Mostly a good experience, however no one has contacted me about the issues we did have, which is greatly disappointing.

I love my new house. HOA is a little high. Water is in the streets.

If you can't afford a custom home, then Pulte is not a bad option. The quality of the workmanship and materials is poor but no worse than other builders in the same price range (and superior to older construction). We found everyone we worked with to be generally trustworthy and responsive. Some people that we worked with were very customer-service oriented while others were not. Overall, we are happy with our home. It looks nice and is in a great location.

Overall, it’s been an ok experience. I’ve had to have a few things fixed that I don’t think should have been necessary.

Make sure you double check change orders from sales people, that part of this whole process was the bad part. The build was excellent, though. Love our home.

Pulte staff are very friendly and helpful. Design of the open space home is well thought out, save the Jack and Jill bathroom, which is small. Attention to detail with some of the craftsmanship should be better.

Need to make sure you are looking as the construction gets done. Some major framing issues with our condo.. Things are being corrected but I was a little surprised at how the place was not finished or cleaned properly when we closed.

Overall, we love our new home. We were sold on the floorplan almost as soon as we walked into the home the very first time - we definitely feel like Pulte has listened to people and designed a home that truly works for families. Our Project Manager Ian was fantastic to work with - he kept us updated about the project and how we were progressing. He took care of the concerns we had and did everything in his power to ensure issues were resolved in a timely manner. Unfortunately, the cast of sub-contractors left something to be desired at times. We did not feel like some of the crews respected this space as our new home. There were multiple messes made throughout the project, with trash and food scraps left in the home at the onset of the project all the way through a drywall mess dropped all over our newly installed gas cook top. It was disappointing that the men that call themselves tradesmen and craftsmen were willing to leave their work in such poor conditions. We would have greatly appreciated just a little bit of care and respect from these crews. To be clear, there were some trades that were very respectful of our home and took the proper measures to show their respect. We understand that at times there is little that can be done to correct the actions of these contractors, but their actions do reflect poorly on the overall building experience, in our opinion. At the end of the day, we would recommend Pulte to our friends and family members if they were considering them as a builder. Landscaping and hydro seeding could be more timely, outstanding issue on Dryer Wall Outlet resulting in potential Dryer Warranty Issue.

We were rushed into a quick closing and we do not presently live nearby. So far, we are simply dissatisfied with the warranty department and their inability to resolve urgent issues quickly. We had a flood of water come through the front door May 6, in a rainstorm. It’s rain season and this isn’t fixed yet. This issue has not been taken seriously as we thought it should have been resolved by the end of that week the latest. We would say that we have some lack of trust with Pulte Homes. Make sure your electrical outlets are not put in the corners where walls meet in the bathrooms. Get salesmen’s promises in writing. Don’t buy a model without speaking to an owner of one. Be prepared to be at home for “Punch lists” to be addressed.

Over all the updates on the build was excellent. If something doesn’t get done by the move in date it takes forever to have the items fixed after that.

I really like the home but the communication from the field team completely stopped at closing. Driveway and yard are still a work in progress due to weather but I only know something is going to happen when someone shows up knocking at the door. A heads up seems like it should be in order ‘hey, don’t drive on the concrete for x days’ versus it just being poured, roped off, and no discussion.

Make sure all items are addressed prior to signing.

Warranty response is great and follow up is good. We absolutely love the floorplan of our house and the speed at which problems were resolved.

House not delivered on original schedule

Quality is good, design is nice but a little longer time to respond on issues or queries.

Overall very general approach to the quality. Like working to the gas station, at the very first glance everything looks good, but when you start looking in to detail, you could see that quality isn’t so good. I would never hire any contractors, to do job with this level of quality.

I have gone through a bad experience with Pulte after my loan was approved. Until the loan approval I was helped. Sales team good job. Before the closing, a the final walk through was not conducted. Upon closing, I found the home was not properly identified for the issues that pointed out like cement scraps in the foyer, laminated floors broken joints, scratched fridge, incorrect wiring with rooms, incorrect Ethernet cable marking to the location to which wire should go, lot of doors are not closable due uneven hinges placement specific to master bedroom and other bedroom & toilets, garage door steps wood has holes, sink stopper issues, master bed room toilet paper holder missing or loose fittings, kitchen ceiling drywall breaking, guest bathroom curtain rod had not been placed correctly and fell down, and kitchen area floor cabinet molding ripping off. The house worth 1 million or more and quality is not even matching and finishing awful. Construction over site is not managed and quality inspection is not good. After closing all issues are owners issues and it will be taking longer time to get fixed. To get Pulte builder name corrected a good contractors need to be hired. I think they rushed through the build and had shotty work in many areas. After closing I was dropped like a led balloon. It has been 2 months since closing andI have yet to have a rough grade or driveway put in while spec homes have been built and finished including grade and driveway long after my closing. Needless to say I am very disappointed.

I definitely would advise anyone buying with Pulte, at least the team I worked with, do NOT accept closing agreements or promises. We've been closed for a little over a month and we're still trying to make progress on most of the items that were 'promised' to be taken care of right after closing if we agreed to close on time. All of the pressure and quick responses pre-close made us think they would continue to work in our interest, but overall this has not been true. Almost immediately after I submitted a favorable review, the construction management have pushed follow-up on to the warranty advisor and the vendors and it is entirely up to me to stay on top of them. Things that were on Pulte's own pre-close list are still not done (like clamping down an electrical pipe or finishing paint) even after I've followed up twice. The overall quality for the cost is also just extremely disappointing. So many corners were cut and are already showing themselves, such as bad caulking, poor painting finishes (or completely unfinished) chips in glass, incorrect vent installation, and so-on. I will say that Pulte did well with communication and follow-up during construction, but when it came down to the wire there were so many punch list things that just were not addressed. I brought a lot of them up and they said they would handle them, but again almost immediately after we closed we have struggled to get appropriate action taken. We began looking in September and closed in late November. The buying portion of the experience was genuinely pleasant. Our sales representative, Sam, was fantastic—knowledgeable, responsive, and easy to work with—and our realtor was also excellent. The location of the condo is perfect, and we love the floor plan and layout. The issues began after construction and at move-in. We completed a walkthrough prior to closing and identified multiple items that needed attention. None of those issues were resolved before we took possession of the home. Several have since been addressed, but many remain outstanding and have been deferred with the explanation that they would be handled at the “one-year complimentary patch-up,” which has been frustrating for a brand-new home. The quality of workmanship has been especially disappointing. The drywall and walls throughout the home show numerous nail pops, cracking, and very poor paint work, including visible drips and uneven finishes. While many of these issues are cosmetic, for a newly built home at this price point, the level of craftsmanship is not acceptable. As someone who does a lot of DIY work, I would be embarrassed to leave work in this condition. We also asked specific questions about sound transmission because we have never shared walls before. We were told that the walls were designed with dead space and insulation to prevent sound from traveling and that noise would not be an issue. That has not been our experience. Once neighbors moved in, we quickly realized the walls are thin and we can hear normal daily noise. Additionally, the front bedroom is noticeably cold and seems to have poor air circulation, which raises concerns about insulation and overall energy efficiency. While we love the area and the design of the home, we do not feel the value matches the price paid. It could be better, follow up don’t happen when expected. Still waiting on follow up after closing 3 months ago. Paint quality is poor. Repainted immediately after moving in. Still finding little things that was not caught in walk through but now OUR responsibility although it is fixable.

The finishing on the house looks cheap, especially the painting job, it looks like workers got zero supervision and they really don't care on quality of workmanship, it was really disappointing...
