Happy with my home but…

My experience wasn’t horrible but it wasn’t great either for the amount of money spent on the home. I think the construction manager was spread too thin, did not have reliable contractors, seemed to jump from one project to another. Closing dates kept being pushed out and still had some issues that need to be resolved. In all fairness, I did have an in person visit from the Customer Care Manager who submitted a work order for the outstanding items. In conclusion, I believe Pulte can make for a great experience if they could recruit and retain enough top talent.

Home Quality and Mortgage

We had an okay experience with the home buying process. The sales office and project manager were great to work with. We had a very upsetting experience with the Pulte Mortgage lender who preapproved us at 1.5% lower than their actual rate. We used another lender who was more than 1.5% lower than the mortgage company and Pulte came fighting for our business. We lost trust in them. The building of the homes is okay. There is poor craftsmanship throughout the home. I will say that they were addressed but a new counter top should not have a nick in it or the floors have repaired scratches. ...

Poor quality trades especially drywall

The compartment for the fridge is smaller than standard size at 35 inches instead of 39 inches. Several of the home buyers have had to remove baseboard to make it fit. Pulte does not seem to care. The drywall taping and texture are horrible. You can see joints in the drywall and texture patterns vary throughout the house. Some texture looks like poorly done patches. Skilled trades are extinct these days. Other neighbors have it much worse.

Overall the experience has been fine. I was set on the lot so I built with Pulte. Our sales representative, Jessica was misinformed on a number of items so we had to push hard to try to get what was promised. Dustin was excellent during the entire build. Quality of material and some crews need to be improved at this price point.

Half of backyard is preservation, was not told until 1st walk thru before closing

Half of my backyard has made preservation, as it backs up to wetland. Thus means I cannot do anything to it, not even weed it. I wasn’t told this when I choose the lot, otherwise I probably would not have chose the lot. Feel like it has devalued the property. Just over a month after move in, quality and workmanship on the home is average, but no major faults found. Bought connected home pkg, which still isn’t completely connected. New community so still alot of construction and growing pains with noise and dirt.

Quality of workmanship from the beginning was n it good. Construction management changed over the process a couple of times I feel that the onsite managements hands were tied by upper management and they deal with the contractor as best they could.

Had I not been onsite there would have been so many things that would have had to be addressed at closing or under warranty because of poor workmanship and not being noticed by management onsite. Raylan did the best he could to follow though with the issues but he was trying to oversee contractors that didn’t care about their work. When Josh took over things changed. I purchased a Pulte home because of their reputation for quality. I also feel like I received a great value for the price paid. For that, service quality was not satisfactory, the buying process was not coordinated and the builder was inflexible to accommodate my requested move in date. The property was listed as "move in ready." Hopefully, they will be responsive when I need warranty items fixed.

The builder identified several defects that needed to be corrected. About 6 weeks after the passing, those defects still need to be corrected. Detail siding work had several defects. I am still trying to get them corrected.

Both David’s were very helpful and rock stars. Rachel was not truthful and shared a lot of bad information making this process very difficult. The quality of the house if not worth the price. The yards could be more presentable at the time of sale. The floors are already squeaking and we have only been in the house a few months. There are a lot of craftsmanship items that Pulte still needs to fix.

Disappointed in final home ready state. Talking with several new owners in Pioneer Crossing all seem to share the same frustrations. 1. Quality workmanship by some sub contractors 2 unfinished landscape, trees, grass and general high level of construction debris left on site after closing.

As the title states, quality of workmanship is below average for a $600,000 house. Drywall and paint leading the way for some of the worst quality the minute you walk through the door. $30000.00 worth of flooring that buckles and cracks when you walk on it and the electrical lighting system that consistently flickers on one side of the house. We moved in 2 months ago and still do not have a sidewalk, back stoop, driveway, final grading or sod. Pulte was in a hurray to get us closed in March but not to complete their outside work except where required to get an occupancy permit for later closings. The Pulte personnel we deal with are helpful but I think their hands are tied by the ridged policies of Pulte. As to quality of workmanship, I don't think they do a better job than any other builder. Love Our Home, But Frustrated and Disappointed With End Product

The reason for the frustration and disappointment is because the final product was not worth the price charged. If the cost of the house was $100K less this experience would have been great, as we would have had lower expectations. For the price paid our expectations of quality of workmanship and quality of materials was much higher than what was delivered. Lack of trades work being checked for quality. It seems the area lacks the labor force to meet deadlines. I would reconsider if I could. Get sod in back because the other option is all weeds. The area was strewn with garbage and nails and old wood throughout process. They try but to much going on.

Pulte home buying process took much longer than expected beyond what was communicated. After the lumber shortage ended, delays were CONSTANT. Much of the contractors in this community were unreliable, slow and didn’t provide as quality of a product as Pulte was charging.

Built a townhome with Pulte and the process was pretty average across what to expect for a home buying/building experience. It looks great at first but be prepared to notice issues shortly after. Only 2 months into living in a new space and already have a list formed for warranty items. I couldn't imagine living here for ore than 10 years without things starting to fall apart but it is great for a short term home idea.
