Good construction poor communication/flexibility

We are happy with the house. However, the closing was delayed, which impacted our moving schedule, due to items identified in the initial walkthrough not being addressed on time. Pulte wouldn’t agree to customize anything, even when we just asked to not install items. As an example, the bar soap in the shower is the cheapest one you could find (in a $390k house) and they wouldn’t agree to not put it up. The communication was a struggle at times between agent-realtor-builder. For example, our first walkthrough was delayed by 2 hours due to lack of communication between Pulte agent and ...

A Nice House, But No Yard YET

We closed on our house in a new development in early June and we're still living in a dirty mess that turns to slippery mud everywhere when it rains. Pulte reps keep saying that there's an issue getting sod in this market, but the yard for a house by another builder in the neighborhood was sodded last week. Also, the corners cut by scrimping on items such as the disposal are aggravating.

The design center was the worst experience. The base price of the house is not even close to a realistic price unless you want poor quality materials. The trades are not paying attention to detail and are just rushing the jobs.

Love the neighborhood

Great neighborhood but seems like things were rushed at the end. A lot of less than quality work mad been found after we moved in. We are getting lots fixed but horrible drywall work can’t be fixed. But we love neighborhood and house design.

We purchased a new Pulte home at Epperson Ranch just over a month ago. It was a quick move-in home so we didn't have any input into the finishings or design. Nevertheless, we liked what we saw so we went ahead to purchase it. Although it was a brand new home, we decided to pay the extra $$ to get a new home inspection done, and we were very glad we did! Although the home itself was structurally sound, he found many areas that needed to be addressed. I had good experience with sales agent and builder's supervisor. But the HOA company Pulte chose are the worst. Not responsive at all. It's such a shame that we paid in 2,000 initial contribution for no service.

I am not happy with the quality of the upgrades for which I paid such high costs. Upgrading the master bath to larger shower did not include better tile on walls. Then what was installed is plain white with out any design or detail. Upgrading the kitchen and cabinets did not meet expectations because with the filler space between the oven and microwave makes me believe that they are box cabinet which looks cheap. The best part of my review is because Jordan was/is a great project manager and was very helpful in solving issues.

Be certain to go over ALL items in the contract BEFORE the build and ask a lot of questions as to upgrades, etc.

While Pulte Homes are rated one of the highest quality homes in the home-buying field they are amazing. However the pulsing Mortgage Company is less than to be desired. Our sales men and our construction manager we're also very good I would recommend Pulte Homes we love our new Dream Home.

Great sales, Bad design team. Ok construction

The sales department was fabulous. Especially Jenny. The design team needs a complete overhaul. Not enough time to select what you want. They were not knowledgeable and they were extremely misleading. We did not get things they said we would like Slow close drawers in the cabinets. We paid for them but never got them. And the construction team said that wasn’t an option. It was too late to change anything. Sean’s on the woodwork in the cabinets are very visible, used bad paint all throughout the house. We have been in the house 5 weeks and our front door has had to be “repaired” twice already ...

More and more issues with house

The house has more issues than what I expected, it seems like there is not much attention to the little details . The finish on the walls is bad. I have several issues that we keep finding issues that could have been avoided if there was a quality control. I been in the house for 3 month and still haven’t fix one off the main issue that was point out when we inspected it the house which it was the main so sewer line. Also landscaping is bad.

Review for our home with pulte

Overall we are happy with the home. However, the more time we spend on our home, the more realize that the builder materials and workmanship isn't exactly as we expected. Paint is basic and cheap. Landscaping have issues that they don't agree to fix in full. We are starting to notice concrete issues as well that they want to patch up but to me it seems it's just covering bigger issues with the concrete.

The garage door is way too loud and obnoxious when opening/closing. The fact that it sounds and feels like a mini earthquake from the primary bedroom is crazy.

There are several issues found a month after move in. a. The head/air doesnt blow to the two bedrooms farther away from the Furnace. Did Pulte test air flow out of the vents. I am confident anemometer was never used. Now running through Pulte hoops to get someone to look. Understand all my neighbours are having similar issues. b. I am torn with this review. We had a horrible experience with the sales agent, Johanna. The entire process was extremely stressful. She was unprofessional and often times unresponsive. Once the contract was signed, we were lucky to even get a response. We were out of state buyers and came to FL to select our lot and home. Signed the contact and flew back home only to find out 1 month later that the lot we picked did not fit our home. Why did she not look at that prior to us signing??? The home-buying process was average overall. While the transaction went through, there were several cleanup issues that required more attention. There are nails sticking out under the bar that need to removed immediately. The gate was falling down after a few days of moving in. We still need the directions on how to set up the thermostat to our phones. Dennis, the sale person did not do good job. Although, I have requested the closing date to be before the September 15th. I communicated with him via email, text but the closing date was set as 9/18. I was very unhappy how Dennis and his boss(Susie) handled the issue.

Luckily we had a great supervisor that listened to all of our asks, but the work that came never fulfilled our level of quality we were expecting. Everything seemed extremely rushed all the way to closing. In the end we do have a beautiful home that I’m sure most people visiting will not notice the imperfections. I however will notice them until I can go back and fix them. Just not what I was hoping for on a house over $1M.

Be watchful that items selected at design phase translate to a change order. If it’s not put on the change order it is not installed!! I trusted the process (between design and sales) as never built a house before and found that under cabinet lighting was selected in design but sales never put on change order so not installed. Shampoo niche in baths are not feasible (I asked) due to skill set of tile setters! For the cost of the home I would have thought that a niche and a soap dish would be standard. Nope! The process was very stressful from having to deal with Pulte Mortgage to the details of construction. I feel exhausted having to explain the stress we went through.
