trying to get things fixed is a major problem no one really care except nick. i would like a big boss to call me. have left messages at corp no one has called baxk.

They have good intentions but are seemingly inept at providing good service after the sale due to cut rate vendors and poorly trained personnel. Too much sloppy workmanship. They utilize your home after it's sold as a model/sample for other prospective home buyers. The materials specified are somewhat inferior at times and quite a bit of the workmanship is far from superior.

Selling personnel is excellent. Finishing with poor quality, since day one I notice cracks, paint is needed in many areas. Kitchen cabinet door waiting to be replaced. I closed now more than two months ago and still pending to fix the list of cosmetic items.

Do not let Pulte homes tell you that they have the right to dictate what lender you use in order to purchase a home from them! We paid we offered $86k over the minimum purchase price that they would accept with $500k cash prepayment and they told us that unless we agreed to use Pulte mortgage, they would rescind the acceptance of our offer and sell the house to another buyer. After closing, we met our new neighbors (who had been our competition) only to find out that we had offered far more than they had and that Pulte was so greedy that they also wanted to force us into a loan with terrible terms with their sibling company. As bad as our experience was with the purchase process, the silver lining was that we were getting a brand new home. When we closed we found out that despite Pulte Homes bragging about their high standards and their belief that they are superior to other builders…what Pulte really believes in, the standard that they really hold themselves and their subcontractors to is the “industry standard”. At the end of the day, we have been sorely disappointed with our purchase! Pulte builds beautiful model homes, but the homes they build when they’re not trying to sell you are like the burgers you actually get versus the ones in the commercials. My wife and I recommended that if you’re looking for a new home, look at Lennar Homes (#2) or DR Horton (#1 home builder in the US). Derek was top notch in his knowledge level and responsiveness to questions/concerns/issues with individual contractors. He was the one to go to for honest information too. He was a problem solver and hardest worker with the organization by far!

Not Happy with the outcome

The overall process was smooth. The customer care representative (Jose) does respond and raise work orders for any issues in the house after close of escrow. He also promptly follows up with the vendors. They try to resolve 80-85 % of the issues raised and not all the issues. Overall the process is okay and would recommend Pulte to other home buyers.

Toni and Brain have been very responsive to my questions and the home build quality is great.

I wouldn't do this again. Pulte seems to have very little control over their sub contractors. We've encountered countless issues throughout the process (during and after the build was complete). Pulte always responds quickly, but there's no way to fix widespread shoddy workmanship (framing, drywall, painting, plumbing, electrical, flooring, windows, you name it). I just hope we don't encounter long-term effects down the line.

Our build was a quick experience, but unfortunately we have discovered many issues with the way things were completed in the house after we have moved in. The lack of communication was and is a problem still.

Our home buying experience was a train wreck, especially as we got closer to closing. It seemed to be first time any member of the Pulte team had gone through this process. Our sales agent was nowhere to be found, the field manager could not be reached, and the closing team was unaware that the home was incomplete on our scheduled closing day. On closing day, they were still cutting tiles to lay inside. We had a list of issues that were brought to the field managers attention over a month before closing that went unaddressed. Still to this day, a month after closing, more than half the issues remain unresolved. It has been such a disappointment that we still don’t feel “home” in our home. We can’t put anything on the walls, because we’re still waiting for drywall and paint touch ups. On our first load of laundry, the washing machine flooded, because someone cut corners on the installation. We’re unable to install a light fixture in our dining room, because the electric box was installed at an angle. Every time we take one step forward, it’s as if we’ve also taken three steps back, because we uncover something else that Pulte failed at or didn’t follow through with. ... More

We had a fantastic home-buying experience with Pulte! We have our dream home!

The space in the house especially Bedrooms are great. House model plans are great. Sales and customer service guys are great. The major issue I ran into was workmanship. I had lots of poorly finished Items in the house after I moved in. Which they ended up replacing one by one. Maybe the field manager should do better on that.

From start to end have positive experience from Pulte staff. Team listen and advice us time to time make proper decision.

We were very pleased from the beginning until the end. The staff was very good to work with. I have told other people about this community. All in all it was a good experience and we are very happy.

Consider hiring your own inspector before you close.

My experience with Pulte has been extremely poor. It started with delays due to the pandemic which I understand but then there was a sudden rush to close by 9/30 on the last day of the quarter. The house was not ready at the time of the quality walkthrough but the field manager rushed the fixes by himself so that closing could go through. I was told that a lot of the issues will be sorted within the first 30 days but that 30 day walk just ended up being a lesson in Pulte warranty coverage and I got a very good sense of Pulte’s approach to customer experience. They lack accountability and the attention to detail is poor. According to Pulte if they gave you a roof, walls, windows and doors their work is done. I submitted a survey directly with Pulte sharing my experience but literally no one was interested to follow up other than the field manager for whom the survey had performance related impact. ... Workmanship of all area was very poor, and I was not happy enough about quality.

home price is high, but the quality lower than we expected
