I'd like other potential new homeowners to know that they should not close on any empty promises. In other words, do not take over your new home until everything (repairs/owed parts and or equipment) has been 100% satisfied. Just because there may be a warranty in place, a new homeowner should not have to dip into their warranty on day two of one taking over their new home. You do not want to be left wondering, "How much lipstick is on that pig"? I do not need Sonny (Senior Construction Manager) telling me he's completed thousands of homes, and my concerns are minimal (not exact words). He's completed million-dollar homes, and he never had any issues. Well, I see the materials going into my home, and I am not ok with split wood due bad nail placing or simply bad wood (materials). Currently, I'm left to listen to my neighbors with their complaints of having to still wait for their repairs to be completed, months later. Tonight alone, my neighbor has a leak from the second floor to the bottom. How long will that take to be repaired. This is one of many complaints she has. I have emailed my concerns (list of 21 and growing) with only about four items being addressed. I am trying to reframe from bringing in someone that WILL have my repairs fixed. I will reach out to my crew next week Monday 7 Oct 2024 and my concerns will be addressed then. I refuse to wait months for resolution on something that should have never taken place. Typical contractor grade materials. The can definitely reflect which sub contractors cared more vs. which ones were just in and out. Rushed to get work done to hit their monthly close numbers. Left a significant amount of open items not completed after we moved in. My recommendation: explicitly ask at time of initial home review what items are included and what are not and get it in writing. follow up with the build on a weekly, if not daily basis and bring to attention immediately.

Craftsmanship is acceptable. The tiles look good. The doors and the cabinets are rough. Misalignment and loosen handles are common. The construction manager is awful after closing. He committed to touch up some of the issues while it was extremely difficult to reach out to him. The issues of water pressure, faucets, and a drawer rail are remained to be unsolved.

Once our closing was complete, the response to the issues are way too slow Had to contact them numerous times.

I was truly disappointed throughout the entire process. All of my family has built Pulte homes and have raved about how on top of things they are and how much they care for their customers. I had the complete opposite happen to me. They were rarely responsive, did not listen to any of my concerns which ended up delaying my closing, and many things still are not complete and or were not hooked up after the closing. Overall, I wish I could have said it was an amazing experience, especially being a first time home buyer. But that was just not the case.

All tile it looks like grade school kids done the work. All bedroom tiles were not level, when they put grout in it was just as bad the tile. Sale person put us down for extra long extension lani and never got that. Our lot is lower than the neighbors and water lays in the back yard. very pour design. For the money its comparable to a $350,000 house very little closet or storage space

We were in love with the model and bought the floor plan. We still think the floor plan is great. The issue we experienced is that our move in was delayed because the basement flooded right before we were supposed to close. Then it was repaired and flooded again within a month of moving in. When the house flooded the first time, it appears that all Pulte did was repair the interior damage but not actually repair the issues that led to the flood. When it flooded the second time, we heard from both the customer care agent and the site manager that the flooding was an act of god and that there wasn’t anything wrong with the lot grading. Then it failed the city’s inspection three times! Repeated flooding in a short amount of time is not an act of god, it’s either poor construction or a lot that isn’t graded properly. While we are happy that Pulte finally took care of it, it was very frustrating that we had to call the customer agent daily for updates and we finally had to bring in the construction manager’s boss to get the lot issue taken care of. After talking to our neighbors who have had issues with getting repairs done, it feels like Pulte sells you on a warranty that they are then not too quick to adhere to. The other reason for our lower ratings are that some of the materials and workmanship are not the best quality. The paint they use is awful, flat, cheap paint that smudges when anything touches it. We keep seeing drywall imperfections that we didn’t notice before we moved in. And we have a ton of windows with scratches on the glass that we are still waiting to be repaired. We still love the layout and the way this home fits our family’s needs, but we would not build with Pulte again. ... More

We closed on a Pulte home in June of '24 and most of the home needed a greater attention to detail than what the home received. over two-thirds of the floor tile has too much grout, not enough grout, not leveled, damaged or has sharp corners. After the Warranty Manager confirmed the condition of tile three weeks, we have yet to be contacted about the status of our claim. Lots of damage and lingering stain to most of our floor trim boards throughout the home. It seems that the only issues that Pulte addresses are issues that they deem appropraite. The screen enclosure which encloses our pool was installed by Coast to Coast pools and they left two large gaps between the pavers and the screen. At least 10% of the Travertine pavers are not level. ... More

We like how they draw the room and space but their own loan company no good. The member working so lazy and in professional. Don’t really helping and blaming. We had recorded everything they said while they working. When we closing, construction manager promised to fix stuff, but they take so long and the end they didn’t finished. So make sure you don’t closed until they fix all stuff first l. We didn’t get all fixed even we moved in more than 2 months already. They hiring careless people to build the home. They need to fix a lot small stuff.

