There are Paint marks all over the floors Wooden flooring has cracks and swollen planks Paint texture gone wrong at many places, very badly done Door holders started breaking down in just a month

We heard Pulte is a big company and we thought the process of the house construction will be customizable so that we can choose what we need, but the process we went through is different. Pulte has very strict rules in terms of alterations we can perform.m, that made us difficult to build the home we dreamed. Pulte has very strict rules in selecting the structural options, once we selected in the starting that we can’t change after couple of weeks. Overall, Pulte has to change according to the buyers taste.

We started our new build not knowing how everything works. We quickly learned there are many limitations with buying a “spec” house. There are many items, large and small, that you cannot change even if construction has not started. I wish Pulte took more time to inform us of these details.

Poor workmanship

Partially shoddy craftsmanship. Cheap materials. Misinformed by salesperson.

While watching the building experience was enjoyable the continual issues we continue to have has not been. There has been a lot of pointing the finger when is comes to the repairs that need to be done. Most of which were addressed prior to closing. We have major drainage issues and I’ve reported this numerous times along with pictures and nothing has been resolved. Actually I’m getting ready to email Joy again. Not satisfied!

Dale and Chris were both responsive to our requests. The mortgage company and Title company were both very good. Drywall contractor in particular was not up to snuff. After move in the warranty call center process left much to be desired. Concrete contractor got concrete splatters on the Allura siding. Getting that corrected has been a lot of hoop jumping. Down spout underground drain pipe are too small and on heavy rains the downspout shoots water like old faithful. Spreading mulch everywhere.... In process of repair.

We still have issues reaching out to the people that were supposed to complete The work at our home we were promised a prompt response to resolve this issues such As the a/c Not reaching master bedroom, garage door interior not completed, exterior wall stucco has a whole that may allow critters to enter the structure, there was a door delivered right before closing that was not painted completely, etc... it is unfortunate to have to leave such a bad review to a very prestigious company we feel deceived and tricked as one of the project managers assured us that this issues would be resolved promptly and that we could reach out at anytime should any issues emerged we hope to hear from them soon as we have been very patient . ... Quality of material very important

The buying process, NOT SO GOOD ( Lance) lack of information on optional and details. Did not provide all options which changed our buying process and the things we WANTED to select. Mike on the other hands as the saving Grace to keeping us in the house. He’s one of the best representatives we’ve ever worked with. He top notch and knows his craft. He’s the type of people you want managing ALL YOU BUILDS!!

We had great experiences with our sales agent and field supervisor. Steve, our field rep, was especially good--went the extra mile to ensure our concerns were addressed to the best of his ability. However, not even his best efforts could overcome the carelessness and sloppiness of the construction crew, and a handoff issue at the design center has caused disappointment and ongoing frustration. Post-sales/warranty support has been disappointing. It's taken multiple attempts and constant follow-up to get the remaining issues addressed. It's not a bad house, but if you buy here--do frequent walkthroughs and go through *everything* with a fine tooth comb. If you don't, you'll be chasing your tail for months trying to get things fixed. ... More

Home is nice and seems decently built. But when issues were found during final walkthrough the repairs were done quickly and improperly. Also quite a bit of the finishing work looks like it was done be a novice and never inspected. For the price I would expect better craftsmanship.

Overall I do love my new house however I do feel like the quality of the materials is lacking. Our hardwood floors scratch off easily. I have noticed parts where little splints of wood have come off. We have dark wood so these little spots are obvious because underneath the wood it is a light wood color. So it is very visible against the dark wood. I feel like the price we paid to upgrade certain things doesn't match the quality of the items. Also the appliances and sink installed are just average. I wouldn't say they are top of the line products. our sink has so many scratches after the first use. I also feel like there were a lot of little details that were missed, such as some corners not painted as nicely or grout not put in completely neatly. Overall the house looks beautiful but is lacking in the details, which would have really made me feel like we got our value. ... More

The overall design of the community is great. However, the interior design of the units can be improved. Geometry and symmetry were not a priority for the designers. The have windows that are not centered on the walls or two windows with different distances from the edge walls, etc. The lighting design/installation follows the same. They were installed with very little thought. Finishes on paint, and sealers were also full of defects that I had to correct myself.

Thought Pulte was a step up from budget builders like KB. They had many issues during construction that we had to stay on top of. Then when we moved in still many more unresolved. We're now working with them to resolve so they will hopefully come through.

