AC, electricity, and gas work well overall. Light in the living room was not blocked for ceiling fan, like the specs indicated. A work order has been put in. Drainage pipe for the washing machine hookup did not have a cap, leading to water leakage into the garage. Builder grade carpet and paint lead to sub-optimal quality. Overall, happy with the responsiveness of Pulte warranty, and glad we were able to close without running into further delays.

As a retired realtor, I found my experience to be quite stressful. The fact that we have been living in our new home for six weeks and we are still scheduling service calls to complete tasks that should have been completed correctly from the beginning is somewhat unacceptable. Had it not been for Austin, our construction manager, I would have totally lost it.

During the building process, communication was inconsistent with our project manager. We would have to bring up items several times before they were corrected, and some were not corrected. The last week of building was chaos and items were still being completed the day of closing. I know it is difficult to find quality sub-contractors and that is the biggest complaint. Detail work is poor. Each sub that would come in would damage something the previous sub did and we have a lot of bumps and bruises that are still not fixed after being in the house for more than a month. I have had to send multiple emails/texts concerning items to be fixed before getting an acknowledgment or response, there are some items Pulte has yet to respond to. I understand some things are not quick fixes, but some indication my concerns were heard and are being considered would be nice. Pulte Homes has good service. Like others builder, they have sister companies that will offer you Title service, Loan and Insurance for incentive. We didn't get any of other services, except the Loan (Pulte Mortgage) and Pulte Mortgage's loan officers we were assigned to was HORRIBLE, didn't answers questions and slow to response. Pulte Homes itself provide great service from the sales person to the construction manager and customer care people after closing. I like The workmanship and layout of the condo. My complaints are minimal . Only 2 TV outlets, not even one in room you call the den. The trash room is locked. So you carry out trash , have to put it down on carpet, unlick the door, pick up trash bag then put it down because you need two hands to open the chute. Locked? Ridiculous! What is anyone going to steal? Halls and garage are overly cold with the air conditioning.

Honestly i wasn’t too happy with the process. Started off with a sales consultant who didn’t follow up with the process of the bidding. Then because of lack of communication, we had to change the model of the house we wanted and the colors for the exterior. We were told dates of work to be done and no calls or emails to inform us of delays. Our Pulte sales lead was a breath of fresh air. Her business and new home acumen exceeded all expectations. Marissa followed up on all sales, design and new home questions. A very kind and professional approach. This was our 8th new home and ranked as one of the lowest in home construction. We bought multiple upgrades on just about all materials. The communication has been a major issue before and after closing. It been like a hit or miss. Somedays it feels like no one is listening to our feedback. there has been issue with work quality, major items. I am not going into minor defects which are multiple. If Pulte would take just a few extra weeks to finish a home it would make a world of difference. Pulte wants their money without regard to the large amount of money buyers are putting down for their homes. Unfortunately everything is driven by closing a certain number of homes every month so the last two weeks are crazy time as they rush to complete jobs. The trades are under pressure to get their respective jobs done so they rush to complete at the expense of quality.

Overall it has been a good experience. The challenges are with supply chain issues and communications/dealing with replacements after closing. The coordination is not explained and the homeowner is responsible for dealing with items that need to be replaced. For example, my refrigerator has been a pain to have replaced. Also, due to supply chain issues, I had to find a contractor to do epoxy in the garage. While he came highly recommended by someone at Pulte, he did a mediocre job. The overall quality of the home seems to be decent; however, there is a punch list of lingering repairs and missing items that has remained open for over 2 months. Contractors continue to show up at the home to take care of the issues but Im unsure how long it will take to complete all of them. This is all being done post closing at the builders request. There was significant delay in completing our home that went beyond pandemic and supply chain issues. Our question as to what happened was never completely answered and initially we were given a less than honest answer. Communication in the beginning was lacking. One individual was terrific however. That was Duke our final project manager. The post sales process is also problematic. We have several lingering issues that are taking several emails and phone calls to get resolved.

My experience with the builder team was great. They always responded but there are things I guess are not in their control when it comes to trades. I have so much pending. So frustrating. My experience in that matter has not been the best. 30days after closing still chasing after to get trades to complete the punch list. You'll love your new home built by Pulte, just be sure to keep the lines of communication open even if it becomes tiresome. Someone will eventually address your concerns only to make you feel they squeezed you into their very tight schedule. Personally, I trusted the individuals I dealt with during the process, but I was a customer, the feeling of being "we're with you" ran thin towards the finish line.

Very rushed job at the end while rushing to close, and you can tell in the workmanship of the house. Paint was patchy, dry wall looks horrible (dents/gashes everywhere, dry wall seems already bubble-ing after 1 month, spackle jobs around dry wall seems are horrible. After closing, someone did follow up to fix the REALLY BAD spots, but still did a mediocre job at best.

I think the Pulte employees were all very well intentioned. I cannot know that about management as my interaction with them was lacking. I do think they were more interested in getting the house finished/closed than build quality. I feel like the completion of the house was rushed to get it closed.
