I love my house, but..

The house is beautiful, but some of the workmanship is subpar. Uneven caulking and grouting, grout not wiped from tile, nicks in the cabinets, a crack in my porch from day one. Then I learned my furnace was installed incorrectly, causing parts to be replaced. I was told that every house on the street has the same problem. I’m still waiting for it to be fixed. Not to mention that my downspout drains are not yet in, and I have no grass or landscaping. This is what happens when you hire random crews to work over each other; attention to detail is lost.

Home design is exactly what we wanted, location is great, and the house was completed on time. Sales office and related offices for mortgage and insurance were very responsive. Builder was accommodating for non-standard features we requested. However, quality of workmanship and materials used were less than anticipated. Examples are plumbing lines/shutoff valves, and not using 16-inch centered studs on non-weight bearing walls. Appliances are builder grade, and we needed to have the microwave repaired in the first week.

It is a well built home. The appliances, especially the refrigerator and cooktop are terrible! No ice or water on outside of frig. Cooktop scratched after one use. Fingerprints everywhere! Frig to all bathroom faucets. They don’t tell you the pool does NOT come with a heater! $4,000 wrapped into a 30 year mtg would not be a big deal but huge expense when moving in. Doors are cheap,not solid

I found the overall finishing of the house not up to par. A lot of items that were basic and standard were missed. Seemed liked a rushed job to get the home completed. Although their customer service is good and responsive, seemed like the house was completed in a rushed manner and a lot of finishing and very obvious flaws were evident.

When we closed on our house and did our inspection we were told by our construction manager that we had 30 days to report any issues we found with house that may have been missed in our final walkthrough. Once we identified these issues however, the people in customer service/repairs did not want to fix things. They claimed that we may have damaged them when we moved in. So here we are with a damaged garage, bathtubs, roof tiles, stucco and cabinet. So disappointed with our "dream home."

There's no lock provided for master bathroom by design! That is unbelievable and never heard of with any good builders. In spite of asking about this with Pulte the answer has been only 'NO' which doesn't sound good.

It is really important to identify and get things fixed before move-in. The biggest mistake I did during the home celebration was not paying attention to each and every detail as I was under the impression that any defect can be addressed later on due to a 12-month warranty. It has been 6 weeks since I moved and so many issues are coming up. The service team is really poor to address any issues.

Construction manager promised to fix issues after signing on closing date. Blinds to be repaired, Never done. construction team was in a rush to close out house and never completed some work promised to us that would be done after we signed. To find out the last 2 construction managers quit and left Pulte. Never should have signed until work was complete. "WE LEARN FROM OUR MISTAKES'

We were told there would be a 30 day review after we moved in. We have not heard a word. There is a big disconnect between Pulte Sales and the HOA Board which has Pulte employees on the board until all houses are sold. Communication with the HOA is entirely up to us, otherwise we would never hear a word.

Requirements from builder were met however, do not expect anything over and above what I ws absolutely necessary for builder to pass inspections. Less than expected finishing work. For example, the on the front porch were covered in cement although we were told they were already "cleaned up." Not a great welcome present to walk into. Outside trim paint was missing or "thin" in many areas. Ceiling vent in the guest bathroom was askew. The list goes on. I waited a while to do this survey as I did not want to do it right when frustrating feelings were taking place as I could not be factual in my comments. The overall process with the purchase of the house went well. From the sales representative, which was always kind, responsive and engaging to the closing team, and everyone in between. I moved in over 2 months ago, and a week later, and encouraged by the field manager and even the closing team, I checked the house in more detail to see if there were things that needed to be taken care of, and indeed they were some, and may be more to come ...

Many times follow up of items leads to either request to wait till they find vendor or something they won’t know until you share pics. Every room in the house has to be repaired. Tape marks, gouges in the walls, baseboard corners don’t match up. Caulking in sinks not completed correctly. All concerns have been reported and so far they will be addressed.

It's obvious that Pulte rushed to complete with cracks appearing in less than a month in the basement in areas that are not engineered to crack. The magnitude of building building waste left on the garden is definitely a disappointment. Not providing a real solution for gutter drainage means that water washes top soil away, so adding in solutions to complete such a basic function as exterior water drainage to the nearby storm sewer is just a nuisance an what should be a basic water management add-in which would also reduce the risk of standing water around the basement. The workmanship was standard and finish was under the standard. Trustworthiness was was ok. Value for the price was ok. Pulte did have some features that I liked. Responsiveness to issues was substandard. We had small issues that needed to be addressed but were never completed. Sad.

It is a challenge to have any particular item/issue repaired after closing. The model homes are spectacular and in optimal conditions but when they build your home, it is not exactly what they advertise in the model homes. I will most likely not consider Pulte Homes in the future.
