Quality construction, sloppy finish work and follow up

Overall process was smooth and organized. Lack of skilled trades is the real issue. Construction quality seems high, the finish work was rushed and very average. Once taking possession responsiveness has declined. Issues aren't large ones but once signing off we certainly don't seem quite as important to Pulte

Most of the house is great, and the process is great. Moving into and finding a lot of small things that weren't perfect is understandable. We are but humans. The process of getting Management to fix small details takes forever its been 3 months since I moved in and no progress has been made to fix things.

The paint used is way to cheap for what you pay for. You can just look at the wall the wrong way and it marks up. There should be an upgrade on the paint.

Even though we like the quality of workmanship in our home, the closeness to the airport should have been taken into consideration. Indoor airplane noise is bad for one's health. I believe simple things should have be done in the home to minimize/reduce this noise. I would like to know what can be done to this end. You don't want to be in bed and hear loud plane noiwe landing or taking off. How does one enjoy the courtyard? In addition, it does take a while for a technician to respond to issues and when scheduled, some do not show up.

Paint and painters were terrible. Poor workmanship along with some damage to glass, doors, and floors. Flat was the only type offered. Why not eggshell? Also it was watered down alot. Toilets are the worst. I've never seen a toilet you have to hold handle down until tank is empty. There is no designation that these are two stage toilets. You shouldn't have to instruct guests how to use your toilets. Very poor. I have heard from others in our area that are equally disappointed. The center opening patio door is also a poor design. TO ELIMINATE SOME FRUSTRATIONS, WE WOULD HIRE A HOME INSPECTOR TO FIND/LOCAGE PROBLEM AREAS BEFORE CLOSING AND MOVING IN. THIS WOULD FIND SHORT COMINGS, TO INCLUDE ELECTRICAL, PAINT ISSUES, RUSTING STAINLESS STEEL REFRIGERATOR DOORS, WILD SPRAY DISCHARGE OF SOME SPRINKLER HEADS ON WINDOWS AND PORCH, FLOODING AREAS AROUND IRRIGATION VALVE BOX , AND SIDE WALK, VERY ANNOYING , CREAKING, LOUD GARAGE DOOR OPERATION, GUTTER DOWN SPOUTS NOT ALL THE WAY DIRECTED TO GRASS RESULTING IN WASH OUT CRATERS . Our new home has many minor quality details that have required and continue to require attention. We have a great warranty representative that stays on top of our issues and keeps us informed. It seems as though the home was finished quickly by subcontractors without the attention to detail that I am accustomed to. In comparison, when we finished our new primary home in another state the contractor walked us through the finished product and pointed out the quality of fit and finish. There are several things I thought would be better. 1). Cabinets are not even close to being installed to standard. 2). Grass was brown and almost dead, several dead spaces or gaps in grass. 3). Texture not done to standard or missing in several places throughout the house. 4). Tile throughout house has deep scratch marks; almost holes. 5). Holes and cracks in concrete in garage. 6). Pulte committed to the date of closure but last minute fixes were real sloppy and they punted those to warranty where the homeowner needs to chase and get this down. Quality of the work until the last month was good but bad planning and negligence during closure needs to be addressed. Well prices might seem little high but can say its worth only after 5 years seeing how well the house has settled.

Pulte is generally a good builder. The rating for quality of the materials and workmanship should be separated in my opinion. The quality of the materials is generally great. The workmanship is average or on occasion, less. The warranties they offer are excellent and are the reason I gave 4 stars for the "value for the price paid." We experienced a variety of problems both during the building process and after moving in. I think it is hard to rate the entire company lumped together, because some of the people we worked with went above and beyond, while others struggled to communicate well.

Overall I think I have a beautiful home and I'm happy with my purchase, but I feel the push at the end compromised the work. I don't even fault the project manager, I fault the company. Many details at the end were missed and in turn, I am now stuck with trying to fix everything. That is frustrating when you spend $650k on a home to have to go in right away and fix things. I also have to say I never understood why so many people parked in there driveways. I know understand. The garages are so small that most vehicles (in the Pacific NW) don't fit. Garage & Elevator problem

Elevator, Trash Chute & Garbage has been such a problem I really hope these issues are not recurrences I suggested Dartmouth to have security be omovein furnitures. The Garage vent is broken, all happened in Building 5. The next building that is being done can, I would like to suggest Pulte to have 1 unit that is WHEELCHAIR ACCESSIBLE (which means) lower kitchen sink, stove, cabinets & bathroom vanity the shower is perfect. We've had tons of issues caused by contractors taking shortcuts and spending more time hiding mistakes than fixing them. Every time we've reached out to Pulte, they've taken care of it and made it right. Just wished we didn't have to.

I get it, Pulte is not a custom home builder but you are building new and the process of picking options was not smooth. Should use same checklist for everyone regardless of budget. Go over what’s included and what’s not. The materials for building the home were quality but the final fit and finish and what needed fixed was a hassle. Need to be more proactive to make sure everything is complete and up to standard without having the homeowner bring it to Pultes attention.

Overall a good community, with the exception of a several issues, that have been brought to the Pulte Homes team. The quality of material and workmanship is not the best, but can be considered average. Their team is very nice to work with. Home layout is great with storage in abundance. The garage space is very tight and the kitchen cabinets are not very user friendly.
