Feel as though accountability and quick action is lacking with basic warranty issues and it requires a heavy push to get things done with the construction and warranty folks. Seem to blame others instead of accepting responsibility and completing the work correctly the 2nd time.

This is the second review that's been requested and I was contacted by customer care at corp. I could go on with my concerns but please refer to my first review.

Paying a million and chasing for every walk in inspection item has been a pain. On top of that management didn’t pay attention to have the home ready with internet fiber cable. Takes 2 weeks to put things in order. I am asked to close home with all items open otherwise it will create a lot of other issues (like a threat) then asked to sign off on walk in inspection checklist to mark everything is closed. After chasing construction manager for 6 weeks now , I am told go and raise service request and he only managed production lines. Few like a fool with sweet talks on signing the documents when items on checklist wasn’t closed. Dishwasher starts leaking and I discover it only when my handyman removes baseboard for doing a paint job , 5 days to action and appliance company comes and fixes it instead of replacing the appliance when complaint was raised within 22 days of buying. The work is very rough, and one door does not close after 2 months of use. A beam is skewed a bit as well. Kind rough for the work to be done here

This was our second build with Pulte. There were issues from the very beginning, starting with the Project Manager who was totally clueless. Quality and workmanship from the subs was drastically different from only 3 years ago. We had to stay on top of things daily and supplied pics and letters to PM. Had to get his boss involved to get things done . Almost a year of nightmares but happy to finally be in and hopefully nothing major arises. The house looks like they house cheap materials and tiling to get it done. I am still waiting for issues to be taking care of. So far, I have a terrible experience with the so call new house.

HVAC is always having problems. I’ve lived here for a month and it’s been fixed twice.

After living in our home for 6 weeks we are disappointed with Pulte builders. Their advertising/marketing is a lie. Poor quality of materials used, poor workmanship, subcontractors do not take pride in their work. Interior work looks as if Pulte hired 8th grade students. Poor choice for included appliances, the cheapest money can buy. We did not have a choice to supply our own appliances. Customer Care is non responsive. I will not recommend Pulte to anyone.

We purchased a build that already had its custom features selected by someone who was going to purchase but chose not to. There were a lot of things that were told to us about the home that turned out not to be exactly correct. Which we did not learn until after we moved in. The materials used inside the home are not top of the line as we were told. The cabinetry is mass produced and cheaply made. The LVP flooring that was raved about is Shaws cheaper LVP that scratches and scuffs very easily. The service was subpar as well the items that were suppose to be completed before closing were not and 2 months have passed and still we are waiting. We closed within a few weeks to help Pulte Homes meet a deadline to get house sold before new year, but we do not feel we have been taken care of. The home is not wired as a smart home it can be but was not and the vender we were given as a contact did not want to help us AT ALL with any upgrades or even share what had been done in the home! There are many issues that we have found after closing and one that is still open prior to closing. I have followed up with several emails about my kitchen vent cover, drawer and lazy Suzanne and no-one has set a date to come out to fix it. Prior to closing we were told it would be around January 7 (we closed on 12/28). It's now 2/15 and 3 emails following up and nothing back. The missing tiles in our bathroom shower is still outstanding and we haven't heard back after the tiler came out. We have a hole in our master bedroom door that we did not see during the walk through as you had to close the door to see it. Overall workmanship is just OK—nothing at all stellar, just OK—don’t have lofty expectations The after sale warranty service they tout is beyond dismal—good luck getting your issues addressed—and forget about a timely manner, that’s such a joke

The Pulte home buying experience started out to be very positive. Unfortunately, the craftsmanship and attention to detail was mediocre at best. We felt the builder was more interested in closing several home before the end of the year than actually doing quality work. After moving in and speaking with other residents in the Norwood Chase neighborhood, we see that most of the 33 homes are experiencing similar concerns. Our construction manager was amazing and working like crazy to meet the demands. It’s impossible. I hope Pulte gives new buyers better attention at their new subdivisions in Richmond Hill, Georgia. From building the house to the moving day Pulte disappointed in every step. First house was delayed by 6 months from original closing month. Second during construction we requested many corrections - all were ignored Third when we moved in house looked like it was 20 years old not a brand new building. So many incomplete areas, dirty, not professional done touch up. The quality of all materials and the work is very cheap and bad done. Within first week we’re getting cracks and chips on all materials. Very disappointed with Pulte - if we could get full refund we’ll leave this house immediately. ... More

We had a great experience with the sales team. Buying was an easy process. There were a lot of delays and hiccups during the build but we expected that and completely understood. Unfortunately, the communication from our field manager was very poor. He rarely gave us updates, was difficult to get a hold of, and sometimes wouldn’t respond to our calls, texts, or emails for weeks. We finally closed 6 months after our expected closing date. It’s been almost 2 months since then and we are still waiting on cabinet hardware and mirrors in our bathrooms. There is trim missing throughout the house, trim falling off, large gaps between flooring and trim, cabinets scratched/dented, etc. Still waiting on getting our issues resolved. Responsiveness to issues is so poor. Quality of homes is poor and customer service is horrible.

