Lack of trades work being checked for quality. It seems the area lacks the labor force to meet deadlines. I would reconsider if I could. Get sod in back because the other option is all weeds. The area was strewn with garbage and nails and old wood throughout process. They try but to much going on.

Pulte home buying process took much longer than expected beyond what was communicated. After the lumber shortage ended, delays were CONSTANT. Much of the contractors in this community were unreliable, slow and didn’t provide as quality of a product as Pulte was charging.

Built a townhome with Pulte and the process was pretty average across what to expect for a home buying/building experience. It looks great at first but be prepared to notice issues shortly after. Only 2 months into living in a new space and already have a list formed for warranty items. I couldn't imagine living here for ore than 10 years without things starting to fall apart but it is great for a short term home idea.

Poor quality Very Bad experience with Pulte Home, if you decide to buy the house with Pulte Homes make sure before you close the house everything looks good and function properly and once you close the house no one cares, we are still waiting for the repairs over 2 months since we close the house. Poor Quality There is a lot of glue everywhere, wood part covered with the paint to cover the chips and chunks of concrete in the garage, bad finishings thru out the house, Pulte house also design houses so poorly, Windows are facing straight into to Neighbours house no privacy, We still can't reach out anyone no matter how many times we call or text, they take their sweet time to fix. I even hired cleaning company and paid them $300 to clean glue and some part of bathroom area they couldn't. Pulte builders are rushing to build houses. I have noticed while living in the townhome now, that there are paint coming off, as well as materials that is the most basic. Every material, in order to obtain improvement and better material, was extra cost for upgrades. Would be better and more affordable this day, age, and time, with the cost of living in the bay area super expensive, to provide some better material. Though email and phone call helped, I also wish that the company had closer companies that we can set up in person appointments. The build took a year which meets the standard of the contract however, was hoping that the build would finish in a 8 - 10 month. From beginning, with the time not being great, interest rates high and the market not being too great either, it did not help that the sales agent was sent to another location and that I was not able to move to a different sales agent that I can see in person. Along the process, it was difficult coordinating, communicating, and wondering what is going on with the mortgage company because they are in Denver! Finally, the title company was stationed in Roseville, however they accommodated by sending a notary to our home. There was a lot of headache, a lot of limited access, and other things. Along with that, the process felt like it was not the best. Builders kept in touch and was accommodating to assist and show us the house and building process. Customer service is an important aspect of house buying and I feel it was not the best. Easier and better method was communicating with a sales agent that was actually at the Bay37 Sales office and there was more communication and assistance at that office because we can meet in person. The overall finish of the house is poor , each window in the house is different size , the shower bathroom tiles are not straight ,

First time buying a new construction home. Built by Pulte. Process was all good except for the choices available at the design center. Fine details needs to be improved. Enough misalignment to makes you think about the qualiti control. If visible imperfections are noticed what about the those items not visible after dry walls.and paints have covered them?

Have not been back to fix our issues.

they had me wait to purchase the house for 2 weeks so they could raise the price and i paid an extra 15,000. The club still is not quite done, pickle ball is ready but it is hot and the beaches are not safe and we have no pool yet.

Horrible experience. House was delivered after 2 years of signine and it felt like i learnt construction engineering in the process looking after everything at each step. Except for the last CM, we wouldn't even have closed in the 2 yrs. He is extremely detail oriented and focussed. He is Pultes chance for revival of their name.

Very happy with the house we customized. It took us one 13 months to finally close it from signature to signature. Pulte team very friendly and helpful… until closing. After closing you get to deal with customer care, which is almost inexistant. Every touch up they promised to fix after closing are still pending (5 weeks after closing).

Overall, the experience was fair to good, but there are areas that left us underwhelmed. The team at the sales office was professional, responsive, and friendly. Their genuineness was refreshing and made making the purchase easy. They felt like they were genuinely advocates for us in the process, which was a definite plus. However, the volume of homes being completed simultaneously in our development meant that many items went unnoticed or things occurred that needed to be communicated but were not, which was frustrating. Frequently emails were responded to quickly, but then the action steps needed for resolution required a follow-up email or call on our part to set things in motion. Overall, Pulte uses an effective home-building process, and the people working for them seem genuine and honest. However, because their business is based on the volume of homes they build, you may get a different quality control or attention to detail than you might expect when purchasing a home at this price range. ... New home buyers must watch closely at each stage of the construction and third party inspection is a must. Make sure all issues are fixed before closing if they be ready for months and months of follow up. Slightly over priced so try to get discounts or credits before you close.

Poor after sale service. Not a good experience of buying a house.

It was ok. Could have been better but wasn’t the worse experience.

I purchased the home through online search. Though some aspects of the buying is satisfactory I still felt that Pulte has not lived up to expectations in this community.

We have not moved in yet but so far I've had so many small issues that has not been resolved yet. Workmanship on the carpet installation is terrible. Cabinets and other upgrades are still missing. Communication is obviously missing.

My sales person was great. Same as the upgrade center contact. The builder manager seems to be either overwhelmed or in an another planet (not responsive at all unless you press to talk to his boss). The warranty contact for now has been up to the task

Solid experience overall, difficult time to really compare because of the supply chain issues and other factors out of Pulte control. BUT - the neighborhood currently has so much trash in it due to the construction and workers. I have to clean my yard, DAILY, of multiple pieces of trash.. cans, food wrappers, beer boxes, construction trash, etc. It’s really sad, and makes me disappointed that Pulte does not care for the environment at all.

I had a very good experience thru out the process with a lot of communication. That all ended when I closed. Since then, everyone has disappeared and there is no response to cleaning up the left-over issues. Also had a contractor do some work in my house and damaged my three-week-old refrigerator and again no response. If it wasn't for no customer service after the sale, I would have said Pulte was a good builder.

Everything in this house was rushed and looks like a half done job. Super sloppy work. Even the most basic things were not up to par. At first I was happy but after settling in I’m finding so many things wrong. Very disappointing.

I have had considerable issues during the build. Some just normal things that are expected during construction ,and others quite surprising lapses by sub contractors and even planning by land architect or engineer. while I will not list every issue suffice it to say electrical , and HVAC subs were subpar . Two months after closing and we are still working on the punch list. That said, Jack. D., our construction Manager is the sole bright spot in this process. Personable, knowledgeable and available, as well as responsive he has been able to resolve most issues except the fact we can not put our cars in the garage because of the design of the driveway(9ft long) and the radius available to turn into the garage which forces us to drive on the neighbors lawn to park in the garage! Design experience in a digital world should be digital. Not read a PDF with all your options. Should be a digital model of one’s home which allows for an immersive experience to put in options and lighting that gives you transparency in cost and choices vs. a rushed feeling when you get to the design studio. Trades are challenging and carpentry at times are a miss. The way they care for your home should be with more care and awareness of where and how they place things that are already built by other trades.

Poor finishes and no attention to details. Prior to closing home was incomplete, still waiting for Pulte to complete list. Poor response from warranty.

Chuck and jack are great! The process for getting things done is cumbersome and always an excuse. Too busy, vacation, trades, etc. The workmanship and HVAC balancing have been a challenge.