Thrown up as fast as possible and the small details have been very overlooked. Their contractors lack the quality they should be showing their clients and the customer ends up having that fight with Pulte and Pulte tries to get away with as much as possible.

Once moved in we have found simple things in/on the house that were finished with low quality. Also some of the building materials used are of low quality. For the price of the home, we've found the general quality to be far lower than expected. It is very disappointing.

We had an amazing experience with onsite sales and the construction team. Since closing we have had a few warranty items come up, one of which is major. The Warranty Manager for our community it very lackadaisical about the whole things. His communication is poor & follow through is untimely. There is just no sense of urgency. It is frustrating because we want to enjoy our new home, but the issues have left portions of our house under construction with no end date for the repairs.

As homebuyers we looked at many homes built by various builders. We choose Pulte because the quality shown in the models homes was beautiful. Our sales person promised the same quality to be in our new home. Pulte fell short. They build homes very fast and the quality and workmanship is not there. Our home was not perfect and beautiful the day of closing, in fact that day the drywall trimmers and painters were still trying to fix issues from the walk thru. Pulte does not have quality professional drywall trim and painters. Their work is terrible from ceilings bubbling and repaired numerous times, excessive spackel left on trim, to paint drips, to unpainted areas, to paint on hardwood floors. Throughout the home there are other issues, some which wouldn’t have happened if supervision and attention to detail was there. The lack of quality is upsetting to say the least. As buyers you did expect a punch list of minor issues at closing and if that was all we had it would be fine. That is not the case for our home. New home buyer please be cautious. The beautiful model home you see is not always the home you see when you open your front door for the first time. We wish ours was, it would eliminated our frustration and stress as Pulte workers try to make it as beautiful as a model home weeks later. ... More

For the price paid, I expected a lot more from the builder but they counted penny's on everything. Not including the lawn is one thing. But, that maybe is a perk that some builders provide but, the kitchen cabinets do not come with handles, the bedroom doors do not have locks etc. Also, we were not told most of the options during the initial discussions so we really missed out on somethings that we may have considered if got mentioned.

I wouldn't call Pulte the worst builder or the best builder. I wish there attention to detail was better. Small things got overlooked mostly finish work and now I'm stuck asking them to be fixed or fixing them myself. 1. Cabinets were installed but some how they were not level and counter top took a 1/2 inch shim.... 2. Cabinets were installed but never properly adjusted. Over 1/4 inch gap between all doors and crooked doors. 3. Trim through out the house has nails that were not punched and covered, the nail holes that were covered were smeared on and painted over and I can see the filler roughness everywhere. 4. Door strips that prevent air from coming in are covered in paint. 5. Shower creaks when standing in it, use some spray foam under it when installing and it would never be an issue. 6. Stove wasn't level when moving in. 7. The paint the house is all flat paint that constantly gets a mark if you rub up against it. Use a Semi gloss and it would be 100 times better to clean. 8. When doing finish work around light sockets and switches , the were not removed and now have paint/mud on many light switches. They also have a line where you can see the painted against them and didn't remove. I could go on and on about finish work. On the other hand the super was always willing to answer his phone and take care of issues. He was great during the building process. He listened and explained the process well. It's really hard to notice all the little issues prior to moving in, but when you have time to really look at all the finish work it leaves a lot to be desired. Kitchen cabinet for the waterfall island was misplaced. When i asked why, i was told that's the way the vendor made it..which didn't make sense. A week after moving in, i noticed the island wasn't done properly. I reached out to the field manager. Was told that's the way they did it. This wasn't true as that wasn't the case for another home i saw. Till date the issue has not be fixed. I gave a 3 star overall cos other aspect of the home was average.

The quality of work is extremely poor, the finishingwork such as the trim, paint is very disappointing for being a pulte home. In Charlotte NC, Pulte had a reputation for Excellence but i havnt found it hear in the Johns island Arbor community which i bought in. I spent over $500,00 buying and adding items to my home. Im still waiting on my punch list to be completed and I closed on march 13th 2020, I understand about the corona19 ut had no contact after being g told it would be taken care of.

Overall our home is great, however there are noticeable instances where you can tell the construction was done just good enough. The floors are all sloping, the stairs creaking and the paint job that they did was rushed at best.

Ever since I have moved into my new home, all I seem to do is clean up some kind of sticky goo off the non carpeted floors. My windows are filthy. The pre move in cleaning was just not up to par.
