Am giving a 3 of 5 star to most categories primarily because of workmanship and materials. Soundproofing in the living room is inadequate; human and TV voices can be heard. Flat wall paint used in kitchen and baths instead of semi-gloss. Floorboards with chips were used instead of being discarded. Cement board siding has spots of gloss paint on it. Framing of the panty door wall is crooked. Heating and cooling design seems haphazard. Electric wall heaters on first floor have to be run most of the time in cold weather. Slow building process at first. The initial construction manager was not giving updates on progress regularly as he was supposed to. Then as the building process pick up, there were some areas that were overlooked (like the kitchen range did not vent outside like it was supposed to until we said something, the outside windows were not completed). Then we felt a sense of being rushed to closing. Our kitchen appliances were not available prior to closing and we had to have temporary appliances that were supposed to be similar in quality and grade to our chosen appliances. The quality of home was average. There were a lot of issue in the new home. There are patches of spike obvious throughout the house. Nails popping out from the carpet hurting everyone in the home who is not wearing shoes. Paint is missing on some patches. All electric sockets and switches are crooked. no privacy lock in any bedroom except the master one. Curtain rod and towel rod missing in the full bath. Unremovable lump of glue on the wooden floor. scratches, marks and chemical stains on walls. Poor usage of extra space.

Pulte was, mostly, straight forward with communication in the long process from contract to closing. We were kept well informed during the construction process. And the finish house was, mostly, how it was envisioned on the plans.

Our construction manager was AMAZING. Our house is wonderful, which is a real testament to the subcontractors. Our sales person was pretty awful, her manager was a joke. Neither of them delivered on the expectations that they set. We went under contract at the right time, prices are outlandish now. I suppose that’s more of a condition of the over all housing market though.

The construction product was not to standard or what I expected. However, so far, the Customer Care Team (Liz and Tim) have been doing their best to help me fix the numerous issues. I wish the construction and closing team would have done a better job to prevent so many issues post closing specially for an almost $500,000 home. I remain hopeful that all issues will be addressed more than 1 month later and no surprises as I live in my new home.

While the sales process was great, the design process felt like we were rushed to make our finish choices. As much as we like our home, I am underwhelmed with some of the finished workmanship, considering what we paid for the home. The wall in the owners shower is bowed, and the tilers just cut curves into the corner tiles, instead of having the wall fixed first. Also some crooked wall switches and outlet covers. The warranty people are good at returning any calls, but so far some of the issues still haven't been resolved, and one of the issues they did try to fix looks like an unqualified ...

This is our 4th new build home and unfortunately this experience did not live up to our standards or what we have experienced in the past. You can blame Covid-19 on this as well. From having to bid on a lot and not getting straight answers that would better equip us on the bidding wars to the very end where we ended up doing our own cleaning of our stove vent. This could’ve been better in so many ways. Sadly we did not get the house we wanted, nonetheless we will be happy with our home.

Overall the communication during construction was consistent as the construction manager kept me in the loop. However, build quality was lacking as the paint job was poor along with some of the interior finishes, for example, stair railing, door installation, and appliances.

We were pretty disappointed in the condition of the home at close. We found all kinds of issues with the painting and we find more every day. Lots of dings in the wood that were just painted over, a poor paint job overall with many areas were the paint ran down the wall or peeled away where a door was closed with wet paint. So many painting issues that we’ll probably need to repaint the interior ourselves. Very informative. For quality and workmanship, we found electrical issues on ceiling electrical system that always have power for ceiling fans wiring even switch is turn off (it was corrected). No power above the island ceiling electrical lighting & Job request has been submitted to fix. Still awaiting dates on delivery of the fridge unit, bar cooler unit and selected garage door.

We really wish that we had more time between our celebration walk and final walk through. Only 50% of the items printed out were fixed or addressed. The very final step of the closing was scheduled for November 30. Our appointment was at 11 and we did not close until 5:30 in the evening. There were over 35 closing scheduled for that day alone. Other buyers were also there on the 30th because they couldn’t close on the 29th. Not sure if a Pulte was trying to close by the end of the month figures. But many people were very frustrated. May want to stagger them out more thru out the month.

Building a new home during the pandemic was challenging with delays in the delivery date because of supplies. This was understandable but frustrating. The project manager during the build was responsive and provided updates approximately every other week, but as the home was getting closer to completion, the communication was not as timely as I would have expected. The Title portion of the sale was one of the best parts of the overall Pulte experience. The document portion leading up to closing was seamless and clear, and the actual closing was quick and informational. The Title rep. helped answer questions.

Overall, our experience with Pulte was decent-to-good. The home and feature selection process was easy and informational. We did have delays in supplies (prolonged closing by 4+ months), which was frustrating, but the communication was frequent and transparent throughout the delays. I love my home and I am glad that I am finally in it. The sales process was rushed and not detailed, I loved the model and the community, but things change after you sign that purchase agreement.
