Finished product is liveable, but not what we expected for the price. Selections were VERY limited. Communication with the construction crew was limited and at times nonresponsive. Post-closing communication has been much better - seems like the builder is very anxious to deliver what was promised.

The overall home building / buying experience was not what we expected. Our construction manager Aaron was great he delivered a complete home ready to move in with all the systems working and everything done to standard. I felt he supervised the construction of the home as it was his. He kept us informed every step of the way and was a great asset in this process. Our sales consultant was awesome. Kristina is the reason why we chose our neighborhood and she helped up with everything and was our point of contact and eyes on the ground as we lived four hours away. Our disappointment was with the design center and with PULTE chose of design options and decisions. Some of the upgrades and design options we did not want and Donna would tell us that is what it is. No explanation of why things were a certain way. We paid a lot of money for a home and some responses from Donna just were not what we expected. Some of the things that PULTE design team came up with just do not nake any design sense. And no one at the design center could explain the why. She did not explain many thing and when we saw the finished product we were surprised. All in all Aaron and Kristina ensured we had a beautiful and well built home. They are the reason we went through with the closing and and now living in our home. We give them both a 10 out of ten star review. ... More

Pulte offers some unique upgrades not available by builders like Lennar. There are some things that seem odd to not be able to upgrade. Interior doors are about as cheap as they come with no option to upgrade to a nice solid core door (we would pay). No option for interior wall insulation to dampen noise from room to room (we would pay). No option to upgrade the LVP flooring to a thicker plank (4.5mm was the only option - again, we would pay). We optioned for a ‘Media Room’ over the garage. A nice way to add space for family to come stay. There is a large walk-in closet AND a very large ‘unfinished storage’ (closet) that is not available to option as an extra bathroom. This storage room shares a common wall with the upstairs bathroom and would have been a simple upgrade (we would have paid 2x for this option). We have a quarter acre of lawn, with no option for irrigation and no shade cover to ‘maybe’ help in keeping the lawn alive. The HOA will fine us if we let the lawn die, so we have a sloppy mess of makeshift sprinklers everywhere to somewhat keep things green until we can hire a company to install irrigation. When building the house, our construction manager would tell us ‘this is how it has to be’ with a number of things we questioned with the build (sub-floor vs slab, wood deck vs concrete, mantel height, exterior shutters vs no shutters, painted interior garage vs no paint, etc.). We walk through all the new Pulte homes going in that were the complete opposite of what was shared. Jay was a great salesperson. We wanted a home in the Haven series, but no lots were available for them anymore. We ended up getting the Caden from the Ember series. Andy was okay as a construction manager. He started off strong by emailing us at the beginning of the building process, but then he ceased to email us weekly or biweekly with pictures of the updated construction. Andy then gave us a closing date, but the night before we were to close, we found out that the Certificate of Occupancy was never completed. When we tried to reach Andy, he went on a week-long cruise. Andy never filed for Certificate of Occupancy or checked if it was completed. We were given two closing dates, and each time, the Certificate of Occupancy still wasn't completed. We finally closed on our home on the third closing date. Once we moved on, we then experienced a theft from the construction workers who were still building the house next to us. The construction workers STOLE our garden hose that was connected to our outside faucet. All Everbe/Pulte gave us was a sign that said private residence after we called them about the incident. A few weeks later, our other next-door neighbor had their home broken into. The burglar kicked the door open and went directly to their attic to perhaps grab some items left behind during the construction of their house. How pathetic. So many constructions happening in the neighborhood and the construction workers are committing petty crimes, making us feel unsafe in this new neighborhood at times. ... More

Overall, home buying experience was not terrible. But unfortunately it’s the really bad parts that sticks out. Pulte was not responsive to any requests made after home inspection. They left backyard landscaping in very poor condition with big black tubes sticking out of my yard and area around tubes with no grass just dirt/mud (very poor eye sight). And when asked if they could bury it underground and out to very close (less than 10 ft) nearby creek/ditch, they told me I could pay someone to get it done on my own… they left some circle stickers on some areas that they needed to brush paint on not done. (Poor attention to detail). And various areas just not cleaned up (dirt all around and in basement sliding door). The shower glass in master bathroom was all scratched up (still waiting on someone to come fix that if they will ever). They also left the stove not connected but someone from Pulte actually came and fixed that right away. ... More

I love the home, but the purchase and move-in was torture. Many things were a problem. It's been a month and most are fixed but some are still pending. Even so, I hear that other builders are worse. So, in comparison they might still be one of the top builders.

Overall everything is fine. We love the house plan but a lot of things were missed on the house that we had to go back and address. Towel racks not level, holes in flooring under the carpet, sloppy drywall and painting, stairs creak when you walk on them, shower rods don't fit properly, kitchen cabinet missing a knob, a circuit in the kitchen had a short that was tripping the breaker....and on and on. Maybe this is the way it goes now days but disappointed that Pulte doesn't put more effort in delivering the final product. We will definitely make them address everything but it is time we shouldn't have to spend. ... More

My experience was good in terms of home buying, and but since we closed, we have been identifying the issues pretty much in a lot of things, which made me lose trust on how the builder has handled the construction, and why within just first 3 months we've been experiencing all these issues.. I would recommend exercising caution if anyone is buying from them.. but to their credit, so far the responsiveness has been great, and they are resolving issues (although there shouldn't have been any in the first place)

The Build quality is good but the overall responsiveness to the issues is poor. Many issues that were highlighted during the pre closing and build stage were fnot foxed and the frequent cleaning of the hoise was not done.There is a lot to improve on communication from sales, build teams.

