Everything went very smoothly considering supply chain delays

Right now, I am dealing with the Customer Care Manager, and she is the first person in Pulte since the construction of the house that has been so helpful, collaborative, and most importantly, my wife and I feel respect and comprehension from her. Except for the sales consultant initially, I never felt this way with any other person I interacted with in Pulte, especially the construction team (4 different construction managers). Everyone started to be friendly, but then they treated you like five years old and, more importanthy, they lied to you and then it becomes a battlefield because you need to prove them wrong. During the countruction, I had so many issues that I cannot list all, but I will provide a sample in four key areas: compliance with regulations, health and safety, Pulte’s building standards, and customer service. Non-compliance with the rule of law, such as when I asked for the permit to build the retaining wall behind my lot, they made fun of me because I was asking for that, and I didn’t know what I was asking for. Then when I contacted the City, the inspector told me that I was right and issued a stop-work order because of that. This subdivision where we build our house, Hamilton Springs, has three stop-work orders already. Health and safety issues like when they covered the mold with fresh paint in the basement; I could not believe when I saw this, and I had the pictures when the contractors were doing that. They remove the drywall after I show the pictures. Be aware of how Pulte “remediates mold.” Building standards, I know that none of my vents had flashing as I had the pictures before the siding. Once again, nothing was done because “I don’t know what I am talking about, and that is a Pulte standard” I had the pictures, and I know there was no flashing before they put the siding. Customer service is the small stuff that will show excellent customer service, but they are unwilling to help you. I had comments from the construction team like this “we cannot do anything with that drawer in the cabinet because these are mass production cabinets.” When the customer care manager saw the drawer, she sent one person, and the drawer was adjusted in less than 5 minutes. Once again, I had a long list of issues during the construction, and the ones mentioned above are just some examples. I feel exhausted, and this process took a toll on me. I am not a person that is looking for issues to report or complain about, but I am doing that with Pulte, as I always have doubts if they are doing the right thing and not cutting corners. Recently, there was site degradation of the lots because they were not using barriers, and when it rained, all the mud was going to the storm sewer. I reached the local authorities as Pulte was not doing anything, and guess what? I was right, and they issued a fine with a notice of violation and another stop-work order. Pulte plans to start another subdivision in Louisville closer to us, Fordham Park, and hopefully, things will be different. I know that my review will not make any difference, and all those houses will sell quickly. You get excited when you see the model and the floor plans. You will notice things in the model home that they didn’t offer you as an upgrade, such as buring the drainage pipe from the downspout; they have that in the model home, and looks great with no water around, but that is not going to be your house, My advice to anyone building a house with Pulte, you must be on top of them, do your research as they will try to cut corners, and do an inspection before the drywall and another one before closing. If I didn’t do all that, I would be having serious issues now. I was able to catch a few things early in the process. I wish you all the best with your “Pulte experience”. Pulte was responsive to our needs.

Our general contractor was great on trying to get things done with the backlog of materials being done, but some of the trades were not as quality in their work ethics as they should have been. Trying to get issues (minor or major) resolved has been challenging once you go to settlement.

There are good things about this home but too many little problems and some bigger ones. Hardwood floors had a lot of glue on them, island outlets had no electricity for a month, overflow in bathroom tub was not installed correctly so water flooded, paint was on floors from touch up etc. Chips in doors, tile cracked

Art did a great job! We love our new home and all the upgrades that came with it!

Pulte is a quality builder. The team that delivered our home were responsive and helpful. We couldn't be happier.

No doubt that Pulte builds quality homes, just some few correctives here and there and they should the best in this market, no doubt.

Our field manager is great

It is unfortunate that the moment of making the purchase has become one of the worst experiences I have had, however I have to say that the credit process, the documentation and finally the signature were excellent. Everything changes when after having made 2 walk throughs and determining the details to be repaired after 2 months they have not been repaired and they even do not respond to emails requesting the repair. The frustration has been so great that I have repeatedly requested paint and certain material to carry out the work myself, which has not been attended to either. Our build went pretty smoothly, although there were shortages of crews at times. Fortunately everything went smoothly in the first months, because there were delays near the end. Pulte crews are very fast and mostly did good work. It's important to keep an eye on quality near the end when everyone is in a hurry to finish... You need to be your own advocate. I would have given 5 stars, but the work done after close was frustrating, it took 2 months for the landscape work to wrap up. Our original field manager was not very responsive in this period, a new one took over and resolved our issues. Overall it was a good experience in a challenging year. During Covid, lumber shortages, and labor shortages, Pulte still delivered my new home ahead of schedule. That was impressive. Pulte design center was so helpful in helping us with our upgrades, without pushing unneeded items. We are more than pleased with the way our custom home turned out. Thank you! Kudos to

My sales representative and field manager were wonderful. However, after we moved into our home we noticed more and more issues, mostly cosmetic, with our home. The overall structure seems well done, but paint and drywall especially are poorly done. Recommend very close and thorough inspection before closing.

It was smooth process from booking to closing.

Poor communication. Few things that were promised (like insulating all the walls of basement ) were not done. Poor quality of material at few places. Poor carpet work.

Sales rep ,after waiting for 9 months, when complained , started threatening to cancel the contract

We recently bought a new Pulte Townhome in Oak Tree in Oakland Park FL. There was the usual delays as expected with new construction. We are happy with the finished product. But buyer beware, there is virtually no sound proofing between the units. I have buyers remorse. We can hear our neighbors TV and hear them talk (mumble). Thankful we at least have an end unit. This is unacceptable. This is my 8th townhome and I never had this issue anywhere I have lived. I feel like I'm living in a 500k apartment. It's heart breaking.

Pulte builder sells itself as one step above the other builders. I've worked with 3 builders in the last 8 years and Pulte is barely as good as the other builders. I've found that their people only care about one thing: Reviews. I didn't appreciate how many times they mentioned it. Due to covid circumstances, our house closing was delayed by a total of 5 months, which I don't hold them accountable to. It's what it is. The house itself is well built, nothing special compared to meritage homes for example. Some of the materials used and insulation, wasn't as good as meritage's for example. After closing, when we had issues with the house, the warranty service (now that all surveys have been filled) have been terrible. The worst experience with any builder I dealt with in the past. ... I'm very happy with my choice of building in Pulte's Bradley Pond Community. I was able to get everything I wanted and then some, lot selection, model choice and upgrades at extremely reasonable pricing (even came in under budget.) Starting with my salesman Zach C., he was super easy to work with, diligent in ensuring everything was correct, my questions were answered throughout, was always available and stayed in contact during the entire build. The process from buying, building to closing was transparent, which is a rarity. Pulte's building approach is well above other builders I've dealt with. The build was smooth and timely. My Field Mgr, Nate H. was very thorough. We got together once a week, he always kept me in the loop & answered my calls the same day. You can tell when you're working with genuine people, it shows in their work ethics. I knew I was in good hands. I can honestly say, well done! We have been happy with the overall quality of the home. During COVID times it we understand that it is a challenge to get reliable workers and product. Pulte did come through as promised and has been responsive to any issues since moving in!

My personal Builder David made me feel like family. Great guy I have recommended Pulte because of his service.
