The buying experience was great, but it’s the warranty experience afterwords. There is a lack of communication in that department. I have brought things to my warranty person in the first week of owning the new home and those items are still not fixed. It took multiple times just for the vendors to show up. We would set times and dates and people would no-show with no communication that they wouldn’t make it. This showed us how much Pulte and there vendors cared about our time and home. I bought this home with Pulte due to the warranty process I was told about and how great it was. Come to find out it’s nothing like what it is sold on. My construction manager and sales consultant and manager was the best! Answered all questions and concerns in a timely manner. My only issue is the warranty process. ... More

It is a good house, but they can make more better with the same cost.

Pulte has a business model they follow to ensure that each step of the construction process is completed to the owners’ specifications. We felt that we were always involved in this process and that they would answer any questions that we had along the way. We have been in the house for two months now, and feel that it is well constructed, quiet, and well maintained on the outside. I’m looking forward to many years in this home.

We couldn't be happier with our experience in purchasing our house from Pulte. Everyone involved from the salesperson to the house inspector to the financial people were available to answer our questions 24/7 and made our purchase as easy and stress-free as possible. There were no last-minute surprises and all of the information needed and shared was upfront. I would absolutely recommend working with Pulte Homes if you're looking to purchase a home!

Very bad experience after closing with warranty team. Aeron in charge had no interest in following up with issues in regards to our driveway pavers which was stained and broke while we were closing, a claim was filed and no answer received, not even a follow up. Very disappointed. The details of the home in general lacked attention, the paint was terrible. Very dissatisfied with pulte.

We have been enjoying our new home. Construction Manager was great to work with and ensured all crafts did a great job during construction. Only draw back was that we had to purchase a number of items: refrigerator, ceiling fans, blinds, pendant lights, and screening for lanai after moving in.

Monica and the team made me feel welcomed, could not have picked a better home builder and neighborhood

from the broket to lender and contractor, everyone are all professional, friendly and accomodsring.

Lee and Patrick were great with helping me understand and celebrate every milestone of the build. They made it a great experience.

The entire process was scattered and unorganized with multiple people not communicating throughout the process which led to ultimately miscalculations and several times being misinformed and ultimately leading to myself and my family being homeless due to errors on their behalf for several days due to the time frame of me receiving Keys being pushed back due to again errors on their behalf. Also this was mainly due to the fact that they waited till the absolute last minute to start qualifying me for my loan. Pulte did an okay job for us, but we are not 100% satisfied. Now after living in the home for almost 3 months, we feel we overpaid and got a lesser product than what was advertised. Every team we dealt with tried to shift the blame down to the next team, and would consistently tell you that you can't expect things to be done right. The sales team did an okay job, but there is very little involvement from them. Mostly, it's up to you to just pick the lot and home you want. The design process was ok as well. But often times you will hit limitations of what questions the design people can answer, and then they will respond with "I don't know". Small details such as "where exactly will the lights and outlets go", the design people will not know, and will tell you to ask your construction manager. Ultimately,it is not as custom as you are led to believe,and the different teams from sales, construction, and warranty do not talk to each other unless there is a crisis. You have to fight and make a crisis in order to have them take your seriously. The construction experience was poor in our opinion. Our CM was clearly overstressed but the volume of homes he had to build, and was not capable of dealing with us in a polite, humble, and listening manner. He was quick to dismiss everything we objected to, and was really only concerned about his rating we would give him at the end of the construction experience. He hated that I asked questions, and checked his work. He belittles and thinks your a "lawyer" if you try to ask more than he has time to explain. The construction team will often say "nothing is perfect" or you "can't expect everything to be done". Meanwhile, they expect me to pay $700k and be satisfied with a unfinished home. They just want to punt things down to warranty, and have you fight with them for a few months. Finally, my warranty experience was also a pain. I opened about 25 tickets for various things that were not up to spec, and I foresee having to open more. Even though I had a third party inspection, they're are still quality details work which was not done well. This makes the CM begging for a good rating seen even more laughable now that we have had this warranty experience. Warranty has a habit to say that "that's the way things are" (misaligned cabinets, or broken stair spindles, broken irrigation sprinklers, etc). They often stall you out by being slow to respond, and give you a 3-4 week out scheduling for service. Also, they will not communicate with the vendors who arrive and sometimes have no idea what they're here to do. In closing, I can tell Pulte is all about getting things done quickly. They are quick to try and penalize the buyer if we dare to delay anything, but at the same time, their tax to are to delay when it benefits them. They set a low bar for workmanship/quality, and are looking to just lint you down to the next team. Everything looks great on paper and the website and the model. However, your personal experience will be a big let down, and nobody will be held responsible for it. Go through your own bank do not go through Pulte for financing. My experience was good with everything and everybody except the financing side of things. The finance part was the worst experience i ever had. I almost gave up on the purchase because of the financing department.

Pulte could have a better construction manager who has higher standards regarding workmanship of the house. They tried to squeeze everything in the last week of closing.

Negatives: -Sales has given wrong information regarding community guest parking lot -raised home prices a lot by following market trends, but ignored real macroeconomics - already in negative equity -construction is not as robust as expected for a close quarter community. Ex. wood structure vs concrete, noise reduction technology lacking, garage door shakes nearby homes, subwoofer use can be heard far away -responsiveness to warranty services somewhat unreliable -build finishes were a bit rough and seemed rushed, lots of blemishes / items to address -Contracts / loan process extremely tedious and lengthy, in addition to being confusing -difficult working with outside lender/title company -sewer/water annual fees really high -garage/driveway space is very tight Positives: -Sales/construction team generally friendly, pleasant, and professional -home warranty policies are very good and cover a lot of the rushed build issues -decent build quality and materials -generally good/practical home design -technology integration modern, front door camera, electronic front door lock, garage app access ... Our experience with our salesperson was great; however, our interactions with the construction manager were disappointing. Several important details were overlooked, such as instructions for using the dehumidifier and guidance on setting up our utilities. During our final walk-through, many of the identified issues were still unresolved. While the after-sales representative has been responsive, many of the problems we reported have not been properly addressed. Love my home buying experience was pretty straightforward. Post home by most of my issues have been addressed but the big issue refrigerator problem remains on addressed. My frustration is lack of responsiveness to my emails and calls about the problem. Very frustrating to have an issue with a new refrigerator and not get any response or assistance in getting it addressed.
