in the bathrooms' counters. Shouldn't "cut corners" this way. Painting is OK but not really "professional".

Small details that matter like painting job done in the doors, the installation of the material in the bathrooms, the refrigerator door dented, the finishes in the balcony (terrace) demonstrate lack of detail orientation or care for final output and are not aligned with the price paid for the upgrades. Since I still have to follow up with the community manager I can not in all fairness give any rating to trustworthiness since I am waiting to see if the company follows through with the promise to complete the work in question.... please consider trustworthiness as my believe that they have every intention to honor their word and will follow up. ... We recently moved into a new Pulte home. I was surprised by the issues with "fit and finish" that have appeared. Maybe shocked rather than surprised.

Overall a good (B) experience and friendly people. Disappointed in the workmanship though. Some of the things seem like they were done by an immature and not a professional. Pulte need to re-evaluate their contractors (HVAC, Electrical, Drywall and landscaping to be exact)