Lot of cosmatic mistakes -- like the wall finishes are not done properly. Base Boards are not done properly. The wall or the dry wall is uneven. Plumbing is not good. Outside grading is not good.

We expected the Fire Place to be in the wall NOT IN THE CORNER. No one told me that it would be in the corner and no one told me that I would lose one window and it would shorten the space in the gathering room. Second FAULTY LAYOUT with one light outside the garage door hiding behind the Pole. No one offered to have wash sink in the Laundry Room which is very important to have it. Most of work seems to be to finish the construction this way or that way and take my money and run away. Very bad experience.

My wife and I love the area we are in. As for buying a new house, never again. We felt that the truth behind the delays of us getting into our home were never told. Everything was a big secret.

Not very impressed with the actual build. I expected a new home to be near perfect but there are many imperfections we have found living in the home for a month. Things you don’t really catch during walk-through. The home buying experience wasn’t that wonderful either and we felt extremely pressured to close in 2023, literally a few days prior to the new year. The communication was also extremely poor. Our real estate agent did most of the outreach for updates, otherwise we did not hear much through the process.

I wish that Pulte would make the walls thicker/use concrete at least on the base. For such a nice townhome it is unfortunate to hear all of our neighbors so clearly. I loved working with Travis, the construction manager. He has been fantastic. The financing group was horrible. They were very reactive and I had to chase them for every question. There was no one there to check in and help us through the process.

It seems the house was not built with attention to details. I see issues with paint on cabinets. Leaky sink, garbage disposal after one use.

Our sales agent deceived us by not allowing to add a buyers agent and therby denying buyers agent commision.

We like our new home now that we are finally in it, 5 months later than planned. There was an issue digging a basement on our original lot, and we had to move lots and start the whole process over again. The issue was really on the developer who didn’t disclose the gravel issue to Pulte, but it still cost us over $50K in the selling price of our previous home due to the market going down over the 5 month delay.

Not wnough communication and after 45 days we are seeing many subpar efforts on the details. Caulking is cracking light fixtures are wired incorrectly, drawers dont close properly and air vents are clearly crooked. The attention to detail is just not there

Overall I’m happy with the house but for sure the quality didn’t worth what I paid . After I move in for the first week , there is Squeak from the floor of the master bedroom , which is very annoying , the paint quality is bad . My project manager bob uphouse is very great and helpful .

As far as an overall experience, the actual purchase part before the build was problematic. We were sold a spec house that we could customize which we did however, after all the selections were made, etc, and submitted, weeks later we were required to select a different elevation due to limitations within our selections. We were basically forced to select a different elevation that was not our first, or second choice however, still nice. This pushed out our close date even further than the initial close pushing us into the new school year which was not desirable. The build process was very good. We worked with our building managers who realized our need to expedite the build as quickly as possible without sacrificing quality. Fast forward to the close and living in the home, the quality of materials and workmanship is not quite what I would have expected from a home in this price range. Doors are quite thin, cement work is questionable. The fit of the windows, specifically with the screens is very poor on every window. The screens are so ill fitting, they leave gaps open to the outside allowing insects to enter. The finish of any painted wood is very rough as if it was spray painted without being sanded at all. Door hinges were loose in some situations. As I stated, working with the building managers, Tom and Rob was great. With the initial sale, planning, materials that were used and general workmanship and quality, especially with the cost of our home one would have expected the better quality. ... More

Although we are very happy with the house and floor plan, however, during the building process we feel the contractors did not pay attention to detail, and many jobs were completed in a sloppy manner. As a result, we needed to do a lot of clean-up upon moving in, which we didn't expect with a brand new home.

Pulte Sales persons won’t allow any customization like adding window or removing unwanted features. Frankly I had a very high expectation from pulte in quality and craftsmanship. But I am disappointed with craftsmanship as I saw various abnormalities in finishing process. Literally u need to check everything for your house. I don’t know if pulte has a quality team to verify after finishing. Why a customer need to go wall by wall, room by room to check abnormality. We are paying premium price. They don’t even cleaned the heating vents and not pressure washed my house after construction and doors has uneven gaps at the bottom. need to ask everything for them to do their job. ... More

can only speak from the off the shelf lens. Some painting touch ups missed. Some cabinets, appliances not ready. Team forgot to punch out my water drain - so water in the house first week here. Team is slowly correcting. In my experience, things were missed. I really wanted turn key and easy for new build - we were close, but not all the way there.. This was also the slowest closing of my life (2 hours - because the names were wrong on most of the paperwork) and pulte has already sold the mortgage (totally normal but someone from pulte made a 10 minute conversation on how that wouldn't happen for 90 days; it happened in weeks). ... The house looks good and it is beautiful. I just wish they would take the time to finish things right. Some walls are smooth, others aren’t. Minor details are missing here and there and it takes a while for them to get fixed. Were it not for those things, it would be five stars all around. The employees must be overwhelmed. So, either Pulte should slow down and focus on quality, or higher more people.
