Everyone was great. Helpful and answered all my questions

Home was done on time with a few. Issues that Thomas is working on. Getting certain materials is an issue due to the pandemic.

Every meeting with project manager was a waste of time. He gave wrong information on many occasions that had us believe things would be done a certain way. Items discussed at multiple pre walk through were never addressed. Sheetrock seams on ceilings did not receive a finish coat before paint. Exterior of house needs full repaint due to touch ups not matching. Garage door was never painted. One circuit of outlets in kitchen does not work ( breaker will not reset). Didn’t receive a second garage door opener. There is more, but this is only supposed to take 1to 2 minutes.

Between the lots, home models, and finishing touches, there are plenty of great options to choose from, allowing you to spend as much or as little as you are comfortable with to customize your home. Bumps are to be expected, and going through this process for the first time we learned a lot! We would build with Pulte again in the future based on our recent experience.

Blake who was responsible for building our home was awesome. His efforts and team made this experience worth the wait.

Horrible experience throughout the construction. I found many time wrong happening and even after telling about that, those were not addressed. Lack of communication all the time. Quality doesn’t look good. Many problems found during home walk and they still pending and keep finding problem, including major issues as well.

Quality house with beautiful upgrades

Quality of build wasn’t great. All bottoms of doors were chipped and not fixed before closing. Forgot to caulk to kitchen counter and the bathroom sink didn’t have a vanity. This is just a few things amongst a lot of other finishing touches.

Loan officers were okay. Could be better. Realtor communicated great. Most helpful was Branson. He communicated well, very knowledgeable and explained to us everything. Very responsive.

We had overall positive experience with our home buying. We had many minor issues with workmanship and paint quality but many were addressed and we are still waiting to get resolution on some.

Please note I had not Responded to any of the reviews you asked for the review for the completion of the home. Because I'm still waiting for the list of items I still need corrected! or adjusted it's been 3 weeks we provide a list of 5 item's. Since then I have 2 additional item's need fixing. I realize Pulte is working on completely all these new home on my track and the field manager's have dead lines. These might be small matters to Pulte but to a new home owner it matters. I feel Pulte is pushing homes out at a rate that affects the buyers over experience. From walkthroughs that never happen and poor communication between builder and contractors that the buyer is left to deal with. This was our forever and we imagined the process being smoother with much less need in my involvement post closing to complete.

So we closed on Aug 30th. At that time there were still many unresolved issues with our home. The outside need to be completed, the grading needed to be completed, our actual final appliances were not installed, a window needed fixing or replacing, etc. When we did our walk through on Thursday Aug 26th we were assured all of these issues, excluding the appliances, would be resolved prior to closing. None of these were. The interior issues were still being worked on when we actually left the house to go to closing. In hindsight we should not have closed before all the work was done or at the very least was firmly scheduled. I have now had to go through the repair ticked process for things that should have been done prior to closing. It is getting fairly frustrating as only a couple of issues have actually been resolved now 2 mos after closing. We are still hopeful that Pulte will get these corrected in a very timely manner. ... I wouldn’t recommend Pulte to my worst enemy. The seller I worked with kept on forgetting things to busy trying to rush the deal. I brought 2 others when with me when I selected the home and upgrades. I requested irrigation systems to be installed. The seller failed to include that. I found out 2 weeks before I close and they did not approve the add on later. The builder manager told him it can be installed. Now I am shopping around for an irrigation system. Most home builders in TX already include irrigation without being requested. On top of that my grass is dying since it wasn’t being water for multiple days during the summer. I was given the house with dead grass and a dead tree. I now have to replace the tree since it’s dead. The home is nice mirror issues. My sidewalk is not done right. It’s not smooth and it’s bumpy. This has been stressful. I need to replace the dead grass that they are not owning up to and find someone to install and irrigation system. After I lived in the home for a month I was given a case manager to work with regarding any issues. I called, left a voice message and send a text in 9/24/21 and 10/8/21. As I type this review it is 10/23/21 and still no response. This was my first home building and it was not a great experience. As a local Realtor in the Myrtle Beach area I get a chance to work with a lot of builders. I chose Berkshire Forest because of Pulte. From Graham Nelson right through to John Eagan and all of the trades he over sees, I was extremely happy with the process. I've sold numerous homes in this neighborhood since deciding to build here. It doesn't leave me with anxiety wondering if it will be a good fit for my client because I know I love it here, and I can firmly stand by the Pulte name!