Pro : the buying experience was great. Paper work, underwriters, deadlines etc. Con's : The vendors they use. Poor craftsmanship. Attention to details are not something they check nor supervisor. Doors are horribly painted, missing parts, wrong screw colors and installed incorrectly. They installed a horrible and obvious broken, door and patched it up. Doesn't close correctly, patch work horrendous. Floor board chipped, crack. They tired coving all imperfections with paint. Coach lights that trip the breaker every time it rains. Walk in shower that are not tiled correctly, crake cracked and chipped, missing grout, haze on the tile. Overall: House is great from far, but up close quality isn't there specially for the amount you'll pay. It's disappointing. ... More

Things started to break already within a month.

We have many issues with our home including serious electrical issues. Lights are flickering and dimming in all rooms of the house. Pulte took 4 weeks to get the electrician back to our house and all they did was look in the breaker box and test a couple light switches. Then threw there hands up and said I don’t know. Our home also appraised below asking price $19,000. Here is the open list of issues that still need to be resolved: Screens in bedroom 2 & 3 bent. Sliding door track issues. Drywall bullnose between living kitchen area(sand and paint touch up). Wall between houses is damaged. Verify operation of irrigation system. Doesn’t seem to work. Insulation above pot light fix in kitchen needs to be replaced. There is none there. Flickering lights in house. Randomly happens. Sometimes with AC compressor turn on sometimes without. Loud click/clunk from AC when Turing on. Can not feel AC in fourth bedroom, no air flow. Some worker in the neighborhood used our front water spigot and washed concrete or paint and stained our rocks and wall. Tiles on roof lifting. ... More

We moved in in June. When we did our move in inspection there were lots of issues that needed to be addressed. On the day we moved in we were asked to wait 14 days to make sure all issues were addressed. Need less to say none of the issues were done and the guy in charge refuses to answer our calls. We have several places that needs paint touch up, repairs on the house and have yet been able to get ahold of anyone. We were told to do a warranty claim. Which takes time within it self. Very disappointed in the quality of work that they "take pride" in.

We have family moving to Vegas and I have steered them away from Pulte.

None of Pulte sales or construction people knew when I would close. Offered my neighbor upgrades to compensate for delays but didn't offer me nothing. I was discriminated against. My home was vandalized after I signed. A day later notified Construction Manager Joed and sales Susan and NO took responsibility for the damages done to my home. They verbally/written told me the house was in there possession. So admittedly they knew they were at fault for damages they caused intentional. Pulte lacks in many areas from inspection of constructors workmanship to training employees sales and construction managers. I had to pay cash to the Construction Manager to clean up the vandalism. Joed yelled at me in front of my young child with the Warranty Manager and Construction Supervisor present like I did anything wrong but point out their negligence. Pulte has sloppy construction and contractors who do the minimum to get a house built than Im forced to work with one Warranty person to correct several issues with all different contractor who may not be well educated in correcting problems in one visit. For example my thermostat is not working properly and it takes 5 times for anyone to correct the issue by replacing a faulty thermostat. When asked to speak to a supervisor no one ever calls back but Im sure they all get paid for not responding. Pulte is definitely not worth wasting time and money in! ... More

Professional, responsive and clients-oriented sales manager and construction managers who are easy to work with. Average quality of materials and construction execution. Overall, very positive experience.

Pros: Overall, I'm pleased with my new home. The fact that it is a new build gives me features not found otherwise in this area like an open floor plan and tall ceilings. The quality of the build seems great. No real issues with Pulte construction. Cons: Any upgrades they charge you tremendously over market value. As an example, I had wood flooring put in. The same flooring through Pulte would have cost over $60k as an upgrade charge. Having a third party come in after closing and demolish all the flooring Pulte put in and put in quality wood cost $20k. If you extrapolate that upcharge margin to all the upgrades, it feels way too expensive. Have had several warranty issues, mostly with electrical gremlins. The responsiveness of warranty repairs is pretty lacking. Sometimes I just would like to talk through something I don't understand about the house, and getting in touch with someone just to talk is a several day/weeks process. ... More

i am satisfied with most of the aspects but i do have few things that i dont like. for example, unless we go for an upgrade option, i dont see a quality in the things you install in bathrooms. like shower-head or the plastic wall (in guest bedroom) are kind off fragile is what i feel.

If you have any knowledge on building a home do it yourself if you can noone else's work looks better than your own.
