We love the house. Everything seems almost perfect. From location as school, shopping, restaurant to sercurity. 1 month from the day I move-in, there are some minor things happen like hot water, squeaking door, foggy window, air thermostate.

Expected better attention to details. Doors not fitting properly, shingles loose, nails not nailed, bathtub cracked, window frame cracked, sloppy caulking or no caulking, and unpainted exterior wood. Many of these details were taken care of when we called.

Someone once told me that when you build with a company (like Pulte), the same guys building the 200k houses, build the 400k houses and the 750k houses in the development. I tried to except this,,,, tried. However when you spend this much money, you’d hope for a higher quality relative to the lower cost homes. They are all very good. Just not great.

Every Pulte employee was a joy to work with from start to finish. All were clear, concise, professional, and friendly. Up until closing weekly updates were given and appreciated. In my opinion, workmanship and materials used are far from excellent. This includes sheet rock, paint, flooring, studs placed at 24 inches, lighting selections, and energy efficiency. The wind blows right through my front door. Since closing it had Ben difficult to get information and timelines for exterior work such as grading and concrete. The development is going to be beautiful and the location is perfect for me.

Second pulte home I had built and must say that the first time was a Much more Pleasant experience for a Number of reasons: sales Was not familiar with the new models (cosenza) so some things that were told to me turned out not to be true. I felt very much rushed and pressured during the closing process and pulte Was not flexible on modifying dates for closing even though I mentioned I had a death in the family. Don’t like that pulte mortgage sells my Mortgage. On a positive not pulte seems to still build a pretty decent home however this interior flat paint seems to be cheap as it stains, ...

Beware of the details such as finishing windows, Drywall’s painting, floor, uneven floors, etc. The yardwork, sloppy, holes, missing plants, etc.

Bad Experience with Sale Agent

Bad experience with Sale Agent. Felt I was judged from the beginning. Sales agent did not mentioned all of the possible options. She decided that I could not afford the house. Sales agent was pushy in making me choose Pulte Mortgage. She did not explained all in details. For a first time buyer, there is so many choices and decisions to make. The Sale Agent should always give complete explanation, description or options of what is part of the house. Had a different experience with the Construction Manager. He was very helpful and understanding and listened to my concerned if I had any.

We had a great experience with our salesperson Marissa. The house is ok but we are not impressed with the materials and built quality. Responses to issues have not been so great after closing day, we still have pending issues that we are waiting to get solved for a month.

Quality seems ok but issues take weeks to resolve. During the build hard to get a response as well. Home was overpriced based on the quality but we knew that would be the case for the area but still would prefer standard items just be included in the price vs charging triple for options

We went through multiple construction managers in our time building our home and it seems to really make a difference in the quality. One manager was more than happy to make sure the home was to our liking while the other provided resistance on almost every request we made. Things that you'd assume were standard.

While working through the loan process it was difficult connecting with some of the processors. Mike Ho was an excellent person to work with and responded quickly and was very influential for us making decisions. We were disappointed after picking our plan to hear that certain things we were assured wouldn’t get to be done (sliding barn doors for downstairs room rather than French doors). The production and finishing touches of the house took a couple trips but Cam was incredibly responsive to those concerns and quick to make the fixes. First of all, I am happy with working with Jennifer and Ali when an issue occurs. Both of them are really helpful and responsive. But the problem is that the issues are too much. Since closing, don't want to mention the small stuff, I have had basement concrete leaking, A/C unit vibration, tub leaking, floor squeak, stone falling from the fireplace; and most ridiculous, they forgot to do the ductwork for the vent (it was blowing to my basement directly). Good home, and Great support from the financial team specially Wendy Hendrick, however no response from the warranty team since closing two months ago. Overall build quality is good but some of the things were not meeting expectations in terms of Quality and value for the price paid. 1. Garage door is not opening properly due to misaligned sensors. When contacted Pulte they refused to help stating contact LiftMaster or SmartHome people but actually issue with Garage door frame and the way it is installed and sensors. 2.
