The process of purchasing a Pulte home was fairly easy. The process outlined in the Pulte videos was not followed at all. The walk final through went great, but the amount of re-work required is unacceptable. Pulte needs to do it right the first time.

Mike had a concrete sealer applied to my garage floor the beginning of March without notifying me first. During my 3/10 blue tape walk through, the smile was very strong to the point I couldn't be in the garage. The celebration was on 3/23 that I didn't attend but my cousin that was there said it still smelled really strong. I moved in on 4/15. The smell was still very strong to the point that it was in the house and triggering my asthma. I opened a ticket with warranty to have it address. When I asked Mike to stop by, he said he was busy with walks so he couldn't. He never did reach out again. Poor quality Very Bad experience with Pulte Home, if you decide to buy the house with Pulte Homes make sure before you close the house everything looks good and function properly and once you close the house no one cares, we are still waiting for the repairs over 2 months since we close the house. Poor Quality There is a lot of glue everywhere, wood part covered with the paint to cover the chips and chunks of concrete in the garage, bad finishings thru out the house, Pulte house also design houses so poorly, Windows are facing straight into to Neighbours house no privacy, We still can't reach out anyone no matter how many times we call or text, they take their sweet time to fix. I even hired cleaning company and paid them $300 to clean glue and some part of bathroom area they couldn't. Pulte builders are rushing to build houses. When I moved in, I found many places were incomplete, some were damaged, and some places had not even been painted. All window curtains were not installed. The bathroom glass door can not be closed very well, and there is a massive space for water leaking; every wardrobe door was incomplete(Not securing every closet door)

John was great. Wished he had a little more information to share when I had questions. Wished the builder would anticipate what buyers would want and do it rather it was requested or not. For example, prepare for a sink in the laundry room although it may not be requested. You are putting in plumbing regardless. For the stove, put gas if it is available although you as the builder put in electric. Buyer may come later and want to do gas. Just saying. You put in wiring for ceiling fans it is the same same if you ask me. Just saying.

Probably the worst sales associates I’ve ever dealt with. They are horrible at responding after a contract is signed, did not assist with the closing process in the least, and just not good to work with. Even when referring other buyers to the community, same song and dance, both Sabrina and Gisabel drop the ball.

Edward has been absolutely outstanding. That guy really cares and it shows. Hope he is promoted. Grading on the house was done incorrectly and I am working with warranty department To correct. Water drains toward house in numerous spots. Garage doors need to be replaced with wood doors like all the others in neighborhood. Membership to club was honored. Thank you.

I have noticed while living in the townhome now, that there are paint coming off, as well as materials that is the most basic. Every material, in order to obtain improvement and better material, was extra cost for upgrades. Would be better and more affordable this day, age, and time, with the cost of living in the bay area super expensive, to provide some better material. Though email and phone call helped, I also wish that the company had closer companies that we can set up in person appointments. The build took a year which meets the standard of the contract however, was hoping that the build would finish in a 8 - 10 month. From beginning, with the time not being great, interest rates high and the market not being too great either, it did not help that the sales agent was sent to another location and that I was not able to move to a different sales agent that I can see in person. Along the process, it was difficult coordinating, communicating, and wondering what is going on with the mortgage company because they are in Denver! Finally, the title company was stationed in Roseville, however they accommodated by sending a notary to our home. There was a lot of headache, a lot of limited access, and other things. Along with that, the process felt like it was not the best. Builders kept in touch and was accommodating to assist and show us the house and building process. Customer service is an important aspect of house buying and I feel it was not the best. Easier and better method was communicating with a sales agent that was actually at the Bay37 Sales office and there was more communication and assistance at that office because we can meet in person. The overall finish of the house might be very poor if you do not pay the upgrades that cost a fortune!! Slab 5X10 in the backyard - cannot even put a table with 4 chairs!! Frustrating and disappointed!

The site/construction manager is quick and responsive to any quality issues and address it in a satisfactory way. This is the only worthy note of the whole process. Other areas need improvement, especially the sales, the quality and the design of the house.

From what I was able to observe during construction, I would say that the home seems solidly built. However, the finish work leaves something to be desired. This could be due to the skill level and level of pride-of-workmanship of the subs used at our particular location. Some fixtures and materials could have been of a better quality. Also, there has been some damage to siding and concrete by subcontractors doing their work. Due to seasonal/weather conditions, we are not finished with yard and landscaping, so we will have to wait and see how that turns out going forward. Our Pulte personnel have been great to work with; from our sales agent to our loan agents and title agents to our construction manager, all were/are excellent. As for value for price; well obviously the home is overpriced for what you get but that is due to the local market conditions. ... More

Some amazing people working for Pulte, including our construction manager Dimitri and Zorinel our sales consultant. Both were and continue to be responsive and made the experience straight forward. Some aspects out of their control but they genuinely are great to work with. Original estimate for move in was Oct-Dec, moved in officially in April. Which is going to end up costing an unbearable amount of money with the interest rates increase, no one’s fault who we worked with directly but no way can we give 5 stars all around knowing it’ll hurt us in the long run in probably high 5 or 6 figures worth of interest. Some minor issues after move in with warranty on certain appliances, sanitation not being picked up correctly, USPS not being able to set up our address for first 9 weeks. And although everyone wants to assist, two of these issues are still ongoing. I’d chalk this up to a major concern so far we have on the after sales process of a new home with Pulte. A few small craftsmanships issues as well, one of the numbers of our address posted on our house fell off the other day, it was glued on although there are clearly holes made for drilling. ... More

Good experience with Sales person who was actually working at HighPointe --- she introduced me to Ocean Cove. Not involved in building phase of home purchase.

