You will have to be on top of management to ensure any issues in the new home are solved. Months later, I am still waiting for items identified before closing to be even addressed.

Both my husband and I think that Pulte should consider the following as standards. Prewire, front landscaping, height of toilets. These are just some examples of things that are basic common sense. For the amount of money one is paying, we expected these to be standard.

Second pulte home I had built and must say that the first time was a Much more Pleasant experience for a Number of reasons: sales Was not familiar with the new models (cosenza) so some things that were told to me turned out not to be true. I felt very much rushed and pressured during the closing process and pulte Was not flexible on modifying dates for closing even though I mentioned I had a death in the family. My Pulte home is the 5th new build I have moved into, and the only one where I was extremely disappointed with the experience. Pulte does not offer any opportunity for changes except what is on their very overpriced options list. It seems like there are lots of options but most of these are still highly constrained in terms of what you can pick from. Other builders I have worked with were fine with simple change orders but not Pulte. They chose windows inferior in quality and convenience, no thermostat in my finished basement (only 1 in the house - in the master bedroom!), you can't get ...

People were always very reponsive to me. No complains. However regarding quailty of material is perceived after a little more than a month in the house. The whole second floor squeaks, in some areas very loud where we avoid to walk when little kids are sleeping. Carpet instalation is very poor, there are places where it is already pealing off and also there are many places with carpet nail not properly installed that hurts when we walk over. Our experience started out wonderfully but we ignored the fact this is not a custom builder. They are a first off quantity builder, meaning they build as many as possible as quickly as possible. They have a system that helps them achieve this. The home is delivered partially built to the site and put together like a puzzle. While Pulte Homes are rated one of the highest quality homes in the home-buying field they are amazing. However the pulsing Mortgage Company is less than to be desired. Our sales men and our construction manager we're also very good I would recommend Pulte Homes we love our new Dream Home.

A number of issues came up after I closed. At first the construction manager took care of the immediate corrections. i.e breaker replacements, electrical door panel, switches malfunctioning among other numerous items. Then on the weekend following my move, I was left with no outlets working in the kitchen and the gas stove not operating because it had no power to ignite the burners. Builder restrictions..Ask before buying

This builder requires the homebuyer to use only the contractors and subcontractors originally engaged in the construction of the house. After closing, as the homeowner, if I wish to have ceiling fans or wired security cameras installed, I am obligated to use the same electrical service company employed by the builder. If I choose to use another licensed electrical company, my electrical warranty will be voided. This restriction should have been disclosed upfront, as it directly impacts a buyer’s ability to make an informed decision about proceeding with the purchase under such limitations. ...

The quality of workmanship leaves a lot to be desired. Further, for a brand new home, the place was very dirty upon move-in. Lacking an attention to detail for sure. We have daylight showing beneath main doors to the outside and between the siding slats in the attic. This can't be energy efficient as advertised.

I believe what we got is a spec home, sold as is built as someone dropped. We faced number of challenges since we moved in and customer service personnel seem to be more of a co-ordinator rather than owning up to service the needs. Issues identified on hardwood flooring was coordinated with manufacturer who apparently said they don't cover the issues reported although it was acknowledged as an issue. The sales agents in the community were very helpful. I feel as if the quality of the townhome and the value is well below the experience I had in 540 Townes (Apex) in 2018. I really like the location and floor plan. The overall experience was not the building manager's doing as I felt he tried his very best to do what he could do getting called in to complete the project right before my closing. The walls need significant repair and the noise level that can be heard from neighbors is very disappointing. It has much more of an apartment feel than a half million dollar townhome.

This is my first and last new build as this house is now my "forever" home. I am still waiting for many issues to be resolved.
