We’re enjoying our new home! We had issues with Pulte Mortgage, but we thank God we eventually settled!

AC, electricity, and gas work well overall. Light in the living room was not blocked for ceiling fan, like the specs indicated. A work order has been put in. Drainage pipe for the washing machine hookup did not have a cap, leading to water leakage into the garage. Builder grade carpet and paint lead to sub-optimal quality. Overall, happy with the responsiveness of Pulte warranty, and glad we were able to close without running into further delays.

we were not happy with the delays in building our house. from contract to closing took 15 months. way too long

As a retired realtor, I found my experience to be quite stressful. The fact that we have been living in our new home for six weeks and we are still scheduling service calls to complete tasks that should have been completed correctly from the beginning is somewhat unacceptable. Had it not been for Austin, our construction manager, I would have totally lost it.

During the building process, communication was inconsistent with our project manager. We would have to bring up items several times before they were corrected, and some were not corrected. The last week of building was chaos and items were still being completed the day of closing. I know it is difficult to find quality sub-contractors and that is the biggest complaint. Detail work is poor. Each sub that would come in would damage something the previous sub did and we have a lot of bumps and bruises that are still not fixed after being in the house for more than a month. Ultimately we are happy to be in our house and we know we will love it, but for the price, there should be MUCH better attention to detail. ... More

Our experience has been Pulte has a communication problem. I have had to send multiple emails/texts concerning items to be fixed before getting an acknowledgment or response, there are some items Pulte has yet to respond to. I understand some things are not quick fixes, but some indication my concerns were heard and are being considered would be nice. They were very slow in passing back information during the build; it took several weeks of requests just to find out who our Construction Manager was. The home is nice we enjoy it immensely but Pulte could do better in the area of communicating back to the customer. ... More

Pulte Homes has good service. Like others builder, they have sister companies that will offer you Title service, Loan and Insurance for incentive. We didn't get any of other services, except the Loan (Pulte Mortgage) and Pulte Mortgage's loan officers we were assigned to was HORRIBLE, didn't answers questions and slow to response. Pulte Homes itself provide great service from the sales person to the construction manager and customer care people after closing. The mediocre workmanship come from all the contractors and sub-contractors they hired. They are not detail oriented and miss few things here and there. If you are OCD, you gonna have issues. Overall, Pulte Homes quality is pretty standard. Again, we only bought home from Pulte Homes once, and the market we are in right now is sort of weird, supply chain issues with building material and labor shortage which is maybe the reason why the contractors and sub-contractors aren't that good. ... I like The workmanship and layout of the condo. My complaints are minimal . Only 2 TV outlets, not even one in room you call the den. The trash room is locked. So you carry out trash , have to put it down on carpet, unlick the door, pick up trash bag then put it down because you need two hands to open the chute. Locked? Ridiculous! What is anyone going to steal? Halls and garage are overly cold with the air conditioning.

Honestly i wasn’t too happy with the process. Started off with a sales consultant who didn’t follow up with the process of the bidding. Then because of lack of communication, we had to change the model of the house we wanted and the colors for the exterior. We were told dates of work to be done and no calls or emails to inform us of delays. We understand labor shortages and supply shortage but a simple email or call would help the buyer know estimated times. Then upon closing the title rep gave us the run around. The lawyer that represented us was even frustrated and he’s been doing this for many years and dealt with many new builds. The construction on the home is great the only issue is they didn’t clean up the leftover materials and scraps. I’ve been finding wood boards and small metal gutter pieces that are dangerous in the yard. The front door was dented when being painted and that wasn’t repaired and now I would need to file a claim for the door because we didn’t notice it sooner. We were told we would have something down in the yard for our dogs because the sod cannot be installed until a later date and that hasn’t been done either. We have nothing but a dirt pile and mud. ... More

Site construction team was excellent. We were rushed to closing while many issues kept popping up. Design and construction of the house seems well done, however some building materials were questionable.

The entire procedure was boilerplate for me. I really didn't have too much contact with builders. Maybe there should be an N/A category?

