Phenomenal before closing, next 30 days absolutely awful

The rep we dealt with was amazing prior to closing. After closing, during our 30 day period, where we had multiple issues, it was the opposite experience. The lack of support was unbelievable and we've never experienced anything like this with prior home builds. We have multiple issues still waiting o be resolved 45 days after closing. Just know after closing is not what you'd expect from Pulte. Three of us who just moved in all have experienced the same issues.

We bought a Pulte home in 2007. Loved it and still own it. We just bought this new house and the quality difference is abismal. Cheap paint, cheap toilet seats, cheap electrical craftsmanship, cheap roofing attention to detail, ceiling fan bracket recessed over an inch in the ceiling keeping us from hanging the fan properly, cheap stucco, house was delivered dirty, rusting back view fence upon delivery, over tightened light switch plates keeping the switches from operating freely, bathroom door rubs on door frame, etc... for a house that we paid 352k on a 232k base model. These homes could be improved a lot if the workers preforming their tasks cared about the quality of their work and not so much about rushing to complete their task. With just a bit of effort they could make so much better a product and without adding a lot of cost. An example is to have a 4 plug electrical outlet at the bathroom vanity instead of the 2 outlet. Offer (at additional cost) a whole house vacuuming system (Bean is a popular manufacturer). The electricians had to replace the 220 volt cable for the clothes dryer. The Pulte salesperson separated from Pulte just after I signed the purchase agreement in January. I was not able to do a walk-through to view the construction progress. I did a walk through the morning of the closing in mid-March and everything looked okay except for a few missing upgrades that the sales rep had verbally promised. The governor issued a Covid 19 "stay-at-home" order so no repairs can be addressed at this time. The essentials are working fine... HVAC, electricity, plumbing, water... My New Pulte Home

I was not pleased with my Pulte home. Upon my moving in the air conditioning unit completely malfunction and I had to air for many hours on my move in date, not to mention water dripping from my master closet. I also experience electrical issues, where my main line was cut and I was without power for over 5 days. This has not been a great experience at all!

Pulte will pressure you to buy a home with ALL of their products - their home insurance, their mortgage company, etc. They will not stop pursuing you until after your closing. Remember, you need to put your own interests first, and Pulte will put their own interests first. Carefully review your options and don't let them bully you into buying their products. Consult with people you trust to make the best choice. Their home product is great, but they need to work on not being so aggressive. Model home was three years old when it was sold and we moved in on March 25th during Covid lock down. Hot water system had not been properly maintained and did not work in master bath. Response was 'you bought it as is' and we were brushed off by main office in Phoenix. We found our own plumber and had repairs done at our own expense. Other items on the final move in check list have still not been done as of May 28, 2020.

Covid 19 impacted our walk thru and moving in process. There's been no work or follow up in the 2+ months we've been in the house. No 7 day check in, no 30 day follow up and there are 3-4 issues that need addressing. We were told 2 months ago that things will be addressed when Pulte resumes that program. Still waiting-no communication/updates. Frustrating.

Was extremely excited about purchasing this new home from Pulte. the Sales representative (Tom) demonstrated to be very fair, honest and upfront about this purchase and assisted me in making great selections / upgrades. Purchased a brand new townhouse from Pulte- the property was priced per market and the added upgrades were good too. How er, with being in the house for 2 months, we are starting to see creaking floor at one place (it’s a brand new house), issues with the air conditioners, bathroom hardware not fixed properly and the wall paint is so fragile that the slightest of touch while walking up and down the stairs with boxes is creating major marks. I wrote you an honest review earlier today and you replied saying it does not meet your standards. Because you didn’t like it. So why bother to ask me to write another review? Do you really think my opinion has changed in the last few hours? As I said in the first review, the best thing I can say about Pulte’s Lakes of Orange is that they have a fantastic Field Manager who is responsive and actually cares about the residents and treats them with respect.

Expensive but good home

We built our new home and it is great, but Pulte up-charges EVERYTHING so the price gets very hi unless you don't do any upgrades. Overall it was a good experience but now dealing with yard issues such as grading and sod that is going to potentially take 4 months during the summer is hard and should not ever take that long.

The cleaning before I moved in was pretty bad. The overall attention to detail was poor. And this was after two pre closing walkthroughs. However these are things that are easily fixable. Other than that they have been responsive to try to help fix the issues.

You need to rethink your process to assign labor to some tasks. IF you offer a house with a special door for example, it cannot be the same labor as it is usually assigned. It needs to have specialized professionals to avoid replace the door , costing money and also causing unnecessary headache for everyone.

Since moving into our house, we have had quite a few issues (broken furnace, plumbing not working, creaky floors) as well as realizing that there were some poor design choices or just cheapness (cabinet doors that need bumpers because they bang into walls and other cabinets, odd placement of countless light switches, master bath door opens in front of shower, frames only on 3 out of 6 mirrors, counter overhangs not quite enough for comfortable seating, floor tiles and vinyl not running the way any of us would have expected, furnace lines running directly in the center of the master bedroom ...

Overall the experience was very stressful and not very exciting. Lots of problems from the beginning all the way through the closing and still dealing with isssues almost 2 months after closing. The contractors that Pulte uses leave a lot to be desired. Don't think I would ever build a new home again. Not a good experience.

Be sure to ask who is going to be your neighbor, if they will give you the info. I have people above me who have handicap needs and the noise level is at times very high. Either more insulation is needed between floors or should be covered in carpeting....

Love how well built the house is structurally. The finish work is lacking however. Paint spots, overspray, rough baseboards etc... The final 2-3 weeks seemed rushed - and it shows.
