Ladies up front were hard to do get ahold of. Never replied, or IF they did it was DAYS later. The quality of stuff is nice.

Yes, you get a brand new home; however, these homes are not custom built. You do get to choose some products, but pretty much everything is an upgrade which drives the price up. The men building these homes are hard working, but they are not craftsmen they are laborers.

There were a few items done incorrectly and the quality of things such as paint on walls and front door could be much better, as an example.

I love my new home, I had a water leak the next week, it was fixed but the Sod has not been replaced in 6 weeks/ looks horrible, I have one set of jingles in my bathroom needs replacing the wrong color. So all I have to say is stay on the builder or replace yourself.

I would give more stars but waiting for Response on warranty issues after this virus goes away.

Your sales staff and construction staff are the best - always willing to help us through the home bulding process and answer any questions or concerns we may have.

I love my house and the neighborhood.

Home is nice and overall it is fine and we're happy. The warranty process is slow, we believe because of the high volume of issues with other homes in the area because of poor sub-contractor work initially, a seeming lack of attention to detail by sub-contractors initially and of course, COVID-19 is doing us no favors with the home warranty action. This causes a lot of home warranty requests that overwhelm the team assigned who have been in contact with us constantly, but the items are numerous and I don't believe this is Pulte directly, but from a lack of "do it right the first time" by the sub-contactors. Those that come to fix see the issues and seemingly display a lack of understanding of why it couldn't have been done right at first. Again, nothing really major and we are overall fine with the home, it just seems like death by a 1000 cuts, but we have to say Tino Velez that is managing the home warranty process with us is actively doing his best and working with us closely and we appreciate that otherwise, we'd be less than happy at this point. We are being patient and giving him the time to coordinate the various groups to get the home in top shape. ... More

My husband an I have built 3 hone in 30 years. This build was a major disappointment. The list of Items in the house that were not finished properly is too long. Pulte can call me to discuss if you want to know more.

Overall it is good

The process leading up to the build was fantastic. The Pulte team really knows how to make you feel like you are the center of the "universe" when it comes to your build. First, the positives: 1. Responsive to questions 2. Fast build 3. Pulte Mortgage was a good team and was very easy to work with 4. Very few issues along the way 5. Great people to work with Cons: 1. The choices in the design process can be a sham. You get two cabinet choices, both of which are not great. I called Aristocraft cabinetry out of curiosity to see what the cost difference is for different colors. Surprise, there wasn't for 4 other colors. Pulte gives you the worst two colors and if you want more, you pay the premium. This is not a good practice. 2. We chose the radiant barrier for the attic. However, Pulte does not install radiant barrier on the gable wall. I thought this strange so I called the manufacturer of the radiant barrier. They recommend that for complete effectiveness, it be installed at all outer facing walls and the roof. I relayed this message to our site manager and was told Pulte does not do this. 3. The follow up. Several things were missed in terms of touch up and stains and what not on carpet and other small issues. No biggie, it happens and is expected on a new build. After the close of the house, crickets. It has not been a month now since my last communication on issues that were supposed to be resolved on the day of closing. I will say one final thing, the process for the most part was great and we do have a lovely home. However, Pulte claims that they are a step above the rest, but at the end of the day they are just like your Mungo homes or Lennar, nothing special and limited choices on cost comparison. I feel the house was rushed and should have been built with a little more care and quality. Only a month in and submitting warrenty claims.

There are problems with my final inspection - and more that we are finding as we live in the house.

When contacting customer care manager or office I’m always left feeling that I’m not important to them. Too much reliance on email communication and cell phone contacts should be mandatory. The basic tone is we’re here to help with issues but you’ll just have to wait until we get back with you and not how you would like (call) but how we like (email) especially when explicitly asking for a phone call when email is ineffective due to needing to discuss issue further.

Overall good experience building Pulte home.

Quality of workmanship is mediocre. I had a contractor come to repaint the walls to my colors. At that time they found that some of the walls were not straight and had a slight bow in them. There were some other issues that were pulled out by independent survey team that found various other issues as well, most of these were addressed by the Pulte team and fixed very quickly.

So far we have been mostly disappointed in the craftsmanship rather than materials. Attention to detail in workmanship and quality control needs improvement. To date, post-closing warranty issues have been addressed.

Easy process but very hard when it comes to responsiveness to issues.

Sales team was very helpful. Overall I think pulte needs to have flexibility in the upgrades as upgrades are super expensive and not competitive to what other builders are offering. For my purchase this time I went ahead with Pulte due to its reputation. However for future purchases, I will give a serious consideration to other builders are very flexible on upgrades.

Very nicely built house. Layout and accessories are well thought out. For the most part there were no major issues with build quality or materials. Unfortunately getting little things fixed is a chore. Nothing gets done unless I am on top of the project manager all the time. Even then there were several occasions where promised work was not performed. Very frustrating. Pricing of the house is more reflective of the market and not necessarily features, materials and craftsmanship. Same houses in the neighborhood sold for far less than others as the developer was finishing up the neighborhood. I guess early buyers had to put up with construction all around them for many months, justifying lesser price. ... More

Overall, we are pleased with our new home from Pulte Homes. We had communication issues with our project manager during the build process. The house wasn’t cleaned to our expectation prior to closing. There were several items on our punch list that weren’t fixed prior to closing - our project manager stopped communicating about a month after closing, so we submitted service requests via Pulte’s website. Jason has been overseeing those service requests, and he’s been great. He called me immediately, came out a few days later to walk the house and look at the items which needed to be fixed, and scheduled the contractors shortly afterwards. We love our new home, but as first time buyers we know now what to look for in our next purchase. Things like vanities having no drawers that pull out, walls that are not straight or humps in the flooring. Overall it’s a sound structure and we got what we paid for.
