Many times false hopes and promises were given about construction issues and closing dates. Weeks went by with very little work on issues that were well known to all. Chosen siding was discontinued by the manufacturer but was never discovered leading us over a month behind on exterior finishes.

Pulte was quick to build the house and was on the early side of the projections. Program manager Davor is very responsive and knowledgeable. However number of identified issues within the first week of move in was surprising. Thankful we were not one of the last houses to be built in the sub as trades being on site helped with overcoming the issues. Drywall used within the house also seems to be on the cheaper side. Overall, we had a good experience. However, they push for closing ASAP, resulting in having to close with a punch list. Once you close, it takes a lot of pushing from you to get things done.

The builder is always in a hurry to close the home. There are few aesthetics that are not finished properly. If they had taken time, they would probably had done a clean job. I still have blue tape issues after closing and I'm probably going to have them done myself.

Be sure to put everything in black and white when you're negotiating the deal with Pulte. We were promised with small a upgrade by the sales rep but it never happened by closing, no explaination, no responds. Also I recommend hiring a third party home inspector to do a pre walk through inspection, it will save you a lot of time spotting items to repair.

The quality of materials and workmanship is disappointing given the pricing of these homes. You would think for the money, you would receive "upgraded" items compared to the other builders. Upgrades are ridiculously expensive and when you do upgrade, the workmanship is sloppy (trimming not aligned, sloppy caulking, paint on everything; the carpets, faucets, countertops, windows, just to name a few). Home was purchased more than a year ago and half ago, took a long time to build and felt that since we didn’t live in the area home was left unfinished for longer than it should have been. Virtual walk thru failed miserably and after moving company is slow to respond to questions about paint and some other issues we had. Love river hall but need more attention to customer service and care.

The overall buying experience, while the house was under construction was, acceptable, however, a few days before the closing, during our final walk-through, we encountered issues with different items showing damage, for example, the Jack and Jill bathroom tub, it had a visible crack in the front, and our construction manager sent someone to patch it up, we requested to have a new tub installed, but our request was ignored. When we moved in two of the ceiling lights in the kitchen were not working. It took about 4 weeks to get the electrician out. He repaired them but said that the electrical wires were never hooked up. We have globs of dried paint hanging down from the roof outside our master bath windows. We have been waiting now for 2 months for someone to come and scrape it off. We had a great experience with our sales agent and love our lot and floor plan but have been disappointed in the finish and trim of the home. Several of our level 5 cabinets have been cracked, paint chipped, gouged, exposed nail ends under office counter, trim work and paint is sloppy, very expensive hardwood floors are cracking and peeling. Warranty work has been very responsive and we hope to rectify the issues. If asked "Would you recommend Pulte to a friend?" my answer would be "No." While many of the individuals I've interacted with while purchasing from Pulte have been helpful and pleasant, the overall process was neither enjoyable nor satisfying. I have mixed feelings about my home and buying experience with Pulte

I must start off by staying my home had over a year worth of delays which significantly changed how much this home will cost me over the life of the loan due to interest rate changes during that time. The required deposit was $60k which made it very hard to back out of the deal. The contracted painters were the worst. My 7 and 10 year old nephews could have done a better job. The painters caused a lot of my repairs needed. I had the wrong colors on the walls, work was so sloppy it required 5 revisions of painting the main walls over. I'll start with the positives: The sales manager was the most positive aspect of this experience. He was kind, helpful, and consistent. The price of the home was also fair...but the low price was also paired with low quality. Poor quality trades especially drywall

The compartment for the fridge is smaller than standard size at 35 inches instead of 39 inches. Several of the home buyers have had to remove baseboard to make it fit. Pulte does not seem to care. The drywall taping and texture are horrible. You can see joints in the drywall and texture patterns vary throughout the house. Some texture looks like poorly done patches. Skilled trades are extinct these days. Other neighbors have it much worse.

Both David’s were very helpful and rock stars. Rachel was not truthful and shared a lot of bad information making this process very difficult. The quality of the house if not worth the price. The yards could be more presentable at the time of sale. The floors are already squeaking and we have only been in the house a few months. There are a lot of craftsmanship items that Pulte still needs to fix.

As the title states, quality of workmanship is below average for a $600,000 house. Drywall and paint leading the way for some of the worst quality the minute you walk through the door. $30000.00 worth of flooring that buckles and cracks when you walk on it and the electrical lighting system that consistently flickers on one side of the house.
