Materials seem to be quality but finishing workmanship is not very good. Lots of issues with drywall, baseboards that need to be replaced, tub drains missing or not installed, chipped marble in the bathroom, window frames/screen frames bent, etc I have several warranty tickets outstanding and no drywall has been addressed. Also baseboard in the master bedroom was supposed to be replaced pre closing. As of today (nearly 8 weeks later) it still hasn't been replaced.

We love our home and we know there is a staffing crisis but we’ve had lots of issues. Our PM Josh did a good job but we discovered some things our first month in the home. Here’s a list of our outstanding work orders: Electrical team didn’t properly install exterior light plug, cat 5 wires or high surge protected outlet for tv mount. Still waiting on tv outlet. Garage door makes a “popping” sound-awaiting repair. 2 Blue exterior light boxes exposed awaiting mortar. Outdoor light “sagging” Caulk around bathroom window. They didn’t provide a copy of the rules and regs of the HOA, nor did they provide some blank forms for HOA approvals on upgrades.

They rush through the construction, which leads to a lot of waiting for them to fix mistakes or damages. Project managers pressure you to complete your first survey. They want you to say all is well, even though it isn’t, promising all will be fixed in a timely manner. Pulte charges full HOA dues even though all amenities are not yet available. Two months after closing they’re still fixing things because they didn’t do it right the first time.

Go to your house daily and make sure things are being installed correctly. Watch for sump pumps to be unplugged while construction is going on. Make sure the sump pump gets power all the time.

The material is good, but the architecture and workmanship were not so good, with several errors and rework (pandemic times). In the house, there is an Irritating creak noise when walking on the second floor since we got the key (due to a rework, not well-done, baths tiles are misaligned). The Driveway blocks are uneven in some areas in front and back of the house. The lamp switches are not standard places, it is oriented by cost, not by the functionality or standardization, even with space to install it. Pulte makes high quality homes. Be diligent in asking about all options for your home including upgrades. We missed out on a few options due to our sales associate being fired in the middle of our purchase. There are a few things we didn’t know and were misinformed about. Pulte worked to correct some of the issues. They were responsive up until signing on the dotted line. Once you sign and purchase the home you become low priority and the communication is delayed and at times unresponsive to the issues that arise. Pulte was great to work with during the construction process. We were notified of each phase of construction and response time for questions was very good. I can’t say the same for issues after closing on my home. The response time is much slower, requires multiple attempts (takes several weeks). There were also a few surprises which were not told to us during the buying process. The home quality appears to be okay. Let me start by saying - the home is gorgeous and we will eventually be very happy with our decision. The house isn’t falling over and I do believe we received a fantastic deal in this market. You really have to stay on top of workmanship. Paint job was sloppy. I really don't understand why builders use flat paint on wall as very hard to clean. I did have a few issues that were taken care of promptly after I moved in. Otherwise a few things that were not addressed so guess now have to wait before one year warranty is up to get addressed. Otherwise for a first time home buyer I love my home.

Make sure on the final walk thought, the home should be completely finish before closing. I am closing on my almost two month now, the paint touch up in the rest room, and 12' wide concrete drive way need to be fix. With many phone call, the problem have not been solve. Very disappointed.
