Pulte asked me many times throughout the building process if I thought I was getting a quality home. I would tell them that I can’t possibly know that yet. Now that I’ve moved in; yeah, if this is Pulte quality, cosmetically it’s pretty awful. Can’t say too much about the functionality of everything as I’ve only lived here a month, but the price of the home is not consistent with the quality. It’s disappointing finding new issues on a daily basis.

Our build was extremely slow. It seemed nothing would happen until I’d reach out to the project manager. Then a flurry of activity for a few days, then nothing. Quality of craftsmanship is terrible. I’m convinced there’s not a straight wall in the entire house. I met with the warranty department shortly after we closed to go over my four page list of concerns. After a month of silence I reached back out and was told the person I met with is no longer employed. There’s only one cabinet note about our meeting. We’ll have to start over! Frustrating….

Originally I was very impressed with the quality of work when walking through the houses. After almost completely going through the process we find out we should have had a couple of walkthroughs as the house was being built. The only walk through we had was during the final punch list. During the punch list numerous issues were found and unless specifically written they won’t try to fix even if mentioned. We tapped a lot of errors, but they were overlooked. Even at final closing there are still tape markers not addressed. In addition it almost seems like a burden to get them to fix. They are respectful, but the intention doesn’t seem to be there. All the windows had issues with a breeze coming through. Then when asking the builder about it he didn’t infer there was really any issue, but when the window people came they said all windows have issues. Had one of their door contractors come out to fix the door alignment, but in the end he fixed the seam to weather stripping error, but ended up making the door latch very stiff and not fit correctly. When I tried to explain why this is an issue he brushed it off and said that’s how it’s suppose to be. After they left I had to fix this on my own. Which isn’t the issue. The issue is we spend money on a new house, and have to correct the mistakes made by pulte. Numerous paint errors, but were told that is what the touch up paint kit is for. They said they could get someone to come out, but it might be easier to do it ourself. Which is what I did seeing the quality of subs. Personally would not recommend these builders to anyone. Given today’s current market and high interest rates, homes are more expensive than what one might unit expect; that should make the quality and care better alone! Unfortunately, the product we received at the end was flawed. Our home had minor issues that we hoped would be resolved in a timely manner and through miscommunication and error, we still sit with those issues unresolved (paint, drywall, doors…). We did not get the experience we wanted. Construction crew had also urinated in our tubs during our home’s finalization! I hoped We would be treated with value, not just another “dollar symbol”. ... Pulte Mortgage loan consultants are arrogant people. For every question you ask, the response starts with you signed this document. They would deduct appraisal fees on a lot that didn't even get a permit, no clear communication about when money will be deducted and for what purpose, basically customer service is non-existent, and their attitude is like you're stuck with us. I believe the home's basic structure is solid for which I'm happy about. But the interior finishing is subpar. Missed critical plumbing lines, Loose doors (the home's main door was installed incorrectly and it took 3 rounds of escalations to Pulte associates to make them identify it as a problem, and it's not yet fixed, yes, that's right!!), loose faucets, there are unusual number of issues that I'm still following up with the builder. My last sales consultant was good, and my construction manager was very responsive. However, the warranty team is unresponsive and for everything there will be a blanket reply, this has been fixed during closing, why would a customer submit a repair request for a non-existing issue? I closed the house and then I have to vacate it after a week of closing and live elsewhere for 3 days because of drainage block caused by construction debris. There is no sort of accountability whatsoever from Pulte, I was sold a poorly completed home in December rush. The things I like about this home are the community's location, solid basic structure and decent pricing, but unfortunately making me vacate a newly closed home and Pulte associate's response to it changed by whole perception about this builder. ... The Good: We were kept up to date all the time by the Field Manager. He was very helpful and always willing to answer any questions we had. After closing our warranty person was also incredibly helpful. The post closing warranty is quickly righting a lot of the wrongs stated in the bad. However, initial impressions of the Pulte Quality of the home were not good in a home that costs well into the seven figures. The Bad: Sales person communicated very little with us during the early stages of the process and made it very hard on us to feel comfortable with out selection of lender. The quality of the craftsmanship of the contractors was questionable at best. All concrete everywhere had cracks in it. The stone on the front of the house was cut in a way that you could easily see the inside concrete aggregate instead of putting thought into the final look. Stainless steel sinks were all scratched up. Doors were dented. Carpet looks like it cut by a child. The more you looked at the fine details the worse it got. However, like I stated in the good, the warranty person is helping take care of a lot of our issues. ... More

I love my house and it is a beautiful floor plan, but I have some issues with the workmanship and materials since the house is very expensive.

