very bad at doing follow up repairs you have to stay like honey to a bee to get pulte to get things fixed, its very time consuming and frustrating to get them on top of things

Everything starts out well and goes smooth until about 6+ months in. Completion seemed to drag out well past what we thought but then finally wrapped up very quickly at the end but with items still left to be completed after closing. You obviously agree because you’ve been waiting so long and are just ready to close. Once you close it’s like pulling teeth to get those leftover items completed. I’m still waiting on things to be completed and I’ve been in the house for 3 months.

One has to really plan well in buying home with Pulte. As soon as you make buying decision, they give no time in deciding about the upgrades. They dont have any 3d tools to show the upgrades. In one two hours everything needs to be decided with no chance to revisit the options. They are inflexible and their contract is one sided. For example as a buyer we cannot move the closing date but they can move the closing dates. Beware: they will try to close the house much before it is actually finished. Buying a new build with Pulte was a mixed experience. Their communication process with us was okay but there are alot of problems that we’ve experienced since moving into the house that was supposed to be fixed before close. They took it down to the last minute and assured us that everything that needed to be fixed would still be fixed after closing and that hasn’t happened. First off, we love our new Pulte home. For the most part, we are very happy with the home, our upgrades, and the quality. During the process of working with Diane (sales office) and Jake (construction manager), we have been impressed with the time taken to provide details and inform us of the construction process along the way. During the build process everyone was easy to work with and responsive. Then we moved in and things changed. Leaky pipes, broken supply vents, missing vent for the over the stove microwave are all things that should have been right before closing but weren't. Now, the construction crew ignores us. We're told to contact the warranty department, who tells us it will be taken care of but nothing happens. The items needing fixing are small, but the hassle of getting them fixed are very annoying. Paint is of poor quality and very thin. Finish work is lazy and lacks detail required of finish work, trim is done with 45s in some places and just pressed against each other in others, house was super dirty when we got keys, the ac filters were so clogged it was making a whistling sound because the air was going around the filter. Counter top was cracked they tried to say it was a fissure and then changed the definition through out to fit their benefit. First let me say we do like our new home. During building we had to contact the project manager due to poor workmanship and poor overall quality of finished work. Our major issue that remains unresolved and frankly ignored by Pulte is the driveway. We purchased this model to have two bays one specifically for a golf cart. The driveway is too narrow and of shape making it impossible to use the golf cart bay. We are reaching our tolerance for action by Pulte and reaching out for legal advice.

Home buying process was okay, could have been better. Financing was okay but mostly because we were on top of it and kept following up with Pulte. They sent us letters twice saying we were not compliant even though we had submitted all the paperwork they asked for. Freaked us out but when we called they said to disregard and they would look into it. We closed our house with a couple unfixed issues. And as we moved in, we found more issues on the flooring and AC installation. So we have to contact the warranty team to fix them, But they just replied and then disappeared for two months. They do not care about you at all once your house is closed. So make sure you check everything carefully before closing.

While we love our new home there are shortcomings. The delivery was rushed and felt as if there were numerous items either damaged, not working, or missing or unfinished. We moved in almost two months ago and only one item of several has been addressed. We still don’t have cold running water, but the vast majority are damaged or cosmetic items. Good Side - Dealing with the Production Manager was excellent. He was one of the best crew members I dealt with. He was very co-operative in every stage of the work. Pros: Design, Appointments at various stages to go over the details, construction team responsiveness. Cons: Mortgage options, Quality of materials, promised appliances but not delivered instead refunded old prices in a high inflation period, huge delays in delivery timelines. After 6 months of waiting, which was fair and understandable due to supply chain issues, the final product had several issues upon move in. 1. AC was not working upon move in and we had stay at a hotel on our first night after driving from San Diego, CA. My family was exhausted from the cross country trip, only to come home to an oven. 2. Sale support is great. But quality of workmanship is questionable. Tile lippages are obvious in many place at family room. Paint left on hinges and door handles. Some repair requests are ignored and not fixed. Wall oven and microwave oven touch screen is broken. One shower drainage is clogged. Bottom coroners of counter top look old and need touchup.
