Good sales pitch but overworked construction managers, shoddy workmanship and inadequate oversight

Don't just sign the contract and take things for granted until the pre-closing walk-thru. We visited the site on a regular basis and asked our construction manager a ton of questions about things that did not look right even to our untrained eye. Fortunately, he was diligent and responsive and did his best to set things right, in spite of being overworked with 14 houses under construction to supervised at the same time. This home was ‘technically’ finished for closing after 6-8 months. However, multiple work issues remained unfinished after closing. Pulte states they inspect contractor work throughout the build process, but that was not the case. Most neighbors, like myself, had to contact Pulte multiple times after closing regarding pending work. It wasn’t until 2 months after closing that all my contractor issues were completed. After living in a house built in the Fulti House for 12 years, I moved to this house, and the materials are messy and the finishing is too messy. Because I am not an expert, there are a lot of problems that I have not found during inspection. This is an expensive house in Las Vegas, but there are many problems, perhaps because it was built in a hurry.

Important qualifier, this is my second time building a home. The first was with another builder for about half the price and slightly smaller home a few years ago. Once we moved in, some issues were noticed to include a a clean out with standing water in it and a smell in the house that we cannot figure out where it’s coming from. Have submitted a couple post closing work orders on things and it took much longer than expected to have one resolved, while I’m still waiting on the other to be resolved. The home itself is a lovely layout and thoughtful floor plan but many of the design details were missing. For the price we paid I would’ve expected our home to come with towel racks in the bathrooms, higher quality paint on the walls, cabinets that stop at 90 degrees to avoid banging against appliances and cleaner finishes in the details. Maybe we got unlucky with the contractors who build our house. The workmanship did not meet our expectations for the price of the home. The build team was hard to reach and not very responsive, there were several framing issues with the home that you wouldn’t expect from a home in this price range. It has been over 2 months and you still have NOT fixed a dangerous, disgusting area next to our driveway. Also the walking paths on the Pulte side of the development are broken and dangerous to say the least. All you do is promise and “guarantee” the work will be done and still nothing. Since we are a first time home buyers, we wish we have known or did many things different while dealing with construction manager, he verbally promised to "take care" of the issues I had with the house on the closing day, during next week after the closing but their attitude changed as soon as the house is closed and was very unprofessional later on. had talked to warranty and they said I will have to note the issues down for the one year warranty one time fixes. Should have not closed until everything is fixed, big mistake.

My home was a “rush” job to close on 40-50 homes at one time. I’ve had nothing but frustration and aggravation from the day I moved in. The finishing is horrendous and I don’t even know where to begin. My white tile floors have residue from grout and tape that cannot be washed off. A crew was sent in to hand clean the mess but it did not solve the problem. I’m still waiting for the floors to be acid washed. That is only one of the issues. Our home is located in Eagle Run, Calabash, NC. To obtain warranty service someone must be home. This makes it difficult for us to obtain warranty services. We installed a lock box and are willing to let service people enter the home. Post closing we have noticed several areas of shoddy workmanship. We are fixing them ourselves.
