Great site construction manager 5 stars...the rest of the process was not satisfactory which brings down the overall experience to basically 2.5 stars

Please pay attention to cosmetic issues on the home .

Got pretty much different minor issues like missing turntable, dried stucco on the garage floor and not working water heater, etc. Customer care is responsive however service teams who were working on the submitted orders are not professional

Lack of communication from the start. Nobody realized that the option for large frosted glass window in master bath was not allowed by the computer with the walk in shower. It took multiple times of reviewing paperwork to figure it out. Field supervisor was out at the beginning and nobody picked up the ball. Finally heard from him a month after contract and then after that only about every four weeks and that was only after bringing in someone else. That supervisor was out closing week and punch list was not completed before we signed paperwork and even then the fill in just gave excuses. Thankfully none of it impacts living there but Stull have stuff that looks haphazard. ... More

Only issues were driveway wasn’t done, no garage opener, also miscommunication with the mortgage payments, I sent mine in week and half ago still haven’t received it plus loan has been transferred. I got a letter to still pay Pulte but got letter from other servicer yesterday, I could have paid new servicer without any issues, very disappointed with that situation. Other than that everything else is ok

The sales representative Maria was worse than a used car sales rep. It seemed like she was say almost anything to purchase a home from her. We purchased our home long distance, in a pandemic and did everything virtually. Everything was extremely rushed and Maria did not review all of the available options with us. Once we had our walk through with the construction manager he pointed out a lot of upgrades/choices that we were not aware of. We did not receive the HOA documents until months in the process and had we been aware of some of the restrictions earlier on we may not have purchased in this community. Also everything seems pretty cheap. The quality and fine details in the construction are definitely lacking. We have paint and grout all over the floors in multiple areas. The experience was stressful. The quality is average. Walls seem thin and it sounds like a herd of cattle when my children play upstairs and I’m downstairs despite the fact I have pretty laid back kids compared to others. All the doors were dinged up you when we moved in and no wood filler and paint can correct them even though that’s what they’ve done over and over. Whatever you do, do not upgrade your color of paint for the entire house, save that two grand and hire a painter to come paint your entire house with a satin paint after. They will only use flat paint and our house is a constant scratched up mess. The magic eraser is my best friend. It’s going to be far from perfect, so to have that in your mind will help. Not for the detail oriented like myself. At the end of the day I love my house I just would’ve rather known what to expect on some of these things but you living you learn. I hope if I ever have a friend build I can help them navigate the process to know what to spend money on and what to do after the fact. It’s very hard when you’re spending your hard earned money on things and you’re let down. They have a warranty company and so far we’ve called them five times and have never gotten a response. We had to go above the gal that is in charge of it and we got an answer to a couple questions but since then we’ve gone back to calling her and we get no response. It’s absolutely unprofessional and I’m just so over everything that I don’t even have it in me to worry about it the home issues. I have a life to live work to do and three kids to take care of. Home floorplan and value are great. Quality and finishing touches seemed rush and lacking in craftmanship. The only consolation is the Pulte warranty program.

This home was built very quickly and the neighborhood is in a great location. Overall, I’m happy with it. There are some things that I’m not happy about: the painters were not great and did a sloppy job, most of the door frames were cut with a dull blade or not to the correct length, the house does not seem as efficient as we were told it would be, and the neighbors stereo bass rattles the dishes in the cabinets of my kitchen. We had been told that the firewall made it almost impossible to hear your neighbors, so our neighbors are either that loud, or the firewall is not as thick as advertised. ... More

Let me start by saying the Pulte mortgage was a nightmare experience. No professionalism no communication whatsoever then you assumed it would get better once you get into the house Pulte cut corners and lot of different area lack of power outlets lack of communication with the pool I was getting nobody went and explain to me what type of pool I was getting. I thought I was getting a bigger pool lack of knowledge in maintaining the pool nobody had has still to this day explain to me anything. Just as certain areas of the house you can see Corners were cut but it is what is this you live and learn. it was not a total nightmare there are other builders that are a lot worse but all I'm saying you can see Corners were cut to save money. if you want to build a better company and take pride in your name start by having the process from beginning to end be a smooth and pleasurable experience for all communication is key when it comes to a person spending half a million dollars on a house communication is key that they get everything they think they getting. I don't care Pulte mortgage operates separately they still hold the Pulte name and they are tarnishing it,and whoever Works under the Pulte name and doesn't communicate properly to their customers. buying a home it's a long difficult expensive process. I totally dissatisfied with the pool that I received within the first week certain things in the house we're falling apart that should not happen in the first week I spoke to certain Neighbors and they said that's Pulte which is sad. Again there are other companies that are a lot worse this is not my first time buying a home but this is the reasoning why you guys get a 3-star you guys can do a lot better and offer a little bit more for the money we are paying not a lot more just a little bit more little better quality and better communication. ... My family is already dealing with a lot of issues in the first few months of living in our new expensive pulte home. There just seems to be a lack of care put into making a presentable product for the home buyer.

