This home is beautiful, but since it was still being built upon purchase (we did not build this home), we relied on the sales team to ensure we understood everything about the home. We were told/shown that our yard would be a lot bigger than what it is. The fence was put in seemingly rushed and uneven. New House Blues

Most of the sod in my yard is dead, will not germinate, tree falling down, no shrubbery planted in a hill in the back yard, escaping company caused a mud slide over my entire backyard, threw more sod, left wood chips all over the yard and no one is responding to my concerns. The biggest problem is Pulte had air conditioning unit out right outside my master bedroom window, I am miserable, can’t sleep because of the noise. Need help!!!

Check the paint in all rooms for different colors in the same room and different gloss. Check carpet, our carpet has paint all over it, paint overspray. Material and workmanship on trim boards.

Be sure to do a thorough walk through before closing. Maybe hire an inspection company to do the inspection. Give the builder plenty of time after inspection to fix any issues before your closing date. After closing you have to deal with the warranty company and make yourself available for workers to come to your home and fix any issues not found during your initial inspection.

My Pulte home is the 5th new build I have moved into, and the only one where I was extremely disappointed with the experience. Pulte does not offer any opportunity for changes except what is on their very overpriced options list. It seems like there are lots of options but most of these are still highly constrained in terms of what you can pick from. Other builders I have worked with were fine with simple change orders but not Pulte. This is not a quality custom builder

Our experience started out wonderfully but we ignored the fact this is not a custom builder. They are a first off quantity builder, meaning they build as many as possible as quickly as possible. They have a system that helps them achieve this. The home is delivered partially built to the site and put together like a puzzle. I suggest being very involved in building process from start to finish. If you're not, the completed product will be less than satisfactory. As for the mortgage company, proceed with caution.

Warranty Program is Difficult

Our home is located in Eagle Run, Calabash, NC. To obtain warranty service someone must be home. This makes it difficult for us to obtain warranty services. We installed a lock box and are willing to let service people enter the home. Post closing we have noticed several areas of shoddy workmanship. We are fixing them ourselves.

Solar not activated even after 3 months of purchase

Solar system not activated even after 3 months. When contacted pulte homes via email for help, even though we got a auto-reply we will get back to you in 48 hours(indicating email address is correct), there are no response after that. Multiple emails sent with no response from Pulte Homes.

Typical issues have risen since purchasing but the final walkthrough was horrible. Pulte Construction Manager was at first very responsive to things, generally; but, 3 months after purchase, Crickets/non responsive. Still finding defects! Kitchen cabinets are cheap builder grade (wish I inspected these before buying! Whomever designed this kitchen should stop drinking on the job or get more rest; home builder Pulte should be ashamed of this build! Cabinet's are some thin cheap S! Lot Issues

The home itself has been decent, other than the exposed nail heads in my shingles and missing flashing. The lot is absolutely terrible. The lot floods with each rain and is a sponge for days afterwards. When landscaping we found sliding, nails, screws, and a huge amount of rocks under the sod. I expressed my lot concerns with Pulte multiple times and it was dismissed as a non issue. I will continue to collect documentation for future disputes under the “Right to Repair Act” if action isn’t taken from Pulte regarding the lot.

LVP flooring

We upgraded to lvp flooring throughout the house, approximately $30k. When the final trim person painted, not taping or using edger, they got paint all around the flooring/trim, it is also in the wood grain of the lvp flooring. First they had lady cleaning with paint scrapper/rag, then tried cleaning with water, paint everywhere and it does not match the flooring we purchased. Wrong color cabinets and floors were installed. Unit was extremely dirty at walk through. Floors were not protected and dried mud was thought out main floor. I was literally cheated with Sales Person. I was not told when i am signing a contract. I bought a corner lot and charged $10000 extra for lot premium saying that i would get extra fencing in back and sixe yard. My experience building my first new home has been deeply frustrating. A major leak above the furnace caused severe mold growth, clearly pre-existing before closing.
