Better take your time and effort to review everything, inch by inch of your entire new house. After closing you’re on you own. Repair service is slow as never expected CS manager feels like is giving you a favor or doing a courtesy order sending the repair team. Enjoy your new experience

Pulte bank and Pulte as a organization can use targeted diversity equity and inclusion training as historically the company struggles with homebuyers of color. I did experience this! I do enjoy having my home complete.

Closed on our house 3 month ago. None of the issues that were marked at the pre-closing inspection have been fixed or repaired. Still missing closet doors and bathroom towel bar.

My home was completed in about 7 months and looking at the details it shows. My floors are covered with white trim paint, paint on walls missed, glass window put in with scratches all over it, outlets put in 1 CM from the corner (why would you do that?), missing towel rack in our shower we "upgraded", door frame not painted. The attention to detail is just not what I would expect.

I would not recommend Pulte.

During construction, I was notified that Pulte was changing cabinet vendors and the color of cabinet I initially chose would no longer be offered. I asked questions to the construction manager and salesperson to see if I could still get the color we picked from the original vendors at all, and if so, how long that delay would be. I didn't receive direct answers or updates on the situation for about two weeks. During that time, a new color was selected, installed in the home, then subsequently ripped out, then the original cabinets were ordered, but would cause a 3 week delay in closing. All of these decisions were made without my knowledge or approval. I finally demanded a zoom meeting with everyone where I was finally made aware of the situation. Had I known that the new vendor cabinets were already installed, and how much the estimated delay would have been, my decision to keep the initial cabinets installed may have been different. I think the salesperson and construction manager could have improved their communication throughout the construction process to allow me to make more informed decisions on my home. ... More

If you’re looking for just buying home with minimal requirements its a good place not the BEST

This is the second new home I’ve built, the first being with Toll Brothers. Unfortunately my experience with Pulte has been the polar opposite of Toll, and not in a good way. Countless delays, sloppiness in workmanship, post closing issues including paint, electrical and landscaping to name a few. Overall I love the house and community, however, the level of detail throughout the home has left A LOT to be desired considering the price we paid. My expectation was higher.

Overall average experience. Bad: Felt rushed throughout most of the process even when there was plenty of time to close: namely, the deposit process and the document review/signing process. Salesperson was not good at explaining things clearly/succinctly. Worst part of the buying process: how inflexible the salesperson was from deviating from Pulte docs/procedures, even though they made a mistake. Build quality isn't amazing but it's functional: details like trim, carpet edging, screws for door hardware, and even tiny drips/paint spots on the floor are all things you notice after living in the home for some time. Good: place seems to be constructed fine, little issues are taken care of relatively quickly, and the overall living space is nice. Price was good enough. ... More

Too quick on closing walk through. when items found not responsive and even tried to hide apparent fixing.

First of all, the people on site are wonderful! I had a bad experience with the design center. The wrong layout for the kitchen was ordered. No one told me the slider shelves ( as shown in the model homes) were only going to be the upper shelf. I am very disappointed in the quality of the painters. Many small drips on the new flooring and poor workmanship on the caulking, and top and bottom edges of doors are not painted. The texture of the shelves and trim is very rough, could have used a quick sanding. I know it’s hard to find workers at this time. Workmanship: It's okay but aesthetic precision could use some work (Personally being a big fan of proper symmetry and angling, I see some areas aren't exactly perpendicular/parallel. Again, those are only visible upon minutely observing but for the price we pay, I would think those should be a part of the inspection from the builder's side) Wall corners are delicate: There were some aesthetic/cosmetic issues when we moved in (scuffed corners, paint touch ups missing). Some times, a soft dash with the wall/door corner makes a slightly noticeable dent in it. I would think those materials should be a little more durable. Also, We know that the house settles in as you use it and stay in it, but some of the cabinet corner gaps and wood surfaces seem to be expanding (these are minor observations but I hope they don't get too bad). We are still within the 1 year workmanship warranty period so I hope those issues get fixed. ... More

we were attracted to home was advertised as 15000 bonus and thought we will get at 363 list price and final price should be 348 aprox. When we went to sign the contract we were even offer 2k more bonus and 5k Agents discount. Our price should have been aproc 340. But some how Andrew started all prices and options from scratch and we ended up paying 353 K aprox. I thought we were tricked into starting from scratch and paid atleast 12k more for the house.

