First, the following is not only based on my wife’s and my experience. After talking to neighbors, similar if not the same issues have been observed on many levels. The list below is not only our impression but was already recognized by the quality manager from Pulte. He wrote the list and I am just copying/pasting parts of it here. After our first walkthrough a lot of things got marked with tape with the explanation that it will be taken care of before move in day (that was expected, no complaint here!). Unfortunately we found that a lot of the marks (tape) simply were removed without taken care of the issue. Following an extraction of the issue list from Pulte’s quality manager: - The house was handed over dirty. Slight dust film everywhere, hinges, handles and outlets were overpainted and not cleaned afterwards - Damaged flooring (luxury vinyl, in total 9 floor boards need to be replaced). - All trimmings (windowsill, door frames etc) are sticky and will be repainted. Some doors need to be sand and repaint - Paint job in general very poor. Brush strokes and patch ups are easy to spot when looking for it - Tiles in bathroom crooked and not leveled, different (mix of) grout colors were used - Tiles in shower not leveled so water cannot drain properly - Master bathroom has hot water issues (also our neighbors experiencing this), 2nd bathroom works fine for comparison - Missing and damaged cables which need to be replaced now (requires to open walls) - 12 out of 18 windows have scratches. One is hard to open, when opened, it will not stay open - Missing or too much caulk (gaps or excess not removed) - Cabinets are crooked, damaged (cracks/scratches), several doors are warped and the paint on it is inconsistent (we paid the for the top tier kitchen btw) - Taping in the garage showed a lot of quality issues (air bubbles under tape, screws extruding or holes not filled). Even though they redid the taping it is still just a touch up of the worst spots instead of a fix (still not happy!) - Bathroom sink cannot hold water, does not seal - Missing or damaged sprinkler and outlet covers - Worst part is the stairs, nails are sticking out under the carpet. Cannot walk on them without shoes. If you do, you will find the steps to be uneven on top of it I could list more but these are the most disturbing to us. Work orders have been placed by Pulte and we have to live through the patch up job, which will be quite invasive considering few items from the list above. To be fair, it seems Pulte wants to take care of the issues but based on the initial work I can only hope that the quality of the workmanship will improve. Great place to come and nice stuff

We moved in in June. When we did our move in inspection there were lots of issues that needed to be addressed. On the day we moved in we were asked to wait 14 days to make sure all issues were addressed. Need less to say none of the issues were done and the guy in charge refuses to answer our calls. We have several places that needs paint touch up, repairs on the house and have yet been able to get ahold of anyone. We were told to do a warranty claim. Which takes time within it self. Very disappointed in the quality of work that they "take pride" in.

Having had a custom built home for our previous home we were somewhat weary how responsiveness the Pulte team would be. Much to our surprise everyone we dealt with exceeded our expectations from sales to the construction team. Definitely would choose Pulte again.

Our field manager was extremely helpful throughout the whole process. There is really nothing like a new home and I glad we went with Pulte. We love our new home!

Our experience with pulte mortgage was anything but pleasant. Our loan processor was always difficult to reach and constantly misplaced documents during the process. The last week of closing they were completely non existent and added much more stress to the process than was needed. Our loan processor would never reply back to our calls and emails.

Overall great experience! If you’re looking for a home, Pulte is definitely the way to go.

Pulte homes are not very certain on closing date and rush on it, so as buyer didnt had proper celebration and worst experience and fixing up cosmetic and couple of damage within home. As a new homer we have lot of question and nothing was properly answer and field manager chnages no often with not at all update to what happen at site. I would not recommend for improper response with sales and field manager here. Unsatisfied and keep getting lots of very very delayed response.

My wife and I were very excited for this purchase. After giving our initial deposit to reserve our property is when the issues started to happen. The first issue was Pulte Homes asking us to get pre-approved for the loan through their lender. I walked into this deal with a pre-approval letter from my own lender (which happens to be my employer). Per our sales rep, upper management didn't care if I had a pre-approval from my lender they needed me to get one from Pulte. After doing so the process through Pulte Lending was very laughable. I structured my own loan through my own lender (plus my lender gave me certain incentives since I am employed by them). For starters the processor and underwriter conditioned for unnecessary documents/information. So rebutting those conditions was a treat. Second, when my own lender was giving me a rate .5% lower, Pulte's LO stated he was going to fight "to get me a better rate". Turns out he was able to match the rate BUT using the 8k cash to close provided from Pulte to buy down the rate....yea nice try! At that point I chose to just lock my rate with my lender and move forward. The closing portion of our home was a nightmare! Our celebration walkthrough was a nightmare. Our dates got moved around several times (which I understood due to inspections), what got to me is that NO ONE BOTHERED to communicate this to us. We were scheduled to close Friday June 25th...on my way up to get my keys my loan officer tells me that she was just notified by the sales rep that the final inspection from the city had not been completed.....it was scheduled for that prior Wednesday. So you mean to tell me that Pulte knew 3 DAYS in advance about the final inspection missing and they failed to tell us? Afterwards it was a series of daily calls and txt to get this deal done. In the mist of all this the foreman in charge of the build assured us that our home would have a "deep clean" since there was paint and drywall splatter all over the place. The day we moved in , our house was still a complete mess AND we found out master bedroom closet door unhinged! Rather than dealing with more excused I just paid a 3rd party to get these issues fixed for me. ... More

Absolutely loving my new home

Love our home now that’s it’s done but it was a long time coming that required a lot of oversight which was very frustrating at times.

Floor plan was great and construction quality is decent

I had a great experience with Pulte. Jessica in the sales office and Jackson were both great to work with. Answered all my questions. The process was really smooth thru out the build. I appreciated the weekly updates so that I knew exactly what was happening each week. I would highly recommend Pulte to anyone looking to build a house.