I think there are things that can be improved such as the quality of the toilets, the keys to the bathrooms, showers, kitchen equipment is of low quality, the entrance to the house and the backyard is as if it were under construction, only cement, the poles of the fence are made of wood and not metal, they gave me the house without gutters, it is strange because all the others are delivered like this. The design and colors are great, the rest of the materials are good.

Pulte is a production builder. Did not realize initially that term had some negative connotations, including lack of flexibility and occasional poor workmanship and materials. Follow up and call back fixes are numerous and response is slow. Knowing what I know now, I would give give much more consideration to alternatives. My expectations may have been too high but it is what it is and trying to make the best of it.

A lot of people are a part of the home buying process which created unneccessary headaches due to communication issues. Once in the home there have been NUMEROUS quality issues that were missed during the repair time after the walkthrough. Some things were covered up and would never have been discovered until they became an issue if it wasnt for the fact that we decided to change some fixtures. Mis-cut holes in the ceiling that was covered up with extra caulking and paint, cracked cabinets that, dents and dings in cabinets which were just painted over with a seemingly different sheen of paint, dings in the flooring, HVAC that has had to be repaired 2x in one month due to a failure to "hoop it up properly", bubbles in the drywall, refrigerator opening to short by 1/2 inch so my standard fridge will not sit in properly without being cut, crack in the shower enclosure from what appears to be an accident, sink hole in the front yard that was just filled in with bark chips, plants that are not surviving (was told they were going to be replaced but still hasn't been done) and so on. AND IVE ONLY BEEN HERE A MONTH! Love the area, love the neighborhood, workmanship definitely not worth the price tag after seeing whats actually been done. There are lots of issues after closing mostly cosmetic but they are not being addressed timely broken sinks , fireplace rock falling out, doors and bathroom hardware not installed correctly, irrigation exposed , cabinet doors loose or falling apart, scratches on cabinets and appliances, floors were left with huge amounts of grout on tiles that was not cleaned out after the fact, blinds that do not work properly, paid for cabinet hardware that has not been installed 1 month and a half after closing, overall responsiveness to issue is terrible

its great The home have alot of space but there are things that is very poor quality. The poor quality are 1. Windows. some windows leaks and creates draft air, call pulte to come look at the issue they said it normal, I am an home owner and fixed houses every now and then so I know when something is wrong, but pulte will not admit it and said air draft from windows are normal, pulte even mention that their windows are mid grade, to me it is the cheapest on the market. Even menards $200 windows are better and doesnt create air draft, they will not fixed the issue so i'll have to dealt with it myself by buying windows insulation to stop the air draft. if it is not stop your heating bill will up the roof. Also, the doors have draft air from the bottom, this will also have to be address by the owner. Last time i check, menards doors have magnet door insulation so when it closed it slap in tight and will not lead air. I have to buy insulation pads from menards to fix it. 2. Cabinets are cheap considering that is it a 600k house, I would preferred all cabinets to have a good craftmanship and at least have soft closed. 3. Wall Paint, pulte used is the cheapest on the market. Just by touching you can feel the cheapness of the paint and when you put your hands on the wall, they are dust and white stuff. also, the house is very dirty and dusty like no one lives there for months. The floor have paint spot and pulte also mention it is normal which i have to clean it. Basement also very dusty on the floor and I did mention this to pulte they said its normal. Why is this normal it is a brand new house. shouldn't it be clean? 4. The wood studs are 24" apart consider that it is a expensive house it should have been 16". Just my opinion . Lastly, the only good thing about the house that actually cost 600k are the appliance and countertop. 5. Interior doors are cheap. it is hollows consider that the house cost 600k should have been solid doors. The price isnt that much difference as I check at menards. I would not be a customer to pulte in the future. ... More

We had no heat in the house for the first 3 days we moved into the house. Pulte warranty dept was very slow in responding. Temp in the house was 67 degrees. With 3 small children this was unacceptable. Stacy customer care manager was very adversarial instead of trying to get the problem fixed ASAP. Still having issues with the home and Stacy. Very dissatisfied. Third Pulte home we purchased. This by far is the worst experience. Had no issues with our Pulte homes in Florida. California service is disappointing

Since moving in I have had to have people out every week fixing builder mistakes. I feel like the quality has went down in the past couple of years and it feels like things are being rushed in the building phase and not done properly.

I think the price was too high

They were great until you closed. So many problems but hopefully will take care of all the problems.

I have closed my home during Thanks giving. The response from the Sales team and initial Construction manager was very good. They helped me clarifying all my doubts. But post closing, the new construction manager uis not responsive and corporative at all. He denied working on the exception items as he didn't receive it from previous manager and asked me to contact warranty team. I contacted warranty team and received a note that it has been passed to my warranty manager. Its been 2 weeks now and no one contacted me for my open items.