I didn't appreciated not being told up front that Pulte was waiting on a lawsuit to be over between the developer and another builder. We should have been in our home in September of 2021, but they didn't start until October 2021. the first building manger we had was a nice a person but, he gave me the feeling that he either know what was going on with my floor plan or just didn't care. When you asked him a question, sometimes he acted like you were getting on his nerves or shouldn't be asking, but with the amount of money I am paying for this home I have every right to ask any question I like that is within reason, and respectful. I was told that I would get an update weekly. Most of the time had to call them. When we got our new building manager, I felt bad to Jose because he walked into a giant mess. When he got here he got more done from April 14th to May 26th, and the first guy had been working on the house since Oct 2021. As far as the people you contract to do the jobs, you might want to do a little more background on them. A lot of them don't care how things are done, because its not their house. Our Pulte sales lead was a breath of fresh air. Her business and new home acumen exceeded all expectations. Marissa followed up on all sales, design and new home questions. A very kind and professional approach. This was our 8th new home and ranked as one of the lowest in home construction. We bought multiple upgrades on just about all materials. The product was what we had hoped for, unfortunately the the finish installation was poor and second rate in some instances. Among the worst was paint, drywall and electrical. Too many items to list and comment on. Since our move in, we have had several warranty calls and follow up on multiple issues. Mike and his warranty team have done a great job following up with timely responses and service calls to address some of the issues. We love our home, floor plan and neighborhood. We love it here. So grateful and lucky we landed with an outstanding sales person. Just wish your fit and finish was up to the standards and quality stated in all your brochures and advertisements. The communication has been a major issue before and after closing. It been like a hit or miss. Somedays it feels like no one is listening to our feedback. there has been issue with work quality, major items. I am not going into minor defects which are multiple. Overall I am still feel happy in this crazy market but i don't think the expectation that come with Pulte 'brand' have been met

If Pulte would take just a few extra weeks to finish a home it would make a world of difference. Pulte wants their money without regard to the large amount of money buyers are putting down for their homes. Unfortunately everything is driven by closing a certain number of homes every month so the last two weeks are crazy time as they rush to complete jobs. The trades are under pressure to get their respective jobs done so they rush to complete at the expense of quality.

Sub contarctor for electricity is not good. Poor in responding concern

Overall it has been a good experience. The challenges are with supply chain issues and communications/dealing with replacements after closing. The coordination is not explained and the homeowner is responsible for dealing with items that need to be replaced. For example, my refrigerator has been a pain to have replaced. Also, due to supply chain issues, I had to find a contractor to do epoxy in the garage. While he came highly recommended by someone at Pulte, he did a mediocre job. Pulte needs to offer more support to the homeowners in these situations. Responsiveness can also be slow during building and post-closing. For those who are living states away during building, we rely on Pulte reps to keep us up to date with timelines/pics, etc. Lastly, while the construction is solid, the finishing is sloppy. This includes paint, carpet installation, things like pocket & closet doors not being installed properly. ... More

Elaine is a great salesperson. Tim is a great Customer Care Manager that coordinated fixing numerous issues after closing.

The overall quality of the home seems to be decent; however, there is a punch list of lingering repairs and missing items that has remained open for over 2 months. Contractors continue to show up at the home to take care of the issues but Im unsure how long it will take to complete all of them. This is all being done post closing at the builders request. After the 30 day walk through I communicated additional issues that have been noticed but I have not heard anything from the warranty team. Its a terrible practice to force homeowners to catch all the mistakes and unfinished items before the 30 day clock runs out or else your stuck taking care of them on your own. ... More

There was significant delay in completing our home that went beyond pandemic and supply chain issues. Our question as to what happened was never completely answered and initially we were given a less than honest answer. Communication in the beginning was lacking. One individual was terrific however. That was Duke our final project manager. The post sales process is also problematic. We have several lingering issues that are taking several emails and phone calls to get resolved.

My experience with the builder team was great. They always responded but there are things I guess are not in their control when it comes to trades. I have so much pending. So frustrating. My experience in that matter has not been the best. 30days after closing still chasing after to get trades to complete the punch list. I believe Pulte could do better with their process about building and completing.

You'll love your new home built by Pulte, just be sure to keep the lines of communication open even if it becomes tiresome. Someone will eventually address your concerns only to make you feel they squeezed you into their very tight schedule. Personally, I trusted the individuals I dealt with during the process, but I was a customer, the feeling of being "we're with you" ran thin towards the finish line.

Very rushed job at the end while rushing to close, and you can tell in the workmanship of the house. Paint was patchy, dry wall looks horrible (dents/gashes everywhere, dry wall seems already bubble-ing after 1 month, spackle jobs around dry wall seems are horrible. After closing, someone did follow up to fix the REALLY BAD spots, but still did a mediocre job at best.

I think the Pulte employees were all very well intentioned. I cannot know that about management as my interaction with them was lacking. I do think they were more interested in getting the house finished/closed than build quality. I feel like the completion of the house was rushed to get it closed. That's been reflected in the final appearance - the painting is seriously poor. We could have done a better job. Looks like 1 coat, numerous show through areas, ceiling paint on walls, wall paint on ceiling, semi-gloss on ceiling touch up areas, dry wall voids; crooked bathroom light fixture; severe scratching on cabinets. ...