We recently closed on our home and love the house however I'm not sure how to rate it just yet as there are some concerns with our home that we are waiting on to be addressed by the warranty department. Our agent was nice but she forgot some things that we wanted in our home. Our building manager was great about keeping us posted on updates during the building process. Quality or workmanship on the home.... I would give 3 or 3.5 stars for the price we paid. There was quiet a few cosmetic things like scratches, dings and (chunk missing from the plastic on the big sliding glass door, missing caulk, missing paint, paint on the carpet) and overall quality of the subcontractors that were overlooked. There were also a few of things that came up on our inspection report like the roof shingle placement and uneven foundation and sloping in some areas that were noted as carelessness. When I sent an email to the warranty department they were quick to respond and requested a copy of our inspection report. So, again this survey is a bit premature because we are still waiting for Pulte to get back to us. ... More

The sales manager was great. However, the materials and the contractors that Pulte hires were horrible. The contractors were sloppy at best. We have paint on our wood floors, scratch marks in the floors where they were dragging appliances in our kitchen, dents in the cabinets, loose door cabinets, holes in the walls where they installed the banister incorrectly and failed to patch it up, and so much more. The paint they use is a cheap flat paint that is impossible to keep clean and already looks worn. We are already talking about painting the entire house because of the horrible and cheap paint. it was not a bad experience, communication takes longer

We recently built a house with Pulte. I cannot say we got the value we paid for our home. All of the trim work was in really rough shape. We had to hire an external painter to come in and fix a lot of the trim, mudding, and painting. It is still not fixed correctly, because it was just too much to get done and would have cost a fortune (since we did not want to have all of the trim ripped out and redone.) I feel like this is not something I should have had to pay for considering my house almost cost half of a million dollars. The whole building process was very rushed and you can see that in our home. We have spots where grout is missing in the bathrooms, we were not able to get the fixtures we wanted due to back order, some of the hardwood is not glued properly, banisters not sealed correctly, brick has not been pressure washed, sloppy brick laying outside, the sidewalks have gouges in them and look rushed. There were many options that we could have had with this home, but was not offered to us. Example-sprinkler system, unaware Kitchen Aid appliances also had a confection oven capability. The closing process took us over three hours since we were not allowed to leave until the money from our lender cleared with Pulte. I feel like it was that way due to us using an outside lender and not Pulte. Overall the house was built quickly and we are glad to have a home, but it does show it was rushed. Sales staff was great field mgr very good Product choice is substandard and workmanship needs improvement

I’m not happy with the craftsmanship of the work done in the house. I feel like the whole building process was rushing and affected the final product. All contractors came to do their job and run to the next place without proper quality assurance. My experience was a constant effort to tell Pulte to fix things according to my standard expectations of buying a new house (considering this is the third house I bought). And finally, the materials used were traditional. Nothing special regarding the materials used.

The loan aspect of the experience was phenomenal! The quality of the finish makes me not buy another Pulte home! Looks they rushed the build which transfers to quality shown.

I love my new home. The floor plan is amazing. I feel like the crew was rushed to complete by the close date causing things that need work. No one has responded to my home inspection report.

The "celebration walk" and the closing date is too short, the list to fix things identified during the walk was not 100% completed but we still have to check the "complete to my satisfaction" in order to have the closing signed and we can moving in a.s.a.p. I still have 2 issues not solve yet after the closing. For seniors not familiar with online app from the computer, don't expect help from the foreman to solve these issues for you, even a simple ones. The responsiveness to the issues after closing is almost none.

Field managers tell you what you want to hear but do not follow through with service requests. Multiple items that should have been taken care of before closing were not and still are not 3 months later. COVID has caused some understandable delays but the company is not up front with communication and realistic time frames. Also no one is managing the many companies involved during the move in period and the homeowner is left to fend for themselves, to keep on top of contractors to complete a task.

Home quality and finishing together with responsiveness to warranty issues can be much better.

I submitted a review. Guess If you don’t have all 100 % positive words it gets rejected and says contains legally sensitive content so therefore won’t be found anymore reviews. My mom isn’t happy that she spend 3000 for an unsafe service door.

Working through the warranty process for some things that have needed fixing and it is taking a long time to get fixed. There is a lack of communication and I am having to consistently follow up.

unresolved issues still pending and we also found a dead bird In the furnace. The dead bird caused furnace leaking issues in the basement for 2 weeks.
