We love the house. Everything seems almost perfect. From location as school, shopping, restaurant to sercurity. 1 month from the day I move-in, there are some minor things happen like hot water, squeaking door, foggy window, air thermostate.

Expected better attention to details. Doors not fitting properly, shingles loose, nails not nailed, bathtub cracked, window frame cracked, sloppy caulking or no caulking, and unpainted exterior wood. Many of these details were taken care of when we called.

Feel there was some misinformation given from the sales office. Field team is excellent.

Someone once told me that when you build with a company (like Pulte), the same guys building the 200k houses, build the 400k houses and the 750k houses in the development. I tried to except this,,,, tried. However when you spend this much money, you’d hope for a higher quality relative to the lower cost homes. They are all very good. Just not great.

Every Pulte employee was a joy to work with from start to finish. All were clear, concise, professional, and friendly. Up until closing weekly updates were given and appreciated. In my opinion, workmanship and materials used are far from excellent. This includes sheet rock, paint, flooring, studs placed at 24 inches, lighting selections, and energy efficiency. The wind blows right through my front door. Since closing it had Ben difficult to get information and timelines for exterior work such as grading and concrete. The development is going to be beautiful and the location is perfect for me.

You will have to be on top of management to ensure any issues in the new home are solved. Months later, I am still waiting for items identified before closing to be even addressed.

Second pulte home I had built and must say that the first time was a Much more Pleasant experience for a Number of reasons: sales Was not familiar with the new models (cosenza) so some things that were told to me turned out not to be true. I felt very much rushed and pressured during the closing process and pulte Was not flexible on modifying dates for closing even though I mentioned I had a death in the family. Don’t like that pulte mortgage sells my Mortgage. On a positive not pulte seems to still build a pretty decent home however this interior flat paint seems to be cheap as it stains, rubs off and flakes very easily. Try and avoid moving in while construction is ongoing. Home incomplete at closing. Garage unfinished. No driveway. No yard.

Beware of the details such as finishing windows, Drywall’s painting, floor, uneven floors, etc. The yardwork, sloppy, holes, missing plants, etc.

Very easy experience .

There are cracks in my new house . This is at the ceiling which is clearly visible . this is not handle properly.

Bad experience with Sale Agent. Felt I was judged from the beginning. Sales agent did not mentioned all of the possible options. She decided that I could not afford the house. Sales agent was pushy in making me choose Pulte Mortgage. She did not explained all in details. For a first time buyer, there is so many choices and decisions to make. The Sale Agent should always give complete explanation, description or options of what is part of the house. Had a different experience with the Construction Manager. He was very helpful and understanding and listened to my concerned if I had any.

Pulte Home provides value for the home.

We had a great experience with our salesperson Marissa. The house is ok but we are not impressed with the materials and built quality. Responses to issues have not been so great after closing day, we still have pending issues that we are waiting to get solved for a month.

Pulte built my home with an excellent workmanship, however, they charged too much for the upgrade as compared to market price, hence for me, it was not a good value for the price.

The builder Pulte did not consulting me about The closing date then I had many problemas with that.

Quality seems ok but issues take weeks to resolve. During the build hard to get a response as well. Home was overpriced based on the quality but we knew that would be the case for the area but still would prefer standard items just be included in the price vs charging triple for options

Pulte Mortgage gives you hard time each email sent you have to start from the beginning and explain everything from Starting. From my experience I prefer to look to search for more professional Mortgage Co.

We went through multiple construction managers in our time building our home and it seems to really make a difference in the quality. One manager was more than happy to make sure the home was to our liking while the other provided resistance on almost every request we made. Things that you'd assume were standard.

Poor post move in follow up and completion of issues

While working through the loan process it was difficult connecting with some of the processors. Mike Ho was an excellent person to work with and responded quickly and was very influential for us making decisions. We were disappointed after picking our plan to hear that certain things we were assured wouldn’t get to be done (sliding barn doors for downstairs room rather than French doors). The production and finishing touches of the house took a couple trips but Cam was incredibly responsive to those concerns and quick to make the fixes. We love our first home and are excited to be in this development but the road map to this destination had a few bumps and potholes that could have been avoided with more professionalism and responsiveness. ... First of all, I am happy with working with Jennifer and Ali when an issue occurs. Both of them are really helpful and responsive. But the problem is that the issues are too much. Since closing, don't want to mention the small stuff, I have had basement concrete leaking, A/C unit vibration, tub leaking, floor squeak, stone falling from the fireplace; and most ridiculous, they forgot to do the ductwork for the vent (it was blowing to my basement directly). Though Ali and his team fixed the most of them right away with great responsiveness, I'm still disappointed on the overall quality and the lack of attention to details, especially for the price we paid. ... Good home, and Great support from the financial team specially Wendy Hendrick, however no response from the warranty team since closing two months ago. There are 5 issues identified during the closing on March 22nd and there is no commitment or timing from the warranty team to close issues agreed during closing.

Our construction manager, Connor, was great. There were a few issues upon moving in that we are still trying to get resolved, but it’s as expected with new construction.

Overall build quality is good but some of the things were not meeting expectations in terms of Quality and value for the price paid. 1. Garage door is not opening properly due to misaligned sensors. When contacted Pulte they refused to help stating contact LiftMaster or SmartHome people but actually issue with Garage door frame and the way it is installed and sensors. 2. There were no Window Casing wasn't provided as a basic upgrade even though the price of the house was so high 3. I've paid $55 k for Lot premium which is way too high but people who bought later after 6 months they were charged with only $20 to $25 k for the same lot size, same privacy and same plan. This is unfair 4. The Kitchen basic Pendants lights over the island provided are low quality. With so much money taken this could have been much better 5. No hardware was provided in the bathrooms. Like Cabinets opener knob, Towel handle bars 6. The Bathroom Shower Faucet set provided is very basic and not of good quality for the money taken. 7. Overall Wall Paint quality could have been better like Glossy. Just small scratch or touch paint is coming out 7. Recess lights are provided with Yellow color which is dull instead of Day light colors. 8. Window blinds were charged very high as compared to the market. Outside with the same quality they can be done within $1500 but Pulte charged more than $3000. 9. Door knob, opener weren't of good quality. It's hard to open and close the door. 10. Garage door sounds a lot while opening and closing as these are chains instead of belts. Not of good quality. 11. There were no 16 inch studs available for mount and all are 24 inch. Ideally 16 inch studs need to be there for TV mount and installation. 12. The backyard of mine is used by Pulte for drainage and water flow so I'm actually in loss of my land for which I paid the money. This is not done. ... More
