Within two weeks of closing on the house had to have the air conditioner repaired because it wasn't cooling the house. Then a week later it is starting again. Our AC unit ran constantly and the temperature continued to increase above where we had it set and we had to have it repaired again. The tile work was less than what I would have expected. The issues were not obvious when we walked through prior to closing. The floor tiles weren't leveled enough to even be able to slide a mop bucket across the floor without it tipping over. I was expecting more in the finished product with Pulte. Maybe it is related to the subcontractors in our community, maybe the process. We still have unfinished punch out work that is yet to be completed after 90 days post closing. Moreover, I have 2 cabbage/Sabal palm trees that have died and was told that Pulte does not warranty landscape trees/scrubs nor does the company that installed them. The trees should have lasted more than 90 days. Very disappointed in their answer to a defective tree.

We love our home, but we quickly found out that some things were looked over by Pulte. Our counters, which were suppose to be sealed, did not get sealed and we found out the hard way with stains sinking into our granite and unable to come out. Also they covered up our water softner drain, so when someone came to install, we couldnt finish because the drain is no where to be found. We've reached out, and we know due to covid we were on a waitlist, but its now into June and we have had no call back to get an appointment set up to fix these issues. Pulte is a volume builder/developer. Consequently, the sales and build departments don't always have time to communicate fully the realities of the delivered product verses the promised product. The end product can come close to your expectations if you help manage and track the process.

4th home construction

Construction of my 4th new home just happened to be slightly ahead of the pandemic. The mandated downtime made me look closer at workmanship and materials. I noticed several issues that I’ve requested action on, to no avail. Employees come and go, each promise timely service and then disappear. I resolve some issues myself without the hassle of trying to arouse the interest of the come-and-go Pulte workers.

Make sure the project has everything working and complete before you close. They promise and extend and are difficult to pin down a time to complete even though they use those workers to do their own homes rather than repair the items that were wrong on your home. We were luck to have a very good foreman to work with.

Smooth in some areas, needs work in others

-Tile grout in the main bathroom not filled in completely causing dirt to fill in those areas not covered, need to buy something else to get the dirt out. -There are visible gaps around the front door, insulation was not done properly. -The landscaping is the major problem area, the area was not properly evened out before installing grass, there are many uneven areas that have now caused flooding with no drainage, in other areas, there is just mud. This is causing us to have a professional come in and redo the entire landscaping of our home.

Workmanship sloppy in areas. Paint applied with one coat most places; lacks quality finishing detail touches throughout; bathroom sink smeared with glue. Sound proofing concern - can hear toilet flushing and sink draining through pipes above our bedroom. Screening on porch was lowest quality screen size. Will say that appliances, cabinetry seem good quality. Haven't had full experience with warranty/repair team due to corona virus limiting people into home. The best advice we were given and didn't follow was "Don't settle until everything is correct!". We believed the people we spoke to had our best interest at heart. However, once they had our money, we were less of a priority...and we still are! We settled right as the pandemic took hold of the country. We appreciate that they needed to keep their workers safe. We only wish they had corrected all of the blue and green tape items that had been mark and promises they had made to us prior to us closing. By the time you see your house finished, you are amazed as it’s a dream coming true. By the time you settle in and start living inside it, you start noticing several aspects about the material and workmanship that could have been done better, such as stains all over the walls and flooring, hand marks from the workers that do not go away, poor quality painting that gets off easily and is sticky, small holes left unattended and so on. It’s a bummer to notice those items only after living on it, which starts to be a life of fixing minor issues.

Take a very long time for the final walk through. After moving on February 4th. I needed to have the master vanity replaced as it was a factory defect. The tub in the guest bathroom was badly scratched. Filed Mgr. spent an hour trying to rub out the scratches. Have not decided whether to have Pulte replace the tub. Kitchen drawer edge ragged. All the nails were raised on the steps in the staircase, garage door did not operate property due to poor painting of the garage door. I would say a great professionalism for the Project Manager Jack, but my back yard work is of very poor quality, it was mentioned in the home inspection report to fix some things which are still left pending. When reached out to the builder it says it will be fixed by the developer but don't know when that is one of the burning issue for me

I followed the whole house construction, the framing was done using a lot of cracked timber. Tiles have been installed directly on the slab concreate without any membrane and indeed some one is already cracking. I have had roofing problems with a leaking which has been fixed. So in general I’m not happy with the build quality

5 month delay, followed by many construction issues once we moved in. If you look closely, there are a lot of small details that have not been correctly taken care of in the house. It is a hassle to call Pulte/Warranty department/etc, as it should've never happened in the first place. My AC/Heating unit had missing parts, and took multiple calls and visits to fix--I wish pulte checked the quality of their products before pushing their customers to sign off on it. We keep being told that work will be done and then nothing . . . No one reaches back out to us like they say they are, to actually get the work done. It’s been a bit disappointing.

They charged me more, delivering a different finish than the one I requested. We had choosen U2 model, but they sold (and charged us) another model. We spent about US$7,000 more. I asked for money back, but had no answer till now.

Be sure to ask to see a house with the brick you choose (rather than select from pictures) because they wouldn’t take responsibility when the brick thye planned to put up was completely different from what we had selected, even though they hadn’t even started to put it up yet.

Had some major issues prior to closing. Gave Pulte more then a month of heads up. Was told it will be taken care of. It of course was not done prior to closing. Now months after moving in still dealing with people coming in and out getting things done. Not talking about punch list, paint areas type of items.