During the mortgage application process we were asked to provide the same financial and personal information multiple times as Pulte lost or misplaced it. Pulte provided at least three different closing closet amounts and was unable to explain why the amounts charged / increased.- and were blindsided with additional cost at the actual closing . Additionally, Items that needed repair were pointed out prior to and at the “celebration”. Despite assurances that the items would be repaired - 2 months later not one repair issue (either major or minor) has been addressed and fixed. Numerous man hours have been spend contacting Pulte’s warranty section and vendors directly - both with negative results. While everyone is polite and tells you it will be handled to date not one issue has been resolved. The only time anything was repaired was prior to closing as the staff is concerned about the surveys sends out by Pulte - Once you close on the property Pulte forgets about you and fails to stand behind their work. Good Quality , nice design , Highly recommend

I love my new home and the area, but there are a number of things/issues that need correcting. I do recognize that supply issues are part of the reason my issues have not been resolved. The other issue, in my opinion is that Pulte management is not providing adequate onsite resources to respond promptly to problems and unfinished work with our homes. A person in addition to the field manager is urgently needed. Finally, Pulte is not meeting their own specifications. Specifically, their definition of a “smart home” says that the temperature of ones home can be controlled from a smart phone. I have a zoned system that includes two thermostats, but yet Pulte has provided only one smart wi-fi thermostat. I am still waiting for resolution of this issue ... More

Customer service is like talking with wall,you have to live with what you got at closing

The priority is house is closed (or) not. They don't care about the buyers. what issues they will have (or) not ? Example: they will give u 0 wood like ties. They will not give you extra bricks, paint ...issues after reporting will be addressed later ..Quality of construction is also not upto the expectation...They can do much better.

Hands down great experience with Pulte Homes! Cannot be more happier with our dream home!

Everything went very smoothly considering supply chain delays

Right now, I am dealing with the Customer Care Manager, and she is the first person in Pulte since the construction of the house that has been so helpful, collaborative, and most importantly, my wife and I feel respect and comprehension from her. Except for the sales consultant initially, I never felt this way with any other person I interacted with in Pulte, especially the construction team (4 different construction managers). Everyone started to be friendly, but then they treated you like five years old and, more importanthy, they lied to you and then it becomes a battlefield because you need to prove them wrong. During the countruction, I had so many issues that I cannot list all, but I will provide a sample in four key areas: compliance with regulations, health and safety, Pulte’s building standards, and customer service. Non-compliance with the rule of law, such as when I asked for the permit to build the retaining wall behind my lot, they made fun of me because I was asking for that, and I didn’t know what I was asking for. Then when I contacted the City, the inspector told me that I was right and issued a stop-work order because of that. This subdivision where we build our house, Hamilton Springs, has three stop-work orders already. Health and safety issues like when they covered the mold with fresh paint in the basement; I could not believe when I saw this, and I had the pictures when the contractors were doing that. They remove the drywall after I show the pictures. Be aware of how Pulte “remediates mold.” Building standards, I know that none of my vents had flashing as I had the pictures before the siding. Once again, nothing was done because “I don’t know what I am talking about, and that is a Pulte standard” I had the pictures, and I know there was no flashing before they put the siding. Customer service is the small stuff that will show excellent customer service, but they are unwilling to help you. I had comments from the construction team like this “we cannot do anything with that drawer in the cabinet because these are mass production cabinets.” When the customer care manager saw the drawer, she sent one person, and the drawer was adjusted in less than 5 minutes. Once again, I had a long list of issues during the construction, and the ones mentioned above are just some examples. I feel exhausted, and this process took a toll on me. I am not a person that is looking for issues to report or complain about, but I am doing that with Pulte, as I always have doubts if they are doing the right thing and not cutting corners. Recently, there was site degradation of the lots because they were not using barriers, and when it rained, all the mud was going to the storm sewer. I reached the local authorities as Pulte was not doing anything, and guess what? I was right, and they issued a fine with a notice of violation and another stop-work order. Pulte plans to start another subdivision in Louisville closer to us, Fordham Park, and hopefully, things will be different. I know that my review will not make any difference, and all those houses will sell quickly. You get excited when you see the model and the floor plans. You will notice things in the model home that they didn’t offer you as an upgrade, such as buring the drainage pipe from the downspout; they have that in the model home, and looks great with no water around, but that is not going to be your house, My advice to anyone building a house with Pulte, you must be on top of them, do your research as they will try to cut corners, and do an inspection before the drywall and another one before closing. If I didn’t do all that, I would be having serious issues now. I was able to catch a few things early in the process. I wish you all the best with your “Pulte experience”.