once you move in, radio silence! cant get anything done that was suppose to be completed before closing

You pay Peter to pay Paul and you expect brand new condition items and quality work. You don't get that. Left with dinged up and chipped visible work. Put lipstick over mistakes rather than actually replacing the part they damaged. Tub faucet isn't secured to the tub and turns like a lazy Susan. Backdoor let's water in, flows under the floor boards, and still hasn't been fixed. Windows and mirrors were scratched and not fixed. Carpet isn't properly seated under transition strips and leaves wedges that you slip into when walking across the floors. Not worth spending the price for a brand new house, with over priced labor and low grade work/materials, if the home doesn't look new or have the value that you paid for. Honestly I wouldn’t buy another house in the future from pulte homes . Houses have nice lay out and nice space inside But materials look cheap and takes for ever to get something fix after closing. my yard was done poorly and now it’s my problem no warranty paid extra for landscaping not worth it

After you’re in the home it’s almost like you are forgot about. They were supposed to do a 30 day inspection and no one has come by. My office doors are supposed to be replaced but they still haven’t done that either.

The irrigation system or unevenly laid sod isn't warrantied after you close. (Sort of like a "tail light warranty when purchasing used cars.) Look at all the yards in this new neighborhood (Marwood) that are completely burned because everyone is afraid to water their lawn again because of irrigation water leaks that aren't warrantied. I have a neighbor whose first water bill was $1000. A couple other issues so I won't make this mistake again.

The quality of the home for the price I paid is average. The materials of the kitchen cabinets and drawers are not very sturdy. The paint job is mediocre at best. The garage door the way it was built slams to the ground when it closes. The driveway and garage is very tight space. For the price of the homes I was expecting a little more higher quality

Meeting with the sales personal when looking for our new home was great, Foundation through framing was good, the finish work was very poor

I have been in my home for a little over a month. Obviously I am going to find imperfections, but there are far too many things that pop up that just show laziness. Holes in drywall, nicks and dents in drywall, grout splattered and stuck to tiles/walls, chipped grout, cracked paint in almost every ceiling corner. I've had the project manager/customer service come out to inspect some of the issues, said they would have it taken care of in a couple weeks. it's been over 3 weeks and there is still no update.

We are happy with the quick response for any issues. Since Putle is the one of the popular builder, we had great expectations regarding the quality and finishing by the time we close the house. However, we were very disappointed with the poor finishing. We see a lot of paint patch works across the home, doors paint wearing off in two weeks, they fixed it but same repeated. Unclean finish of grouting in the bathroom tiles. Doors misalignments and so on. Carpet issues like, it came off in a week not happy.

The language of the sales person changes once you sign the contract, they never give you all the correct information to make informed decision. But the knowledge of sales person was good and helped us make great selections. Construction manger very rigid, he is just for passing information, only time he was responsive was when he wanted a rating of 10. Customer service team responds to issues as per their convenience. The whole home construction experience is designed as per Pulte convenience and not Customer convenience/satisfaction. At the end but the house was good the experience was bad.

We had an awful experience with our sales person. Much confusion and back and forth. A lot of information that was provided was just incorrect or portrayed poorly. The one person who made it better was our building manager, Lily. She was one of the only competent, honest and reasonable people we worked with.

The homes are built so fast that there is limited quality assurance: heat pump not wired correctly, sewer line blocked by construction debris, lawn sprinkler control faulty, paint and drywall residue on floor tile, seal around front door has a gap that sunshine can be seen through and the list goes on.

Felt very pressured to sign towards the end of the building process, along with a threat from management to seizure our home. Overall, process started very smoothly but turned very contentious when the end of the year approached and our home was rushed to be completed before December 31.

Pulte did a lot of things right but missed the mark on the finer details of completing the home. Work after the close is ongoing.

Susan was great in showing us all the community has to offer and would highly recommend her to anyone. We have always been a fan of Pulte and have been following their progression in the area for the last 10 years, so I am a bit disappointed to finally have a Pulte home and immediately have to address many albeit minor but many issues through the warranty process despite having the builder promise to address most of the issues prior to closing. The warranty process can be great if you can get someone to message or call you back. It takes longer for customer service to acknowledge your issue directly than it did to close. However when you do get ahold of customer service they have been responsive. There are no regrets with buying a Pulte home but wish the quality inspection they claim to do when the home is ready was actually a quality inspection as opposed to a check the box and sign. This inspection is done by the subcontractor that takes no pride or ownership in their work and signs off to get paid which is unfortunate. ... More

Our initial buying experience was great. The sales process was organized and simple. Due to turnover of the sales team, we fell through the cracks on many fronts. Our project manager Kristopher was great up to closing, however with issues that were not fixed prior to closing they have yet to be addressed, and now I am getting crickets. Very concerning, in not receiving any insight etc.