Chad from sales and Jeff the construction manager are great. They quickly answered any questions and addressed any of our concerns. Most of the construction materials appear to be of quality and overall build of the house is good, but the attention to detail by the contractors is not there. Not all of our concerns were addressed before closing, but Jeff stayed in contact with us to make sure we were taken care of. Warranty process is simple and the response is quick. The loan process was by far the worst I have experienced. The Pulte website to upload documents was very problematic and I had to send documents via email in order to meet our closing date. Charlotte, the loan processor, did not seem very organized. The required documents list kept changing and I was asked to write a letter as to why I want to purchase the newly constructed home which was very strange. On the day of our scheduled closing day, Charlotte was out and a different loan processor reached out to notify us there was an issue verifying an employer. This was after having received loan approval days prior. This had us scrambling trying to resolve, but our closing date was rescheduled due to the issue. This ruined our plans for moving and wasted vacation days taken to close on the originally scheduled date. The overall finish of the house is poor , each window in the house is different size , the shower bathroom tiles are not straight ,

First time buying a new construction home. Built by Pulte. Process was all good except for the choices available at the design center. Fine details needs to be improved. Enough misalignment to makes you think about the qualiti control. If visible imperfections are noticed what about the those items not visible after dry walls.and paints have covered them?

When a homeowner pays in excess of 700-800 thousand dollars for their home, he/she should expect a home that is pretty much completed to standards. Rushing to finish homes when homeowners are waiting an average of 14-16 months and then expecting them to close when homes are not even properly cleaned after all the painting and construction, and issues are found everywhere is not something Pulte should be proud of.

As a first time home owner, the experience was new and exciting! Our sales person was thorough in letting us know our options when considering purchasing a town home and the different build outs available. The tour of the model units was thorough and gave me and my fiancé a good view of the space that worked for us. Ultimately, we chose the Greenwich layout, which provided the most space out of all the build outs. We decided to proceed with putting in an offer and the process started. When it came to funding process and getting approved for a mortgage, through Pulte, things did not go as smooth. Upon speaking with the coordinator, we were given clear instructions on what was required of us on our end to follow through. We complied with all the requested documents, statements, and unrelated accounts. The frustration set in when the EXACT numbers would not match up to the single dollar and a lot of the income was questioned, even after a thorough explanation on the source. The biggest hiccup was the change of an account, due to an unfortunate car break in where the account number to the bank was compromised. Upon that incident, the said account was closed and monies transferred to new account within same bank and same owner. With that explanation and proof of transfer, account closing, and account opening, the representative seemed to be confused, even with thorough explanation, and seemed frustrating to continue to explain ourselves. Unrelated accounts were continued to be brought up and we were at a point where we did not want to move forward with the purchase anymore, so much so that we did not care to lose the earnest monies of $73k. By far the most frustrating moments, even with proof of all monies. This begged us to question whether our information was secure or even going to the right place. We are glad that the phone communication was being recorded, so that upon the review, you can judge how clear we were in explaining everything that was asked of us, and still, have the representative not understand. We love our home but the trades all did a haphazard job in the house and lacked really finishing the job. Some walls not painted in closets, wrong color grout/caulk, crooked lights, drywall issues, etc. Be ready to GC your follow up work and expect lots of no shows

Amazing experience with everyone I interacted with, from the front office to project managers, loan officers, etc. However, at this price point, (over 600k), I had certain expectations for a home. Some of the standard/builder grade options were the same/less than my first new build (approximately 20 years ago). For example, I had a better shower/tub in my apartment than the stand tub/shower combo in my over half a million dollar home. In addition, some things just felt rushed. For example, there were a number of areas where paint hadn't been removed from the hard wood, paint dried but looked as though it was still dripping because of the way it dried...just small cosmetic things I didn't notice until after I moved in. ... they had me wait to purchase the house for 2 weeks so they could raise the price and i paid an extra 15,000. The club still is not quite done, pickle ball is ready but it is hot and the beaches are not safe and we have no pool yet.

The buying process was smooth with no issues. Construction management was awful when it came to the framing of the home; forcing a change in construction site management. However, once the those problems were corrected the final product is beautiful.

First let me say that the home is beautiful, and I believe it is definitely worth the price we paid for it. For the most part everyone we have worked with has been very nice and knowledgeable. Unfortunately, the whole experience has been marred by post move-in issues with the house and poor responsiveness by our builder to address these issues like they claimed they would. It's nothing major. It's a bunch of small issues that have added up to be a huge headache. Drips of paint on the carpet, overspray on the banisters, holes next to a can light, crooked light switches, unpainted surfaces, nails from the tack strips coming through the carpet in places, etc. Most of these issues are so small that we didn't notice them till after we moved in. To be honest, none of it would bother me if we didn't have to ask the builder repeatedly to come take care of the issues the way they said they would. Ultimately, we requested to be contacted by our construction manager's supervisor and were told he would be in touch. He did not contact us. We finally resorted to creating a spreadsheet to track issues and shared it with our construction manager since it did not seem anyone from Pulte was keeping track of these issues and seeing them through to completion.
