Our only complaint in the process was dealing with Pulte mortgage. Tifani the person who collected all of our financial info seemed to drop the ball often. It was the most stressful experience! The day before our closing she told us we needed a piece of information or we couldn’t close! Her words were “you have a yellow light right now”. In the meantime our realtor checked into it and we were already cleared to close. We felt like we were always scrambling to get one more piece of information!

Financing Nightmare

I have bought 3 homes from different builders and this one has been by far the worst experience regarding finance a nightmare literally, and the closing was even worst both Pulte Mortgage and Pulte title company. They treated me like a 3rd class person even though my Credit is 800+ and my income is well above average and I did 20% downpayment. The closing incentives are a gimmick the say they give you 8k for closing costs but the charge you 10k more on any kind of junk fee. I'm so sorry because no one should deserve to be treated like that.

Bring your own real estate agent. Negotiate for the builder to pay for solar and possibly buy down the interest rate. Many builders around the area are giving solar.

I have mixed feelings about the entire experience buying a Pulte home in Alva Florida. At the very beginning a year from the time we moved in, everything seemed pretty smooth and we selected a lot that would work very well for us. We understood we had to wait a while to actually get our final product. Our foreman was very good about keeping us abreast of the progress as a home was being built. Great space but the dynamics and the locations of things placed int he space does not make sense and makes it a bit inconvenient. Build seemed rushed so we found a few inconsistent things like unfinished frames, dried paint in the drains causing water backups, clogged toilets that should not be clogged, and finished decor that clearly makes it different than other units. But it is a new build and home so we are trying to enjoy this experience but wished it wasn't rushed.

Love my home! I do think they should have included shelves (for sure) and seats in the showers. I need to figure out how to put safety handles in the showers. Wish the tile sealing was already done. Other than that everything is marvelous.

Overall, the process was smooth. I found Pulte Mortgage to be difficult to work with. Their inquiries were on the verge of being excessive. I had a big disappointment with my flex room which was supposed to have doors and they weren’t installed. After my complaints I was given the doors and I agreed to pay for the installation which was a mistake on my part. It was their mistake so everything should have been covered; I brought the issue up with the builder but his attitude was that they wouldn’t agree to pay since I had been foolish enough to agree although he didn’t say so. Corporate actually cared about the buyers. DO NOT USE PULTE MORTGAGE. This group is the absolute worst. Build could be much better. Sub contractors are either careless, or are not given proper time to do the job correctly, which goes back to back corporate leadership.

The whole home buying experience was normal(as expected). The sales and construction teams were good, however I had bad experience with the mortgage team.

Pay attention to quality of interior wall paint as well as wall switch placement. Security keypads may not be in the most logical place.

Overall experience was decent. Some of the procedures needed for the mortgage were cumbersome but that's probably the case everywhere. There were a couple communication breakdowns that had legitimate consequences but they did what they could to make things right.

My sales rep was amazing. There seemed to be a rush in trying to close so they were fixing minor things after closing. When you do a walktheough, you should take notes of those areas because the contractors seemed to miss some things or just remove the tapes without doing it. I gave up after a while of finding issues. However, they are minor issues like paints. The master shower floor had stains that I've been trying to get out even after a month. The experience was generally good and all our concerns were addressed in a timely manner. There were instances of poor communication as we got into the escrow process between the Title Company and Pulte which made things a bit stressfull. Overall, all parties did their best and we closed on target. Now that we are moved, we noticed some cosmetic and electrical issues. Some issues were easily corrected and others have taken more back-and-forth discussions. Overall, Pulte Customer service has been rectifying the issues as quickly as possible.

The experience started out poorly when we were forced to accept a design that included windows in master bedroom which was not part of the original design. It seems odd that the city can require windows without owners approval. It changes interior design quite a bit. I thought the trades were very sloppy during construction with little cleanup being done a little concern for the next trades coming in. Our construction manager Dustin was wonderful to work with and had to correct numerous mistakes. In the end we were satisfied with the house but Dustin had to do quite a bit of follow up.

I’m more frustrated with the electrical system/workmanship of my house. I feel like I’m not getting my money worth. I should not be dealing with so much issues with my house. I am having to take too much time off from work to wait for service staff to work on my house repeatedly with failed results. I bought a home with Castlerock home builder in October 2020 and I have not requested anything from their house warranty till today. Something is seriously wrong with Pulte Electrical system service.

Sales personnel were great, we worked with Chris an had a good experience overall. The build of the actual house really showcased the lack of tradesman quality, a lot of poor quality materials are being used. Rushing out on these homes is causing a lot of simple things to be missed. Construction manager Matt was very helpful and responsive. Warranty department so far has been great.

I had a few hiccups that prolonged my move but my salesperson, Jennifer and construction manager, Cole were excellent. They were able to answer my multiple questions and address any concerns I had. I love the way they touch bases at every step of the building process from start to finish. Cole even came by the next day after closing and assist with an issue with my dryer. Thank you Jennifer and Cole. I love my new home.