Although I love my new home, the homebuying process was brutal - particularly with the Pulte loan service - I almost walked away from my deposit - The home is great but be prepared to be humiliated if you choose the loan incentives. I also discovered that the agent misled, not only me but most, regarding HOA dues and other aspects of the final deal. I have had to have a number of building isssues repaired immediately and it has been time consuming

The workmanship on the condo that I purchased really are disappointing. Especially details in painting, the line between two tones, some basic standard and guideline of clear and clean cutline between areas, with tape for instance, were not followed. Every time I look at the those mess area and lines, I couldn't help believing that if an ammeter like me could do a better job.

Superintendent was great. The subs ran the schedule. I was a general contractor for 48 years. The subs did what I wanted and when I wanted it done, not the other way around. It should not have taken 7 months to frame a 1756 sq. ft. house on a slab. House should have been done 3 months sooner.

This is my second Pulte home and I was very happy with my first. This was new construction. I've been in the house for about 60 days and it's been a not-so-great experience. Closing was delayed multiple times due to delayed materials or unavailable trades. The builder did not verify the options I paid for so, for example, failed to paint the walls in the color I picked out. There have been multiple issues that I'm still working through in the warranty process, but should have been caught by Pulte staff prior to closing (concrete damage, shoddy tiling, full backsplash replacement, sliding glass door needing major repair or replacement, cabinets warped, etc.). Once you close, it is difficult to get an immediate response for repairs or help with major issues. Other homeowners have shared about issues with getting water on or help with electrical problems, similar to what we experienced. We chose Pulte based on their reputation in our former city. Unfortunately, they did not meet our expectations.

Very happy with our home

I had a salesperson who wasn't honest about things like the fact they submitted permits incorrectly to the city and had to RE submit so it took 5 MONTHS to get permit to build! The first construction manager would also lie and say things were done and I would go by and those things were NOT done then he backtracked and denied telling me these things. FINALLY got a construction manager who was awesome (Austin M) and things went pretty smoothly. Still took 18 months to build what should have taken 6-8 months.

The process was ok. The timeline was moved back at least 3 times. So far I am pleased with my home

The home building process was stressful and delayed. Not all the delays were due to labor and supply shortages. Some of them were due to an inexperienced construction manager and trades that made mistakes. The price of the house was high compared to what you could get 5-10 years ago. The quality of the build was medium-high. No major issues, but some components were not done to my satisfaction and I plan to replace certain things within a year or two. The build took almost 15 months and the delays caused major inconvenience to my family. The house itself is good and overall is something that will work for my family long term, but overall I did not enjoy the build experience. ... More

As first time new construction homebuyers, this was definitely a less than average experience. Unfortunately, the way the homebuying experience finished is what was the most disappointing. There was a strong lack of communication and a lack of attention to details. Here are just a few of those details missed. 1)There was a missing filler piece where the dishwasher was supposed to go which delayed our dishwasher install 2 weeks. 2)The brick on the exterior of the house was promised to be cleaned, but never was despite several emails and calls to the construction manager, Kirk. The way the brick was left upon completion was unacceptable and the fact that it was never cleaned properly (even though stated it would be) was just flat out frustrating. The brick is still not cleaned to date. 3) Our vent hood in the cabinet above the microwave was also never installed when we closed. Again, we were told by the Construction Manager, Kirk, that this would get taken care of. After several emails and follow-ups on when this would happen, it finally was completed 3 weeks after we moved in. My wife and I were very disappointed in the lack of urgency or what seemed to be a level of care that was shown after we closed. The kicker is that when we went through the final walkthrough before our closing, it was noted that ALL these things needed to be addressed, but it was like pulling teeth trying to get them to address the things they knew they needed to fix! It was also interesting that in the other part of the subdivision, there was another builder that was also building homes, and one of our vendors that we used for our back patio commented to us that the other builder seemed to pay closer attention to the details more and their workmanship especially on the exterior was much cleaner. I mean there are other houses that are surrounding us where their brick appears to be cleaned properly so I'm not exactly sure why ours is one of the ones that look very unprofessionally done. Our experience leading up to the last few weeks before closing was fairly good, but ever since then it has definitely been less than average which left a sour taste in our mouth and kind of wished we had explored what the other builder was offering. I guess the grass is always greener, but the just the lack of communication and delivering on what was promised was what really disappointed us in the end. These were easy things that could be fixed, and we didn't feel like we were shown any level of care, not sure if it's because we were younger homebuyers or what, but definitely something that affected our opinion of Pulte as a company. Quality of final finish could have been better. Did not clean the house fully before delivery.

We’re enjoying our new home! We had issues with Pulte Mortgage, but we thank God we eventually settled!