Sloppy over all. Lot of issues found after moving in. Very slow in responding and sometimes no response at all. The defects are not being fixed.

Andy and Ryan were phenomenal as Project Manager/Sales Rep. The trades were beyond horrible with craftmanship and response times. Crooked drywall, crooked cabinets, crooked countertops, and crooked door trim and frames awaited me everywhere on the day of my closing. During the build, the trades were scheduled for a certain day and/or time, which was relayed to me by Andy, but when I would check on the house, that particular item was not completed. Sometimes the delay was a week, sometimes the delay was a month. The trades would also have a punch list of five items that I would present to Andy; however, only one item would get completed. If I did not visit the construction site every day, and relay to Andy the issues I found at the time, who knows how bad the framing and some finishing touches would have been. I was told that the closet in a bedroom would be square before HVAC was installed. Unfortunately, the drywall was installed to prep for the furnace and not much could have been done with the wall afterward. I combed through the house searching for any and all crooked walls and was able to point most of them out. Unfortunately, when the drywall was cut, you can see curves and angles that are not square or straight. I will give props to the company that tiled the master shower. Overall the homes and the community are beautiful. The exterior aesthetic is different than most builders currently. I fell in love with the open layout design of the Isleton model, particularly the rear kitchen. However, a lot of the luxury options are not included with Pulte as they are with other builders. This is a huge negative. I also did not have a good experience with Pulte Mortgate. Tiffany was good but I did not have a good experience with my loan counselor Ryan and this led me to switch to a different mortgage lender, Truist, during the housebuying process. I am glad I made that decision. I would not recommend using Vintage, the security company that Pulte is contracted with. You are better off with ADT or a home security system such as Ring. Vintage made a mistake in my selections and did not wire my sound system correctly. As a result, they had to come back out after I closed and break a hole in the wall to rewire. Overall, I really like my home. It is spacious and it is my first home. I do not know if I would use Pulte again in the future. ... More

For starters, when doing the 2-hour walk-through, instead of getting some explanations all we got were excuses. And to follow that, I wrote all the issues in a notepad on my phone and went back to the property day after day for 2 weeks to see the progress before closing and would see nothing fixed but all the pointed out issues that were once marked, with the blue tape that we were given during the 2-hour walk, had been tossed out and never fixed/addressed. I complained about the upstairs being hot for almost a month and got excuse after excuse only for the issue to be that I had no insulation in my upstairs attic at all. Once Jodi became a part of the team, she became a life saver and got all my issues dealt with and I greatly appreciate her hustle and tenacity. She helped calm my nerves and got literally all my issues dealt with in a timely fashion. ... More

The designs are great. But beware contractors are below average and materials are fair.

The home buying experience with Pulte is well organized for Pulte, but from the buyer's perspective there is plenty of room for improvement. Soon after signing the contract we asked for some information specific to our housing design and Pulte was non-responsive. However, weeks later Pulte needed to alter the contract as they could not deliver the kitchen appliances they agreed to and we refused to sign the addendum until they provided the information we requested. Unfortunately, that theme of trying to apply leverage in exchange for support from Pulte is a lesson we failed to remember. About the appliances, interestingly the sales representative told me they knew in December they couldn't source appliances, yet she must have forgotten they entered into the contract with us in February - feels like entering into a contract in bad faith on Pulte's part. We bought from another state, so routine visits was challenging and we only made a couple trips before closing. At closing it was a scheduled whirlwind and our final walkthrough was only 30 minutes. None of the deficiencies we saw on the final walkthrough were corrected before we closed and so we were trying to get them resolved as the movers were unloading our stuff. The list was simple to resolve and not terribly long, but they failed to complete the full punch list. Unfortunately, we forgot the lesson we learned about leverage and completed our closing survey before the punch list items were resolved. We noted they were not fixed and that seemed to be problematic. The POC for these items refused to answer out calls or texts and when I saw him on one of the sites, I said "good morning" to which he replied with an abrupt "S'up!?" Since then we have completed work orders asking them to finish installing the molding, repair a window that won't completely close (sucks during a cold winter), and a few other open items. We get emails that say they know about the items being open but nothing saying when they will act on resolving them. The good news from our perspective is our problems are minor compared to several of our neighbors. At some point I will finish the molding, I don't have the skill to fix the window and will pay to have it fixed (or pay to heat the outside) and Pulte will walk away from their obligations to this contract. They billed this neighborhood as 'Luxury Estates' and the home designs are nice and the size is big; however, the homes are not ready for turnover when they say they will be, the attention to detail is non-existent, they cannot do all of the things they say they can, and they completely lack responsiveness.
